and we will start the process to move
you to your new home. This begins by
moving residents to Lidcote & Cumnorfrst then Brixton Road thereater.
But dont orget, all secure residents have the right toreturn guarantee to move back to the New Waylandonce it is rebuilt during 2015.
We are aware that moving home can be quite daunting;thereore we have provided you all with a countdownto moving check list that is a useul guide to help youthrough the process. I you need any urther support or

We will be holding housing sign up
sessions with moving residents to let
you know the fner details o your home
including how systems and acilities work,
and discuss rents and service charges.
During these sessions you will be encouraged tocreate a Good Neighbour Agreement specifcally oryour block. This will give you the chance to let each
o your neighbours know what are the qualities o agood neighbour. This can be just being riendly orrespecting each others space.
We will also ask you what are the qualities o a badneighbour, this could be leaving rubbish bags outsideront doors or not being respectul to people aroundyou or your environment.
We will capture this inormation during our housingmove sessions and ask you to sign up to thecommitments you have made.

Tuesdays, Wednesdays, Thursdays.

There are urther changes to the Brixton Road
skyline as our scheme takes shape.
The block is progressing well and we will be contactingtenants who are moving to this scheme in October whenthey will have the opportunity to view prior to moving to theirnew homes.
The homes at Brixton Road areowned by Network Stadium butmanaged by Community TrustHousing. I you were a secure tenantbeore 2007 you will retain all rights.

Rents and service charges
The Government wants rents charged by social landlords to beair and aordable and would like there to be a sensible pattern
because quite a number o Council and housing association
rents are at dierent levels across the country.
WHAt DOES tHS EAN tO YOU?
We are currently setting the service
charges or both redevelopment
schemes.
A service charge is separate rom your rent
and will pay or items such as cleaning toyour block, gardening to shared area, lit,entryphone, CCTV.
The average cost or both redevelopment sitesare likely to be around 22.00 per week perhousehold.
A ull breakdown o these charges will begiven at the point o signing your newtenancy agreement.
SERVCE CHARGES

The aim o these changes are that
rents should :
remain aordable in the uture;
generally be well below those chargedby private landlords;
be linked to the size, location andcondition o the home; and
be similar to rents or othercouncil and housingassociation propertieso a similar size,location andcondition
Since the transer o the estate rom Lambeth
Council in 2007 many o the rents were historicallylow. This means that they need to reach the rightlevel to meet the government targets by 2016.

Important changes to benefts
How we can
help...
There are signifcant changes to the welare
system that could aect many householdsin receipt o beneft. We reported some
o these changes in December Issue 3 o
Wayland update and in the June estate
newsletter. Some o these changes include:
I you are currently under occupying your home by oneextra bedroom and you are in receipt o beneft the
government has introduced a bedroom tax. This willaect households who are currently o working agein receipt o beneft. This will come into orce byApril 2013.
I you are currently under occupying and live in acouncil or housing association property, you could seea restriction in beneft by 15% or the extra bedroomyou have. This means you may need to pay thedierence, this could be around 14.00 out o yourpocket each week.
CTH are aware these changes will have a signifcantimpact on some o their households which could leadto residents being unable to aord their homes.
As a consequence othis we have set up adownsizing programmeacross the estate.Changes to beneft willcome into orce April
2013. I you need anyurther advice o howthese changes will aectyou please contactyour local council,Department or Work& Pensions or CitizenAdvice Bureau.

UNVERSAL CREDt
The beneft system is changing rom
April 2013 where the government will
introduce Universal Credit that is
made up o a standard allowance.
This allowance can include:
Child Element / Disabled Child Additions Childcare Element Carer Element Limited Capability or Work Element Housing Element.
I you qualiy or Universal Credit, payment willbe made on a monthly basis direct to you.This means you will be responsible or payingall your bills including rent and council tax.
It is easier to manage your bills i you pay byDirect Debit. Let us know i you would like us tosend you a Direct Debit orm.

New Wayland redevelopment
updateAs you know we have been meetingwith you since last May 2011 to discussthe redevelopment proposals or New
Wayland House.
We have held over 11 events that have involvedresidents o Wayland House, surrounding estateresidents and the wider community. In the Apriledition newsletter we reported how the designswere progressing rom our last meeting, we havereceived valuable eedback and this has beenincorporated in the plans.

We spent May and June sharing the
New Wayland House designs we have
worked through with you, with the wider
community. Most o their concerns so ar
are about the height o the proposed
New Wayland House.
All comments, both positive and negative, have
been collected and will be submitted as part o acommunity consultation strategy with the planningapplication. Lambeth Planning Department will alsoconduct their own statutory consultation with allhouseholds aected by the proposals,along with the planning application ater theconsultation period ends.
As a resident led housing association we are keen tokeep you updated. Some o you came along to theexhibition sessions held in May and June. I you wouldlike to see the changes made to the designs and what
we have submitted to planning, please pop along tothe resource centre next to the housing ofce.
We will be holding another drop in sessionor Wayland House secure residents on4th October 2012 at 6pm at the ResourceCentre next to the housing ofce.
