As a Group, we entered the New Year with new projects, right after we ended 2012 reaching our targets. In the 12th issue of our magazine, a way in which we have the opportunity to get in touch with each other, we have sections on our achievements, conversations and shared ideas with eminent guests.

The most important project for Istanbul is introduced in the cover subject of the first issue of 2013. In the pages under the heading Bulls Eye, you will be able to read about the importance of the Istanbul Finance Centre, which has been planned to be a global financial center in the future, and the value it will add to the region. The details of the project and the way historical features are integrated with advanced technology will also be described. In the interview section, you will find alk Gayrimenkul General Manager Dr. Feyzullah Yetgins ideas on Metropol Istanbul that takes place inside the Istanbul Finance Centre as well as our other projects.

In the Their Voice section, there is an interview with the Chairman of KPMG, Ferruh Tun, in which he provides noteworthy information on the business world in relation with the changes in the Turkish Commerce Law. Musical Feast in March

International Little Prince Art Competition, organized at the same time worldwide, has attracted great attention. In the competition organized by minikaGO a public referendum was made for hundreds of paintings sent from all over Turkey. 50 children whose paintings were chosen were given Little Prince Book Sets from Gen Turkuvaz, while those who came in were granted the opportunity to take place in the sequences of Little Prince in the new season.The exhibition is going to take place between 14-20th January at Marmara Forum and will be open to visitors between 4-10th February at CarrefourSa Bahepark Shopping Centre.

A Turkish entrepreneur who had made studies on water purification systems has made a discovery that will prevent the permeation of 700 tonnes of iatrical liquid waste that pollutes the environment and water supplies on a daily basis. Enver Sargl, one of the managers of this company in which this discovery has been made, has stated that they have been working on water purification systems aimed at health institutions for approximately ten years. Could you give brief information on the Metropol Istanbul Project that takes place inside the Istanbul International Finance Center? Could we also learn about the procedures and the deadline for the project?

What are your views on Istanbul Finance Center? What contributions will the Finance Center make to Turkish economy?

A finance center area that is more spacious than those in New York and Dubai is being created in Ataehir. Istanbul Finance Center, with its different concept and modern infrastructure, will be distinguished from these centers and become a brand of its own. In a way, we can say that the heart of Istanbul will beat in Ataehir with the finance center. In this respect, Istanbul Finance Center will add considerable economical and cultural value to the Anatolian Side. The Finance Center will be a favourite for its investors with the special economic stimulus packages and tax advantages it will offer.

How does the construction of the Finance Center influence estate prices in Ataehir?

There has been a considerable rise in estate prices in the district since the announcement of the Finance Center Project. It is possible for us to clearly observe this increase with respect to our Metropol Istanbul Project that takes place in Ataehir. Metropol Istanbuls location inside the Finance Center is a very important feature of the project as regards its value. Whereas the square meter prices were about 5 thousand TL in 2012 when the project was first put up for sale, today square meter prices have reached a range between 8 thousand to 9 thousand TL. Considering the past 11 month period, we can say that investors of Metropol Istanbul have made a notable profit of above 50%.

The reciprocity law concerning the estate sector in the recent period has busied the agenda for a long time. Could you tells us about the reciprocity law? In your opinion, what will be the consequences of this law on the estate sector?

It is obvious that the reciprocity law that facilitates estate sales to foreigners is an enterprise that will increase the brand value of Turkey

A considerable financial source will be transferred from the Middle Eastern and Arabian countries to Turkey with the passing of this law. The Middle East constitutes only 13% among the foreign investors coming to Turkey in the last five years. I presume that this rate will increase with the new law. The taking effect of the restructuring of urban renovation and reciprocity laws is likely to revive the construction sector.

Turkey has a leading and uniting position in the world and it is the steadiest in terms of its economy. Turkey and especially Istanbul are the greatest candidates for attracting foreign investors when these aspects are taken into consideration. What is the interest of foreign investors like to your projects? Which countries show the most demand?

Projelerimize Avrupadan Asyaya, Gney Amerikadan Krfez lkelerine kadar geni bir corafyadan ilgi var. alk Gayrimenkul olarak yabanc yatrmclar ekmek iin yurtd almalarmz srdryoruz. Bunun yan sra zellikle yatrm planlar kapsamnda Trkiyeye gelen gruplar da projelerimize byk ilgi gsteriyorlar. Ksa bir sre nce stanbulda dzenlenen Trk-Krfez Gayrimenkul Yatrm ve birlii Kongresinde yabanc yatrmclara projelerimizi anlattmz zel bir tantm gecesi gerekletirdik. Krfez lkelerinden 200n zerinde yatrmcya Metropol stanbul, ehrizar Konaklar ve Tarlaba projelerimizle ilgili bilgi verdik. When we look at our projects we can say that there is considerable demand within a wide geography, from Europe to Asia, from Southern America to the Bay countries. As alk Gayrimenkul, we continue our overseas projects for foreign investors. Besides this, the interest shown by foreign groups within the scope of their investment plans is also quite pleasing. We organized a special publicity night where we presented our project to foreign investors at the Turkish-Bay Estate Investment and Collaboration Congress that was organized in Istanbul recently. We provided information to more than 200 investors from the Bay countries on Metropol Istanbul, ehrizar Konaklar and our Tarlaba Project. Afterwards, these investors paid visits to our projects and made their evaluations and investment plans.

