CRYNODEB GWEITHREDOL Fydd y Datganiad Cymeriad Ardal Cadwraeth hwn yn dod yn Gyfarwyddyd Cynllunio Atodol (CCA) gweithredol pan gaiff ei fabwysiadu. Mae'n cefnogi Cynllun Lleol Ynys Môn 1996 (Polisi 40) a'r Cynllun Datblygu Unedol (Polisi EN13) a ddaeth i ben sy'n nodi y bydd cymeriad a golwg yr holl ardaloedd cadwraeth dynodedig yn cael eu diogelu rhag datblygiad anghydnaws. Bydd eu cymeriad yn cael ei wella a'i ddatblygu drwy wneud gwelliannau a chaniatáu datblygiad newydd sydd wedi'i ddylunio'n addas. Bydd y ddogfen hon yn ystyriaeth berthnasol wrth benderfynu ar geisiadau cynllunio. Yr Adran 13 Canllawiau Cynllunio Ategol – Cyfarwyddyd Dylunio Amgylchedd Trefol a Gwledig (2008) Cyngor Sir Ynys Môn mae cyngor yng nghyswllt datblygiadau yn y cyd-destun hanesyddol. Ceir crynodeb isod o'r elfennau sy'n cyfrannu at gymeriad neu olwg ardal gadwraeth Porthaethwy y mae angen ei chadw neu ei gwella.

EXECUTIVE SUMMARY This Conservation Area Character Statement will become a working Supplementary Planning Guidance (SPG) upon adoption. It supports Ynys Môn Local Plan 1996 (Policy 40) and the stopped Unitary Development Plan (Policy EN13) which states that the character and appearance of all designated conservation areas will be protected from unsympathetic development. Enhancement of their character will be achieved by carrying out improvements and permitting suitably designed new development. This document will be a material consideration in the determination of planning applications. Circular 61/96 (para 20) states that the quality of place should be the prime consideration in identifying, protecting and enhancing conservation areas. This depends on more than individual buildings. It is recognised that the special character of a place may derive from many factors, including: the grouping of buildings; their scale and relationship with outdoor spaces;...architectural detailing; and so on. Planning Policy Wales 2010 (para 6.5.17) states that if any proposed development would conflict with the objective of preserving or enhancing the character or appearance of a conservation area, or its setting, there will be a strong presumption against the granting of planning permission. Section 13 of The Isle of Anglesey County Council’s Design Guide for the Urban & Rural Environment SPG (2008) contains design guidance for developments within the historic environment. Summarised below are elements that contribute to the character and appearance of the Menai Bridge conservation area requiring preservation or enhancement.

History

• The area has a prehistoric and medeival history.

• Porthaethwy has long provided a crossing point, originally by ferry, to the mainland.

• Livestock and travelling entertainment fairs have an association dating back to C17 with the town.

• The Menai Suspension Bridge provided the catalyst for the town’s rapid expansion.

• Tourism became an important industry for the town. Setting

• Menai Bridge stands on the western shoreline of the Menai Strait in South East Anglesey.

• The town commands an attractive coastal position being backed by low green hills intersperced with trees and woodlands and looking outwards over the Menai Strait and the Snowdonia mountain range beyond. Architecture

• The architectural style of buildings is predominantly Victorian (detached, semi-detached or short terraces) following the completion of the suspension bridge in 1826.

• A mix of materials and finish include: red facing brickwork and terracota, dressed and random rubble stonework and smooth rendered external walls with slate roofs.

Major Changes Since Designation Developments have been limited since its recent designation as a conservation area in 2004. However, any future development proposals should preserve and enhance the area. Its is important that any future developments have little or no detrimental effect on the character or appearance of the designated area or its setting. Major developments and public investment can bring about economic benefits and restore confidence and thus encourage investment in the protected area’s building stock that will help safeguard their future and in turn the character of the area. It is a glowing testimony to the quality of the original buildings that the overall form of the conservation area has remained relatively unchanged over the centuries. It is the loss of architectural detailing, that often detracts and is harmful to the special character of the town, that is at greatest risk. This is primarily due to lack of building maintenance or unsympathetic alterations. The loss of open spaces is detrimental to the character and the setting of the town.

