IntroductionCY contracting founded in 2009, our company specializes in earthwork, decorative site grading, excavation of detention ponds, installation of geotextile fabric, erosion control, storm drainage, water & sewer, asphalt paving and concrete paving for both private commercial developments and public entities as well.
We have completed numerous projects in Subang Jaya, Selangor. CY Contracting Company’s experience in site evaluation enables us to assist our
Clients in site selection by preparing site work budgets prior to expenditures
for topos, surveys, grading plans, utility plans, and soils report. We work
closely with our Clients to determine the issues of each individual site with
regard to governmental issues, permitting, infrastructure, site layout, utilities
and scheduling

Role of contractor
A general contractor oversees and manages large home improvement and remodeling projects,
acting as your main contact and ensuring the work is done to your satisfaction.
Interacts With the Architect
If there’s an architect or architectural designer involved, the general contractor will work with
that person to ensure the project is implemented as planned. The architect and the general
contractor will typically review the plans together before any work begins. If problems arise,
the architect will often look to the general contractor to suggest workable solutions.
Gathers and Evaluates Bids
Every general contractor has a network of trusted subcontractors. For every specialty such as
electrical, plumbing, piping, etc. Contractor need to get multiple bids. For each of these bids,
contractors need to walk the specialty contractor through the project and answer their question
Contractor need to communicate with other sub-contractors to have them to re-bid the jobs.
Coordinates Specialty Contractors
Contractors need to coordinates things with the busy and tide schedule of multiple contractors.
Provides Skilled Lab
General contractor need to have the skills to handle the carpentry tasks required on a project. To
ensured that the project won’t run behind the schedule.
Problem solving skills
Contractor need to be on-site regularly, inspect the work as it’s completed, provide the solution
when having a problem on construction issues .
Arranges for Permits and the Associated Inspections
To ensure a safe community, city permits are required before any sub-contractor can demolish,
build, enlarge, improve any property. The contractor need to be familiar with the process of
applying the construction permit, and experienced in filling out the paper work. Besides,
contractor need to coordinate all of the association inspect.

Building & ProcedureBidding ProcessThe method of contractor selection varies depending on the requirements and preferences of the owner and restrictions placed on the owner. For example, public owners are subject to government laws; private owners are subject to corporation policies. The owner may select the contractor by competitive bidding, by negotiation with a selected contractor, or sometimes by a combination of both. Public law usually requires competitive bidding on public projects. Privateowners can choose their selection method.
Design-Build ProcessUnder this form of contracting, the contractor is obligated to first design the project and thenconstruct it.
Fast-Track ProcessIn the fast-track form of contracting, the owner makes arrangements for design and constructionto overlap in order to complete the project in less time than with the conventional lump-sumprocess. 14 The shortened construction time may increase the construction cost but usually willreduce the total project cost.
Unit Price ProcessThe unit price form of contracting is a variation of the conventional lump-sum form ofcontracting. Like lump-sum, the contractor is obligated to complete the work as originally shown and specified. However, unlike the single fixed price of lump-sum, the contractor working undera unit price contract completes the work with payment based on established prices for units ofwork. Because of this unit price payment, some construction industry organizations consider unit price as a method of payment, and not a form of contracting.
Cost-Plus ProcessThe cost-plus form of contracting is also a variation of the conventional lump-sum form ofcontracting. As in lump-sum, the contractor agrees to complete the work as originally shown andspecified. However, unlike the single fixed price of lump-sum, the owner reimburses the Contractor for actual cost of labor and materials plus a fee for overhead and profit. Because of this cost-plus-fee payment, some construction industry organizations consider cost-plus as a method of payment and not a form of contracting.