What are Istanbuls needs with respect to the urban renovation project? How long would it take to repair this need? Do you have any other urban renovation projects for the future that you would like to partake in?

The construction sector has an important place due to its being a locomotive sector that feeds many side sectors. While urban renovation projects provide job opportunities in the sector and acceleration in growth, it is a significant opportunity for Turkey to renew the time-worn surface of Istanbul. For Istanbul, which is situated on a first degree earthquake zone, urban renovation has a vital importance beyond visual transformation. We are carrying out Tarlaba Urban Renovation Project as Gap naat within the scope of urban refurbishment. We are currently renewing Tarlaba, one of Istanbuls most important centers, with the project that we are carrying out with the collaboration of Beyolu Municipality. One of Istanbuls most important assets will be brought to life with this Project. As Gap naat we hold a leading role in this project.

they are also important opportunities for the renewal of the worn out surface in Turkey, especially in Istanbul.

We aim to create a life center that is more becoming of Istanbul, in other words, a more livable and safer center. Istanbul is going to regain one of its most important assets through the Tarlaba Urban Renovation Project, one of few urban renovation projects worldwide. In this concept, buildings in totally 9 construction islands in Tarlaba are going to be rebuilt, remaining loyal to their original features. Presently, one of these islands is being renovated. The outcome of the project will be a great economical asset, which will add economic value to Beyolu region. This Project has a leading quality with respect to the fact that it is the first transformation project realized with the association of the state and private sectors in Turkey.

Could you tell us about the Tarlaba Project? What kind of a renewal method are you applying for the buildings in Tarlaba? Is the old fabric preserved in the buildings?

In the Tarlaba Urban Renovation Project, which happens to be the first refurbishment project undertaken by the corporation of the state and private sector, Gap naat operates as the contractor company. In the Project, prepared with the leadership of Beyolu Municipality, the establishment of a life more becoming of Istanbul, a more livable and safer life center is aimed in Tarlaba.

One of the most important targets of Tarlaba Urban Renovation Project is the renewal of all buildings that pose a threat to their inhabitants due to unhealthy conditions caused by wearing out and neglect as well as the entire infrastructure. The historical urban texture will be preserved while at the same time todays necessities and standard requirements will be integrated in the houses and the whole life space. It is a fundamental aim to preserve the historical pattern of the city while the needs and standard requirements of our day are brought in the houses and life space. The renewal project attaches importance to the fact that in this historical part of the town, the buildings will maintain their historical features and will have the value they deserve with a protective and modern approach of expert architects and also that the dwellers of these homes will have green spaces and sunlight, which are fundamental in an up-to-date life style. Apart from these, there will be underground car parks for all of the houses and pedestrian areas which will offer a range of social activities.

When the urban renovation project started in Tarlaba, a fundamental part of the local community was composed of lodgers What kind of a plan have you had for lodgers and home owners?

Tarlaba had turned into a wreckage before the renewal operations had started. In fact, it had been abandoned by its real owners. Together with the leadership of Beyolu Municipality, we showed utmost sensitivity in this area which was mostly composed of lodgers so that no one would be aggrieved. Lodgers in the area were offered the opportunity to own homes from TOK Kayaehir Project with minimal installments. All kinds of details were also considered for home owners. 199 out of 492 shareholders agreed to sign a contract that secured them a place

Could you also provide information on ehrizar Konaklar Project and its current state?

ehrizar Konaklar, which is to be carried out by Emlak Konut GYO and Gap naat in skdar Altunizade, consists of 38 blocks and 208 luxurious apartment flats. We aim to have finished the project, whose rough construction work has already been completed, by June 2013. ehrizar Konaklar is situated on a land of 49 thousand 500 square meters and has a construction land of 108 thousand square meters and flat sizes range between 180 square meters to 626 square meters.

ehrizar Konaklar provide peaceful and spacious homes for those with large families and would like to live altogether. The architecture is designed in a way that these homes reflect a cozy and congenial neighborhood atmosphere with landscaping organizations where plants of Istanbul have been used. In the landscaping of every neighborhood that has a common garden area plants and trees such as Manolya, SsKiraz, Glibriim, Oya Aac, Ss Elmas, Sar Salkm, Akaa, Hu, Katalpa ve Erguvan that echo the natural flora of Istanbul have been used. What are the plans of alk Gayrimenkul in the future? What kind of a growth are you planning ahead? Have you got any new projects at hand?