The Way Forward There may be potential sites within and adjacent to the conservation area that offer regeneration development or enhancement. However, any developments would need to be sympathetic to the character of the conservation area or its setting. On a positive note the town’s character and appearance has in the main generally been retained. Some original architectural detail, particularly to the listed buildings, still survive. However, the negative side is that a few buildings still suffer from a lack of general building maintenance. Inappropriate materials have also been introduced to the conservation area including: modern pebble dash and uPVC or aluminium windows and doors and loss of tree cover in a piecemeal incramental way. No Boundary changes are proposed to the relatively recently designated conservation area. The total area covered by the conservation area is 476,000m². In order to preserve or enhance the special character of the conservation area future developments should have regard to the existing; materials, style, size, scale, roof and building line so as to be sympathetic to their surroundings. The important views, amenity trees, and open spaces that exist should also be retained and preserved. It is recommended that all proposed developments are discussed and agreed at pre-application stage with the Built Environment and Landscape Section. The reinstatment of architectural detail and replacement of lost amenity trees and green spaces is to be encouraged and should be considered in all new developments.

Menai Bridge Conservation Area Development Guidance � Development which affect the conservation area should preserve or enhance its historic character, setting and appearance. � The value of the conservation area can be damaged significantly by the loss of its historic details and setting. � Traffic management, parking, or lighting proposals will be appraised in terms of need and affect on the conservation area’s setting. � A main requirement for developments within the conservation area is quality and to fit readily within the setting. � Developments should achieve a high standard of design and detailing using high quality materials suited to the surroundings. � Traditional style developments are acceptable provided that they are sympathetic and of a high quality. � Contemporary or Modernist styles are also acceptable if they are high in quality and remain sympathetic to the existing and/or surrounding buildings/setting. � Planning Control decisions shall be based on the Menai Bridge Conservation Area Character Appraisal SPG and other material considerations. � There is a presumption against demolition within conservation areas if it results in a harm to its special character. � Developments should avoid unnecessary loss of buildings, amenity trees, and features of interest.

BOUNDARY REVIEW AND RECOMMENDATIONS (See Appendix I & II) The character and quality of the streetscape of Menai Bridge is formed by a combination of the built form, architectural detail and public open spaces. The potential impacts on, and threats to, the character of the conservation area are therefore dependent on all buildings, and open spaces, that have an influence on the streets and open spaces within the boundaries of the conservation area. As Menai Bridge was only fairly recently designated as a conservation area (2004) development has been limited since that time. Consequently the boundary review has not identified any need to amend the conservation area boundary.

Therefore, the total area covered by the conservation area will remain at 476,000m². In order to preserve or enhance the special character of the conservation area every effort should be made to ensure that future developments should have special regard to the existing; materials, style, size, scale, roof and building line so as to be sympathetic to their surroundings. The important views and open spaces that exist should be retained and preserved.

1. CYFLWYNIAD Crewyd yr ardaloedd cadwraeth gan Ddeddf Amwynderau Dinesig 1967 pan benderfynwyd nad oedd rhestru adeiladau hanesyddol yn unigol yn ddigon i amddiffyn lleoliad a grwpiau o adeiladau a oedd yn cyfrannu at gymeriad y lle fel cyfanwaith er nad oeddent wedi eu rhestru'n unigol. Sylweddolwyd hefyd fod y llefydd rhwng adeiladau, a choed, yn elfennau pwysig a phenderfynwyd gwarchod ardaloedd cyfan i'w galw'n Ardaloedd Cadwraeth. 1. INTRODUCTION Conservation areas were created by the Civic Amenities Act of 1967 when it was decided that listing historic buildings individually was not enough to protect groups of buildings, which although not individually listed contributed to the character of the place as a whole, and their setting. It was also realised that the spaces between buildings, and trees, were also important elements and it was decided to protect whole areas to be called Conservation Areas. The Planning (Listed Buildings and Conservation Areas) Act 1990 requires local authorities to designate as conservation areas “Any area of special architectural or historic interest the character or appearance of which it is desirable to preserve or enhance”.

It is the character of areas, rather than individual buildings, that the Act seeks to preserve or enhance. Conservation area designation should be seen as the prime means of recognising, protecting and enhancing the identity of places with special character. Quality of place should be the prime consideration in identifying conservation areas although there can be no standard specification for conservation areas.

