Auction route viewed withsuspicion for no good reason

AUCTIONS often get a bad rap inWA,but this is mainly because peopledon’t understand the process.

According to Rob Mason fromDavey Real Estate, REIWA recentlyreleased statistics showing that theaverage days on the market for auc-tion properties to sell was consider-ably lower than private treaty.

“This argument is strengthenedfurther when you realise it doesn’ttake into account the number of pri-vate treaty campaigns that are with-drawn from the market, or changeagents and start again,’’ he said.

“Auction offers three opportuni-

ties to sell – before the auction day, atauction, and after auction.

“The process allows sellers to setthe terms of their sale and deal withunconditional offers (before and onauction day) priorto consideringconditional offers(after auction).

“It also allowssellers to receivehonest feedbackon their propertyand the likely saleprice without buy-ers being influ-enced by theagent or owners’price ideas.”

Mr Mason saidit was always bet-ter to let potential buyers fall in lovewith the property first, then deal withthe price.

“If the property is passed in at auc-tion, it is not the end of the cam-paign,’’ he said.

“The agent will commence negoti-ations with the highest bidder to tryand achieve a sale immediately afterauction.”

“If this is not successful, they willopen up negotia-tions to otherbidders andinterested par-ties.”

Mr Masonsaid in the eventthat there is nointerest in theproperty follow-ing the auction,the next phaseof marketingbegins – privatetreaty.

“However, theowner has the advantage of fourweeks of accurate market feedbackthat will allow them to price it cor-rectly and lead to a quicker sale thanif they had started with a privatetreaty campaign,’’ he said. ■

THIS week O’Rourke RealtyInvestments general managerJarrad O’Rourke shares hisgolden rules for buying proper-ty.

“You have probably heardbefore there are three goldenrules for buying property andthey are location, location loca-tion, but you don’t often see itbroken down,’’ he said.

“If you look around theworld for the most expensiveproperties with the best capitalgrowth it always seems torevolve around capital cities,beaches and/or rivers.

“So I will endeavour to breakthat down to more local.

“If we look at WA and Perth,the major country towns offerhigher rent yields but not nec-essarily great capital growth,

whereas Perth has reasonablerental yields and a lot betterlong term capital growth.”

Mr O’Rourke said the areabordered between the city,river and ocean (western sub-urbs) was commonly referredto as the golden triangle.

These areas offered consis-tent capital growths and higherrental yields on investmentproperties ... and it was alwaysbetter to buy as close as possi-ble to higher value areas.

“I think in recent years thattriangle has expanded from thecity to as far north as Hillarysand as far south as Beacons-field,’’ he said.

Mr O’Rourke said it was bet-ter to buy the worst house inthe best street, than the besthouse in the worst. ■
