The Atlanta Business Chronicle named Keller Williams Realty – The Rawls Group to its list of “Atlanta’s Best Places to Work.” The Rawls Group ranked No. 1 on the 2010 list of Atlanta’s best places to work for large companies, and was the only real estate company listed in that category.

Atlanta Business Chronicle, in partnership with Quantum Market Research Inc., annually surveys the metro area’s businesses and organizations to fi nd those that have discovered how to be among Atlanta’s Best Places to Work. More than 500 companies participated.

Just after accepting the award, Shaun Rawls, Operating Partner noted “I am speechless and humbled. Our agents and staff both earned and deserve this prestigious award. My team strives every day to provide an atmosphere that is learning based, energetic, inspiring and fun. Hearing that our associates feel that way when they walk in to one of our offi ces is extremely rewarding.”

Coldwell Banker Cascade Joins Better Homes and Gardens Real Estate Metro Brokers

With the merger of Coldwell Banker Cascade, BHGRE Metro Brokers has completed one of its largest acquisitions to date. Founded in 1986 as Bob White Realty, CB Cascade is a well-established company in South Fulton and one of the biggest Coldwell Banker franchises in Georgia. More than 80 agents will now operate under the BHGRE Metro Brokers name.

They will now work out of BHGRE Metro Brokers’ Cascade offi ce on Fairburn Road, and also have access to BHGRE Metro Brokers’ 24 other offi ces located in metro Atlanta and north Georgia. Bob White, former broker and owner of CB Cascade, is very excited about the opportunities that BHGRE Metro Brokers is now offering his agents. “I’ve had a long relationship with Kevin (Levent),” explains White. “His concentration on technology and marketing, and the convenience of the other offi ces, will serve my agents well into the future.” White will continue on at BHGRE Metro Brokers as an associate broker, and will concentrate on residential sales and property management as well as providing continuing support for the agents from his former company.

During its 2010 Annual Convention & Trade Expo in September, theGeorgia Association of Realtors® named Stephen Walker of Prudential Georgia Realty’s Peachtree City offi ce as the 2011 Chair of the GAR Convention Committee. A longtime volunteer

with GAR and the Fayette County Board of Realtors®, Walker is a past president of the Fayette chapter of the Women’s Council of Realtors® and has been honored by the Fayette Board as Realtor of the Year. During the convention, he also received the Founders Award from the Women’s Council of Realtors®.

Cleve Gaddis, managing partner at Gaddis Partners North Atlanta Real Estate at RE/MAX Center, received the RE/MAX Lifetime Achievement Award, which is given to agents who have been with RE/MAX for at least seven years and achieved more than $100 million

in sales during that time. Only 56 Georgians have received the award since its inception in 1992.

For the last eight years, Gaddis has been in the top 25 RE/MAX agents in Georgia, closing an average of $24 million in sales volume each year.

Jo Kenney, with Keller Williams Metro Atlanta, was recently elected to the position of 2011 National Financial Secretary for the Women’s Council of Realtors® at the annual meeting in New Orleans. Kenney has been an active member of

WCR for many years at her home chapter of DeKalb, and as a state offi cer for Georgia, including president in 2006 and two years as governor. She has been recognized as the Member of the Year and Entrepreneur of the Year by her local chapter.

She has served at the national level for many years, and has been honored to be on the faculty of the Leadership Academy for the past three, and was also elected to the Executive Committee.

ain No one is sure who dropped the ball, but it is clear that someone forgot to

tell Julie Brittain that we are in the middle of a recession.

Either Brittain, Keller Williams Realty First Atlanta’s top producing

individual agent, didn’t get the message, or she simply refuses to understand

that in a real estate climate where many homes sit on the market for over a year

before selling, she should not continually increase her year-over-year production.

Having completed thirty-eight transactions in just the last 10 months, with an

average time on market of 28 days, Brittain is defying the odds and redefi ning

the real estate industry.

Not only has Brittain consistently sold her clients’ homes in less than a month,

she sold one client’s home twice in less than thirty days! Lisa Ringenberg, Brittain’s

past client and good friend recalls, “We lived in the same neighborhood and she

sold another neighbor’s property in something like three or four weeks. The buyers

backed out at the closing table. It was close to Christmas and all of their things were

in moving trucks and they were devastated. Julie turned around and resold the

house in one day. Obviously, when it came time to sell our house and buy another

one, I wanted her as our agent.”

Perhaps Brittain’s remarkable success is a testament to the old adage, “practice

makes perfect.” While other children her age were playing with Barbie dolls,

Brittain was playing Open House!

