MITIGAR TANTO EL RUIDO COMO LAS VIBRACIONES QUE PROVOCA EL PASO

DE LOS TRENES POR LA VÍA SITUADA DETRÁS DEL COMPLEJO RESIDENCIAL.

En calidad de creadores del proyecto ganador del concurso Campus Center

para el Illinois Institute of Technology (IIT), los arquitectos del estudio

Murphy/Jahn recibieron el encargo de dar vida a su propuesta y dotar al cam-

pus universitario de un nuevo complejo residencial para estudiantes. El objetivo

principal del proyecto era la mejora del campus Mies van der Rohe para con-

vertirlo en un lugar más atractivo y productivo para estudiar, vivir y trabajar en

el siglo XXI.

El complejo, situado en el corazón del campus principal del IIT, en el histórico

barrio de Bronzeville al sur de Chicago, consta de tres edificios de cinco alturas

que miran hacia la State Street y dan la espalda a las vías de tren elevadas de la

Chicago Transit Authority. Por ello, las estructuras del edificio de hormigón colado

in situ descansan sobre unos gruesos cimientos de mallado de unos 45 cm dise-

ñados para mitigar tanto el ruido como las vibraciones provocadas por el tren.

Los edificios, revestidos de paneles de cristal y acero inoxidable, con muros de

protección decorativos al oeste y paredes de hormigón y cristal al este para ate-

nuar el sonido, quedan aislados del ruido y de las vistas poco agradables.

THE USE OF GLASS AND CONCRETE ON THIS PROJECT HELPED TO MITIGATE

BOTH THE NOISE AND THE VIBRATIONS CAUSED BY TRAINS PASSING ON THE

TRACKS LOCATED BEHIND THE RESIDENTIAL COMPLEX.

As the creators of the winning project of the Campus Center Competition for

the Illinois Institute of Technology (IIT), the architects of Murphy/Jahn Studio

received the request to breathe life into their proposal and to equip the uni-

versity campus with a new residential complex for students. The primary goal

of the project was to renovate the Mies der Rohe campus by converting it into

a more attractive and productive place to study, live and work in the twenty

first century.

The complex, located at the center of the main IIT campus, in the historical

district of Bronzeville in south Chicago, consists of three five story buildings

that face towards State Street and the rear part faces the elevated train tracks

of the Chicago Transit Authority. For that reason, the structures of the concrete

building casted on site rest on heavy foundations of a net of about 45cm de-

signed to mitigate not only the noise but also the vibrations caused by the

train. The buildings, lined with glass and stainless steel panels, protective de-

corative walls on the west and concrete and glass walls on the east to atte-

nuate the sound, are isolated by the noise and the unpleasant views.

The terraces are protected from the sun by perforated metal covers that

filter light and heat during the warmest months of the year.

The structure of continuous wall is curved to shape the cover of the building

and makes possible the placement of roofs protected against the sun.

Las terrazas están protegidas del sol mediante unas cubiertas de metal

perforado que filtran la luz y el calor durante los meses más cálidos del año.

La estructura de pared continua se curva para dar forma a la cubierta del

edificio y hace posible la ubicación de azoteas resguardadas del sol.

At the entrance, the buildings have splendidly landscaped

patios that serve as a complement to the bold urban form

of the new architecture. A total of 367 beds are distributed

into two buildings, a species of suites, which allow the

accommodation of two students per room, and single

apartment building that accommodates one student per

room. The interior spaces have been structured by using

functional designs that maximizes the space available and

transmit a relaxed, contemporary and homely atmosphere.

ajardinados que sirven de complemento a la atrevida

forma urbana de la nueva arquitectura. Un total de 367

camas están repartidas en dos edificios, una especie de

suites, que permiten alojar dos estudiantes por habitación,

y un edificio de apartamentos que alberga un estudiante

por habitación. Los espacios interiores se han estructurado

utilizando diseños funcionales que aprovechan al máximo

el espacio disponible y transmiten un ambiente relajado,

contemporáneo y hogareño.

EN LA QUE ES SU PRIMERA OBRA IMPORTANTE, LOS ARQUITECTOS ASUMIERON

EL PAPEL DE DISEÑADORES Y DE PROMOTORES PARA MAXIMIZAR EL POTEN-

CIAL CREATIVO DE ESTE PROYECTO UBICADO EN UN ESTRECHO SOLAR CON

UN ANTIGUO EDIFICIO EN LA PARTE POSTERIOR.

