本·范·伯克尔:温州永嘉世贸中心是我们在中国最重要的项目之一。我们很喜欢这座城市并且对这座城市的周边环境着迷。我们还很重视中国的建筑史、社区风貌以及景观文化。为此,项目的城市规划以及如何在设计中表现出来是一个很大的挑战。我们在解决这一问题时结合了城市规划的整体和局部设计,并且在建筑和景观理念上有一个整体的阐述。

Ben van Berkel: The Yongjia Wor ld Trade Centre Wenzhou is one of our most important projects in China. We like the city a great deal and are also fascinated by its surroundings. We also want to show the importance of the history of architecture in China and of the neighborhoods, but also the culture of landscape in China. For this reason, the urban strategy of the project and how this is articulated in the design provided a challenge. We tackled this through incorporating the articulation of the urban strategy in both plan and section, but also in the overall expression of the buildings and the landscaping concept.

Ben van Berkel: The Ardmore Residence is a multi-layered architecture response to the natural landscape of Singapore. This concept is integrated into the design by means of four large details: the articulation of the facade, which through its detailing creates various organic textures and patterns; the inter ior “l iving landscape” concept adopted for the design of the two apartment types; the introduction of transparency and connectivity to the ground level gardens by means of a raised structure supported by an open framework, and finally through the expansive views across the city made possible by large glazed areas, bay windows and double-height balconies. So the building is organic and highly sustainable. We were very interested in how the building would also react to sun l ight and w ind cond i t ions throughout the day so we designed windows, double-height balconies and facade elements to increase the potential for natural ventilation.

Ben van Berkel: You need to give more arguments and more meanings to your work: to refer to the background of the city and the color of the materials in the city and to incorporate a good logistical organization for how people live today, or will live in the near future. It is also important to make sure that you are not only interested in the design of the building, but also in the ingredients relative to the design and how you eventually can construct these elements. It is also essential to work with the quality of the spaces in the building and how you can layer these qualities to add extra interest and functionality for the user. That’s why you have to give many meanings, or many readings to the building, so that it will remain useful and relevant to lifestyles, also in the future.

BIG: The Telus Sky Tower: Downtown Calgary has developed as a typical North American city centre with a cluster of corporate towers surrounded by a periphery of low density suburban homes. The Telus Sky Tower is an attempt to create a lively mixture of living and working at the intersection of lightrail and arterial roads in the heart of the centre, to help create a more varied and walkable city centre for Calgary.

Koutalaki Ski Village: Based on analyses of skiers’ experiences at various ski resorts of the world, it was discovered that avoiding waste of time plays a key factor in a successful ski vacation. Vacations only last for a limited period of time and the time should not be spent on walking to and from the ski lift dragging along heavy equipment and wearing boots that make you sink into the snow.

Instead, the precious t ime should be used for the main purpose of a vacation in the mountains: skiing. We have created a master plan for a ski resort that gives access to the pistes directly from the hotel or apartment. The organization of the streets makes it possible to ski freely through the complex. The pistes have been made steep enough for skiers to reach the lift from their apartments or rooms in the morning before ending at their doorsteps in the evening. The pistes run straight through the foyer of the main hotel of the resort, making it possible for guests to take the elevator to the top of the roof and ski down. The design also makes it possible to take the lift directly from the hotel to the après ski bars, concluding a long day of skiing.

AS + GG Architects: The design features slender, sharply-angled, mini-towers cantilevered around a central core. The building’s skin, which suggests the scales of Korean mythical dragons, surrounds the core, aptly naming the project Dancing Dragons. The towers were designed for Yongsan, the name of the overall development, means "Dragon Hill" in Korean.

Careful consideration was given to the appearance of Dancing Dragons when viewed from a distance and in close proximity. Adrian and Gordon drew inspiration from ancient Korean a r c h i t e c t u r e t o g i ve t h e t owe r s dimension when viewed from below. "We have always been interested in the relationship of the supertall building not just as a skyline silhouette but also from looking from the ground up," Gill says. "The Korean historical or traditional temples or pagodas have a very rich structural expression that curves the eves upward.... So the idea of looking up from the ground and seeing the underside of the surface there... is something that interested us."

