The aim of this proposal is to bring together a diverse

mix of people in spaces that fluidly change shape, size

and function creating a new kind of city, where indoors

meets outdoors and work meets leisure.

Since the factory moved out, the Pfaff area has become

a barrier blocking the flow of movement in the city.

Mobility and connectivity are important themes in this

proposal, which repositions the Pfaff area as an active

node in the urban fabric.

We propose an urban structure where the urban built-up

core of the new technopole is encircled by a green loop.

The loop acts as an interface between the existing city

center and the technopole. It allows for permeability

while also creating places for sports, recreation and

interaction between residents, employees and visitors.

Bringing in a high level of flexibility and adaptability is a

means of future-proofing the area, making it usable

even if functions change over time. In this proposal four

types of adaptability have been identified and

developed: adaptability over time, user synergy,

expansion/contraction and loosely programmed spaces

for user-generated activities.CONCEPT DIAGRAM

The two existing main axes remain the primary entries

into the area. The most intense land-use is focused

along these main thoroughfares. After crossing the

green belt, the visitor moves towards the heart of the

area: an active central square surrounded by a mix of

functions. A more intimate cultural square is tucked in

to the hillside.

Special attention has been paid to connecting the Pfaff

technopole with the university area as well as the city

center. Vehicular traffic and parking are concentrated

along the points of entry into the site, leaving the most

important public spaces for pedestrians and cyclists. A

city-bike system strengthens the connection between

the Pfaff site and the university.

The Pfaff area provides a wide range of different

housing types to attract residents of all ages. Yards

and playgrounds are elevated in order to minimize

The first phase of the development involves setting up the

green belt by connecting existing green areas with new ones.

By creating an attractive, well-lit recreational route that

encircles the area, Kaiserslautern residents and visitors are

invited to familiarize themselves with the site. Temporary

activities, such as workshops, events and youth activities,

located within the area can be plugged in to this loop, which

keeps them accessible and easy to supervise. The Pfaff gate

building serves as a museum detailing the history of the area.

The Eco Hub is also set up during the first phase, as it is used

in the remediation process.

The area connecting the Pfaff railway station with the new

square is developed next. This creates an attractive entrance

to the city for commuters and a destination for pedestrians

and cyclists from the city center. Traffic flow in both directions

activates the full length of the central axis. The remaining

areas are developed one by one, with the hillsides left

undeveloped the longest. This allows a maximum amount of

time for the cleanup process to have an effect in this housing

dominated area.

Entrepreneur-driven interim uses create a business-oriented

and vibrant atmosphere and improve safety. Large buildings

are subdivided into smaller parts, which can be reserved by

anyone with a business plan, but only for a fixed amount of

time. Once there is interest to build on the plot, the interim use

relocates. This gives entrepreneurs-to-be an easy, low-

threshold way to start a business, energizing the whole city.

exposure to toxins and create a division between

public and semi-public spaces.

In the Pfaff area work is flexible with regards to time

and place. The whole area is covered by a wireless

network, enabling meetings and work to take place

anywhere. Students and businesses can co-operate in

joint facilities and large and small companies work in

partnership with public institutions. In the Eco Hub,

visitors can witness the soil and groundwater cleanup

process in action. University facilities and cleantech

companies located in the same building benefit from

knowledge sharing.

The showroom located by the main square allows the

university to strengthen its presence in the city center

and display findings, research themes and events to a

larger audience than on campus.

PHASING OF THE DESIGN

These blocks make up the densest and most urban

part of the area. The tallest masses line the main axis

getting smaller towards the green loop. Research

facilities and offices make up most of the blocks.

Smaller housing units are located on the rooftop by the

greenery. The university showroom by the main square

creates an interface for co-operation. The porous

fabric of the blocks creates adaptability: units vary in

size and depth, can be combined and the limits

between indoor and outdoor spaces are blurred.

Automated parking facilities are incorporated.

