John Pardey Archi tects was establ ished

in 1988 as a sole t rader pract ice in

conjunct ion with teaching at severa l

schools of archi tecture. The pract ice

launched in 2000 and now employs 12

staff . From in i t ia l success in one-off

houses, we have over the last ten years

gained consent for c.2600 res ident ia l

un i ts, ranging f rom a 713 uni t scheme

in north London, to a group of r ivers ide

houses in L I t t lehampton.

Being a medium-sized pract ice, we can

offer c l ients a personal serv ice with the

involvement of John at a l l stages of

the design process. We punch above

our weight and have the expert ise and

exper ience to del iver complex res ident ia l

pro jects successfu l ly.

Our partner ing with large internat ional

f i rms of archi tecture a lso g ives us the

unique opportuni ty to design large

schemes both in the UK and abroad.

The pract ice has gained some th i r ty-

n ine nat ional and internat ional des ign

awards and our work has been widely

exhib i ted and publ ished. John Pardey

has held post-graduate teaching posts at

Canterbury and Portsmouth univers i t ies

and been an external examiner at Cardi ff

and Oxford Univers i t ies. He is author of

two books on Danish archi tecture.

John Pardey was appointed to

the Nat ional Review Panel of the

Commiss ion for Archi tecture and the

Bui l t Env i ronment in January 2009.

In our res ident ia l des igns we recognise

the need to work c losely wi th c l ients, the

consul tant team, local author i t ies and

other stakeholders.

In addi t ion to c l ient ’s requi rements,

today’s res ident ia l pro jects have to

comply wi th a p lethora of standards –

Code for Susta inable Homes, L i fet ime

Homes, RSL and Local Author i ty

standards, HQI and Bui ld ing Regulat ions

– so a thorough knowledge of these

requirements is something we constant ly

audi t and br ing to bear on each pro ject .

Our approach to large res ident ia l

schemes begins by analys ing the c l ient ’s

requi rements and then the s i te, i ts

context , constra ints and opportuni t ies

The planning process behind larger

res ident ia l schemes has become

very complex in recent years, whi le

the demands for certa in spat ia l and

construct ional standards, has a lso

become very demanding.

Over the last few years, we have

designed over 2600 uni ts on the

schemes i l lustrated here and have

successfu l ly achieved planning consents

on a l l schemes to date.

We work regular ly wi th other

profess ionals such as p lanning

consul tants, landscape archi tects, m+e,

structura l and h ighways engineers,

quant i ty surveyors, susta inabi l i ty and

ecology experts and we enjoy dr iv ing the

team forward to a successfu l p lanning

appl icat ion.

We have great exper ience and enjoy

present ing schemes di rect ly to p lanning

off icers and other stakeholders.

and combin ing th is wi th or ientat ion and

aspect. From th is we establ ish a concept

approach to p lan the layout and set

out a ‘set of ru les’ for the archi tecture

– a way of sett ing out parameters for

massing, mater ia l i ty and form that

ensures a coherence across a scheme.

With a set of ru les, the development

of a design can proceed whi le a strong

overa l l approach remains intact and

th is makes for a posi t ive and constant

evolut ion of a design.

We work us ing f reehand sketches

and computer models to develop and

expla in the steps, cu lminat ing in deta i led

rendered plans, e levat ions and computer

generated images.

From ear ly concept studies, we develop

our schemes in 3D us ing Sketchup

professs ional programme, which a l lows

c l ients and consul tants to be fu l ly

involved at every step of the design

process.

Oaklands Col lege is a post-war former

educat ional campus in St. A lbans, wi th

seven grade I I l is ted modern bui ld ings

set wi th in the St Albans Conservat ion

Area.

The Oaklands campus bui ld ings, l is ted in

2002, represent perhaps the h igh point

of 1960s educat ional bui ld ings.

Fol lowing a p lanning refusal for a

t radi t ional br ick and t i le housing scheme

(by others) we were appointed as design

archi tects, to work a longside the lead

consul tant and master p lanner, for a

rev ised contemporary apartment scheme

that would complement the ex ist ing

modernist pav i l ions.

New apartment b locks are p lanned in

a campus arrangement across the s i te

o a k l a n d s , s t a l b a n s

which is ak in to a park land threaded

between some 200 mature t rees.