Designating a conservation area does not prevent future change to buildings and their surroundings. It does mean, however, that the local planning authority when considering planning applications, including those which are outside a conservation area but would affect its setting, must pay special regard to whether the proposed changes “preserve or enhance the character or appearance of the conservation area”. The designation should enable the character of the area to be retained and controlled, ensuring that any new development is sympathetic to both the special architectural and historic interest of the area and setting, but without affecting its function or prosperity. If a proposal involves the total or substantial demolition of a structure or a building within the conservation area then “Conservation Area Consent” from the local authority will be required. Otherwise development in conservation areas is dealt with through the normal planning application process. Subject to some exceptions trees are protected in conservation areas and anyone proposing to cut down, top or lop a tree is required to give 6 weeks written notice to the local planning authority.

Under section 69 of the Act there is a duty on local authorities to review their areas from time to time and to consider whether further designation of conservation areas is called for. It is only by understanding the elements that contribute to the character and appearance of an area can we aspire to “preserve or enhance” it. Anglesey County Council is producing a character appraisal for each of the islands conservation areas. These character appraisal documents will form the basis, along with policies set out in the Ynys Môn Local Plan and the stopped Unitary Development Plan, for aiding development control within conservation areas. Guidance on general policies that are material considerations in the determination of all planning applications in conservation areas are included in Policy 40 Ynys Môn Local Plan (and also Policy EN13 of the stopped Unitary Development Plan). Section 13 of The Isle of Anglesey County Council’s Design Guide for the Urban & Rural Environment SPG (2008) contains design guidance for developments within the historic environment. 2. CONSERVATION AREA Menai Bridge 3. COMMUNITY The conservation area lies within the community of Menai Bridge. 4. DATE DESIGNATED Menai Bridge was designated as a Conservation Area in November, 2004.

5. REASON DESIGNATED Prior to the building of the Menai Suspension Bridge the settlement of Porthaethwy consisted of only a handful of dwellings located near to a medeival ferry crossing point. However, the building of the bridge brought about a rapid economic and social expansion. Consequently the majority of the present day street layout and buildings date to the relatively short period between 1820 and 1900. Hence the town has a particulary strong Victorian character. Therefore, in view of its social history and historic built environment it is considered that the town’s character is worthy of protection and enhancement. 6. LOCATION Menai Bridge is a township that stands on the western shoreline of the Menai Strait in South East Anglesey (Grid Ref.: 555 717). Here the Cerrig y Borth rocky headland extends to within 250m of the mainland. (See page 10)

7. AREA COVERED (See page 11 and

Appendices I & II) Conservation Area Boundary The current Conservation Area boundary extends NE along the seashore from the foot of the Menai Suspension Bridge to encompass both Ynys Faelog and Ynys Gaint. The boundary then follows, in a SW direction, the rear curtilage of Graigwen and onwards to Trem y Garnedd (Mountain View) terrace up to Bryn Rhosyn. Here the boundary generally veers to the West to contain 1-3 Tudno View, Hafod Wen, Treetops and Gogarth up to the junction of Well Street and Hill Street. From this point it heads directly westward along the southern edge of Hill Street until turning South at the Western perimiter of BrynTysilio to include Bryn Aethwy. The

boundary omits both the Mona Road roundabout and Petrol Service Station before continuing SW along the shore and causeway to encircle Church Island. The final leg sees the boundary follow Belgian Promenade back to the foot of the suspension bridge. The total area covered by the Conservation Area is approx. 476,000m². 8. SETTING Porthaethwy commands an attractive coastal position being backed by low green hills intersperced with trees and woodlands and looking outwards over the Menai Strait and the Snowdonia mountain range beyond.

Yn ddiweddar mae’r ddogfen wedi ei disodli gan Strategaeth Tirwedd Ynys Môn (Diweddariad 2011) ac mae’r ardal ‘nawr oddi mewn ACL 11. Mae’r ddwy ddogfen yn seiliedig ar LANDMAP Cymru a baratowyd gan Gyngor Cefn Gwlad Cymru. Hwn yw'r dull safonol o asesu cymeriad y tirweddau ar draws Cymru. Mae’r strategaeth 2011 yn seiliedig ar data sicrwydd ansawdd LANDMAP 2004.