We have accumulated considerable knowledge and experience throughout projects we have carried out abroad together with Gap naat. We are projecting this knowledge onto our projects in Turkey now. We have a portfolio size of 4 billion dollars in total. Among our ongoing projects there are ehrizar Konaklar in skdar Altunizade, carried out with the revenue partnership model with Emlak Konut GYO A..; Metropol Istanbul Project that takes place inside Istanbul International Finance Center in Ataehir constructed collaboratively with Emlak Konut GYO A.. and Varyap - Gap naat; Tarlaba Urban Renovation Project that is the first renewal Project realized in association with the state and private sector.

Besides these, A Class and Landmark Office in Zincirlikuyu and a composite project on a land of 14 thousand 500 square meters in Yenibosna Kuyumcukent take place among the projects that we intend to carry out in 2013.

T he capital city of the country, Ankara is also the capital of politics It has always been referred to as the the city of clerks or the place where the heart of politics beats. It is referred to as such, yet, according to many travelers Ankara is a city that has accommodated many fundamental works of art since ancient times to the period of the foundation of the Republic. Initially named as Ankyra, the citys name was changed in time to Angora, Engr, ultimately taking its final form as Ankara.

The first name that comes to mind in relation to Ankara is Antkabir for sure This building, established in 1953 is visited with an increasing visitor potential each year. Antkabir was established in the district of Rasattepe, which overlooks the city, with the testament of Atatrk. Right beside Antkabir is the grounds of the Atatrk and Independence Museum. This museum was restructured and updated in collaboration with Turkish, Azerbaijani, and Russian artists in 2002. In the museum that consists of four departments, some of Atatrks private belongings, war scenes made with the scale model technique and portraits of commanders are exhibited.

The Castle and its surroundingsIn Ankara perhaps the oldest of artifacts dating from ancient periods is the Ankara Castle, perched on steep hillsides much like an eagles nest... As city walls stretched as low as the plains, old Ankara used to be confined in those bulwarks. Today, however, nothing remains of those city walls. Many old houses that were inside the castle have been renovated and have begun to render service as art galleries or restaurants. Anatolian Civilizations Museum, which has won the award of The European Museum of the Year, is situated right beneath the castle. In the museum, priceless works of art belonging to Anatolian civilizations, retrieved in excavations in various places around Anatolia, are displayed. The Augustus Temple and Antique Roman Hammam are among places tourists take interest in. Hac Bayram Mosque and Shrine that are situated right next to it rest against each other, virtually defying time.

Seljukian and Ottoman mosquesMany mosques and baths have remained from Seljukian and Ottoman periods inside and around the castle and they are still in use today. Among these mosques, the most important ones are the Alaaddin Mosque, having survived as the first Seljukian work of architecture in Ankara, and Aslanhane and Ahi Elvan Mosques dating from 13th centuries. Cenabi Ahmet Pasha Mosque in Ulucanlar is designated as the only work of architecture by Mimar Sinan in Ankara. Grand National Assembly of Turkey Museum, which occupies a significant place among structures belonging to the period of the Republic, is still sought after by fans of history. Ankara Palas has replaced the parliament building across the museum, built in 1920-1923, which used to lodged foreign statesmen and utilized a place where Republic balls were organized. Atatrk Forest Farm (Atatrk Orman iftlii) located in Stz is shown as Ankaras largest green belt. AO, founded in 1925 and bestowed to Ankara by Atatrk, is considered to be one of the citys symbolical sites.

Seluklu ve Osmanl camileri Kale ve evresinde Seluklu ve Osmanl dneminden kalan ve bugn halen kullanlmakta olan birok cami ve hamam bulunuyor. Bu camiler arasnda en nemlileri; Ankarada halen ayakta kalan ilk Seluklu eseri olan Alaaddin Cami ile 13. yy.dan kalma Aslanhane ve Ahi Elvan Camileridir. Ulucanlarda bulunan Cenabi Ahmet Paa Cami ise Ankaradaki tek Mimar Sinan eseri olarak nitelendiriliyor. Cumhuriyet dneminin nemli yaplar arasnda yer alan TBMM Mzesi de tarihe merakllarn urak yeri. 1920-1923 yllar arasnda Byk Millet Meclisinin yer ald mzenin hemen karsnda yabanc devlet adamlarnn misafir edildii, Cumhuriyet balolarna da ev sahiplii yapan Ankara Palas bulunuyor. Stznde bulunan Atatrk Orman iftlii ise Ankarann en byk yeil alan olarak gsteriliyor. 1925 ylnda kurulmaya balanan ve Atatrk tarafndan Ankaraya balanan AO, ehrin en simge meknlarndan biri olarak kabul ediliyor.