A design language was der ived f rom the

centra l group of reta ined l is ted bui ld ings,

tak ing in the rect i l inear bui ld ing shape

and by adding layers in an addi t ive

approach, we arr ived at a bui ld ing

design that responded to i ts sett ing

with in the l is ted campus as wel l as

hav ing i ts own presence.

Upon gain ing p lanning permiss ion

for the s i te, the pro ject was sold to

another developer. We were reta ined

as execut ive archi tects, overseeing a l l

p lanning issues as wel l as the qual i ty of

the deta i l des ign.

The scheme for 339 apartments was

completed in 2010.

The seven Grade I I l is ted bui ld ings,

born of the post-war mater ia l shortages,

are important due to the ‘k i t of parts’

nature of the i r construct ion, based on

the min imum number of stee l sect ions

welded together to form a f rame that has

th in r ibbed concrete f loors – and th is

was c lad in a bespoke a lumin ium curta in

wal l system. Two of the b locks were to

be reta ined as a per formance hal l and a

gymnasium.

F ive of the ex ist ing col lege bui ld ings

were converted to res ident ia l use –

the i r open plan layouts a l lowed for

a successfu l replanning without any

impact f rom the publ ic rea lm. The design

concept for the apartments takes the

idea of centra l ‘cores’ conta in ing the

serv iced e lements – r isers, dra inage,

bathrooms and k i tchens – which by

carefu l l p lacement in the open plans,

orders a l l surronding spaces into

work ing, s leeping or l iv ing areas – a

k ind of archi tectura l chess p iece in each

bui ld ing. These cores are designed as

t imber-c lad or coloured e lements, ak in to

a p iece i f furn i ture set wi th in the p lan.

Bloor Homes, work ing with Deluxe,

owners of the former Rank F i lm

Processing Laboratory’s s i te

commiss ioned JPA to create a new

res ident ia l development incorporat ing

the Grade I I l is ted former f i lm laboratory

bui ld ing.

The s i te conta ins some 25 bui ld ings

inc luding the l is ted f i lm processing

bui ld ing designed by the German emigre

and founder of the Bauhaus, Walter

Gropius in 1936, which remains one

of the few surv iv ing examples of ear ly

‘ funct ional ist ’ archi tecture in Br i ta in.

Located on the North Orbi ta l Road yet

bounded to the north by the Colne Val ley

Park SSSI, the s i te is a ten minute walk

f rom main l ine serv ice into Mary lebone.

The masterplan is based on Gropius’s

design approach f rom the 1930’s in

creat ing a ser ies z ig zag blocks that

inter lock around rectangular courtyard

spaces. Thre apartrment b locks create

a backdrop to the l is ted bui ld ing, wi th

houses forming streets and courts

beyond.

Convers ion of the l is ted bui ld ing was

ass isted by the modular nature of the

ex ist ing bui ld ing which prov ides an

ideal f ramework for the prov is ion of

48 No 1, 2 and 3 bed apartments. The

only intervent ion is the subt le insert ion

of an atr ium into the deep plan former

product ion area.

reta ined and refurb ished as a f i lm c lub.

The s i te s i ts on the banks of a large

reservoi r on Green Lanes in Hackney.

Two new blocks f rame a wide publ ic

space that fu l f i l ls the Area Act ion Plan’s

ambit ion to create a new publ ic l ink to

the footpath c i rc l ing the reservoi r.

The design employs a s imple two-tone

br ick palet te wi th z inc c lad att ic soreys,

whi le a ta l ler b lock onto the reservoi r is

c lad in bronze anodised a lumin ium. To

the main publ ic f rontages, balconies are

set back with in large br ick apertures,

whi le a long the new publ ic route, they

pro ject to animate the route and prov ide

v iews to the water.

The s i te l ies at the very south-west t ip

of the Mapesbury Conservat ion Area on

Walm Lane and s i ts opposi te the Grade

I I l is ted Wi l lesden Green tube sta ion –

the cata lyst for the whole area.

The ambit ion is therefore to create a

contemporary bui ld ing taht whi le rooted

in the h istory and context , wi l l act as a

minor landmark for W i l lesden.

