• JLL closes largest-ever land deal in Kolkata (Report TOI 30 Sep 2013) :Leading
international property consultant Jones Lang LaSalle India has announced the successful
closure of the largest land transaction in Kolkata . In this deal, Delhi-based real estate
developers Alchemist Township India Limited have purchased 2 million square feet of
prime residential land from Highland Group at Kolkata Riverside, a satellite township
development encompassing 262 acres being developed on the banks of the Hooghly River.
• South Bypass Ext: Residential properties within Rs 25-40 lakh : In the Kolkata
real estate market, property buyers are willing to go an extra mile to buy property of their
choice within their budget range. In the last one year, a growing demand has been
witnessed for properties worth Rs 25-40 lakh in the south eastern part of Bypass
Extension.
• Premium segment hit but no dip in prices: Big builders are feeling the heat. Many
are offering 5%-7% discounts to recover money stuck in projects. The top end of the
market where apartments cost over Rs 3-5 crore has witnessed a softening.
• WB CM’s seat change to surge realty demand: Most of the real estate players feel
that relocation of the Writers’ Building to the 13-storey HRBC building in Howrah’s
Mandirtala, less than 100 metres from Vidyasagar Setu, from October 1 will increase
traffic movement and floating catchment of the area significantly, causing a demand for
properties in that area.

Demand for commercial property has disappeared while deals are happening in the residential segment. It is a buyer’s market and they are getting plenty of choices at attractive rates both from the promoters and resale properties. Good no. of flats and offices are available on rent as there is a surge in supply. A couple of big brands are in a cash crunch making the buyers a bit cautious. Although this has not led to any big time serious discount selling by developers , as they are holding onto their prices having confidence in their product.