Geology: The geology of the Menai Strait is complex. Edward Greenly a prominent geologist wrote in 1919 “Few valleys in Britain have been more discussed than the Menai Strait”. It includes 600 million years old rocks from the Pre-Cambrian Mona Complex, Cambrian Sandstone, Ordovician and Silurian shales, Carboniferous sedimentary deposits, Palaeozoic igneous intrusions as well as recent rocks of marine alluvium. The majority of the Menai Strait (approx. 85%) is underlain by a diversity of unconsolidated deposits (e.g. predominantly Quaternary sediments overlaid with more recent sands, muds, shingle and boulders). Landscape: The conservation area lies within the old Local Character Area 8 (LCA 8) of the 1999 Ynys Môn Landscape Strategy. The document has recently been superseded by the Anglesey Landscape Strategy (Update 2011) and the area now lies within LCA 11. Both documents are based on the Countryside Council for Wales LANDMAP approach. This establishes a standard methodology for assessing landscape character across Wales. The 2011 strategy is based on the 2004 quality assured LANDMAP data.

Mae ardal gul ar oleddf yn rhedeg ar hyd rhan ddwyreiniol Afon Menai, yn ymestyn o Borthaethwy i Fiwmares ac yn cael ei nodweddu gan lethrau coediog. Yma y caiff ymwelwyr o'r tir mawr eu gwerthfawrogiad cychwynnol o’r ardal. Rhai materion allweddol ar gyfer tirwedd arfordirol LCA 11 yw y dylai’r cynigion datblygu a rheoli ystyried: yr effeithiau gweledol ar rinweddau hanfodol yr LCA, yr effaith ar ystod o gynefinoedd arfordirol, y rhyngberthynas gyda’r Ardal o Harddwch Naturiol Eithriadol (AHNE) Ynys Môn a thalu sylw i gynllun rheoli’r AHNE. Mae rhan fwyaf o’r arfordir cyfagos wedi ei penodi fel Safle o Ddiddordeb Gwyddonol Arbennig (SoDdGA). Mae eangderau gorllewinol a dwyreiniol yr ardal gadwraeth wedi eu lleoli o fewn y AHNE. Mae Coed Cyrnol wedi ei dynodi fel Gwarchodfa Natur Leol.

A narrow sloping area running along the eastern section of the Menai Straits extending from Menai Bridge to Beaumaris and typified by wooded flanks. The area provides the initial appreciation for visitors from the mainland. Key Issues for the coastal landscape of LCA 11 are that development and management proposals should take into account: visual impacts upon the essential LCA qualities, impact on range of coastal habitats, interrelationship with the Isle of Anglesey Area of Outstanding Natural Beauty (AONB) and regard to the AONB Management Plan. Much of the adjoining coastline is designated as a Sites of Special Scientific Interest (SSSI). Both the western and eastern extents of the conservation area are located within the AONB. Coed Cyrnol is a designated Local Nature Reserve.

9. CEFNDIR HANESYDDOL Canfuwyd bwyeill cerrig Oes Neolithig (3000-2000CC) yn yr ardal. Canfuwyd Wrnau Claddu Oes yr Efydd (2000-1000BC), a chelc Phorthaethwy o 8 o fwyeill efydd yn dyddio i'r cyfnod hwn. Canfuwyd 37 o ddarnau arian Rhufeinig (yn dyddio o 218-268 OC) yng Nghoed Cyrnol. Cyfeirir at ddarn peryglus o ddŵr yn yr Afon, a adnabyddir yn lleol fel Pwll Ceris (Swillies), yn yr Historia Brittonum, y cred ysgolheigion iddo gael ei lunio c800. Hanes Brwydr Porthaethwy c1193-4 (lle gorchfygodd Llywelyn ap Iorwerth, a elwid yn ddiweddarach yn Llywelyn Fawr, ei ewythr Rhodri, mab Owain Gwynedd a oedd yn dal Ynys Môn ar y pryd) yw'r

9. HISTORICAL BACKGROUND Neolithic Age (3000-2000BC) stone axes have been found in the area. Bronze Age (2000-1000BC) Burial Urns and the Porthaethwy hoard of 8 bronze axes have been found dating to this period. 37 Roman coins have been found (dating from 218-268 AD) at Coed Cyrnol. A dangerous stretch of water in the Strait, known locally as Pwll Ceris (Swillies), is referred to in the Historia Brittonum which scholars believe to have been compiled c800. The account of the Battle of Porthaethwy c1193-4 (where Llewelyn Ap Iorweth, later known as Llewelyn The Great, defeated his uncle Rhodri, son of Owain Gwynedd who held Anglesey at that time) is the first

known written documentation referring to ‘Porth Aethwy’. The early form of the name was Porthddaethwy. The name derives from the Welsh ‘Porth’ meaning a ‘doorway, ferry or crossing point’ and ‘Daethwy’ the name of a local tribe. It was later shortened colloquially to Borth. It was not until the tourist boom, after the completion of the suspension bridge, that the town became known as Menai Bridge. Porthaethwy was originally the site of a horse ferry from the mainland dating back to the C12th. In the early C15th the small Church of St. Tysilio on Church Island was built. An earlier church may well have occupied the site.

