Marina Bay is the most exciting new focal point in Singapore, the place to live, work and play. 360 hectares of dramatic

new development, stunning water views, landscaped parklands and spectacular cityscapes. At its heart is Marina Bay

Financial Centre, the purpose-built financial district of the new downtown. On the 3.55 hectare site is a breathtaking blend

of three office towers offering 3 million square feet of prime Grade A office space, two residential towers of 630,000 square

feet comprising of approximately 660 luxury apartments and more than 160,000 square feet of subterranean retail space

– all clustered around a beautiful waterfront park. MBFC is the new masterpiece from Kohn Pedersen Fox Architects.

Dramatic crystalline forms deliver a striking addition to Singapore’s skyline. MBFC is simultaneously prestigious and

contemporary, a development that is central to the future of business in Singapore and the region. MBFC has been called

Asia’s Canary Wharf. It is quite simply Asia’s best business address.

“The centrepiece of our redevelopment of the city is Marina Bay.”– Lee Hsien Loong, Prime Minister, Republic of Singapore

“MBFC was chosen due primarily to location, timing and cost considerations as well as

the quality of the developers. We are very excited by this new investment – it is the right

building, available to us at the right time, right place and right cost.” – Lim Cheng Teck,

CEO, Standard Chartered, Singapore.

“We wanted to establish a physical presence that would reflect Deutsche Bank’s

commitment to its Singapore-based Asia-Pacific hub and support the bank’s future growth

strategy. One Raffles Quay best met the criteria.” – Ronny Tan, Chief Country Manager,

Deutsche Bank, Singapore (tenant at One Raffles Quay).

Marina Bay Financial Centre is a partnership of three of Asia’s major developers – Cheung Kong (Holdings), Hongkong Land and

Keppel Land. They have more than 200 years of collective experience in the design, construction and management of commercial

buildings in this region. The developers’ most recent collaboration was One Raffles Quay, which forms the gateway to Marina

Bay. One Raffles Quay was 100% leased before completion, and attracted a tenant mix of some of the world’s leading investment

banks, accounting practices and fund management firms.

EXPANDING SINGAPORE’SBUSINESS DISTRICT

MBFC is in the heart of the current central business district and is directly linked to two Mass Rapid Transit stations (Raffles

Place and the new Landmark) through air-conditioned retail malls. There are fast, easy connections to the rest of the island via

public transport and Changi Airport is 20 minutes away.

BESPOKE OFFICE SPACE

“Being spread out on fewer floors than our existing layout favours an environment conducive

to efficiency and inter-office relationships.” – Daniel Truchi, CEO, SG Private Banking

Asia-Pacific (tenant at One Raffles Quay).

MBFC consists of three office towers with floorplates ranging from 21,000 square feet to over 45,000 square feet. For maximum

efficiency and flexibility, every floor at MBFC has large, regular column-free space. Floor-to-ceiling windows make the most of

the natural light and provide spectacular views. Space is available on shell and core basis, allowing you the freedom to incorporate

your own design, saving you time and money. For greater connectivity there are knock out panels for both staircases and cabling.

There are dedicated tenant risers within the core as well as space for tenants’ gensets and back-up chillers. All floors at MBFC

can accommodate trading operations comparable to any of Asia’s leading buildings. You also enjoy the flexibility of fitting out

your office with extra headroom, more power and higher raised flooring.

BUILDING SERVICES

“We are taking the opportunity to upgrade into a new building that has the floorplate to

suit the bank’s growing needs in Singapore and the region.” – David Wong, Managing

Director & Chief Executive, ABN AMRO, Singapore (tenant at One Raffles Quay).

The floor plates at MBFC are built around central cores with the service elements of the building: passenger lifts, service lifts,

electrical risers, air-con handling units (AHU) and toilets. This has several advantages. Without the need for long corridors, access

to the offices is greatly simplified. The building’s management team can undertake maintenance of plant without needing to

access the tenant’s premises. It is easier to subdivide the floors. In a perfect fusion of form and function, the finishes, fixtures

and fittings in the bathrooms, lobby and elsewhere are of a high standard appropriate for such a prestigious development.

BUSINESS CONTINUITY PLANNING

Business continuity planning is increasingly important for premises decisions. The two M&E floors in each tower are purpose-

built to accommodate tenants’ generator sets and back-up chillers, if required. In response, at MBFC there is a dual power supply

from different substations, and dual telecommunications cables are routed from different telephone exchanges. The electrical

risers are far enough apart that there is little chance of them both being down at the same time. Twenty-four-hour advanced

security systems are in place so that business can continue uninterrupted around the clock.

PROFESSIONAL MANAGEMENTTO THE HIGHEST STANDARDS

“Another factor for us is the landlord. The One Raffles Quay team has been very supportive.”

– Stephen Chatham, Group Services Manager, The Executive Centre (tenant at One

Raffles Quay).

Raffles Quay Asset Management, who established their credentials as managers of One Raffles Quay, are managing and maintaining

all the buildings of MBFC to the same international standards. Regular cleaning crews. Maintenance engineers on hand at all

times. Professional security staff patrolling. Nothing left to chance. For tenants, access to the lift lobbies is by security card. A

tap on the reader opens a turnstile. Once in the lift, the card can permit access only to the floor the holder works on or is

authorised to visit. Visitors check in at the concierge counter in the lobby. CCTV systems monitor all main entrances and exits

24/7. Even at the carpark boomgates, there are security personnel. With all these safeguards in place, the premises function

quietly and efficiently day and night.

AMENITIES

“Singapore scores highest in Asia for overall quality of living.” – 2007 Worldwide Quality

of Living Survey, Mercer Human Resource Consulting.

“Singapore: Most livable city in Asia.” – Political & Economic Risk Consultancy (PERC).

As an integrated development, MBFC offers a balanced mix of restaurants and bars, retail options, a gym and even haute dining

on the 33rd floor of one of the towers. The Marina Bay Sands Integrated Resort, Singapore Flyer, Gardens By The Bay, Esplanade

Theatres, international and boutique hotels, serviced apartments and waterside F&B outlets are all within close proximity to

MBFC. With easy access also to the waterfront bars and restaurants of nearby Boat Quay and Clarke Quay, there is ample scope

to relax with colleagues or entertain clients.

“The developers of MBFC have shown great foresight and commitment in

making MBFC an environmentally friendly building.” – Mah Bow Tan, Minister

for National Development, Republic of Singapore.

MBFC qualifies for inclusion in the Building Control Authority Green Mark scheme, which promotes sustainability

in the built environment. Most significantly, MBFC incorporates the District Cooling System for the entire area,

making more efficient use of precious water and power resources, thus enhancing the green credentials of the

tenants as well as improving the quality of the indoor environment.
