Wie se Volkslied is dit?Volgensdieouteurswetverval outeurs-
Vol-gens di wet is die De Villiers-nasate dussedert2002dieeienaarsvandieouteursregop Die Stem se melodie, voeg hy by.
Hyhetaltydges: Dit is n sterk lied,n mars!

Jo-handeVilliers, stigtersdirigentvandieLi-bertas-koorenwiskunde-professoraandieUniversiteit Stellenbosch (US).

Hy is in 1977oorlede.

Vonnisoplegging vandag aangehoorELB VAN HEERDEN

weer anders geklink as di vanMralazaendushethybesefMra-laza het eerste gevuur.

BEDROGSAAKAbortion: are there any other options?AFTERlastweeksarticleonil-legal abortions, Eikestadnuusapproached the Seasons Preg-nancy Centre for its views onthe matter.
This centre specialises andsupports hospital staff in in-forming women who findthemselves in an unplannedpregnancyabout theiroptions.
According to the WesternCape Department of Health,301 legal abortions were per-formed at Stellenbosch Hospi-tal between April and May thisyear. As part of the procedure, women have to be counselledby a local social worker; it wasfor this reason that the centrewas established.
TheSeasonsPregnancyCen-tre operates from StellenboschHospital and under the spiri-tual guidance of StellenboschCongregation. According toDalet Kleinhans, one of theSeasons counsellors, they arethere to support young preg-nant women in whichever de-cision they make.
We do pregnancy tests and
walk these women throughtheiroptions.Mostof themjustwant to talk, and we give themthe facts, whether they decideon parenthood, adoption or thetermination of pregnancy.
They also have a school-based programme, throughwhich they reach out to theyouth tohelp themmakebetterdecisions about sex.
Most women who come tous have already made up theirminds, but want to make sureabout the facts. We work withthem, and give them hopewhere they feel there is none.
Many men also strugglewith the decision, as some ofthem feel that termination isthe last thing they want. Wecounsel them and try and findthe best solution.
Counselling is also given forpost-abortion syndrome, acatch-all term used to describetheadverseemotions thatcom-monly arise as a result ofabortion. We also give coun-selling towomenwhohavehadan abortion in the past and
struggle with the physical andmental consequences of theirdecisions.
The counsellors try to sup-port the hospitals staff, whohave to cope with hundreds ofpatients every month, butwould like to do more.
We can only see a limitednumber of patients, and wouldlike to expand our services, and hopefully in the futurewell have a permanent officewhere women can go beforethey make a decision.
The organisation is run byvolunteers, and counselling isdone after hours. It also strug-gles with funding, but has nowjoined the SOS Project, whichpersonnel hope will makemore resources available.
The wonderful thing aboutour volunteers is that most ofthem are young women, younger than 35. But we al-ways need more hands.
If youd like more informa-tion on the centre, call079 104 6706 or send an email [email protected].

Sjebeens, donker strate plaSAMANTHA VAN DEN BERG
Volgenshomisdaaral 124 sjebeensnetin Kayamandi.

Ek wil so graag mede-Stellenbos-sers (eintlik die hele selfoonge-bruiker-bevolking) waarskuteen lugtyddiewe.
Dithetmynogverderoortuigdatdit n skelmstreek is.
Sy antwoord ewekwaai: If you want your moneyyou will do as I tell you.

