WHEREAS Dallas Independent School District are the owners of an 10.844 acre tract of land situated in the Alex M. HarwoodSurvey, Abstract No. 581, City of Dallas, Dallas County, Texas and being all of Block 8397 Official City of Dallas Numbers, andbeing all of a tract of land conveyed to the Dallas Independent School District by Warranty Deed dated May 29, 1964 and recordedin Volume 334, Page 0502 of the Deed Records of Dallas County, Texas (D.R.D.C.T.), said 10.844 acre tract of land being moreparticularly described as follows:
COMMENCING at a ½ inch iron rod found (controlling monument) for the northeast interior ell corner of an easement conveyed tothe City of Dallas as recorded in Volume 441 Page 0053 (D.R.D.C.T.), having a N.A.D. 83(1993) Texas State Plane, North CentralZone(4202) surface coordinate of North 7023535.31, East 2482088.91;
THENCE North 70°56'43” East, a distance of 36.87 feet to the POINT OF BEGINNING;
THENCE South 00°44'48” East, along the east line of said easement, a distance of 670.24 feet to a point for the southeast corner ofsaid 10.844 acre tract, same being the southeast corner of said easement, from which a 5/8” iron rod with cap marked “LTRA”,found for the southeast interior ell corner of said easement, bears North 33°58'45" West, a distance of 63.86 feet;
THENCE South 89°12'12” West, continuing along the south line of said easement, a distance of 704.77 feet to a point on the theeast line of Welch Road (60' wide), same being the southwest corner of said 10.844 acre tract and the southwest corner of saideasement, ;
THENCE North 00°44'48” West, along said east line of Welch Road, passing at a distance of 53.45 feet a found 5/8” iron rod withcap marked “LTRA” passing at a distance of 605.24 feet a found "X" cut in concrete, continuing along said east line of said WelchRoad in all, a total distance of 670.24 feet to a point, same being the northwest corner of said 10.844 acre tract;
THENCE North 89°12'12” East, departing the east line of Welch Road, a distance of 704.77 feet to the POINT OF BEGINNINGand containing 10.844 acres of land, more or less.

NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
That Dallas Independant School District, acting by and through their duly authorized agent does hereby adopt this plat, designatingthe herein above described property as Lot 1A Block 8397, Nathan Adams Elementary School an addition to the City of Dallas,Dallas County, Texas, and do hereby dedicate, in fee simple, to the public use forever any streets and alleys. The easements shownhereon are hereby reserved for the purposes indicated. The utility and fire lane easements shall be open to the public, fire and policeunits, garbage and rubbish collection agencies, and all public and private utilities for each particular use. The maintenance ofpaving on the utility and fire lane easements is the responsibility of the property owner. No buildings, fences, trees, shrubs, or otherimprovements or growths shall be constructed, reconstructed or placed upon, over or across the easements as shown. Saideasements being hereby reserved for the mutual use and accommodation of all public utilities using or desiring to use same. All,and any public utility shall have the right to remove and keep removed all or parts of any building, fences, trees, shrubs, or otherimprovements or growths which in any way may endanger or interfere with the construction, maintenance or efficiency of itsrespective system on the easements, and all public utilities shall at all times have the full right of ingress and egress to or from thesaid easements for the purpose of constructing, reconstructing, inspecting, patrolling, maintaining and adding to or removing all orparts of its respective systems without the necessity at any time of procuring the permission of anyone. (Any public utility shallhave the right of ingress and egress to private property for the purpose of reading meters and any maintenance or service requiredor ordinarily performed by that utility).
Water main and wastewater easements shall also include additional area of working space for construction and maintenance of thesystems. Additional easement area is also conveyed for installation and maintenance of manholes, cleanouts, fire hydrants, waterservices and wastewater services from the main to the curb or pavement line, and description of such additional easements hereingranted shall be determined by their location as installed.
This plat approved subject to all platting ordinances, rules, regulations, and resolutions of the City of Dallas.
