    Cinere Bellevue Mall yang dikembangkan PT Megapolitan Developments Tbk Re-Opening. Lahir kembali dengan semangat baru, energi baru, dan tampilan baru. Komitmen manajemen dan Perseroan dalam memberikan pelayanan yang lebih baik, kepada tenant, konsumen, dan partner.

    Selama 8 bulan tidak beroperasional, Cinere Bellevue Mall berusaha dan bekerja keras untuk mengembalikan dan membangun kembali Cinere Bellevue Mall dan menjadikan Cinere Bellevue Mall kembali menjadi tujuan utama masyarakat sekitar Cinere khususnya dan Depok pada umumnya.

    For 8 months it was not operational, Cinere Bellevue Mall tried and worked hard to restore and rebuild Cinere Bellevue Mall and make Cinere Bellevue Mall back to being the main destination of the people around Cinere in particular and Depok in general.

    The company is optimistic about the new concepts and various international retail brands that have joined, including Lulu Hypermarket, JYSK, H & M, Miniso, Fore. They will attract visitors to Cinere Bellevue Mall.

    Ditengah tantangan yang dihadapi, pertumbuhan ekonomi Indonesia mengalami pertumbuhan yang stabil. Badan Pusat Statistik mencatat bahwa ekonomi Indonesia telah tumbuh sebesar 5,17% sepanjang tahun 2018. Jika dibandingkan dengan pertumbuhan ekonomi 2017 yang sebesar 5,04% maka ekonomi tahun 2018 menunjukkan kenaikan. Pertumbuhan ekonomi tahun 2018 ditopang oleh pengeluaran konsumsi rumah tangga yang tumbuh 2,74%, komponen pembentukan modal tetap bruto (PMTB) sebesar 2,17%, dan komponen lainnya sebesar 0,26%.

    Adapun untuk angka inflasi sepanjang 2018 pun terjaga di angka 3,13% yang didukung oleh kebijakan harga energi domestik dan pengendalian harga pangan. Angka inflasi tersebut juga lebih rendah dari angka inflasi 2017 yang sebesar 3,61%. Sementara itu Bank Indonesia juga menaikkan suku bunga acuan menjadi sebesar 6 % dalam upaya pemerintah mengendalikan defisit perdagangan. Untuk nilai tukar rupiah mengalami penguatan dari yang sebelumnya di Rp15.400 cenderung stabil dikisaran Rp14.200 per 1USD dan defisit transaksi berjalan atau current account deficit (CAD) 2,98% dimana angka ini merupakan batas aman 3% dari produk domestic bruto (PDB).

    Disamping itu, pemerintah juga berupaya untuk memperbaiki iklim investasi di Indonesia dengan menerbitkan berbagai paket kebijakan ekonomi yang mempermudah berbisnis di berbagai jenis bidang usaha di Indonesia, tidak terkecuali bidang usaha properti.

    Pada tahun 2018, Lembaga pemeringkat Moody's meningkatkan Sovereign Credit Rating (SCR) Republik Indonesia dari Outlook Positif menjadi Outlook Stabil dimana hal ini mengafirmasi peringkat investment grade yang sebelumnya dicapai Pemerintah Indonesia pada tahun sebelumnya.

    Kendati pertumbuhan ekonomi yang stabil, inflasi dan suku bunga yang terjaga, bisnis di sektor properti/real estate masih menunjukkan tren yang menurun. Badan Pusat Statistik mencatat bahwa pertumbuhan bisnis properti cenderung melambat. Dibandingkan dengan tahun sebelumnya, ada penurunan sebesar 3,11 persen.     Dengan mempertimbangkan hal-hal tersebut, maka kami masih tetap optimis peluang pertumbuhan usaha di sektor properti Indonesia akan terus bertumbuh secara berkesinambungan. Dengan adanya tol Depok Antasari yang mulai beroperasi sejak September 2018 akan berdampak sangat positif terhadap prospek ekonomi di wilayah-wilayah yang terhubung, khususnya prospek pertumbuhan properti. Perseroan memiliki proyek perumahan Cinere Parkview yang sangat dekat dengan pintu tol Brigif, dan kami merasakan pertumbuhan permintaan dan minat masyarakat meningkat untuk proyek Cinere Parkview ini, oleh karena itu proyek ini harus menjadi salah satu proyek yang diutamakan pengembangannya oleh Direksi.