Crime affects us allCRIME is a fact of life in South Africa, and Stellenbosch isno exception.
A huge student population, with motor vehicles parked allover town and late nightearly morning excursions into thetown centre, is any thief and gangsters dream.
Elevenvehicleswerestolen inApril, and20 inMay ashock-ing statistic. Even more shocking is the fact that the policewere not too keen to disclose this statistic to the media.
Stellenboschers should not be kept in the dark about crimein their town, particularly about the high rate of assaults, bur-glaries and vehicle theft. Our Hot Spots column specificallywarns residents to be careful in certain areas, because thatis where the criminals are active.
The mayor wants greater cooperation between the publicand the police. However, this can only be possible if the policecome clean on how endemic crime in Stellenbosch really is.
Knowing the worst will not cause us to flee town. We aremade of sterner stuff, but we need to know just how bad thesituationis.Thenwewillbeable toprotectourselvesandassistthe police and neighbourhood watches in combating crime.
However, no campaign against crime will succeed if Stellen-boschers dont address their own behaviour. Many of us arenot law-abidingcitizens.Driving throughstopstreets, parkingillegally, building illegally, buying stolen goods, stealing cop-per cables, running illegal shebeens and assaulting others areall crimes being committed by our own residents. For Stellen-bosch tobe free of crime, wemustnot be creating the statistics.

Miskien moet hullemaar n bordjie uithang metEnglish Only.

Waarom is my winter-energiekoste so hoog?

SAKEBusinessCosatu enigste teen jeugloonSAMANTHA VAN DEN BERG

Volgens hom is dit egter Cosatuwat tussendiebeleidendie imple-mentering daarvan staan.
Me-nig n vooruitstrewende beleid isnie gemplementeer nie weensCosatu. Die jeugloon-subsidie isnet die nuutste slagoffer.
Elke liewe politieke party indie parlement het ten gunste vandie subsidie gestem. Cosatu is dieenigsteversperring (indiepad totimplementering).

Chas Everitt expandsTHE Chas Everitt International franchise inStellenbosch has been unbundled into anumber of individual Chas Everitt Notebooklicences that will facilitate the spread of thehigh-profile brand to a wider area ofoperation.
The Notebook concept was introduced anumber of years ago as an alternative to thefull franchise model for specialist agents andindependent principal agents who wish toconcentrate their efforts on sales and focuson key areas, but also wish to have the back-ing of a strong national group.
Says Barry Davies, head of franchising forChas Everitt International, The model ac-commodates the entrepreneurial spirit thatis so strong inreal estatebyenabling individ-ual agents who are top performers to take thenext step and establish and run their ownbusinesses, without incurring the costs of afull new franchise operation and, more im-portantly, without losing access to any of themarketing and business management ser-vices offered by the group.
We already have a number of Notebooklicences operating very successfully in theCape Winelands, southern Cape and Gau-teng, for example, and were now looking for-ward to the establishment of several in andaround Stellenbosch.
Elmarie van Huyssteen, current owner ofthe Chas Everitt International franchise inStellenbosch, will lead the way by taking upthe first new Notebook licence, and says thecurrent activities of her office will continueuninterrupted, with all clients having accessto the same level of expertise and service asbefore, and thesalesandrentalactivitiescon-tinuing in the Devonshire House annexwhere they are currently situated.
Meanwhile, a secondNotebook licencehasbeenawarded toa teamof agents ledbyAnsieWelman, and the group is looking for furtherexperienced applicants to become licenseesand cover the area comprehensively.
These will all be independent opera-tions, says Davies, but they will work withone another across the greater Stellenboscharea. Each will of course also have the advan-tage of working under the Chas Everitt Inter-national brand.
Theywillalsohaveaccesstoourextensivebusiness support systems, training coursesand national and international marketingchannels to ensure that their clients proper-
ties get the widest possible exposure to poten-tial buyers in SA and around the world.
Van Huyssteen says it is exciting to be partof theevolutionofanewbusinessmodel, andto be associated with a group that has onceagainproven that it is the leader inreal estateinnovation.
Chas Everitt International MD BerryEveritt comments that: Business-as-usual isnotacomfortableplace forus,andwearecon-
stantly looking for ways to add value for ouragents and principals, as well as our clients.
This iswhywevedeveloped thebestbusi-ness systems in the industry, a world-classweb-based environment and an administra-tive hub that supports the Notebook modelinsuchawaythatnewoperatorscanbeseam-lessly assimilated and continue to providetheir clients with the professional level ofservice for which our brand is renowned.