Mze kent Ankara, mzeleriyle de olduka nl bir kent. yle ki Devlet Resim ve Heykel Mzesi, Trk resim ve heykel sanat koleksiyonlarna ev sahiplii yapyor. Yanndaki Etnografya Mzesinde ise Seluklulardan bugne Anadoludan derlenen folklorik eserler, silahlar, aa ileri gibi pek ok tarihi eserler sergileniyor. 1990da alan ve be bin oyuncan sergilendii Ankara niversitesi Oyuncak Mzesi, lkenin ilk oyuncak mzesi. Ankara University Toy Museum that was put into service in 1990, in which five thousand toys are displayed is the first toy museum in the country. Also, Turkeys only nature museum, Nature History Museum (MTA Tabiat Tarih Mzesi) in Balgat welcomes those interested in. Apart from these, there are many more unique museums in the city such as ODT Science and Technology Museum, Aviation, and Meteorological Museums.

Ankaras single cableway, the longest cableway inside a city in Turkey started its operation between Subayevler and Tepeba a few years ago. This cableway that has been in demand by the local community also illuminates Keiren at night when the cabinets and the wiring is lit up. In the cableway that carries people along a distance of 1700 meters, there are 16 cabinets which hold up to 8 persons each. Another district in Ankara that has been popular as a touristic locale is Beypazar. This district that is at a distance of 100 km to Ankara welcomes its visitors. Beypazar is a pretty town in the middle of moorland with its spectacular, cosy and aesthetically striking mansions, cobblestoned pavements, as well as its companionable and hospitable community.

Perpetuating the moment by watching Ankara from the 127 meter high rooftop deck in Atakule that overlooks the city and hosts the first dner restaurant of Turkey is also pretty common. Ferruh Tun, whose poems and articles have been published at various magazines and whose

third book has just come out onto the market is the Chairman

of International auditing firm KPMG, which renders service on

auditing, tax and consultancy and works in collaboration with alk

Holding. As Chairman Tun provided important information on the repercussions of the changes in

the Turkish Code of Commerce on the world of business, he has

also evaluated the present state of affairs in Turkish economy for us.

In the past you held the office of Auditor and currently you are the Chairman of an international supervision company. Could you talk about the place and importance of your duty as supervisor in business life?

The world of business can fulfill its potential at its best when there is sustainable tradeoff among stakeholders. We can say that employers, shareholders, investors, the general public and the state are the joint owners of the business world in general. It is true that temporary conflicts or contradictions can come to the fore from time to time between shareholders, yet, the purpose of communities is to bring these seemingly conflicting utilities to a consensus for the benefit of all in the short and the long run and thus propagate societal prosperity, justice and freedom. In this context, compromise means the acknowledgement of a common course of inducement by each party where each contractor can clearly observe what is proposed for their own benefit. That is why information and communication are indispensable and mutual trust between the parties is utterly essential in this process. When the subject matter happens to be the world of business, one of the most crucial items that take place in the rank of information that is to be reproduced and shared is financial information that belong to companies.

In the final global economic depression it was understood that reliance on figures brought about serious problems. It was understood that despite the presence of so many supervision and gradation companies, figures could be misleading. How would you like to evaluate this condition?

Even though standards in data accountancy and reportage may provide information about the state of business at any given time there have been doubts that they did not provide predictability for the period of economic crisis and afterwards. When analyzed carefully it can be easily seen that these criticisms are directed at accountancy and reportage standards. We agree with these criticisms. After all, we are as responsible for the other aspects of the situation as this deficiency. However, when we look at the issue from the point of the technical competence (perfection) of the supervision process, the autonomy of supervisors, and ethical consistency we may even say that the supervision sector has passed a compelling trial.

The new Turkish Commerce Law (TCL) has taken effect 55 years after the one before. How did the need of such a radical change in law come about? Could you talk about this law and what innovations it will bring to the world of business?

In the period you mention there have been important changes in the world and in Turkey. It was understood what happened were caused by the fact that businesses had not been organized well enough or operated according to policies of fairness, transparency, accountability and responsibility rather than a shortcoming or deficiency in supervision. But if you ask me why no action was taken for 55 years I would have difficulty finding an answer that would convince you. If you dont do the necessary changes progressively in the right time it is likely that you will eventually be forced to make fundamental changes.