El proyecto, llevado a cabo en dos fases, es una compleja amalgama entre la

nueva edificación y la renovación del inmueble existente. La intención es crear

una nueva tipología urbana de carácter mixto: el conjunto alberga un gran

apartamento en tres niveles, una tienda a pie de calle, minilofts, estudios y ofi-

cinas. Los espacios se han diseñado para ofrecer la máxima flexibilidad, de ma-

nera que los minilofts de 45 m2 pueden funcionar como viviendas, hotel

alternativo o pequeñas oficinas. Exteriormente, el edificio nuevo abraza al an-

tiguo con su cuerpo curvo de acero y cristal, que sobresale horizontalmente

hacia la calle. Las planchas de aluminio de la fachada reflejan los colores pre-

dominantes de la zona, permitiendo al mismo tiempo que el edificio se integre

en el contexto urbano a pesar de su fuerte acento contemporáneo.

IN WHAT WAS TO BE THEIR FIRST MAJOR PROJECT, THE ARCHITECTS ADOPTED

THE ROLE OF DESIGNERS AND PROMOTERS TO MAXIMISE THE CREATIVE PO-

TENTIAL OF THIS PROJECT, THE SITE OF WHICH WAS A NARROW PLOT WITH

AN OLD BUILDING LOCATED AT THE BACK.

The project, executed in two phases, is a complex amalgamation between the

new construction and the renovation of the existing building. The intention

being to create a new urban typology with a mixed appeal: the combined pro-

perty houses a large apartment over three levels, a shop at street level, mini-

lofts, studios and offices. The spaces have been designed to offer maximum

flexibility, in such a way that the 45m2 mini-lofts can serve as either homes,

alternatives to hotels or small offices. Externally, the new edifice embraces the

old with its essentially curved steel and glass structure projected horizontally

towards the street. The aluminium sheets on the façade reflect the district’s

most predominant hues at the same time allowing the building to be integra-

ted within the urban context, in spite of its strong contemporary accent.

EL CONCEPTO DE ESTE PROYECTO SE BASA EN LA TECNOLOGÍA MODULAR, PARA

DEMOSTRAR QUE TAMBIÉN LAS ESTRUCTURAS PREFABRICADAS PUEDEN LO-

GRAR UNA ARQUITECTURA DE CALIDAD Y A LA VEZ AHORRAR TIEMPO Y COSTES.

Ganador de un premio RIBA en la categoría de diseño de vivienda cuando el

proyecto aún estaba sobre el papel, en la actualidad Raines Court es un com-

plejo residencial realizado por el estudio de arquitectura británico Allford Hall

Monaghan Morris.

Esta estructura consta de una disposición modular poco convencional que in-

corpora pocos módulos, pero de gran tamaño, con un ancho algo inferior a cua-

tro metros. Los objetivos de esta configuración son una mayor eficiencia,

rapidez en la construcción y reducción de costes. Los módulos con estructura

de acero forman una composición en forma de T, de seis alturas, que contribuye

a la creación de un patio ajardinado privado en la parte posterior. El edificio,

que consta de un total de 61 pisos, dispone de ocho unidades para vivienda-

trabajo en la planta baja, cinco plantas consecutivas de pisos de dos dormito-

rios, con un ala de pisos de tres dormitorios en la parte posterior, y finalmente

un apartamento de un único dormitorio. Un piso típico de dos dormitorios se

compone de dos módulos: uno diseñado para la zona de estar/comedor/cocina

y el otro para los dormitorios y un gran baño, todo ello enmarcado en un am-

biente diáfano para maximizar el espacio habitable disponible.

THE CONCEPT OF THIS PROJECT IS BASED ON MODULAR TECHNOLOGY, TO DE-

MONSTRATE THAT PREFABRICATED STRUCTURES CAN ALSO ACHIEVE QUALITY

ARCHITECTURE AND SIMULTANEOUSLY SAVE TIME AND COSTS.

Winner of a RIBA prize in the apartment design category while the project was

still on paper, Raines Court currently is a residential complex created by the

British Architectural Studio of Allford Monaghan Hall Morris.

This structure consists of an unconventional modular arrangement that incor-

porates a few modules, but great in size, with a width a bit less than four me-

ters. The objectives of this configuration are greater efficiency, speed in

construction and a reduction of costs. The steel structure modules form a "T"

composition, six stories high, that contributes to the creation of a private lands-

caped patio in the rear. The building, which consists of a total of sixty one flo-

ors, has eight units for live/work on the ground floor, five consecutive floors

of two bedrooms apartments, with a wing of floors for three bedroom apart-

ments at the rear, and finally a single one bedroom apartment. A typical floor

of two bedrooms apartments is made up of two modules: one designed for

the living room/dining room/kitchen and the other, for the bedrooms and a

large bathroom, all framed in a diaphanous atmosphere to maximize the ha-

bitable space available.

Two outdoor areas embedded on each floor form private balconies and

entry patios, which are covered with a solid board finished with a low

maintenance paint.
