    Statement of JustificationThe g rad e ii* listed former Midd lesex hosp ita l chapel has p reviously bee n

    to the Middlesex hosp ita l on three sid es. The hosp ita l has since been d em

    and a sc heme for a mixed -use d evelopment of reta il, offic e & reside ntial

    p rop osed . This will plac e the chape l near the c entre of a square surround

    sides by the p rop osed developm ent. (See figure b elow)

    The Midd lesex hosp ital w as reb uilt around the c hap el follow ing demolitio

    original hospital building in 19271; its rep lac ement wa s of no a rc hitec tura

    importance 2. There ha s never been a ma in entranc e to the c hap el andalwa ys be en ac c essed via the a ttac hed hospital build ing. During the reb

    wo rk, the East wa ll (compass, not liturgical) of the nave w as c onstruc ted

    c hap el to b e free-stand ing o n that a spe c t. The c hap el has be en ea r-m a

    c ommunity use by the d evelop ers but a sc heme has yet b ee n propo sed

    Historic ally, c hurc hes have expa nded in a p iec em ea l fashion when expe

    inc rea se in p atronage, ad d ing side a isles alongside the nave for instanc e

    c ommunity and tha t this is done b y rem oving the lowe r pa rt of the na ve

    the lower wall be ing a 20th c entury ad d ition to a 19th c entury building .

    d rop in sta ted beliefs in the g rap h be low. Any new c ommunity centre sho

    suitably high-profile extension be add ed which also provides acc ess to th

    from the m ain squa re. The e xtension w ill be re-configurab le so tha t the c h

    ea sily return to its orig inal use in its orig inal form, o r take adva ntage of this

    spac e while b eing used for orig ina l relig ious purposes.

    In its extended form, a w ide rang e o f c omm unity ac tivities c an take p lac

    c hildren s parties, wed d ing rec ep tions, loc al prim ary sc hool ac tivities etc

    fac ilita te suc h events, the ad d ition o f toilets and a kitc hen ha s been ma d

    illustra ted use in the a ttac hed plans dem onstrate s a restaurant / c af c on

    perhaps this day-to-day use c ould fund its othe r comm unity uses on the w

    the a rea is nota bly quieter on the weekends without the up lift in po pulati

    office w orkers bring .

    A non-profit m ana gem ent organisation should ma nag e the day-to-day r

    the c hap el/c omm unity centre/ restaurant and also the long term up keep

    building.

    The g lass extension w hich p rovides an entranc e o nto the square is of a c

    style to the c hap el, it in no way c onfuses the eye a s to wha t is orig inal or

    op po sed to the wall it rep lac es.

    Technical ChallengesIn rem oving the lower wa ll, a be am must be de signe d to spa n 6985mm a

    the loads im po sed (not c alculated ). At that loc ation there is a c eiling hei

    2540mm , so beam d ep th would reduce c eiling height a c c ordingly. For m

    c onfiguration ad aptability of the spa c e c rea ted by the extension, the sp

    be clear without additional columns. For conservation reasons, any suppo

    struc ture should b e m ade visible. This is in keep ing w ith the SPAB m anifest

    praises builders of a ntiquity who d id not hide c hang es made to their build

    result of a ll this wa s ofte n a building in which the ma ny c hange s, thoug h visible enough, w ere, by their very contrast, interesting a nd instructive a n

    no possibility mislea d .6

    Although the c hap el benefits from having two ent ranc es, In ma inta ining

    aspec t as much as possible, it was dec ided to a ttac h the servic es bloc k

    Western doo r. This is be c ause the p rop osed de velopment w ill ab ut the c h

    tha t wa ll. The service bloc k extension has been designed with a fla t-roo f.op ening has be en mad e into the wa ll for a serving ha tc h, this wa s done t

    rem ove the need to c ut ad d itional wall op enings might be to form a sec

    op ening next to the West doo r with sep arate a c c ess to the kitc hen a nd t

    Im proving the e nergy c onservation in this building w ill prove d iffic ult, trad

    buildings howeve r, are ofte n over-ventilated , therefore d raug ht-proo fing

    the be st a nd lea st intrusive wa ys of improving c omfort and red uc ing hea

    Sec ond ary glazing to the large windo ws is an op tion, but the a esthetic as

    need to b e c onsidered. The energy efficienc y req uirements of the buildin

    reg ulations (pa rt L) do not a pp ly to b uildings whic h are listed in ac c orda n

    sec tion 1 of the Planning (Listed Build ings and Conservation Areas) Ac t 19

    Procurement and Project ManagementIt is essential tha t in identifying a suitable c ontrac tor, one w hic h ha s a pro

    rec ord o f c arrying out works on similar type s of build ing is c hosen, and is a

    Trad itiona l Proc urem ent is the m ost c ommon form o f p roc urem ent fo r co

    work, whereby the c lient eng ag es the p rojec t team and c ontrac tor d irec

    Me asurem ents we re input into Goog le Sketc hup, which highlighted the n

    c ertain further me asurem ents to be asc ertained . Follow-up surveys we re

    and the me asurements ob tained, beyond an a greed time fram e w ith the

    ma nag ers howe ver, some m ea surements had to be estimate d from pho t