“When I was a kid, my sister and I used to pretend to hold open houses for my

Mom and Dad. We’d clean the house and then make them go outside and ring the

door bell. We’d show them the house and try to sell it to them. I’m sure Mom loved

this game since my sister and I cleaned the house,” Brittain laughs.

Brittain’s life-long interest in real estate is apparent in the much-deserved awards

and accolades she has received throughout the years. Brittain has been in the top 2%

of Keller Williams Realty agents nationwide since 1999 and was one of her market

center’s Top 5 Individual Residential Agents in 2001, 2002, 2003, 2007, 2008 and

2009. In 2004 and 2005, she had the #1 team in her market center. Additionally,

Brittain was a 2010 Atlanta Board of Realtors® Phoenix Award Winner, an award

bestowed to agents with ten consecutive years in their Million Dollar Club.

Even other magazines have applauded her success. Brittain was named a

“Realtor® of Distinction” by JEZEBEL Magazine in 2006, 2009 and 2010 and has

also been featured in The Piedmont Review as a “Woman on Top.”

Brittain began her real estate career in 1997 as a buyer’s agent and assistant

to an agent at RE/MAX. After more than two years of working long hours

Monday through Friday and then showing homes on the weekends, she

decided that it was time to make a change.

“The agent I was working for at the time received an invitation to an introduction

of Keller Williams Realty and didn’t want to go. She said that I should go and check

it out for us. I came back from the event and told her we should hop on board at of their daughters were in the same Girl Scouts troop. me out when I need her!”

this early stage and start to grow our Profi t Sharing Trees, but she wasn’t interested. I crunched some numbers over the weekend and decided that I would go by myself if she didn’t want to go. When I told this agent I was going to Keller Williams she wished me good luck. I had $3,000 in my bank account, a $1,000 mortgage due in 28 days and no computer. I bought a desktop computer and a printer for about $1,000. I had my fi rst closing with Keller Williams 24 days later and paid my mortgage on time,” Brittain recalls.

Just a few of the ways that Brittain goes above and beyond to make sure her clients’ homes receive maximum exposure are by advertising in JEZEBEL, Tuxedo Road, The Piedmont Review and by utilizing ListHub, a program that maximizes her listings exposure on the web. Brittain drives traffi c to her website through advertising on 680 The Fan, a talk radio station that

features The Atlanta Thrashers, The Atlanta Hawks,

and The Atlanta Braves. She has also recently obtained

her EcoBroker® certifi cation.

Brittain relates, “I walk into a house now and the fi rst

thing I notice are the windows. Are they double-pane?

An average home may lose thirty-percent of its heat

or air-conditioning energy through its windows. Are

the appliances energy effi cient? If you buy one of

today’s most energy-effi cient refrigerators, it will use

less than half the energy of a model that’s 12-years

old or older. I like to think that by knowing these small

little facts, I’m helping my clients.”

Always one step ahead of the market, Brittain also

opened her own property management company, Julie

Brittain Property Management, in 2007.

“My rentals usually take about 3 – 6 weeks to rent. I

focus more on references than I do on credit, and I make

sure that the rent is paid by auto-draft every month,”

Brittain says.

According to Steve Kout, team leader of Keller Williams Realty First Atlanta, Brittain’s many achievements are largely due to her complete commitment to her clients.

“Julie is a go-getter who puts her head down and does what needs to be done. She always puts her clients’ needs before her own and knows that this business

“Madison is about the same age as my daughter, Riley, and is an amazing little girl,” Brittain relates, “She has DiGeorge syndrome and needs constant

remarks. “She is also a really charitable person. She

takes that never ending energy of hers and she channels

it in very impressive directions.”

Brittain’s past clients are quick to agree. Donna Bower

credits Brittain for preventing her and her husband

from accepting anything less than the best deal they

could get. She explains, “After we put in the offer on

the house we wanted we were willing to settle for a

counter offer that the sellers came back with and

strong negotiator. She said, ‘I’m not

going to let you settle for that’ and

went back and negotiated with the

sellers and got us even more than we

had hoped. She was our advocate. Not

all agents would do that.”

Brittain is also committed to

celebrating her success

through helping others.

In addition to being a member of

the Junior League of Atlanta, an

organization of women devoted to

promoting volunteerism, Julie is also

the organizer for her offi ce’s annual

blood drive. This year, during the

month of October Brittain donated

fi ve percent of her earnings to local

affi liates of Susan G. Komen for the

medical care. You can learn more about it on her website, www.madisonfaith.com. Whenever I have a great month I contribute to her fund. My daughter is an artist and sells her paintings for $25, and every time she sells a painting, she also contributes the money to Madison.”

