Allapattah is a neighborhood mostly in the city of Miami, Florida, and partly in
metropolitan Miami, United States. As of May 2011, the county-owned portion of
Allapattah, from State Road 9 to LeJeune Road, is being annexed by the city
proper. Allapattah is northwest of downtown, and about five miles (8 km) east of
Miami International Airport. Many of the businesses and educational institutions
in the neighborhood are generally located on Northwest 36th Street (US 27). The
boundaries are roughly the Airport Expressway (SR 112) to the north, the Miami
River and the Dolphin Expressway (SR 836) to the south, I-95 to the east, and
Northwest 27th Avenue (SR 9) to the west.

A thriving textiles market is located along Northwest 20th Street between Northwest 17th and
27th Avenues, with several garment manufacturing and wholesale outlets from Latin America
and the Caribbean makers along the row. The Produce Market, the largest open-air food
distribution center in Miami, serves local supermarkets and bodegas with the freshest variety
of South Florida produce, tropical fruits and many other products. The industrial district of
the city of Miami is located in an area straddling the Civic Center and Allapattah, along a
former FEC corridor just north of Northwest 20th Street. Trades ranging from clothing
manufacturers, auto repair, carpentry and upholstery shops. Additionally, several shipyards
and dry docks located along the neighborhood's banks of the Miami River.

Allapattah is next to Wynwood, Miami’s quickly gentrifying art
district, but separated from it by Interstate 95. Allapattah stretches
from I-95 to the east to Northwest 27th Avenue to the west, and
north-south between I-195 (also known as the 112) and south to
I-395 and the Miami River.
Although Allapattah is still dominated by industrial uses, one
block has been assembled as “The Collective,” featuring studio
space for artists, a tattoo shop and a record store. A UBS bank
senior vice president opened the Les Ailes Du Desir circus school
in 5K SF.
On the southeast edge of Allapattah, along the Miami River in
what is known as the Health District because of its proximity to
Jackson, developer Andrew Hellinger's Urban X Group is in the
middle of construction on the $425M River Landing, which will
have 529 apartments and approximately 345K SF of retail,
including tenants Publix and Burlington Coat Factory.

Rent growth maintains a strong pace and continues to outpace the national average. Rents are among the
highest in the southeast, and the combination of consistent, healthy rent increases of 4 & 5 Star rents,
which are already among the highest in the national index, brightens the outlook in Miami.
The Miami Airport and Kendall Submarkets are seeing some of the strongest rent growth in the metro.
While the highest overall asking rents are still commanded by Brickell and Aventura, the growth in areas
like Kendall and Miami Airport has proven that there is a growing demand for suburban office space in
Miami. With Brickell becoming price-prohibitive for an increasing number of tenants, the prospects in
secondary office hubs, such as Downtown Dadeland and the emerging CityPlace Doral, have gained
significant attention.