AS + GG 建筑师事务所 :该设计特点优美、棱角分明,悬臂式迷你塔围绕着中心。建筑的表皮,让人联想起韩国神话中的龙的鳞片,围绕中心,所以项目的名称为“舞龙”。塔楼是专为龙山而建的,而整个开发项目的名称在韩语中的意思是“龙山”。

ODA: Finding the perfect balance between the realities of urban living and respect for the environment is always a cornerstone of our design,as providing access to green spaces needs no longer be a luxury for just a chosen few. The innate need for greenery and a sense of connectedness to nature has been borne out by several recent scientific studies, and its impact upon general quality of life has proven to be even more dramatic than previously known. In New York, as in many major cities around the world where the population grows exponentially each and every year, one of our main design challenges, as architects, lies in how to maximize living areas without sacrificing the availability of the natural elements of light and green space.

Hunters Point is a prime example of putting this method into play for this state-of-the-art affordable housing project. The bountiful access to shared green spaces and farming plateaus provide a communal connectivity in place of the more traditionally impersonal warehousing approach. Unlike the usual rectangular format, Hunters Point South has been designed as an inver ted arch, maximizing the opportunities for unobstructed views of the Manhattan sky l ine jus t across the Eas t R iver. Courtyards and shared balconies on every floor beckon dwellers out to enjoy the unparalleled vista, while enjoying the sense of neighborhood and community that will organically occur from within this carefully constructed framework.

The complexities of merging urban and natural living are challenges that we all share, and the impact of this innovative design approach is already being discussed as a seamless solution to this growing global problem.

吕庆耀:一提起高密度住宅项目,很多人会联想起狭窄拥挤、通风不良的生活环境。事实上,如果项目设计时能从建筑环境、小区环境和城市整合及配套三方面考虑,一样可以为用者缔造一个舒适、惬意的生活空间。

就以溱岸 8 号为例,采取各种措施降低热岛效应对建筑物的影响:一个近 30 米宽的风廊贯穿整个项目,开扬的坐向设计借景扩大了整个视觉空间,首层被抬升以增强地面和街道的通风效果,减少对邻近小区的影响等。当建筑本身的设计充分考虑可持续发展和周边景致的纳入时,小区生态也会有所裨益。

另外,项目设有设备齐全的大型会所,会所同时被视为整个小区的交流平台。除此以外,项目连接附近的多元化康娱设施,配套完善便捷。由于项目毗邻港铁站及公共运输交会处,成功地带动区与区之间的人车流,加强各区之间的联系,同时鼓励住户使用公共交通工具,减少能源消耗和对邻近地区的污染。

Bryant Lu: When talking about high-density residential development, the first thing comes to our minds would probably be a sardine-liked living area: crowded, tense and poorly ventilated. However, a high-density residential project can also create a good quality of life if we put the environment of the project, the community and the city into considerations at the design stage.

Take Riverpark as an example, various means help to reduce heat island effect to the development: a 30 m wide wind/visual corridor providing air flow and visual connection across the site, the lifted podium strengthening venti lat ion of the ground and the street and splendid orientation design. When we look a t the v i sua l and envi ronmental impact thoroughly during site planning and disposition of built forms of the development, it could strive for a harmonious integration with the immediate site surroundings and neighbourhood as well as the whole community ecosystem.

A comprehensive clubhouse, which i s seen as a gather ing hub and interactive platform for the residents and the community, is specially designed. Location-wise, the project connects with surrounding cultural, commercial and recreational facilities which is highly accessible and contributes to minimize carbon footprint generated by the need to travel. Its close proximity to a mass transit system not only benefits the ease of transport and city circulation but also encourages its population to utilize public transport and thereby minimizes the associated energy consumption and possible generation of pollution.

R a j Pa t e l : I n o r d e r t o c r e a t e a development that would be contextual and meaningful, the forms of the towers were inspired by a flowing fabric veil of a Ghutrah, the traditional Arab headdress for men. This veil drapes from the top of the building to the base providing shape and movement to the towers. This outer envelope is further inspired by the patterns of a traditional Mashrabiya as it is comprised of randomly placed vertical panels which provide shading and privacy to all the balconies.

