ALEXANDRIA WATERFRONT, ALEXANDRIA VA2013 - present

The master plan for the 1.25 mile Alexandria Waterfront has been historically contentious between the citizens and the City of Alexandria. However, OLIN was able to address many of the citizens’ concerns during the design schematic phase while communicating design intentions through five community presentations. The community meetings, along with stake holder meetings resulted in an astounding show of support from citizens who were once opponents.

As Project Manager, I was responsible for coordinating the contracts and scopes, establishing the project work plan for meetings and deliverables, consultant and client communication, and financial responsibilities of invoicing and progress status. I extensively reviewed the cost estimate to ensure consistency and accuracy, and organized client meetings and community presentations in which I served as facilitator. We lost a team member during the early stages of the phase which required me to do production of technical documents, diagrams, and sequencing options for construction.

The scope of work entailed translating the Small Area Plan’s concept into a more realized design through study of multiple options that considered site opportunities and constraints. To begin the site development, OLIN created a multi-layer project analysis that addressed the existing programmatic elements that the Small Area Plan did not address fully. During the technical documentation phase a historical agreement was made with the Old Dominion Boat Club for a prime location at the foot of the primary commercial street and the waterfront intersection. This agreement required a re-design of the site plan to incorporate the agreements and envision a plan that has never been previously conceived.

During this phase, I was primarily responsible for directing and review of the analysis diagrams and maintaining the schedule of deliverables. I served as a design critic to our internal team and was the primary contact for all client communication. I created the agendas for the design team meetings with the Client, ran the meetings, and completed action-oriented meeting minutes.

This scope of the project occurred consecutively with the design evolution scope to maximize efficiency in incorporating stakeholder input, community feedback and practical implications for operating and managing the variety of concerns risen by departments within the City government. Through five community meetings that ranged from concept exploration, art and history implementation and ultimately final design, the effort resulted in approval by the Waterfront Commission, Planning Commission and City Council.

My responsibilities included creating and/or editing the PowerPoint presentations for all the community meetings. Organizing client and stakeholder input, and determining the best method for addressing the items within the plan. During the meetings, Skip Graffam, the OLIN Partner, presented the presentations, and I lead break-out group dialogue. This aspect of the project was particularly engaging for me, as I enjoyed enabling the diverse interests within the community to come together in a collaborative way that allowed participants to better understand one another’s opinions. I was able to facilitate an in-depth discourse that allowed residents to better engage in the design.

As the technical documentation was completed, OLIN worked with Faithful + Gould cost estimators to create a cost estimate that allowed for maximum flexibility in construction phasing and permitting. The project proposes encroaching on the Federal navigational channel within the Potomac River, thus requiring extensive permitting efforts at a federal, state and local level. The cost estimate task required a high level of oversight by me to ensure that the unit costs, quantities and assumptions were accurately documented.

I was solely responsible for generating the sequencing strategies that were presented to the Client. In addition to listing the sequencing in table form, I elected to show it in plan form to allow a better understanding of each components design elements and implications to existing program. Additionally I created Gantt Charts for each strategy in an effort to realistically understand how long it will take to realize the project to full fruition. I directed a team member on permitting research, and creation of permitting impacts on the design plan similar to the sequencing effort. The sequencing and permitting package was so thorough that the client accepted the draft as the final deliverable.

OLIN created a new town center on the main island of Cayman Islands, along with other discreet projects in the area. The town center focused on individual blocks with central courtyards. The blocks were designed independently, but cohesively to ensure a quality of space lacking in other areas of the island. The hardscape and planting palettes chosen are identified based on durability, sustainability and aesthetics. The client created a plant nursery during the town center development to ensure reliable sources for the full build-out.

During my time on the Camana Bay projects, I created various spaces ranging from one block mixed use buildings and courtyards, to large neighborhood developments that include public parks and boardwalks. The projects developed from concept site design through construction administration. My role on the projects evolved from landscape architect/designer to Associate, allowing me to both design and oversee junior designers’ development while providing direction with clear objectives, and encouraging exploration of ideas to produce fresh results

Conceptual design explored options to redesign an existing public plaza to address security and social issues that plagued the historic fountain site in downtown Cincinnati. The design goal was to create an open plaza flexible enough for a variety of event programming while maintaining more intimate spaces for daily interactions. The plaza was activated by a new cafe, and an intense programming by the client. The plaza sits on an underground garage, and adjacent building basements, which required a high level of coordination due to depth limitations, sloping roofs and weight limitations. The transformation of the plaza was recognized through an International Economic Development Council award in 2009.