Distressed properties on the moveIT is widely believed in real estate circlesthat price growth and bank lending are stillbeing heavily restrained by a large numberof distressed and repossessed properties.
Theres no way to say exactly when theyllbe cleared from the system, but matters seemto be improving, says Rudi Botha, CEO ofBetterBond,SAsbiggestmortgageoriginator.
In the companys latest newsletter toagents, it notes a Financial Mail report stat-ing that the non-performing home loanbooks of Standard Bank, Absa, Nedbank andFNB are valued at R58 billion.
And Absa recently estimated the totalvalue of the SA mortgage market at R900 bil-lion, so that would put the ratio of non-performance at about 6,5% better than the9% figure for last July that was noted in arecent Citigroup report.
Statistics company Lightstone notes asteady decline in the number of distressedsales, from 5 865 in 2009 to 4 119 in 2010 and2 226 lastyear, and thatdistressedpropertiesas a whole attained greater percentages oftheir market value in 2011. This offers hope, according toLightstone, that thehouseprice
pressure caused by high levels of distressedsales will continue to be alleviated.
And homeowners who react urgently tofinancial distress and opt to sell their homesquickly through one of the special bank pro-grammes for distressed sellers stand to re-cover more of the market value than if theywait for the property to be repossessed andsold in execution, notes Botha.
Banks and real estate companies that re-allyworkat sellingdistressedproperties saythey can usually sell within about six weeksfor between 80% and 90% of value, whereasthe Lightstone figures show that mid-valuefreeholdproperties (R700 000 toR1,5 million)generally sell for only 66% to 72% dependingon area; mid-value sectional title propertiesgenerally sell for between 62% and 67%.
Higher-value properties do better, andlower-value properties often fare worse, butfor many homeowners there is a far biggerincentivetobecomeadistressedsellerratherthan wait for repossession: keeping theircredit records intact. Whats more, bankswill now incertain cases even forgive apor-tion of a distressed sellers home loan debt.

TECHNOLOGY IN REAL ESTATETIMES, they are a changing.
Technology is improvingatarateneverseen before. But just what benefit, if any, does technology offer a property seller?
In the old days when I first startedselling property, we had our listing fileswith hundreds of properties for sale. When we received a buyer enquiry weused to page through our files, trying toselect properties that were suitable forbuyers.
Today technologyallows this process tohappen in seconds. Harcourts, for exam-ple, has an incredibly powerful softwaresystem called Harcourts One.
Enter the buyer, their details and emailaddress, and the system automaticallymatches the client to all suitable listings. With the click of a few more buttons theseproperties can be emailed to the buyer, with full property details and a linkthrough to the website listing, where evenmore information can be found.
An intelligent system can even tell theagent when the buyer viewed a specificproperty, andhowmany times thus indi-cating their interest level.
Thatmeanswhenarealestatecompanyhas a database of buyers, such as the 1 500-plus at Harcourts Platinum, a propertycould sell even before the first advert isplaced.
But technology goes much further. Italso allows a full activity history on eachproperty listing to be recorded, such aswebsite views, marketing placed, buyerinspections, and buyer comments allow-ing both seller and agent to know at anypoint in time what the level of activity andinterest is.
For the seller that means they shouldbereceivingaveryhigh level of communi-cation from their agent with regularfeedback on the selling process. And ahigh level of communication means theseller will remain in control.
Systems like Harcourts One allow list-ings to be automatically uploaded to otherpropertyportals, thusgivingasellermaxi-mum online exposure.
Virtual tours, floor plan presentations, andGooglemappingmeanthatbuyerscanobtain all the information they need tomake a decision to view a property physi-cally
This is a far cry from the old single-pho-towindowcardandblack-and-white infor-mation sheet.
The iPad has introduced another di-mension in portable technology. Applica-tions now allow Harcourts agents to mapthe floor plan of a home in minutes.
Marketing plans can be created in frontof a seller in seconds. And buyers can bematched to listings in seconds while sit-ting in the comfort of their home or car.
QR codes, or quick-response codes, al-low a customer to scan a unique code ontheir cellphone and be directed to a web-site where they can receive informationon a listing.
This technology is being used by Har-courts on its unique photo for saleboards, where the QR codes appear foreach listing.
Buyers can receive details of the prop-erty instantly and contact the agent toview.
There is no doubt that technology al-lows a property to be marketed to morepeople, faster thaneverbefore. It gives fullcontrol over the selling process to a seller, and thats how it should be.
As exciting as technology is, it must beremembered that it is just a tool and cannever replace the importance of personalcontact time spent in person with thecustomer.
If you are a property seller and want allthat technologycanofferyou, talk toarealestate agent who can give you the besttechnology there is, combined with highlevels of professional service.