Dubai has established itself with a world-class skyline and we believe this project creates an iconic image that greatly contributes to it. The project will be the first development of its kind having a quad-tower ver tical component on a circular podium base, offering 360 degree views of the city.

109 Architectes: Beirut is a chaotic city, and the lack of urban planning during the previous 15-year war led to a quick erosion of public spaces during the reconstruction years.

As a resul t , the market wi tnessed an increase in greenery in pr ivate and public buildings. Based on the Lebanese construction law, planters are not counted in the total allowable surface. However, in the market, those additional areas are sold at the price of the internal spaces.

For many of our residential projects, including Badaro 3696, we put this idea at the core of our concept. We offer the client the choice, up until the construction phase, of the quantity and location of their greenery, which will increase the quality of living and the sellable areas as well.

Introduction

As a master who is adept in manipulating formal games, Libeskind in this case is sober in using his dramatic language. The building applies a subtle curvy facade and elegant sail shape crown. By this way, it gets more rationality in consideration of residential functions. But however, as the building unit repeats, it still gains a power of iconic building by its massive scale.

Overview

Situated on the Busan waterfront in South Korea, the Haeundae Udong project is a 418, 063 m2 development which will include three high-rise residential towers, a 34-floor high-rise hotel, an office tower and a three-floor retail building.

Design Description

The six new towers are sculpted to express the dramatic beauty and power of the ocean. The curvilinear geometry of the buildings plays with concepts of traditional Korean architecture, often derived from natural beauty such as the grace of an ocean wave, the unique composition of a flower petal, or the wind-filled sails of a ship. Upon completion the project will include the tallest residential building in Asia.

Sculptural in form, the Haeundae Udong development creates a new icon for the city of Busan. The buildings radiate a new spir it for condominium living within a vibrant mixed-use development. The space which the buildings create is meant to enhance the l i fe of its inhabitants both inside and outside. The sculpted forms of the composition, read against the city of Busan, create an iconic whole that is greater than the sum of its parts.

The Haeundae Udong project not only celebrates those who live within i t , bu t o f fe r s many exc i t ing new perspectives and city contexts for Busan. The development becomes a spatial entity that is beautiful from the multiple vistas from inside and out. The apartments take advantage of the site by maximizing the sweeping views of the ocean, the marina, the mountains, the Gwang-An bridge and the city of Busan.

To create the iconic image of the project, Haeundae Udong has carved out its own skyline, an imprint on the city as a whole. Instead of simply extruding the building footpr ints, the heights are varied and the profiles tapered to create a sculptural composition on the horizon.

This strategy gives the project and the city of Busan a new, iconic image while also bringing the most light possible into the developments beyond the site.

The Haeundae Udong project s i ts gracefully on the Busan Waterfront, having broken down the mass of the buildings to give them a slender and elegant skyline appearance. In addition, the var ied, sculptural forms create exciting spaces between the buildings, inviting residents and visitors to enjoy a unique outdoor experience.

The image is created not only from the shape of the individual buildings but by the placement of the buildings on the site. The design aims to take advantage of the shape of the site to provide the most desirable apartments with south-west facing views along the edge of the site, creating a clear definition of public and private space.

The placement of the towers also allows for a generous park to be developed within the site. The towers will r ing a beautifully landscaped park that will provide a spectacular open space for

为了提升项目的标志性形象,海云台佑洞创造了自己特有的天际线并作为一个整体给城市添加了印迹。不同于一味地压缩建筑基础用地,塔楼顶部灵活多变的锥形在地平线上创立了雕塑一样的建筑综合体。

这样的策略给项目和釜山市带来了标志性整体形象,使小区区域内的地块利用率尽可能达到最高。

海云台佑洞项目优雅地坐落釜山海滨,破晓中的建筑呈现出其纤细优美的天际轮廓。多样化雕刻般的外形使建筑间形成了令人振奋的空间,吸引着居民和游客来享受独特的户外体验。

形象的提升不仅来自单栋建筑的造型,还来自于这些建筑在地块上的布置,设计的目标是利用场地形状的优势,建造沿场地边缘西南朝向最合适的公寓,创建一处清晰定义的公共和私人空间。

