How many of you run Traditional Open Houses for your clients? Well, you’re not alone.Most Agents from coast to coast regularly stage open houses despite the fact that industry statisticsprove that less than 1% of homes are sold as a result of a traditional open house.

Do you follow what I`m saying? It’s an important point for you to understand, because itshould lead you to abandon this antiquated approach to selling homes.

What I’m saying is simply this:

Traditional open houses are ineffective

They’re a huge waste of your time and effort, and they’re a shameful waste of yourclient’s time and effort as well. However, thousands of agents waste an average of $150 - $300 (and 3-4 hours time) every single week, advertising traditional Open Houses. This is like throwing your hardearned money out an Open Window 99% of the time. Open Houses don’t benefit the seller. They don’tbenefit the Buyer. They certainly don’t benefit you. In fact, the only one who benefits is your localnewspaper who keeps pocketing your wasted advertising dollars.

I’m sorry if what I’m saying may offend some people, but that’s not only how I feel, it’sa national statistic.

You see, the industry joke is that the definition of an Open House is “a place wherean agent goes and nobody else does”. Now, sure, you may remember actually having the oddproductive open house on a unique “hot” listing – you know, the kind of house that will sell, no matterwhat, in a few days. But these are the exception. If traditional open houses were effective, why don’tyou see the top producing agents doing them. Why are they usually pushed off to the rookies?

You see, statistically, the chances of your getting any movement on the sale of most ofyour client’s homes at a traditional Open House are 1 in 100.

So why do so many agentsfall into this trap?

Well, several reasons really…

5 Common Reasons Most Agents Waste Their Timeand Effort on a Traditional Open House

1. Open houses are an industry given – every agent uses open houses2. It’s a way to make the client feel you’re doing something to get their home sold3. Maybe, just maybe, a hot buyer will see the open house sign or ad and drop in4. Everyone else does them…5. Everyone else does them?

Actually, maybe there aren’t that many good reasons when you start to write them down, arethere?

Be honest with yourself. Think about all the open houses you’ve every held. How much activitydid you really get? Let’s not count the curiosity seekers and the nosy neighbours. How manyqualified prospects really made their way through your client’s home and made you an offer –either then or later? Not too many I’ll bet. Maybe none at all.

I DON’T holdTraditional Open Houses

What I’ve done instead is reinvented the traditional Open House with both buyers’ andsellers’ needs in mind. I call it my Sunday Tour of Homes, and here’s how it works:

1. Each Sunday, we organize our clients’ homes into one or more “tours” of six toeight homes each.

2. Each mose is open for viewing for only 10 minutes, and then we move onto thenext home (all buyers are shown the home simultaneously)

3. The agent on duty acts as a “tour guide” and is there simply to take buyers fromhome to home and keep the tour on schedule (i.e. buyers can tour the homewithout the pressure of a hovering agent)

4. Buyers can take in all sic homes, or pick just the ones they’re interested in5. No “selling” occurs during the tour, but everyone on the tour is required to fill

out an enrollment card “for security purposes” (which the agent can use laterfor follow-up)

I hold 2-3 such tours every Sunday and advertise them in my local paper, and also onmy website. Tours are grouped both geographically and by average price range.

Benefits to Buyers

+ The Sunday Tour is a hassle-free and pressure-free method of viewing homes

+ Knowing there will be a lot of other buyers on the tour, and feeling there is safety in numbers,a buyer can look without being singled out or hassled by a pouncing salesperson.

+ Buyers can view several homes on each tour every Sunday

+ This is a quick way to get an overview of what homes and features are available in your pricerange

Benefits to Sellers

+ The tour of your seller’s home only lasts 10 minutes (vs 3 or 4 fours of their weekend)

+ Buyers are automatically pre-qualified because they have chosen to view your seller’s home ata specific time

+ The many buyers who attend will positively influence each other as they inadvertently draweach other’s attention to the emotional hot buttons of the home; this 3rd party endorsement is verypowerful and highly motivation

+ The tour format creates an auction-like atmosphere as it attracts a large number of buyers all atthe same time. The fear of loss that this generates in buyers often results in multiple offers

Benefits to Agent

+ Allows you to establish a relationship with a large number of buyers in a very positive,objective and noon-threatening way without doing any selling (the Auction-like atmosphere doesall the selling for me)

+ Allows you to cost-efficiently showcase a large number of listings

+ Allows you to provide your clients with a real service (rather than just a “show” to pacifythem)

+ Gives you a large database of qualified buyers to follow up with

How YOU Can Run a Sunday TourOf Homes in YOUR Marketplace(even if you don’t yet have a lot of listings)

Q Your Sunday Tour sounds like a great Program, but I don’t yet have a highenough inventory of listings. How can I accomplish something similar in mycurrent situation?

A Even if you’re currently operating with a small listing’s base, there are easyways to get you started. All you need is a reasonable inventory you can choosefrom, and there’s no rule that says they have to be yours.

Try this. Approach another agent in your office and ask if you can “borrow”their listings. Specifically, ask them if you can open house some of their listingsthis weekend. Why would you want to do that, they might ask? Well, you willexplain, it will give you an opportunity to get face-to-face with some buyers, andin return for giving you this opportunity, you’ll be giving their other agent’slistings some bonus exposure. What you’ll find is that other agents are usuallymore than happy to let you do this.

Alternatively, start off small. Try opening a ten minute tour of just one or twoof your listings one evening, or one weekend during the day. The point is to createa sense of urgency in a convenient, pressure-free setting.

HOTLINE SCRIPT The Sunday Tour of Homes is a great way to get an overview of what homes andfeatures are available in your price range. Most Sunday’s, we conduct two tours of sixhomes each. The tours run between 1:00 and 3:15 p.m., and you can come to all the homeson one of the tours, or meet us at any home on either tour. Feel free to drive by the homesbefore their scheduled tour time, but once the tour starts, don’t be late for the ones youwant to preview. There will be lots of other buyers on the tour, and show times are exact soas not to hold up buyers who will be waiting to see the next home.

As you may be aware, my Sunday Tour operates very differently from a traditionalopen house. Traditional open houses are sometimes uncomfortable for both buyers andsellers because you’ve often got a hovering agent watching your every move. In fact,according to industry statistics, less than 1% of homes are sold as a result of a traditionalopen house. That’s why we don’t do them. On our Sunday Tour of Homes, there is neverany hassle or pressure as the tour guide is simply there to keep the tour on schedule. Whenyou arrive, you will receive a FREE homebuyer’s information kit including information oneach home on the tour.

Our well-organized and efficient Sunday Tours are much more convenient andproductive for both buyers and sellers. We found that most buyers can determine withina very sort time-frame whether or not they’re interested in a home they’ve previewed.If you see a home on the tour that you’re interested in, a second private showing can easilybe scheduled for you (often later in the same day).