How to make a successful offer on your dream homeMANY home-buyers believe they shouldstart with a low offer and then bargain up but most experienced agents can attest tothe fact that too many offers and counter-offers will usually kill the deal.
Indeed, even in thecurrent buyersmar-ket, theres a real art to making a success-ful offer to purchase, and prospective buy-ers would do well to learn it if they wishto end up with the right home at the rightprice, says Berry Everitt, MD of the Chas
Everitt International property group. To start with, serious buyers should
spend time researching the market in theirarea of choice, and especially obtaining in-formation about current selling pricesrather than advertised prices.
At the same time, they should establishwhat they can comfortably afford and applyfor formal home loan pre-approval, whichwill ensure that sellers will take them seri-ously when they do make an offer.
Writing in the Property Signposts news-letter, he says the next step should be toeliminate any properties that are obviouslyoverpriced from their list of possibles.
It is really a waste of time to even viewthese properties, let alone contemplatemaking an offer to purchase, as a seller whohas not taken the trouble to set a realisticasking price is hardly likely to even lookat an offer for a lesser amount.
On the other hand, Everitt says, serious
sellersinthecurrentmarketwillhavespenta lot of time with their agents to get theirasking price just right, and will not haveleft much of a cushion against lower offers.
So finally, when they have viewed seve-ral properties and found the home theywant within their target price-range, pro-spectivebuyersshouldpitchtheir firstofferclose enough to the asking price to encour-age the seller to accept swiftly and avoid along negotiation or an outright refusal.

With bulbs, there really is no place like homeALL over the world SAs plants arefted, yet few people realise justhow many exquisite flowers comefrom this country.
There are over 2 000 natural bul-bous species and varieties in SouthAfrica, and most are easy to grow.
Many plant species made theirway north during the Victorian ageof exploration. Many explorers suc-cumbed to awful maladies una-ware that the very plants they werecollecting often held the remedies
they so desperately needed. One of the lucky ones was Ger-
man physician Friedrich HeinrichTheodor Freese, from whose namewe get Freesia which hails fromthe Western Cape. English physi-cian William Watson lent usWatsonia, also a WC native.
Its often a surprise to learn thatnames like Tritonia (blazing star),Lachenalia (Cape cowslip) and Ixia(wandflower)arenotaswellknownor recognised as daffodil and tu-
lip,becausetheyareours,andtheyhave their own startling beauty.
We should all know Ornithoga-lum because its nickname, chin-cherinchee, seems to comestraight out of a Disney spell book.Sparaxis is also unforgettable itsnickname, harlequin, fits its viv-idly coloured and patterned face.
Indigenous bulbs flower a littlelater than their European counter-parts but, being native to our land, they love the sun.

Comfortable enough to move into, but ready for a makeover, this home offers northfacing large garden and lovely pool area. Homes in the neighbourhood are being upgraded and moving into another price. This is an opportunity to do the same.Schools, a hospital and large village shopping mall is all close enough to walk to, yet far enough from the noise.
