Save, save, saveThere is no secret to buying a

property, but one vital aspect ofhome-buying is having enoughmoneysavedupandreadytopaythedeposit and other costs of buying aproperty. Although it is possible to

obtain 100% home loan, most finan-cial institutions will require a de-posit of 10% to 30% of the purchaseprice to secure approval. Thismeans that abuyerwill needamini-mum deposit of around R100 000 fora property of R1 million, with otherexpenses such as transfer costs andattorney feesstill tocome.Theotheradvantageof asizabledeposit is thatit can positively influence the inter-est rate decided by the bank.“Potential buyers need to curb

spendingandcutbackonnon-essen-tial expenditure so that they canputenough money aside; even a fewhundredrandputasideamonthcanmake a difference,” advisesGoslett.2. Reduce your debtAffordability is a key factor that

banks look at in granting financeand is largely measured by a con-sumer’s debt-to-income ratio andexpendable cash available. SouthAfrican consumers have high debtlevelswhichaffectsaffordability ra-tios. “For thosewanting to get a footinto the property market, redeem-ing debt is essential, along withavoiding buying items such ascars,” advises Goslett.

“It is better to avoid new credit inorder to keep debt-to-income ratioswithin a favourable range.

“Even an enquiry about financ-ing can negatively affect a consum-er’s score, sorathernotapplyatall.”3. Maintain a good credit scoreThe majority of first-time buyer

will rely on a financial institutionfor a bond, so it is vital for consum-ers looking for finance to keep theirfavourable credit records.The Credit Amnesty bill did re-

movedefaults fromcertainconsum-ers’ credit records, but this does notmean that consumers’ credit scoresare less important.A credit score of at least 750 is

needed to be successful in applyingfor finance.Acredit score isalsousedtodeter-

mine the interest rate a bank willgrant a buyer.“Consumers are entitled to a free

annual credit report from mostcredit bureaux, so they will be ableto check their scores before they ap-ply to thebank.NewYear isaagoodtimetogooveryourcredit scoreandsee where it can be improved,” saysGoslett.

4. Know what you qualify forThe bank, or a bond origination

company (such as Betterbond) willbe able to assess potential buyers’finances and give them an idea ofwhat they qualify for before apply-ing for a bond. This gives the buyermuch-needed guidance as to whatthey canaffordandcommit over theterm of the home loan.“It is important that buyers con-

sider affordability in terms of whattheycansustainover the termof theloan.Thisincludesexpensessuchasutility costs and maintenance.“Buyers can get help for deter-

mining this figure and for preciselyassessing their financial situation,for instance from financial advis-ers, banks and bond originationcompanies, to name a few. Ideally,bond repayments should not exceed30% of the buyer’s totalmonthly ex-penses,” Goslett suggests.5. Work with the right agentThe home-buying experiencewill

be largely determined by the estateagent that the buyer chooses, somakesure theselectedagent isrightfor you. When looking for an agentit is important that buyers keep a

few things inmind, such as the real-estate brand the agent works for.

“A reputable real estate brandwill have a large network of profes-sionals at hand to assist where pos-sible,” says Goslett.“Keep in mind that agents work

in specific areas, so select an agentthathas solidworkingknowledgeofthe area where you are interestedin buying.”6. Find the right home for youLook at your lifestyle and future

plans to determine what your crite-ria are for the perfect home. Wherepossible, potential buyers should beresearching and finding out asmuch as possible about the market.

“Knowledge about the propertymarket will provide buyers with in-sight into theareas theywant to livein and the type of property that willbest suit their needs.“This will greatly narrow the

search and provide them with use-ful information to make an in-formed decision.“Knowledge is the key to success

whenitcomestodeterminingagoodproperty investment from a badone,” Goslett concludes.

Home ownership not justfor happy couplesHome ownership is not just forhappy couples – even if the banksdo seem to prefer having twonames on the mortgage.

“All over the world, the per-centage of single buyers is risingas more young people delay get-ting married until their 30s, andmore single parents decide tobuy homes rather than rent in or-der to give their children morestability,” says Jan Davel, MD ofthe RealNet estate agency group.

