WAŁBRZYCH – THE INVESTMENT PLOT

OFFER - The object of the offer is the

investment area located in the city of Wałbrzych (dolnośląskie province), Podwale Street, the total area of which is 679.705 square metres.

- The purpose of the offer is the sale of the freehold property as an asset sale or as a share transaction with the freehold in the company’s asset or another form of investment.

- This offer does not constitute an offer defined by the regulations of the Civil Code, it is only an invitation to trade negotiations.

THE TOTAL AREA OF THE LAND

The investment area constitutes an area of 679.705 square metres (67,97 ha) and consists of 16 plots. The land may be freely divided.

LOCATION - The investment area is located in

the city of Wałbrzych in the dolnośląskie province. This region constitutes a highly developed part of south – west Poland, the most distinguishing feature of which is its beneficial geographic location.

  - The fundamental advantages of

this region are:  - more than 2,8 million inhabitants - high population density (more

than 144 people/square kilometre) - high value of the gross domestic

product per a citizen’s head (approximately 40 thousand PLN – 109% of the national average)

- high level of infrastructure - high level of education and

vocational qualifications of citizens - proximity of the Czech and

German borders

Wałbrzych is the second biggest city in the area of Lower Silesia, taking the number of citizens into consideration, right after the city of Wrocław, and it has 120 thousand people (which makes it the 32nd most populated city in Poland – right between the cities of Gorzów Wielkopolski and Zielona Góra). As far as the city’s functioning is concerned it, together with the neighbouring town of Szczawno Zdrój, constitutes one integrated urban organism. There are almost 180 thousand people in the whole Wałbrzych area.

  - The city has a typically industrial character with a developing trade and

servicing function, and together with the neighbouring health-resort towns and the Książ Castle it also has a touristic character. The biggest companies are those located in the Wałbrzych Special Economic Zone, among which there are: Toyota Motor Manufacturing Poland, Limited Liability Company, Faurecia factory, Cersanit Poland, NSK, General Electric, Metzeler, Henkel-Ceresit, Electrolux, Bridgestone, Colgate Palmolive, IBM and Marcegaglia. Outside the zone the biggest companies are Ronla Poland Limited Liability Company and Wałbrzyskie Zakłady Koksownicze /coking factory/ Victoria Joint-stock Company. Wałbrzych has its three representatives on the list of 500 biggest companies in Poland.

  - The leading economic sectors in Wałbrzych are; the automotive

industry, the ceramic industry and trade. The representatives and branches of all biggest trade networks and banks function in the city and right beyond its borders. An abridged analyses of the statistical data for Wałbrzych region, based on the Statistical Yearbook of the Regions – Poland 2011, shows that Wałbrzych is still a city with a high unemployment rate (approx. 18%)

A network of secondary schools is well developed in Wałbrzych, whereas higher education is provided mainly by Wrocław universities. The general level of education among citizens at an economically productive age should be considered high. The offered plot is located within the administrative borders of the city of Wałbrzych (in the north-west part) and it lies south of Podwale Avenue which is one of the main roads of the city. The plot neighbours on ‘Podzamcze’, the biggest housing estate in Wałbrzych which is populated by 30 thousand citizens living in 11 storey multifamily buildings (which makes it the most densely populated area in Wałbrzych and one of the most densely populated areas in Poland – approximately 25 thousand people per square kilometre). NATURAL CONDITIONS The investment plot is

located at 380-400 m above sea level, on a little hill descending slightly north towards Szczawnik valley and Czarci Potok /tributary of the Szczawnik/. The substratum consists of Upper Devonian conglomerates and sandstones. The plot is relatively flat and descends slightly north..

THE UTILITIES AND INFRASTRUCTURE

The plot borders directly with Podwale Avenue where there are all the necessary services and networks. The overhead high-voltage DC line goes along the south border of the plot. There are no significant restrictions as far as connecting the network is concerned. The plot is ideal for the ‘green-field’ type of investment.