    Segala puji syukur kami panjatkan kepada Tuhan Yang Maha Esa atas berkat rahmat dan pimpinan Tuhan, PT. Megapolitan Developments Tbk dapat menjalankan berbagai program kerja di tahun 2018 yang penuh dengan tantangan. Atas nama Direksi PT. Megapolitan Developments Tbk, perkenankan kami menyampaikan beberapa pencapaian utama kinerja selama tahun 2018 kepada para pemegang saham dan pemangku kepentingan lainnya.

    PT Megapolitan Developments Tbk pada tahun 2018 meraih penjualan pre-sale marketing sebesar Rp534,99 miliar. Angka tersebut menunjukkan adanya pertumbuhan penjualan pre-sale marketing sebesar 108,99% dibandingkan pada tahun 2017 sebesar Rp255,99 miliar. Patut kita syukuri pencapaian ini yang melampaui target yang telah ditetapkan sebelumnya, bahwa ditengah pertumbuhan properti yang menurun di tahun 2018, kami berhasil mencapai pertumbuhan penjualan pre-sale marketing yang sangat baik.

    Dari sisi pencapaian kinerja Laporan Keuangan, PT Megapolitan Developments Tbk membukukan penjualan Rp227,64 miliar menurun sekitar 42,61% dibandingkan pada tahun 2017 sebesar Rp396,70 miliar. Perseroan mencetak laba bersih sebesar Rp16,10 miliar atau Rp5,23 per lembar saham, menurun 84,85% dibandingkan dengan realisasi laba bersih Perseroan pada tahun 2017 sebesar Rp. 106,21 miliar atau Rp31,26 per lembar saham.

    PT Megapolitan Developments Tbk in 2018 achieved pre-sale marketing sales of Rp534.99 billion. This figure shows the growth of pre-sale marketing sales of 108.99% compared to 2017 amounting to Rp255.99 billion. We should be grateful for this achievement which surpassed the previously set target, that amid the declining property growth in 2018, we have succeeded in achieving excellent sales pre-sale marketing growth.

    In terms of the performance achievement of the Financial Statements, PT Megapolitan Developments Tbk posted sales of Rp227.64 billion, down by around 42.61% compared to 2017 amounting to Rp396.70 billion.     kontribusi penjualan tanah kavling yang menurun 100%. Perseroan juga berhasil menekan seluruh komponen Biaya, kenaikan biaya hanya pada Biaya Umum dan Administrasi yang meningkat 1,96%.

    Sepanjang tahun 2018, kinerja harga saham Perseroan bergerak cukup stabil. Perseroan secara konsisten tetap berupaya menjaga kesinambungan usaha dengan mengutamakan pertumbuhan kinerja keuangan yang lebih baik untuk menjaga kredibilitas dari pada investor, pemegang saham dan pemangku kepentingan lainnya.

    Di tahun 2018 ini, Perseroan telah berhasil melakukan Reopening Cinere Bellevue Mall di awal Mei 2018 setelah akhir tahun 2017 tutup sementara. Cinere Bellevue Mall hadir dengan konsep bauran tenant yang lebih dinamis, untuk itu telah bergabung tenant-tenant Brand Internasional, diantaranya Lulu Hypermarket, H&M, Miniso, JYSK. Kami optimis segmen usaha yang menghasilkan pendapatan berulang dapat semakin tumbuh pesat memperkuat kinerja Perseroan.

