Gymea has a much higher density o f six floors and a floor space ratio of in a similar position to Fauna Place unless these ratios can apply to Fauna Place the LEP i s irrelevant off course Fauna Place residents do NOT wish to either redevelop or sell as indicated by their voting for Barry Collier in the by election which sums up the residents feelings on the LEP 2013 Page 3

W h i l s t most r e s i d e n t s o f Fauna P lace have no i n t e n t i o n o f e i t h e r moving

o r upg rad ing t h e i r p r o p e r t i e s i t i s h a r d t o o see what l e v e l b e n e f i t s would

encourage them t o s e l l and move on as p roposed i n t h e amended LEP2013.

The c u r r e n t proposa7 t o i nc rease h i g h t and f l o o r p l a n r a t i o s is

n o t t h a t a t t r a c t i v e t o e i t h e r owners o r developers.

A f l o o r p l a n r a t i o o f a t l e a s t 2 . 0 t o 1, t o g e t h e r w i t h a h e i g h t l i m i t o f say 25 meters , w o u l d s e t more r e a l i s t i c t a r g e t t o o f f e r t o a l l i n t e r e s t e d parties,

n o t i n g t h a t a s i m i l a r s i t e i n Gymea has a h e i g h t o f " 6 s t o r i e s and a floor

space r a t i o o f 3 t o 1"

I wou ld s u g g e s t t h a t t h e c u r r e n t p roposed o p t i o n w i l l n o t ach ieve any other

r e s u l t f o r Fauna P lace and e lswhere, than a s t e p up i n setting

more r e a l i s t i c h i g h t and f l o o r r a t i o l i m i t s i n l a t e r years.

I t i s n o t e d t h a t a c u r r e n t p o l l i n t h e Leader shows 9211 o f r eade rs polled

f a v o u r t he concep t o f t h e LEP i n c r e a s e s i n t h e new p l a n , b u t i t s t i l l has

t o be made more r e a l f . s t i t o work as intended.

Noted t h a t s ince the SSC developed Fauna Place i n 1967, wi th a l l blocks of about

equal s i z e , no one had y e t b u i l t a 3 s t o r y residence? as pe rmi t ted by council.

The question has to be asked "Why would a res ident then bother extend to

5 s torys?" as The proposed r a t i o s do nothing f o r e i t h e r development

oppor tun i t ies o r adding values to any s a l e price.

SSC dev manager p o i n t e d out t h a t a 25m * 2 . to 1 deveopment would have

f u r t h e r development ob l iga t ions imposed as a r e s u l t o f both park ing &

s a f e t y he igh t concerns, a l l cost ing any p o t e n t i a l developer

(Why not r e s t r i c t park ing Fauna Place to res idents only?)
