It’s a monumental achievement for principal Steve Caradoc-Davies and his team. Competing against nearly 140 Harcourts offices throughout the country, including mega-offices in Pretoria and Johannesburg, Har- courts Platinum enjoyed a 102% in- crease in business to take the Number One spot.     at a Harcourts International Confer-ence.Wecanlearnathingortwofromthe Australian consumer.One thing thats instantly obvious

    when you arrive in Australia is thatthegeneralservicestandardisimpec-cably high.Thereason?Constructivecriticism

    when the customer experience ispoor. Itscalledfeedback,andwithoutit a business owner will be obliviousto the problems that need attention.Thekey is in theway theconsumer

    expresseshimself.Iveseenfirst-handhow the customer expresses his dis-satisfactionfirm,polite,andcontrol-led. Whats even more impressivethough, is the way management ac-cepts the feedback - almost welcomesit - and does something about it.Theprocessisbeneficialbothtothe

    consumer and the business owner,who is thenconstantly improvinghisoffering. Yes, I know we have this inSouth Africa too. But Ive also seenhow management gets defensive,

    makes excuses, and minimises theconsumers opinion.The same is true in real estate. The

    generalserviceofferingfromAustral-ian real estate companies is excep-tional. Its theproduct of years of con-sumer feedback and theway its beenpositively received and acted upon.In South Africa we have seen serv-

    ice level improvements in some are-as, but its often at a very slow pace.Sohowcanweaccelerateit?Bypolite-ly speaking up when were not satis-fied and expecting the situation to befairly resolved.Ifmanagementdoesnttakereason-

    able steps to rectify the problem thentake your business elsewhere.

    Its simplynotaccept-able to make emptypromises and avoid theconsequences of non-delivery.Property sellers are

    entitled to receive themarketingoftheirprop-erty that an agent prom-ises.Theyare entitled toregular andhonestmar-ket feedback.Theyareentitledtoan

    honestestimationofthemarketvalueof their property not some fictionalfigure pulled out of the sky.And when it comes to negotiating

    offers, both seller and buyer are enti-

    tled to an honest andtransparent process.This is not the place forgames and scheming.Thereneedstobeaforumof trust and respect uponwhich fair negotiationcan take place.In many cases estate

    agents deliver exactlythis - but not always. Ifyoure not getting whatyou deserve then speak

    up. Expect a resolution.And if yourenot happy, then take your businesselsewhere. This process will help im-prove service levels. Ask for more.You deserve it.
