Baulas National Marine Park in Guanacaste, but also to the State. —— —— —As stated as "lnaiienable Public Zone," it is non negotiable territory. in the plot at issue, there shall be noright whatsoever to access from there and to the south west, that is, to the beach across a road, path, orany other way. It is a National Park. === — I _ < II I == —= === »Honorable Judge, I must add that since it is a National Park, the Maritime line with a public nature is50.00 meters and that the rest is 75.00 meters and not 150.00 meters used in other coastal areas andwhich are not National Parks. Therefore, the land in question is entirely located within the additional 75.00meters belonging to the Park and the State. — —The trees and other plants in the land shall be respected because it is a National Park. It is a surface thatis developing greater topsoil, that is, it is under a process of ecological regeneration. Some examples ofplants that are growing inside the plot are: black timber, almond tree, coconut palm, etc. There is no roomfor human settlements or any other urban development. — ———In general terms, the entire region lacks potable water, and the site where the plot is located can beclassified as fragile from a biological point of view; therefore, human settlements are not viable. — ~The rest of the information is in accordance with the characteristics of the zone.Continuation of page 7 "CHARACTERISTICS OF THE REAL PROPERTY" — —

The letter "A" is not indicated by the Registry, but it is correct. — ——l would also like to point out that the boundaries recorded before the Registry used the cardinal pointsNorth, South, East, and West. It is better to use the following: —

The Plan recorded with the Registry under No. G-40236g-g0 as of 1o-16-1gg0 indicates along the entiresouthwest boundary, that is line 3-4 s47" 44.0 E, definitely the ,,public
Maritime Zone,, with a w¡dth of50'00 meters; however, Honorable Judge, from that line 3-4 to the high tide area, the distance is muchshorter than 50'00 meters; therefore, I consider there is no consistency between the current rocation ofthe plot and the information stated in the PIan. lt was also difficult for me to find the surveying point ofsuch Plan' of '115'499 meters because the road to the northwest and ending in the beach does not havethe 25'00 meters width indicated in the Plan, but a much shorter width. consequenfly, from this point ofview' the information contained in the Plan is different from the reality in the field.The road is paved, and to date, there is a pile of gravel.
There are no electricity connections
The Appraiser records the Declaration of Public Interest, recorded in the entries 567-42366-001, this isthen a property in a Maritime Zone of public lnterest.