The massing of the proposal is fa i r ly

st ra ight forward – a lower e lement that

forms a ‘datum’ in red br ick and a

london borough of brent

centra l , ta l ler e lement that addresses the

stat ion expressed as a smal l ‘ tower’ . The

lower parts are designed to ref lect the

context and so are bui l t in ‘Mapesbury’

red br ick, expressed as ‘ f ramed’ rather

than ‘wal led’ facades, conta in ing

balconies and an inner layer of windows

and coloured panels that appear at h igh

leve l as a z inc f in ish meta l c ladding att ic

storey.

This s l ight ly neutra l archi tectura l

express ion prov ides a background for

the tower e lement wi thout at tempt ing to

john

compete with i t for at tent ion.

The tower is therefore conceived as

archi tectura l ly d ist inct f rom the lower

background bui ld ings and is carefu l ly

proport ioned to have e legance and

s impl ic i ty. I t is g iven r ichness by the

use of a s lender and carefu l ly deta i led

f ramed balcony screen that forms a

f rontage that is then angled to d i rect ly

address the stat ion. The tower i tse l f

is proposed in a warm red terracotta

c ladding.

Col indale has been ident i f ied as one of

the most s igni f icant areas for growth

and regenerat ion in London – i t is a

c lassic North London suburb that lacks

real cohesiveness and ident i ty. At the

heart of Col indale l ies the Northern l ine

tube stat ion, which adjoins the former

Victor ian hospita l s i te.

John Pardey Architects, working

alongside Barton Wi l lmore Planning,

developed the design for th is 6.2 HA

mixed-use scheme. A new square

addresses Col indale Avenue with a

redesigned tube stat ion, an Aparthotel

and retai l units. A central avenue l inks

the square to a central space that wraps

and addresses a retained and converted

Grade I I l isted Victor ian hospita l

administrat ion bui ld ing.

The architecture offers di fferent faces to

these publ ic and pr ivate realms – street

e levat ions are animated with large scale

openings and project ions in a masonry

outer wal l , whi le the courtyards are given

a f iner grain of modular ised cladding,

project ing balconies and fu l l height

glazing. Bui ld ing heights r ise up from

south to north maximiz ing solar access to

the courtyard gardens and the blocks are

formed from apartments clustered around

cores offer ing the opportunity for many to

be dual aspect and encouraging a sense

of community.

Barnet Counci l have worked with us,

and the scheme is now promoted as

a benchmark for sustainable design in

Col indale. the masterplan del ivers 714

uni ts, a 305 room Aparthote l , a Pr imary

Care Trust uni t and a re-c lad stat ion.

From a new publ ic square outs ide the

refurb ished northern l ine tube stat ion,

reta i l un i ts offer act iv i ty beneath a new

Aparthote l . W ith in the s i te i tse l f , b locks

are genera l ly p lanned as ‘L’ shaped and

pai red to enclose landscaped courtyards

above park ing at grade. Ranging f rom 3

to a 10 storey point b lock, the apartment

b locks are c lad in whi te render, cream

or red br ickwork above a b lack br ick

p l inth so that the scheme has var iety yet

reta ins a coherence.

This concept of r ichness with in a uni f ied

whole is carr ied through in the design

of the facades, where a var ied ‘corn ice’

l ine expresses the top of the masonry

wal ls to the outer, urban face and a

l ighter t imber or panel led att ic storey

Continuing our involvement in the

regenerat ion of Col indale, th is resident ia l

quarter s i ts opposite the tube stat ion and

occupies the s i te of the former nat ional

newspaper l ibarary.

John Pardey Architects, working

alongside Fabr ik landscape architects

and ARA urban design, developed the

design for th is 4 HA mixed-use scheme.

The si te adjoins and enlarges an exist ing

park and also faces onto Col indale

avenue, so has retai l , cafes and

col indale, london borough of barnet

community spaces at ground level .

An eleven storey br ick tower addresses

the stat ion and is given expression by

deeply recessed balcony apertures and

‘sky-rooms’. Blocks vary from 4 to 11

storeys and are planned around raised

podium spaces above parking.

Streets are block paved with informal

plant ing to create a safe environment for

residents.

