Polezhaevskaya and Khoroshevskaya metro stations are a 10-minute walk from 1 Zhukov. There are also regular bus and trolleybus services.

Introduction1 Zhukov is an iconic example of modern business architecture. Intelligently designed, this standalone B+ Class business centre covers 22,550 m2 on the border of two districts, Khoroshyovo-Mnevniki and Khoroshevskiy.
The building was conceived by Project Orange Architects in London, a city at the forefront of some of the world’s leading architecture and design. Their work fuses rich tradition with a modern approach and advanced technologies, while maintaining a focus on aesthetic and style.
The 1 Zhukov project stands out for its exceptional attention to detail, use of the very latest technologies, and A/A+ Class-standard communal areas.
1 Zhukov has excellent transport connections. It is close to the new Khoroshevskaya metro station and interchange hub, a location with great development potential. The district is also recognised as one of the most prosperous and populated in Moscow: a perfect environment for small to medium businesses, or back offices of larger corporations.
Rental spaces range from 45 to 22,550 m2.
1st things first
Building design1 Zhukov lies on the site of a former 1970s Soviet-style factory. The architect’s challenge was to use the existing structure to create something with a unique character that functions well as a modern, mixed-use development. This was achieved by forming two large atria: communal spaces that optimise the building’s scale and provide social areas to meet, eat and interact. Generous roof lights contribute to a bright, airy atmosphere.
And so, a previously harsh environment becomes an incubator for business and innovation, while retaining and celebrating its unique industrial heritage. Bright colours and furnishings enliven the communal spaces, alongside a collage of old and new materials. Looking in from outside, continuous ground-floor glazing gives a strong aesthetic and a sense of buzzing activity. The upper three floors “hover” above the ground with a syncopated rhythm of windows.

EnvironmentTo minimise the impact of construction, 1 Zhukov re-used an existing concrete and steel structure. Ensuring sustainability and a comfortable working environment, the building was modernised with triple-glazed windows and curtain walling for high thermal performance.
1 Zhukov is set in a contemporary landscape dotted with indigenous evergreens and pocket-sized parks. This ‘campus’ feel gives both environmental benefits and desirable amenities for tenants.
An area of over 8,000 m2 was landscaped during the construction of 1 Zhukov. This includes 3,000 m2 of lawn and shrub, plus 1,600 m2 of walking paths.