塔楼的布置同样也顾及到场地内的公园配套,塔楼将是景观公园的对应配景,公园将为居民和来到釜山市参观小区的游客提供充裕的开放空间。为了尽量扩大公园空间和景观的开放程度,公园里还计划建造一些非住宅项目。

小区由三栋住宅塔楼、一栋办公楼、一家酒店以及展览中心和运动设施组成,每一栋楼都有其与地块相互关联的建筑特性。小区作为一个整体必将是为HDC创造新形象的 21 世纪空间,必将是韩国居民生活的新视景。

To maximize the park space and openness of the landscape, some of the non-residential program could be integrated into the park space.The development is composed of three residential towers, an office building, a hotel, convention centre and sport facility, all of which are articulated in the specific architectural language developed for the site. Overview

The Yong j ia Wor ld Trade Cent re Wenzhou will create a new image for the WTC brand and wil l become a unique symbol for the new riverside city of Wenzhou. Wenzhou city lies in the dense economic zone along the coast of Southeast China, next to the Yangtze River Delta region. The deep water sea port outside Wenzhou and the inland channel to the sea expand the city’s access advantages for international and domestic markets.

Design Description

The Yong j ia Wor ld Trade Cent re W e n z h o u i s l o c a t e d i n t h e OubeiSanjiang Area which has the highest development potent ial in Wenzhou. According to the master plan, the OubeiSanjiang Area in Yongjia is positioned as an integrated functional area with, among others, business, modern residence, tourism service, leisure and entertainment functions rolled into one. The functional shift of the WTC area, from a business and financial district to a mixed-use development which includes cultural and recreational facilities and a high percentage of residential proper ties, wil l create a forward-looking and sustainable city district that has all the components needed to support economic growth whilst propelling social connectivity and local identity.

U N S t u d i o ’ s c o m p e t i t i o n d e s i g n proposed 5 tower s ranging f rom 287 m for the main tower to 146 m for the smallest tower.The office towers, including the offices,are situated in the north part of the development. High -end residential apartments are located on the upper levels of these towers, with residences that enjoy the best 360 degree views overlooking the whole peninsula. The programme mix of office and residential ensures an intertwining of functions and activation throughout the day and night.

In the south part of the development, residential towers and a hotel tower are located. In accordance with north part, the total above ground area adds up to 500,000 m², including shopping and commercial areas of 150,000 m², office areas of 160,000 m², hotel area of 50,000 m² and a high-rise condominium are of 140,000 m².

UNStudio’s des ign for the project presents a green neighborhood in the sky which is combined with three main elements:

— Trade and business;

— Diverse programme mix;

— Accessible public landscape.

The notion of precious objects on a tray drives the main design concept, where the continuous podium landscape occupies the entire site and serves as a tray-like, green plain for the towers. The harmonious composition of the towers affords a unique image of the development from all different views. The composition will interweave with its surroundings, yet will remain recognisable as family of objects.

On the tower scale, the so-called "frames" under l ine the concept of neighborhoods in the sky which create unique locations with distinct identities.

Where these frames overlap, the so-called, "Eyes" are located. These are commonly used spaces such as sky gardens and

UnStudio 在温州这个项目中形式上延续了其一贯的大胆手法,图像上也给人一种中式的 “层峦叠嶂”之感。其竞标文件中也提到对当地雁荡山的形式借喻,属于欧洲事务所参与中国项目时在其擅长的形式操作上一种中西合璧的典型案例。

Introduction

UnStudio continued with its inherent bold technique on the Wenzhou-based project in form. It visually gives people a feel of Chinese traditional "layer of mountains". A formal metonymy of Yandang Mountains has been referred in the bidding document. This poses as a typical case for a European firm to employ a combination of Chinese and western elements on the formal disposition that it is good at when it is getting involved in a Chinese project.

lounges for use by residents, or social gathering places for office areas that afford the best views towards the river and Wenzhou city centre. Both the frames and the "eyes" enhance the character of this future city symbol.

The landscape is the unifying element in the overall design, providing the display element for the tower objects. It is in large parts publically accessible and establishes a continuous green connection that links through the central green axis to the riverfront area.