The design for a new 73 uni t apartment

b lock replaces a former car park bui ld ing

and a former launderette, most recent ly

used as a community centre. A l though

f lanked by two 15 storey tower b locks,

d iagonal ly across f rom the s i te on the

west s ide of Lawn Road l ies the Isokon

f lats, des igned by the archi tect Wel ls

Coates in 1934. This is one of the most

s igni f icant housing schemes of i ts day

and is Grade I l is ted.

qual i ty bui ld ing that respects both the

adjo in ing conservat ion area and the

Grade 1 Isokon bui ld ing.

The design began with the idea of

creat ing a bui ld ing form that took a cue

f rom the Isokon bui ld ing’s ocean l iner

analogy, so that i t creates a coherent,

s ingular bui ld ing form that explo i ts the

curved street . The base of the bui ld ing

is therefore formed in a chalky coloured

br ickwork, which has curved corners

and h inges around a centra l ‘ funnel ’

(a sta i rcase) and culminates at the

northernmost end as a ‘prow,’ expressed

as cant i levered, curved balconies ak in to

that of an ocean l iner.

To the rear of a the bui ld ing, a large

communal garden culminates at the prow

of the bui ld ing at a smal l publ ic space

conta in ing a large t ree, to prov ide a

much needed green space as a v isual

ameni ty to the streetscape.

The s i te l ies on Col indale Avenue in the

London Borough of Barnet and is part

of an area out l ined for intensi f icat ion in

the London Plan. Replac ing some large

industr ia l un i ts, th is scheme prov ides

105 uni ts on a 0.66 HA s i te (453 Hr /Ha)

in three b locks.

The two blocks fac ing the street are

courtyard in form, whi le the th i rd b lock

straddles the rear of the s i te.

Each block is faced in contrast ing br icks

us ing strong, darker tones to create a

b r e n t w o r k s s i t e , c o l i n d a l e

planar wal l which has cut-outs top and

bottom, above a consistent cream br ick

base. Steel ba lconies are inserted or

appl ied and z inc-c lad or ie ls counterpoint

the composi t ion.

Courtyards are softened with t imber-

faced balconies and have pergolas and

green wire systems to create a garden-

l ike atmosphere.

To the southern end of the street , set a a

lower leve l are severa l commercia l un i ts.

Our c l ient obta ined a d i lap idated

warehouse on the banks of the River

Arun, and approached us to look

at opportuni t ies of convert ing i t to

res ident ia l use.

The start ing point was to reta in the

character of the warehouses a long the

r ivers ide. The street and f lank facades

of the ex ist ing bui ld ing is reta ined and

a new l ightweight f rame set wi th in th is

shel l , set back about two metres f rom

the street . We proposed an archi tecture

that respected and complemented

Arcadia is a large mixed-use

regenerat ion scheme in the centre of

A unique peninsula s i te on the River Lea

on the north bank of the Thames di rect ly

oppose the Mi l lennium Dome has a

masterp lan by SOM Archi tects to prov ide

some 1500 new apartments a longside

John Pardey Archi tects designed two of

the apartments b locks, one at 12 storeys

and the other at 16 storeys which

incorporates a three leve l l i festy le and

le isure c lub at i ts base. Both bui ld ings

are formed in predominant ly buff fac ing

‘ roman’ br ickwork to comply wi th the

Leamouth Peninsula, Tower Hamlets

i ts west, whi le to i ts garden façade, a

f iner gra in is employed us ing an addi t ive

rather than the subtract ive language of

the r iver façade with pro ject ing angled

balconies and or ie ls .

The second block of 110 apartments is

again p lanar, but th is t ime expressed

as a br ick f rame that, as i t r ises, is cut

back to create a facetted form – the

f rame is in f i l led in recessed br ick panes

to the r ivers ide, and in encapsulated

t imber- faced panels to the s ides and

garden facades, wi th each facet us ing

a subt ly d i fferent t imber colour that wi l l

accentuate the var ious bui ld ing faces.

A unique coasta l s i te on Pr iddy’s Hard

in Gosport – the former s i te of the Royal

Navy’s armaments product ion. The s i te

is occupied by large masonry h istor ic

structures or ‘ t raverses’ that once

formed blast wal ls to shel l f i l l ing sheds,

now Grade I I l is ted.

Our scheme prov ides n ine new houses,

s ix set wi th in the bays of the t raverses,

and three occupying the s i te of former

sheds to make a unique env i ronment.
