Alderden OastAlderden Oast is a beautiful and very unique property that sits on the fringes of the Kent village of Sandhurst. The property consists of a 17th Century barn, an Edwardian roundel and an extension that was added in the 1960’s when the two original structures were converted into this lovely home. “We bought the house just over 12 years ago,” says Janet. “I remember seeing it advertised in the paper and just loving it, but unfortunately at that time we were not in the position to put in an offer. Despite that I said to Philip ‘I’m going to live there one day’; I just had a feeling.” “It was only a short time later that circumstances changed,” says Philip, “and despite discovering that property was actually in a very sorry state, we were lucky enough to buy it.”

“We’ve done everything to it,” continues Janet, “we’ve replaced virtually all of the flooring and put new oak doors throughout, updated exsisting bathrooms, and added new ones, replaced 90% of the windows… the list goes on.” “Over the years a lot of the original features have been covered up and removed,” says Philip, “so we have tried to reinstate as many as we could and return it to its former glory.”

This lovely home is arranged over two floors in the main part of the house and four in the roundel. It’s wonderfully spacious throughout and has an easy flow from room to room making it ideal for busy family life. “The roundel is in the middle of the property with a wing either side,” says Janet, “I particularly like the kitchen, which is on the ground floor of the roundel and has quite a rustic feel. I really don’t like cooking, so I never thought I’d spend so much time in there, but it’s such a warm and friendly room.” “It has a mezzanine level above,” adds Philip, “which is another really nice part of the house. We use it as a mini library and work space as it’s a very peaceful place to sit and either work or relax with a good book.”

“Another nice thing about the house is the fact that it has so many doors that open out onto the garden,” says Janet, “so when the weather is warm we can really bring the outside in.” “The garden is around 3/4 of an acre,” says Philip, “and again we’ve done a lot of work to make it as lovely as it is. It’s very sunny and extremely peaceful, and at one end it overlooks nothing but fields, so the views are stunning.”

“I don’t drive,” says Janet, “so when we bought this house we made sure it was in an area that was easy to get around. The village has a small selection of shops and amenities that we can walk to, including the local pub and post office.” “for more choice we have Hawkhurst which is a few minutes drive away, where you will find pubs, restaurants, a doctors surgery, supermarkets, a nice little cinema and everything you may need.” adds Philip, “If we need to travel further afield, the bus and rail services are very good.”

“One comment in particular that everybody who visits the property says is ‘what a lovely spot.’ I think what I’ll miss most about our home is the space,” says Janet, “that and the peace and quiet of the location. It has been a really lovely place to live.”*