During concept design, I was responsible for rendering two concept plans and their associated sections to convey relationships and scale. During the design development stage, I created diagrams to document polyfill depths and programming diagrams that assured all the envisioned activities could be accommodated. Tasked with creating the programming calendar, I envisioned daily, weekly and seasonally programmed events. Creativity was high when designing the potential events, both small and large. The client kept that energy and playfulness in programming the site today, which has reestablished the site as the gathering place in the heart of Cincinnati. The project served as a catalyst for economic development in the area.

A three phase project consisting of 4.9 acres of public park system designed to accommodate a diverse set of user groups. The site has high-intensity program and is part of the East Coast Greenway situated in a major cultural hub of Philadelphia. Phase 1 activates the restored Italian Fountain by increasing access and providing a plaza and landscaped areas for visitors. Although historically open, this level of accessibility and space-making at the fountain was non-existent for decades. Phase 2 provides access to a previously inaccessible silt island formed through deposition as a result of construction of a dam in the Schuylkill River. Design intent for the island is to provide educational opportunities related to hydrology and its associated ecologies. Phase 3 creates usable spaces through re-grading of the site, as well as introducing a bioretention garden that will mitigate stormwater and educate the public through direct interaction with this site element.

I developed the site design from concept through construction administration. OLIN is the prime consultant on the project. While my role on the project has evolved, I have always been responsible for managing the consultant team coordination and communication. I spearheaded the public approval commission reviews and facilitated the permitting process with the Army Corps of Engineers and Department of Environmental Protection. As the Associate on the project, I provide oversight on the project design and execution of submittal drawing sets and specifications. I mentored junior designers by providing direction through clear objectives, while encouraging exploration of ideas to produce fresh results.

Since 2008, OLIN has worked with PMA on renovations to the landscape. During this phase of the project, the western (top in rendering) landscape underwent the most dramatic proposed change to date. We envisioned transforming the existing parking lots and bus drop off locations to a park like setting that continues to accommodate handicap parking and school bus drop offs. A portion of the western landscape is over a proposed auditorium, creating grading challenges that added to the complexity of the design. On the eastern (lower) side of the museum, OLIN made the recommendation to Frank Gehry’s office that the fountain on the main plaza be enlarged from it’s existing size. Historical renderings supported this proposal, and Gehry’s office ultimately agreed.

As the project manager, I corresponded directly with Gehry’s office on schedule, deliverables, and design coordination. I provided internal document review for technical set consistency. I organized our team’s tasks to stay on target financially.

This private residence sits atop the tallest residential building east of Broad Street in Philadelphia. The architectural part of the project converted three condos on the penthouse level into one full floor residence. The landscape portion of the project encompassed two terraces. The southern terrace was approximately 6’ x 82’, and consisted primarily of granite paving and a small patch of artificial turf as a base for a sculpture installation. The northern terrace is a 40’ x 42’ plaza that the client envisioned as a modern interpretation of a Japanese Garden. The material choices were minimal and the color palette neutral. Attention to detail in this condensed space was essential. We worked closely with several artists and fabricators to create custom features within the terrace, including the water feature, the table and benches, and the Buddha stand.

My hand sketches inspired design development that was further refined based on structural limitations, and consideration for the building maintenance needs, such as window washing. With a small team of Partner, Associate and Designer, I was solely responsible for developing the technical set with minimal oversight from the Associate. To manage construction costs, I envisioned a simple manipulation of the existing pavers for partial reuse within the northern terrace design. During construction, I managed and coordinated all of the construction administration responsibilities, and communicated directly with the architect and general contractor.

PHS was approached by Comcast to create a “Pop Up Garden” to promote their national annual volunteer day, Comcast Cares. After speaking with the client team, led by the Marketing Director for the National Programs and Community Investment department, I proposed a floral carpet to take advantage of the neighboring high rise buildings. This intervention would allow Comcast a highly visible installation but keep the complexities to a minimum; which was essential given the “Pop Up” was only a two day event. The client loved the idea and we set out to find a design inspiration that would allow a quick installation without sacrificing quality of design. I proposed a simple geometric pattern that would allow the plants to remain in their trays. Our design team then used the standard planting tray dimensions to design and quantify plant orders.

In addition to designing the Pop Up Garden, the design team, in collaboration with the management team, coordinated plant procurement, delivery to site, installation, contractor breakdown and delivery to two Philadelphia elementary schools on Comcast Cares Day for planting. The project received a lot of press from various news outlets, and was prevalent on social media. Although I was interviewed by NBC, the Phanatic stole the show and was the only one featured. This project was a fee for service work that covered all hours expended, as well as project expenses. I was the primary contact with the client team during the design and implementation phase.