    Tol Desari seksi 1 Antasari – Brigif yang telah beroperasi di September 2018 ini sangat membuka potensi pertumbuhan permintaan residensial di wilayah sekitar yang terkoneksi dengan pintu keluar tol. Kawasan kami, Cinere Junction, yang di dalamnya terdapat hunian Graha Cinere dan Cinere Parkview, siap menyambut ledakan permintaan akan perumahan di wilayah ini. Perseroan juga telah membuat akses dari kawasan Cinere Junction ke jalan Krukut sehingga dari akses ini akan sangat dekat dengan pintu tol Brigif. Kami optimis bahwa hal-hal ini adalah salah satu landasan yang berpotensi mendorong pertumbuhan PT. Megapolitan Developments Tbk di hari-hari mendatang.

    Pencapaian Perseroan selama tahun 2018 ini tidak terlepas dari komitmen dan keseriusan kami dalam mewujudkan nilai-nilai Tata Kelola yang baik.     Accordance with the Deed of Establishment No. 24 on September 10, 1976 made by the Notary Soeleman Ardjasasmita SH and received an approval from the Ministry of Justice number YA5/513/4 on November 5, 1976.

    The Company began its business by completing residential development that was integrated with completed facilities on 55 hectares area in Cinere region. The residenctial projects were Megapolitan Cinere Estate, Griya Cinere 1 and the first phase of Graha Cinere, namely Cinere Country.

    Sesuai dengan Akta Pendirian Perseroan Nomor 24 tanggal 10 September 1976 yang dibuat di hadapan Notaris Soeleman Ardjasasmita SH dan telah memperoleh pengesahan dari Kementerian Kehakiman nomor Y.A.5/513/4 tertanggal 5 November 1976.

    Bisnis awal perusahaan ini dimulai dari bisnis pengembangan perumahan yang terintegrasi dengan berbagai fasilitas yang lengkap dan memadai di atas lahan seluas 55 hektar di kawasan Cinere.     Cinere menjadi wilayah hunian favorit dan semakin berkembang setelah Perseroan membangun berbagai pengembangan perumahan lainnya, yaitu Puri Cinere, Bukit Griya Cinere, Graha Cinere tahap kedua yaitu Graha Laguna, serta pusat perbelanjaan Mal Cinere pada tahun 1987. Setelah Cinere, Perseroan melakukan ekspansi bisnis ke wilayah Bogor dengan mengembangkan perumahan Tatya Asri pada tahun 1998.

    Pada tahun 2001, Perseroan menambah bisnis dengan melakukan pembangunan hunian vertikal di kawasan Mega Kuningan, Jakarta Selatan, yakni Bellagio Residence & Mall dan Bellagio Mansion yang dilakukan secara bekerja sama dengan perusahaan pengembang properti domestik.

    Pada tahun 2008, Perseroan mencoba mulai melakukan pengembangan usaha secara anorganik dengan mengakuisisi apartemen The Habitat @Karawaci, Tangerang, The Habitat @Karawaci adalah hunian vertikal favorit bagi para eksekutif muda dan pelajar di Karawaci.

    Pada tahun 2010, PT Megapolitan Developments Corporation diubah namanya menjadi PT Megapolitan Developments. Langkah tersebut dilakukan sebelum pemberlakuan Peraturan Pemerintah No. 43 tahun 2011 mengenai Tata Cara Pengajuan dan Pemakaian Nama Perseroan Terbatas.

    Pada tanggal 12 Januari 2011, Perseroan mencatatkan sahamnya di Bursa Efek Indonesia (BEI). Perseroan kemudian menjadi perusahaan publik dengan nama PT Megapolitan Developments Tbk. Dari pencatatan saham tersebut, Perseroan memperoleh dana sebesar Rp212,5 miliar. Hal itu terjadi setelah Perseroan menawarkan 850 juta sahamnya atau sekitar 25% dari total saham perusahaan kepada publik.