The Arc Blocks mark the arrival to the Pfaff area from

the city. The shape of the blocks guides visitors to the

green loop and to the main axis. Königstraße is given

a clear edge by bringing the building right up to the

street. Synergy benefits are created for the assisted

living facilities, senior housing and daycare center in

through shared facilities and activities. The proximity of

the Westpfalz Klinikum provides added value. A spa/

sports center on the ground floor of the southern block

provides residents and outsiders with rehabilitative,

health and sports services.

The Village Blocks at the base of the hill utilize the

differences in elevation. Apartments on several levels

have direct access to the outdoors and semi-private

yards are elevated. The scale reflects the historic

buildings on Herzog von Weimar Straße. Housing

makes up the majority, with commercial spaces and

small offices on the ground floor along the main axis

and workshops and work-from-home-offices within the

block. These collective spaces can also be rented by

outsiders. Living in a small scale environment in the

city center gives families an alternative to the suburbs.

Grassroots activities and initiatives are encouraged

both outdoors and in the collective spaces.

The Landscape Block is a continuation of the green

loop that surrounds the area. The pedestrian route

extending over the green roofs provides a unique

vantage point for surveying the Pfaff-area and it's

surroundings. The laboratories, offices and auditorium

spaces within the structure can be combined and

separated to create various sized units, depending on

the need. Variations in ceiling height and depth of

spaces allow for flexible utilization. The monumental

building forms a gate under which to enter the Pfaff-

area.

Located between the railway station and the main

square, the Boulder Blocks contain a mixture of

different functions. The ground level stories house

research facilities, parking and small shops, while the

rooftops are reserved for housing and smaller offices.

The central location and proximity to the main square

mean, that auditoriums and other corporate facilities

can be used for recreational purposes outside of office

hours. The small apartments of the Boulder Blocks are

well suited for city dwellers, who appreciate having the

buzz of the city at their feet.

The Finger Blocks continue the direction of the urban

fabric north of the Pfaff site. Research related

functions on the bottom floors get daylight through

squares and courtyards that punctuate the structure.

The facilities can be used as a whole or split into

smaller entities. Parking is tucked in under a deck by

the hillside. On top, housing units go from larger to

smaller from the railway to the square. Greenhouses

and terraced farming areas on the hillside supplement

the private yards, profiling the area as a haven those

who enjoy the outdoors and collectivity.

technopole with the university area as well as the city

Large buildings

are subdivided into smaller parts, which can be reserved by

anyone with a business plan, but only for a fixed amount of

time. Once there is interest to build on the plot, the interim use

relocates. This gives entrepreneurs-to-be an easy, low-

threshold way to start a business, energizing the whole city.

exposure to toxins and create a division between

public and semi-public spaces.

RHIZOFILTRATION PHYTOREMEDIATION

Charlotte Nyholm, stud. ark.

Området inneholder lokaler for

CHESSBOARD BLOCK

FINGER BLOCK

Large buildings

are subdivided into smaller parts, which can be reserved by

anyone with a business plan, but only for a fixed amount of

time. Once there is interest to build on the plot, the interim use

relocates. This gives entrepreneurs-to-be an easy, low-

threshold way to start a business, energizing the whole city.

exposure to toxins and create a division between

public and semi-public spaces.

Large buildings

are subdivided into smaller parts, which can be reserved by

anyone with a business plan, but only for a fixed amount of

time. Once there is interest to build on the plot, the interim use

relocates. This gives entrepreneurs-to-be an easy, low-

threshold way to start a business, energizing the whole city.

exposure to toxins and create a division between

public and semi-public spaces.

Large buildings

are subdivided into smaller parts, which can be reserved by

anyone with a business plan, but only for a fixed amount of

time. Once there is interest to build on the plot, the interim use

relocates. This gives entrepreneurs-to-be an easy, low-

threshold way to start a business, energizing the whole city.

exposure to toxins and create a division between

public and semi-public spaces.