“The latest statistics from theUS show, for example, that al-most a quarter of all homebuyersnow are single, with women lead-ing men by about two to one. Andlocally, according to the FNBProperty Barometer, single buy-ers currently account for about19% of all home sales, up from13% four years ago.”

And even if solo house huntingfeels a bit daunting, he says, buy-ing your own home now is oneof the smartest decisions you canmake, especially if you are se-cure in your job and committedto your location for the next fewyears, because both prices andinterest rates are on a risingtrend that will make it increas-ingly difficult for buyers of allsorts to qualify for home loans.

What’s more, it need not be afrightening experience if youjust followafewguidelines,start-ing with careful financial plan-ning. “It is important to get pre-qualified for a home loan so that

you will have a good idea of whatyoucanaffordandnotwastetimelooking at homes that are beyondyour budget. In addition to this,you should leave yourself someroom to manoeuvre if you getsick, lose your job or have to copewith a sudden steep interest rateincrease.”

Secondly, says Davel, singlebuyers – like couples – should al-ways think about the resale po-tential of whatever home theypurchase. “Obviously buying ahome is supposed to be a longer-term investment. But there is al-ways the chance that you willneed to move sooner than youthink to take up a new job or apromotion, perhaps, or becauseyour personal circumstanceschange.

“So you need to think aboutwhat the next owner of yourhome might want or like, such asan extra bedroom, even if youdon’t need that space right now,or perhaps proximity to a goodschool, even if you don’t havechildren.”

Single buyers need to thinkabout safety and security evenmore than other buyers. “Andthis applies to men as well aswomen, because when you’re onyour own, it stands to reason thatyour home will be unoccupiedmore than if there were two ofyou coming and going, and thatyou will be more at risk of beingburgled.

Residential propertygrowth forecast for2015South Africa had its share of ups anddowns in 2014 with mining strikes, in-terest rate hikes and rolling blackoutsduring the latter part of the year.

That being said it wasn’t a bad year forthe residential property market as indicat-ed by the latest FNB House Price Index.Bruce Swain, MD of Leapfrog PropertyGroup, says with December’s House PriceIndex now compiled, the complete picturefor 2014 becomes available. Average houseprice inflation for 2014 was slightly strong-er than 2013, at 7,1%, compared to 2013’s6,8%.“This implies a third consecutive year of

real house price growth, whichmeans thathouse price inflation exceeding consumerprice inflation, as the demand-supply bal-ance has gradually strengthened overmostof this three year period.“We’ve increasingly found that our

agents’ biggest struggle is getting enoughstock tosell – especially in themetropolitanareas,” says Swain. “FNB is predicting a‘furthermild increase in the average houseprice growth for 2015 andwe are foreseeingthe samemovement based on lower oil andfood prices and other contributing fac-

tors.”Interest rates to go up?TheSouthAfricanReserveBank’sMone-

tary Policy Committee (MPC) slowly beganraising the interest rate in2014and it seemscertain that they’ll continue todoso in2015.John Loos, FNB Household and PropertySectorStrategist believes that theMPCwillgraduallyraise thereporate to6,5%(imply-ing a Prime Rate ending of 10% by the endof next year) in an attempt to ‘normalise’the interest rates.However, thecurrentdecline inglobaloil

prices and a fairly stable rand has createda drop in imported goods inflation – push-ing Consumer Price Inflation back belowthe SARB’s 6%Upper Target Limit, amovethat Loos believes will reduce pressure ontheReserveBank to increase interest rates,so hikes may not be coming as quickly asoriginally expected.

Middle incomehousinga seller’smar-ketThe average house price during Decem-

ber 2014 was R985 405 up from R978 122 inOctober of the same year. “Our agents, andI believe most agents around the countryare reporting the greatest amount of activi-ty in the middle income housing bracket

at the moment”, says Swain. Based on thecontinued strong demand in metro areas,particularly for properties below R2 mil-lion, Swain predicts that stock shortages,which create a seller’s market, will contin-ue through 2015 until the building sectoreventually catches up.

