For November, Single Family Residential (SFR) sale activity was strong as sales volume was up 12.6% as compared to November, 2011. The sales momentum from the third quarter and October carried into November. For November, Single Family Residential (SFR) sale activity was strong as sales volume was up 12.6% as compared to November, 2011. Year to date (YTD), SFR sales are up 15.6% versus comparable 2011 levels. Coupled with strong sales, SFR inventory continued its seasonal decline and is flat to last year’s inventory level. Distressed SFR listings continued to decline, falling for the seventh straight month. Offsetting strong sales, the median sales price of SFR sales fell to $154,950 for November. For 2012, the median sales price of SFRs is off 3.15% as compared to 2011. Similar to SFR, condo sales activity was very strong. For November, condo sales were up 28.4% as compared to November, 2011. This November, there was a lot to be thankful for. Home buyers were thankful for historically low mortgage rates and still-affordable prices. Sellers were thankful for increased sales, less competition and faster market times. Both parties can be thankful for the slow yet steady economic recovery. Challenges persist, to be sure, going into 2013, but there's more reason for optimism than pessimism. Here's the local scoop.

New Listings in the Coastal Carolinas region were up 5.0 percent for detached homes but decreased 18.4 percent for condos. Pending Sales increased 53.8 percent for single-family homes and 32.8 percent for condos.

The Median Sales Price was down 4.4 percent to $150,250 for single-family properties but increased 13.6 percent to $104,500 for condo units. Months Supply of Inventory decreased 30.3 percent for single-family units and 32.9 percent for townhouse-condo units.

There are three primary avenues to housing recovery: better market fundamentals, improved market composition and more jobs. Many communities are enjoying better fundamentals, such as higher demand and less supply. But many areas are also experiencing a lower overall share of distressed sales activity. In the month ahead, continue to watch hiring and unemployment trends.

Housing Supply Overview

+ 14.7% + 13.3%There was a lot to be thankful for this November. Home buyers can be thankful for ultra-low mortgage rates while sellers can be thankful for a slow yet steady recovery. For the 12-month period spanning December 2011 through November 2012, Closed Sales in the Coastal Carolinas region were up 11.0 percent overall. The price range with the largest gain in sales was the $150,000 and Below range, where they increased 14.7 percent.

The overall Median Sales Price was down 1.7 percent to $137,500. The property type with the smallest price decline was the Single-Family segment, where prices decreased 3.0 percent to $160,000. The price range that tended to sell the quickest was the $150,000 and Below range at 161 days; the price range that tended to sell the slowest was the $300,001 and Above range at 204 days.

Market-wide, inventory levels were down 18.1 percent. The property type that lost the least inventory was the Single-Family segment, where it decreased 14.5 percent. That amounts to 9.1 months supply for Single-Family homes and 10.2 months supply for Condos.