In June of this year, Brittain had one of her best months of commissions and contributed generously to Madison’s medical expenses. Madison was undergoing critical medical procedures in the hospital when Brittain

was hired by Ringenberg to list her home.

Ringenberg confesses, “I know it sounds horrible, but I really just didn’t have the energy to deal with selling our home. We had to move to a bigger house because Madison had six oxygen tanks and all kinds of medical supplies in her room, and we needed to be somewhere that could accommodate all that. I was in the hospital with her and really didn’t have the mental energy to deal with anything else. Brittain said, ‘No problem, I can handle it.’ She really made the whole transition painless. She works miracles, even in this market.”

Ringenberg has since referred Brittain to her brother, her sister-in-law’s sister and countless others who have all been thrilled with the service she provided.

“She sold my brother’s home when he was in the Secret Service,” Ringenberg recalls. “We thought it was going to be a nightmare because he couldn’t even take phone calls where he was, but she made it effortless. She also helped my sister-in-law’s sister sell her home. The buyers backed out at the last minute and just like she did with our neighbors’ house, she resold the home in two days, and got the seller $14,000 more than the fi rst contract.”

As a single mother, Brittain is adamant that with all she has accomplished in her career, her greatest sense of achievement, and her greatest source

of inspiration, comes from raising her eight-year-old daughter, Riley.

“She is my biggest supporter,” explains Brittain. “Riley knows that hard work defi nitely has its rewards. We took a trip to SoHo in July and we did everything we wanted to do. She may complain about riding around in the car with me to look at houses, however she also makes one dollar per house she shows with me. She rides around in the backseat with her DVD player on or doing her homework and hops out as soon as I put the car in park. She’s saving for a car for when she turns 16,” Brittain adds.

Julie Brittain may not be on board with the downturn in the real estate market, but her clients don’t seem to mind. In fact, at this rate, Brittain’s daughter just might wind up with a Lamborghini! Controlling air leakage is one of the most critical considerations in making a home more effi cient in conserving energy In the past,

it was thought that most air leaks occurred at seams where the building components were put together, especially around windows and doors. As building science and technology has improved over the years, it has become evident that “hidden” leaks are of more consequence than building seam leakage. Performing an energy audit on a home is now the preferred way to determine how energy effi cient a home really is.

Since air leakage represents from 5 to 40% of the cost of heating or cooling a home, controlling that leakage is essential. Many hidden leaks are often found in intermediate zones – attics and crawl spaces. In older homes with a crawl space, it is estimated that 40% of the breathable air comes from the crawl space. Another hidden source may be the actual building materials used.

The cause of air leakage in a home is a direct result of air pressure differences between the inside and outside. Air is constantly moving from high-pressure areas to low- pressure areas. This means that the conditioned air in a home will want to move to the exterior of the home if the air pressure is greater on the inside of the home. This will cause the cost of conditioning the air in the home to rise. On the other hand, if the exterior air pressure is greater than the inside, air will want to push itself to the inside of the home. Again, the cost to condition the inside air will rise. Air pressure changes can be caused by the use of exhaust fans, fi replaceuse as air is drafted up the chimney, whole house fans that suck air into the attic, and even wind blowing around the house. Cracks, crevices, attics and crawl spaces as well as windows and doors are all places that air moves in and out of the home.

To discover where there are leaks in a house is a challenge, but can be determined by performing a blower door test. This device has a fabric panel that completely covers the

main entrance doorframe. In the bottom section of the panel there is a hole where a fan is mounted. With all the windows and exterior doors closed and all the interior doors open, the fan in the bottom panel is turned on and sucks air out of the home. This causes the interior air pressure to drop and the exterior air to be drawn into the house. Air leaks are then easily located by several methods: passing one’s hand around suspected areas to feel air movement, using a smoke tracer so that the smoke moves with the passing air, or the use of an infrared camera. The infrared camera is the preferred method, as it is the most effectiveway to locate air leakage. The camera reads temperatures of house surfaces and no light is needed for this equipment to function properly. On a summer day, it will record hot air moving into or out of the house and on a winter day, the

cold air. Because the infrared camera reads temperature differences, it can effectively detect missing ceiling or wall insulation. Once the air leaks are found, proper sealing methods can be used and missing or damaged insulation can be replaced.

As energy costs continue to rise, the energy audit may very well become a part of the home buying process throughout the real estate industry. Even though a home may have high

effi cient heating and cooling systems and energy effi cient appliances, air leaks will remain a cause of high energy costs. Having an energy audit performed will help the home run more effi ciently and economically!
