Seller Insight“We felt at home the minute we first stepped inside Copthorne over 24 years ago. We knew at once that this was the house for us, and that it would suit us as our family grew. Neither of us came from Kent so moving to Hartley was somewhat of a ‘leap of faith’, but we can

honestly say it was a great decision. Not only is Copthorne a welcoming and much loved family home, but Hartley is a fantastic place to live and to bring up a family.

The main part of the original house is over 100 years old. The extensions and revisions that have been made over the years have resulted in the creation of flexible space with a number of interesting features, both old and new that captivate those who visit and live here. Twelve years ago the now five bedroomed house was extensively re-organised to really benefit modern living. Alongside new wiring and plumbing, the kitchen was moved to the back of the property and a breakfast / dining area was created. From this, through French doors there is a south facing patio – great for leisurely breakfasts, and general summer entertaining. The office /study off the breakfast area provides room for home working without being too isolated from family life. A downstairs wet room was also added, which has proved invaluable when returning from outdoor sporting activities, gardening and country walks. Upstairs the creation of an en-suite to the master bedroom provides privacy, but together with the family bathroom ensures that there is sufficient space when guests come to stay and everyone is getting ready to go out. The whole ambience is one of comfortable easy living with rooms being re-purposed as the family grows and the seasons change.

The house is in a greenbelt area and backs onto farmland and woods. The surrounding garden is a fantastic feature of the property with a large lawned area together with mature trees and shrubs. This allows the property to remain largely private. The magnolia tree is particularly beautiful in the spring, and when it snows or the sun is shining the whole garden looks enchanting. The recent addition of the summer house or ‘man-shed’ provides a place for both garden gatherings and undisturbed down time. Over the years the garden has provided everyone with hours of endless fun, with the added attraction of walks from the back gate to see the horses on the way to school. Another great benefit of this house is its location; it really has the best of both worlds with something for everyone. Directly from the house, an amble down the ‘secret path’ takes you to the country club to watch cricket on a Saturday afternoon, or join in a quiz evening. There is a golf club in walking distance, as well as a riding centre. Hartley itself is a friendly and thriving community with arts, craft and well-being activities together with wonderful village fetes in the summer and fayres in the autumn and winter. Shops, schools, and public transport are also within safe walking distance. It is straightforward to travel to London from Longfield by rail or by the commuter coach that stops nearby.

The spacious entrance hall, with its polished wooden floors, gives access to the double aspect principal reception rooms, both with open fireplaces. The well appointed kitchen/family room occupies the rear of the property, and overlooks south facing gardens. A study, utility room and wet room/shower room complete the ground floor. To the first floor is the master bedroom with ample wardrobes and en suite bathroom/wc. Four further bedrooms and family bathroom complete the home.

The property sits in a plot of half an acre, providing a fantastic space for a growing family, screened by mature trees and hedges. The gardens also offer a summerhouse, greenhouse and potting shed. The driveway provides ample parking and double garage.
