Report Overview: The Boat Dock & Shoreline Inspection was performed to be in
compliance with the current regulations of the permitting authority. A copy of the
report will be provided to the permitting authority at their request.
The report shall be the confidential property of the Inspector and Client and neither shall disclose
to or permit use by third parties without the written permission of the Inspector and the Client.
Be advised that this inspection is not a code compliance inspection. If that service is requested
by the buyer, buyer should contact the appropriate code compliance inspection department.
All installations, repairs, modifications or opinions from contractors or experts
concerning the property should be documented and certified as in compliance
with current applicable codes. This should be in writing on signed and dated
letterhead.

Flotation & Anchorage: Boat Dock Anchorage – none. The swim dock has encapsulated
flotation, pipe anchorage. One of the anchor pipes is missing. One anchor pipe is not inside
the sleeve. See photo below.
Structures: Boat dock – The dock is supported by driven pipes into the lake bed. These pipes
are very rusty and the cross bracing is also very rusty (some almost rusted through)
Roof Type, Color & Height off Water at Full Pool*: Green, metal – 13’ 10” off of the
estimated full pool. See photo below.

Decking Materials: Boat Dock – 2x6 treated wood – has some large gaps creating trip
hazards; may need additional boards installed. See photo below.
The Swim Dock - 2x6 treated wood – numerous boards are broken and entire dock is rough
and needs repair. See photo below.
Boat Lift: The lift is a suspended cradle lift. The metal structure is very rusty. The pads will
need to be reconfigured. The cable needs adjustment; the cradle is not sitting level.

Electrical & Lighting: The lights are exposed; needs to be shielded light fixtures aiming
downward to prevent shining in the eyes of boaters. See photo below.
The light switch is intermittent.
The outlet switches need wet location covers installed. See photo below.

The main circuit breaker in the panel located in the garage of the home which supplies the boat
dock is a standard 20 amp circuit breaker. This should be a GFCI circuit breaker. See photo
below.
Recommend the installation of an emergency electrical power shut off switch located on the
shoreline or deck area, identified as an emergency shut off switch for safety reasons.
The light switch located on the outboard pole has no function. Inspector could not determine
what the switch controls.

Irrigation Pumps, Submersible Pump*: Standard irrigation pump. The pump is located 6’
north of the south property line. See photo below.
Side Walls or Vertical Storage Lockers*: None
Add On Lean-To Roof, Roof Extensions, Roof Overhang Dimensions*: 2’ over hang on
each side, north and south. 1’ over hang on the lake and shoreline sides. See photo on page 3.

General Condition Report*: Recommend further evaluation of the steel structure that has
been in the water. The structure appears to have severe corrosion. Recommend advice from a
professional dock company for advice and estimates if desired. See photos below.
Water Depth at Slip Entrance: 3’ Water Depth at Slip Head Walkway: 3’ 8”

Remarks: The structural connection for the swim dock ramp needs proper repair and a proper
connection to the deck. The ramp is pulling away and the mounting plate is bent. See photo
below.
The deck board that the ladder is mounted to is split and will need to be repaired as it makes
using the ladder hazardous. See photo below.