The competition design proposes zoning by differently themed areas embedded into the landscape that are related to cultural and entertainment functions. At the central water stream and on the lower podium level the landscape has a lively character with various functions. In contrast, the top of the roof enjoys a more private character. This zoning creates diverse green areas that can satisfy the different needs of residents, visitors and business people alike.

Overview

In recent years high-r ise residential towers in Asia have undergone a significant transformation. No longer only mass replicated tower blocks dot the skyline of most Asian cities, a new generation of bespoke towers now provide aesthetic, singular silhouettes and incorporate comfortable living spaces, attractive landscaped gardens and an array of amenities for residents.

Design Description

Ardmore Residence at 7 Ardmore Park in Singapore is one of this new breed of residential towers. Located in a prime location close to the Orchard Road luxury shopping district, Ardmore Res idence enjoys both expansive views of the panoramic cityscape of Singapore City and the vast green areas of its immediate western and eastern surroundings.

Living landscape

The primary concept for the design of the 36 storey, 17,178 m² residential tower is a multi-layered architectural response to the natural landscape inherent to the "Garden City" of Singapore. This landscape concept is integrated into the design by means of four large details: the articulation of the facade, which through its detailing creates various organic textures and patterns; the expansive views across the city made possible by the large glazed areas, bay windows and double-height balconies; the interior "living landscape" concept adopted for the design of the two apartment types, the introduction of transparency and connectivity to the ground level gardens by means of a raised structure supported by an open framework.

derived from micro-design features which interweave structural elements, such as bay windows and balconies into one continuous line. The facade pattern is repeated for every four storeys of the building, whilst rounded glass creates column-free corners, visually merging the internal spaces with the external balconies. Intertwining lines and surfaces wrap the apartments, seamlessly incorporating sun screening, whils t also ensur ing that the inner qualities of the apartments and the outer appearance of the building together form a unified whole.

Inside-outside

The a par tment s in the A rdmore Res idence embody the idea of a "living landscape". Functional spaces are redefined and extended into the living landscape concept, offering the possibility for versatile functionality for the occupants. An indoor-outdoor living experience is achieved through the inclusion of large windows and double height balconies in all of the residences.

Ben van Berkel says: “The highly textural facade of Ardmore Residence works in unison with the organisation of the individual apartments, affording both extensive daylight to the unique residential spaces and panoramic views over the city of Singapore. Continuous landscape

The first residential level of Ardmore Residence is located on the 8th storey of the building. An open framework is therefore introduced at the base of the raised tower which enables full connectivity and transparency across the ground level landscaping, while simultaneously organising the shared amenity facilities.

Introduction

The project is a successful case where "garden residential houses" in an urban tropical environment are created behind a fluid shape. A variety of spaces including double-height terrace space, bay windows of large areas, and living rooms with a panoramic view are enclosed by the continuous exterior wall. The storeys below 7th floor are raised by giant columns to reserve plenty of public space. The overall design embodies the core concept of "living landscape".

设计说明位于新加坡雅茂园 7 号的住宅楼就是在这种理念下孕育出来的新型住宅楼。雅茂园处于中心地段,毗邻乌节路购物天堂,不仅坐拥新加坡一望无垠的天堂式美景,也被东西两侧巨大的绿化区紧紧地簇拥着。

住宅区景观

为了契合新加坡这座花园城市本身所拥有的自然美景,这座占地面积 17 178 平方米的住宅楼,其主要设计理念为多层建筑,共设有 36 层。这种设计融入了景观概念,具体从四大手法来体现:外立面的过渡,通过细节处理创造了各种各样的肌理与图;大面积的落地窗、飘窗和双层挑高的阳台设计可将整座城市的景致尽收眼底;对双公寓式的设计采用了内部“住宅景观”设计理念;设计开放式构架以拉高建筑结构,进而引入首层花园空间,实现景观的穿透性和连续性。

