2. Existing ConditionsCurrently the site is home to the Taiyuan Shahe Retail Market and warehouse distribution, one of the regionslargest retail centers representing thousands of merchants and ten-of-thousands of products. The retail mar-ket is primarily made up of large and middle scale retail establishments and specialized market stalls. Retail-ers represent a vast array of soft and hard good products, merchandise, and service retail; including mens, womens and childrens clothing and accessories, toys, cosmetics, housewares, home decoration, fragrances, hardware, building materials, jewelry, electronics, food, etc.Although the market has increased in size over the years in an attempt to keep pace with demand and thegrowth of the city, the current size is still too small and ill-equipped to properly address amenities and ser-vice. The growth of the market has occurred with no master plan or overall design in place; thus, leaving itill-prepared to handle the increased volume, service and deliveries, vehicular trafc ow, security, and generalmaintenance. Current building conditions are poor, and a lack of maintenance has seen building structures andfoundations weakened. Management of the facility appears inadequate to manage and maintain the day-to-dayfunctions of a facility of this magnitude. The surrounding area is unkempt, disheveled and polluted, with noobvious conventional maintenance guidelines in place.Due to the present conguration of the market there is no organization to service and distribution, and there isno separation between service and shoppers. The roads entering and circulating through the project cannothandle the volume of vehicular trafc resulting in a high level of congestion.Graphically the market is visual chaos. This lack of discipline around an organized signing/waynding hierarchyadds to confusion for vehicular and pedestrian circulation. We have preliminarily vertically merchandised the proj- ect as follows: Level 1 (+807.8): Restaurants, tea house, clothing, make up, wedding goods, etc. Level 2 (+813.9): Restaurants, food, textiles, toys, childrens goods, etc. Level 3 (+820.0): Restaurants, stationary, ceramics, arts and paintings, etc. Level 4 (+826.1): Restaurants, tea house, ofces, storage, etc. The site is arranged to take full advantage of the surrounding streets and its setting in the city. To the north and the east, public access is highlighted with many entrances and bridge connections into the project. There are many ways to enter the commercial/retail levels of the project. From the street, entrance points occur where each tower meets the plaza level, providing sufcient access to the proj- ect from any street. Internally, access points from the Central Park occur at the termination of cross paths (the paths connecting one side the other). Intermittingly throughout the retail plan, numerous cores ascend from parking levels to each of the retail oors through a series of escalators, elevators and stairs.U13, ,+807.8+813.9+820.0+826.1THE DETAILED PLANNING AND ARCHITECTURAL DESIGN FOR REBUILDING THE SHAHE COMMERCIAL DISTRICT OF THE CITY OF TAIYUAN 10.4.2010 18-19 9. / 5 -20 Building Function | Level 5 - 20 Typical Office & Storage LEGEND Product storage is uniquely organized within 13 vertical towers strategi-BANK cally placed along the U-shaped building plan.
