2015 Urang Property Management Ltd – Assistant Estate Property Manager (600 units – 4 blocks) My experience as a block assistant property manager has been very enriching. Being part of a busy team days have always been challenging with a lot of time management and great organisation.

2014 Realogy – Cartus Ltd – AST Property Management / Expat Property Advisor Working as AST property manager, I was required to manage expat premises along with being a property advisor for rental properties in the UK. I managed a portfolio of 175 properties and 30 expat/letting files.

Legal / Housing Act 88 law:

- Producing Tenancy Offer Letters tailored to clients’ needs and requirements.

- Drawing up Assured Shorthold Tenancy Agreements well as company let agreement, with suited clauses matching expectations and premises characteristics.

- Review and check external contracts (AST from Landlord or Agent) and negotiate/correct unreasonable or unsuitable terms/clauses.

- Preparation and gathering of proof to build up cases to be arbitrated to the Tenancy Deposit Scheme committee (ADR).

- Keeping an update on the latest property law and legislations and generate summarised report to be communicated to the team.

- Serving Notice to leave in accordance to tenancy agreement clause.

Property / Real Estate:

- Producing detailed area and property market reports.- Analysis of the Rental market: Rental Value, Average Rent per

Area- Negotiation of terms and special condition/clauses to subject

proprieties- Organising and Analysing Clerks' Check-in/check-out inspection

Reports - Negotiate Dilapidation and reduce damages claims- Liaise with Administration regarding references, renewals,

vacancies and Tenancy Agreements and other documents and issues when necessary