肌理外立面

雅茂园的外立面源自微观设计,集合了各类结构元素,比如将飘窗和阳台连成一条连贯的线条。四层重复一次的肌理和弧线形玻璃的运用创造了建筑边角的无柱空间。从视觉上看,仿佛将室内空间和户外阳台合并在了一起。交织的线条和墙面环绕着整个公寓楼,将遮阳板完美地连为一体,同时保证了将公寓楼的内部品质和建筑外观合二为一。

内部—外部

雅茂园的公寓楼都体现了“住宅景观”的理念。将实用空间重新定义,同时将其融入住宅景观理念,为住户实现楼宅功能多样化。所有住宅楼室内均设有超大窗户和双层通高的阳台,为住户提供了室内外皆宜人的生活体验。

因为雅茂园从第 8 层开始是公寓,所以在升高的住宅楼底部引入了开放式构架。这不仅完全实现了首层花园空间的穿透性和连续性,同时还将住户共享的便民福利生活设施完美地整合在一起。

Overview

In an emerging residential area at the edge of Manhattan’s bustling Chelsea neighborhood, Perkins Eastman’s new tower of 57,600 m² creates a vibrant destination with its mixed-use program.

Rising out of a landscaped 929 m² urban plaza that extends 61m from the 29th and 30th Streets, the 53-storey building comprises 32 floors of 302 luxury rental apartments, a 290-key hotel with banquet facilities and meeting rooms, two floors of restaurants, entertainment space, retail space, and additional amenities including a spa and four levels of parking.

Design Description

The second floor includes a restaurant that opens on to a long dining terrace over look ing the p laza. The hote l comprises the lower half of the tower and is entered via a lobby on Sixth Avenue. In addition to the meeting rooms and banquet facilities, the hotel includes a spa, a number of large suites, and private landscaped terraces. Separate lobbies on Sixth Avenue provide access to the parking garage, retail space, and restaurant.

The apar tments are entered via a residential lobby on the 29th Street. Residents have access to two floors of amenities. The entire 53rd floor is devoted to a lounge and terrace that provide sweeping 360-degree views of Manhattan and beyond.

An elegant contribution to the New York City skyline, 835 Sixth Avenue features architectural and structural innovations that belie its slender profi le. As the tallest building in the neighborhood, 835 Sixth Avenue was designed to take advantage of views of the Hudson River to the west and the East River to the east. With separate entrances, the building’s design allows residents, hotel guests, and visitors alike to utilize all of its facilities.

The mater ials of the building were

kept to a purposefully limited palette in order to create a unity of design within the mixed-use program. Within these parameters , the var iegated facade uniquely expresses each of the major uses while the overall effect is harmonious. The major materials for the exterior include glass, precast concrete panels, and aluminum mullions and panels. Accents in the public plaza include granite, a reflecting pool, and an allee of trees.

In a location typified by its proximity to Penn Station, 835 Sixth Avenue boldly interprets its rhythms in the distinctive facade, un ique ly express ing the building’s mix of uses. The east and west sides with 46m wide facade command views of the r ivers on either side of Manhattan. The overall aspect (height to width) ratio of 11:1 compelled the tower’s structural engineers to push the envelope of traditional cast in place concrete design and construction utilizing materials, features, and design innovations that enable the tower to successfully resist gravity and lateral forces without resorting to the use of active damping devices.

835 Sixth Avenue is the s lenderest building in New York City to not use a tuned mass damper. The fins were utilized as main stabilizer elements with the roof beams touching every lateral shear wall along the way, turning the entire building into a super frame.

A n o t h e r c h a l l e n g e w a s i n t h e complexities of the multi-use nature of the building. In addition to the public plaza, the four major uses include four levels of parking below-grade, two restaurants, a 290-key hotel, and 300 units of luxury apartments above. Designing a building next to two active subway lines, creating entrances to parking garages separate lobbies—for the restaurants, hotel, and residential and seamlessly integrating for the structural and mechanical systems up through 53 storeys was the biggest challenge.

Targeting at a luxury residential development in New York with an expensive land pricing, Perkin Eastman, a famous and old brand U.S. architectural firm, skillfully employed a simple modernism form. The design achieves a classical work to overall high standards of superhigh residential housings in such a metropolitan area of USA while making efforts to keep a series of buildings as a whole and meeting the requirements of space efficiency.