    Setelah menjadi perusahaan publik, Perseroan terus mengupayakan berbagai langkah strategis untuk terus fokus dalam usaha pengembangan berbagai proyek berskala besar dan jangka panjang. Hal itu dibuktikan dengan keseriusan Perseroan dalam mengembangkan kawasan terpadu Centro Cinere pada tahun 2012, The Habitat @Karawaci dan Vivo Sentul pada tahun 2014.

    Masing - masing kawasan tersebut terdiri dari segmen apartemen, komersial dan residensial. Sepanjang periode 1976-2018, Perseroan telah mengembangkan 32 proyek. Seluruh proyek tersebut terbagi ke dalam tiga megablok, yang berupa 6 proyek apartemen, 15 proyek residensial dan 11 proyek komersial.

    Cinere became the favourite residential area and growing after the Company developed various other residential development such as Cinere Puri, Bukit Griya Cinere, the second phase Graha Cinere namely Graha Laguna, and Mal Cinere shopping center in 1987. After Cinere, the company expanded its business to Bogor region and developed Tatya Asri housing in 1998.

    In 2001, the Company raised its business by developing vertical residence in Mega Kuningan, South Jakarta, namely Bellagio Residence & Mall and Bellagio Mansion in cooperation with other property developers.

    Referring to the Company’s management through organic business growth, the Company in 2008 acquired The Habitat @Karawaci apartment in Tangerang. The Habitat @Karawaci is a favorite vertical residence for young executives and students in Karawaci.

    In 2010, the Company changed its name from Megapolitan Developments Corporation to Megapolitan Developments before Government Regulation number 43 of 2011 regarding Procedures for Submission and Usage of Limited Company was enforced.

    On January 12, 2011, the Company listed its shares on the Stock Exchange Indonesia (IDX). The company later become a public company by name PT Megapolitan Developments Tbk. From listing of these shares, the Company obtained funds amounting to Rp212.5 billion.This happened after the Company offered 850 million shares or about 25% of the total company shares to the public.

    After becoming a public company, The company continues to strive for variety strategic steps to continue to focus in efforts to develop various projects large scale and long term. That matter proven by the seriousness of the Company in developing integrated areas Centro Cinere in 2012, The Habitat @Karawaci and Vivo Sentul in 2014.

    Each of these regions consists from the apartment, commercial and residential. During the period 1976-2018, The Company has developed 32 projects. The entire project is divided into three megablok, in the form of 6 apartment projects, 15 residential projects and 11 commercial projects.

    PT Megapolitan Developments Corporation berdiri. Perseroan mengembangkan perumahan Megapolitan Cinere Estate dan Mega Cinere

    PT Megapolitan Developments Corporation was established. The Company developed housing of Megapolitan Cinere Estate and Mega Cinere.

    1996 – 2005

    Perseroan mengembangkan perumahan Bukit Griya Cinere, Graha Cinere tahap 2 (Graha Laguna). Perseroan ekspansi ke Bogor mengembangkan Tatya Asri. Perseroan melakukan kerja sama strategis dengan perusahaan property domestik membangun Bellagio Residence & Mall dan Bellagio Mansion.

    Perseroan mengembangkan Cinere Riverside, Graha Cinere, Perseroan menjadi perusahaan terbuka pada 2011. Pengembangan kawasan megablok Centro Cinere, Vivo Sentul dan Habitat @Karawaci.

    Perseroan meluncurkan apartemen Sky Tower, perumahan Cinere Parkview tahap 3, Vivo Residence dan Tatya Asri Cluster Edenia.

    Current Business Activities and Company’s Products

    As an experienced property Company, its management knows the Indonesia property market cycle that fluctuates rapidly. Therefore, the Company has a balanced focus on developing the business sector of Recurring Income and Non-Recurring Income.

    The Company’s business segment currently is divided into residential, apartment and commercial. Up to now, the Company has developed 32 projects consisting of 6 apartment projects, 16 residential projects and 11 commercial projects.
