space. Bylaw 24 indicates that
unit temperatures should be
between 10° and 15° C at all
times.
It is also important to be
aware that we are charged
more for usage during times
of peak demand. Those are
times when many hydro users
are using all at once.
Thank you for your help with
conserving our electricity. As
owners, it is important for all
of us to do our part to keep
costs down.
One of the areas that the
Board of Directors and the
Maintenance Committee have
focused on is trying to reduce
costs for owners at the
Peaks. Our electricity costs
have come under scrutiny
because they continue to
remain high despite years of
projects aimed at decreasing
our use (lowering the heat in
the parkades, installing energy
-efficient lights in hallways and
lobbies, putting in motion-
sensored lights in the park-
ades, education of owners
about power usage).
Our electricity costs for Janu-
ary totaled over $68 000.00
for all 4 buildings. That is a
sizeable portion of our
monthly bills.

that you review your usage to
see if there are savings to be
made.
Please ensure that you unplug
appliances if you are not using
them. Ensure the light bulbs
in your unit are energy-
efficient bulbs. In the summer
months, you can turn your
baseboard heaters down or
you can turn off the breaker
for the baseboard heaters at
the panel in your utility room
(just remember to turn it
back on when it starts to get
chilly). Keep lights off when
you are absent from your
unit. Keep temperatures on

Condo Insurance There are two levels of insurance
required in a strata living situation.
The first is the insurance by the
strata corporation on the common
property. The information about this
policy and any changes should be
communicated to the owners at the
annual general meeting. Particularly
important are the deductibles which
need to be taken into consideration
when owners arrange their home-
owners/tenant policies. For the
Peaks the deductibles are $10,000.00
for all losses except:
Flood: $25,000,
Sewer back-up: $25,000,
Water damage $25,000,
Earthquake 10%/100,000.
Owners are liable for their personal
property, betterments (changes or
improvements, upgrades e.g. floor-
ing made to a condo unit) and are
obligated to pay an insurance de-
ductible if they are responsible for a
claim on the strata insurance, and
personal liability. You should re-
view your policy in context with the
strata information to ensure you
are covered for:
-Personal property, including your
storage locker contents.
-Additional living expenses.
-Improvements and betterment –
Any improvements you make are
not covered by the Strata policy.
Without this coverage your unit
will be restored to the original
state.
-Strata deductible assessment-
Owners may well be responsible to
pay the deductible levels of the
Strata depending on the total claim
and cause.
-Personal liability claims against
owners for property damage and
personal injury.
The CHOA website provides more
information about owner insurance
but the key is to consult your in-
surance provider to ensure you
have adequate coverage.
T H E P E A K S
Garbage and Recycle Bins We have two buildings for dispos-
al of household waste and recy-
cling. Both the east (near Poplar)
and west (near Willow) buildings
contain green bins for waste as
well as bins for bottles and cans.
The east building contains a yellow
bin for recycling. Acceptable items
to recycle are below.
Summer time is a busy time at the
Peaks so sometimes you may find
that the waste bin is full. If this
happens, please check the other
building’s bin.
If the yellow recycle bin is full,
there is another bin located in the
alleyway behind the coffee shop
and candy store on the main
street in Radium.
If you have larger items to dispose
of, the Columbia Valley Landfill is
open 9 am to 6 pm seven days a
week. It is located on Winder-
mere Loop Road. Please do not
put items such as appliances, reno-
vation materials, or toxic sub-
stances in our bins. Those items
need to be taken to the landfill.
There is a glass recycling bin locat-
ed at the Radium Liquor Store.
Garbage bins and the recycle bin
are scheduled for weekly pickup
either on Friday or Monday, unless
it is a holiday Monday. Condo
fees are used to pay for this
pickup, so giving the codes to
others costs the Peaks Own-
ers money, especially if the
bins are over full.

Revised Bylaws that are being filed with the
province for the Peaks are as follows:
Revised Bylaw 7:
“An owner, tenant or occupant must not
alter or deface the external appearance of a
Strata lot or any premises thereon or the
common property, this includes decks and
balconies adjoining Strata lots.
Items that are permitted on decks and balco-
nies:
1. Patio furniture that is intended for outdoor
use only, a bench style deck box (neutral
colour).
2. Barbeques can be electric or propane.
They shall not be used (lit) in a position adja-
cent to combustible materials including walls
clad with vinyl siding, must be a minimum of
12 inches (30 cm) from all adjacent building
elements including stucco clad walls and bal-
cony railings, and BBQs shall be supervised
always when lit.
3. Small plastic planters and/or plastic plant
boxes (neutral colour) (3 - 2 gallon pots in

Revised Bylaw 17:
An owner, tenant or occupant must not do
anything to permit anything to be done on his
Strata Lot or on the common property which
would tend to increase the risk of fire or the
rate of fire insurance premiums or any other
insurance premiums with respect thereto;
including but not limited to live cut Christmas
trees and the use any patio heater or open
flame device not withstanding any make, mod-
el, style, or fuel type, and open ashtrays; is
prohibited upon the Strata lot or the common
property.

The Security Committee and the Board
are working with maintenance staff to
shorten the buzzers in order to make it
easier for owners to ensure unauthor-
ized people do not enter the buildings.
Please do not share door codes with non-
residents/non-owners (delivery people for
example). The more people with a door
code, the more likely it is that we will have
problems with unauthorized access.

The front doors to our buildings are a
key security feature for the residents of
the Peaks.
Once you enter your code to enter, the
doors unlock for a small interval of time

Fireplace Pilot Lights Pool Update
We have had some inquiries regarding
the pool status. Although Interior Health is allowing pools to open, the protocols required to open are exten-
sive and require staffing that we are unable to accommodate. In addition to heightened cleaning, social distancing protocols need to also be monitored
and enforced, which would mean full-
time staff at the Amenities Building.
We are hopeful that with the next
phase of opening, the province will relax these restrictions and we will be able to open. The pool and hot tubs
have been maintained, and will be ready to go as soon as we are given
the go-ahead.