Sectional title’s the name of the gameSwain predicts that the residential prop-

erty market will see much more develop-ment in terms of sectional title housingwithin the R350 000 to R1 million pricerange, a forecast that’s borne up by the TenYear FNB Property Barometer Report;“FNB’s valuations data already indicatesthat, over the past decade or so, of the prop-erties built in this period, over 15% wereSectional Title units. This doesn’t soundlike a high percentage yet, but it well-ex-ceeds the percentage in the few decadesthat came before. In addition, of Full TitleUnits valued that were built from 2010 to2013, the average stand sizewas 498m². Thisrepresents a big decline from a high of1 068m²average for theFullTitlepropertiesbuilt from 1970 to 1974”.

Banks more willing to lend“Over the past few years the banks have

definitely eased up on their lending crite-

ria, and to their credit”, believes Swain.Both employed and self-employed appli-cants can now obtain far better mortgagesthanin2009 forexample,butSwainstressesthat it’s still vital to get pre-approval and,ideally toworkwithahome loanoriginatorwhenmakinganoffer to purchase aproper-ty as this cuts through a lot of red tape.

The foreign buyer contributionWhile the weaker rand has lured many

foreign buyers over the last few years,Bruce Swain reiterates the fact that thisgroup of buyers remain the minority; “atthe endof theday foreignbuyers of residen-tial property in South Africa comprise ofa very small group –most of the action stilltakes place between local buyers and sell-ers and we don’t see that changing in a sig-nificant way.”All in all the forecast for the residential

property market in 2015 might not be bril-liant but it’s far from bad. Sellers stand todo well – as long as their asking prices arerealistic – and buyers can get good homeloans, albeit only if they’ve done theirhomework and their finances are in order.“It’s going tobebusiness asusual andwe’relooking forward to a good year,” predictsSwain.

The Jetta was first introduced in SouthAfrica in 1980 and since then over 273000 units have been sold locally.

It is one of the world’s most successfulsedans, with over 14million sold since 1979.

Last year alone, Volkswagen delivered925 000 units worldwide, making it one ofthe top-selling cars of the brand and of theentire Group.

Its front and rear ends have been rede-signed tomake the new Jetta sportierwhilethe aerodynamics have been improved fora 10% reduction in drag.

The interior has been refreshed to makethe newJettamore sophisticated than ever:the instrument cluster, steering wheel, up-holstery materials (for Trendline deriva-tives only) and accents are all new.

The engine line-up stays at three petrolengines (1.2 TSI 77kW, 1.4 TSI 90kW and1.4 TSI 118 kW) and two diesel engines (1.6TDI 77kW and 2.0 TDI 103kW).

Volkswagen has restyled the front andrearof theJetta to improve its aerodynamicproperties reducing drag by 10%.

At the front, the new sedan can be imme-diately recognised by its redesigned radia-tor grille with three cross-bars, optional bi-Xenon headlights with cornering, turn sig-nal and LED daytime driving lights as wellas a new bumper.

The headlights give a distinctive look tothe new Jetta.

The rear-body design of the boot lid, tail-lights, VW logo and bumper identify thisas a new Jetta.

Classic Volkswagen design DNA is seenin the uncompromising horizontal orienta-tion of the rear lines.

The boot lid has an aerodynamic trailingedge, and on the sides the lines of this inte-gral spoiler mimic the rear fenders and fol-low the contour of the car’s silhouette near

the character line.Beneath this are the new tail lights (LED

available with optional Bi-Xenon head-lights), which feature a bright stripe aswellas the redesigned VW logo.

One level down, the side profiles of theboot lid (with optimised load width) rundownward to dominate the design and be-neath them the new, clearly defined bump-er completes the impressive look of the rearof the Jetta.

TheAmarokDoubleCabhas revolutionisedthe local 1-tonne bakkiemarket since its in-troduction in September 2010. One of the in-novative technologies that Amarok intro-duced into the local bakkie segmentwas the8-speed automatic transmission in January2013.