The first of many fish weirs located around Ynys Gorad Goch (towards the Britannia

Tubular Bridge) were recorded in 1589 (Scheduled Ancient Monument). On 22nd March 1589 Rowland Meredydd paid rent to the Crown for a foreshore enclosure on Church Island to house a double tide mill, Melin Heli. The mills were granted to Sir Richard Bulkeley in 1602. In 1594 Queen Elizabeth first leased ferry across the Strait to John Williams.

From 1630 until 1826 the Ferry rights were held by the Thomas Williams family. The ferry boats were described in 1886 as being little round boats capable of holding no more than 3 horses at a time. The first record of Porthaethwy Fair (Ffair y Borth/Menai Bridge fair) dates to c1681. It originated as a pony fair and later a general livestock fair to enable the island’s farmers to sell their livestock without the need to risks their profits by having to swim their animals across the Strait to the mainland markets.

In 1686 the Cambria Inn (called the ‘Three Tuns’ during the time of the ferry) was built to serve the ferry travellers (See Appendix

III). An earlier private ferry house existed at Porthaethwy circa late C15th. During the C18th Porthaethwy became an important market and fairs centre. The animals sold at the fair were made to swim across the Strait with the ferry boats acting as guides. In 1783-4 “the gentlemen of Anglesey” partitioned Parliament for an Act to build a solid embankment, with locks or drawbridges, across the Menai Strait to facilitate the journey to Ireland. Caernarvon viewed that the project would ruin its coastal trade by hindering the free passage of vessels through the Straits and consequently the proposal failed.

Dim ond yn 1805 y cysylltwyd Porthaethwy a Biwmares gyda lôn, o dan gomisiwn gan yr Arglwydd Bulkeley, Baron Hill. Yn dilyn Deddf Uno 1801 tyfodd yr angen am gyswllt diogel a chyflym rhwng Llundain a Dulyn. Rhoddwyd gerbron gynigion am argloddiau, pontydd pren, pontydd carreg, gyda phontydd codi ar gyfer teithiau’r longau. It was only in 1805 that Porthaethwy was linked to Beaumaris by road under a commission by Lord Bulkeley of Baron Hill. Following the Act of Union of 1801 the need for a safe and swift link between London and Dublin grew. Submissions for embankments, timber bridges, stone bridges, with draw-bridges for the passage of vessels were all put forward. However, work began, to the design of Thomas Telford engineer, on the building of the Menai Suspension Bridge in 1818. The bridge was completed in 1826.

The town’s tourism trade continued to expand with the building of the Victoria Hotel (c1840) and St George’s Pier, Booking Office & gates (1904).

Belgian refugees of the Great War constructed the Belgian Promenade (1914-18). A hoard of Roman coins were discovered at Coed Cyrnol in 1978. In 2005 the Royal Mint introduced a British one pound (£1) coin that depicted the Menai Suspension Bridge on the reverse.

Summary

• The area has a prehistoric and medieval history.

• Porthaethwy has long provided a crossing point, originally by ferry, to the mainland.

• Livestock and travelling entertainment fairs have an association dating back to C17 with the town.

• The Menai Suspension Bridge provided the catalyst for the town’s rapid expansion.

• Tourism became an important industry for the town. Population change In 1801 the population of the Parish of Llandysilio stood at 263. By 1821, during the construction period of the suspension bridge, it had risen dramatically to 493 and rising to 871 twenty years later (1841). The opening of the nearby Britannia Tubular Bridge and railway (1850) saw further increase in the populance (1,243 in 1851). By 1901 the population was 1,700. The latest 2001 Census returned a total combined figure of 3,146 for the Tysilio and Cadnant Wards (2,078 and 1,068). Archaeology The area has a prehistoric, possibly Roman, and medieval history. Therefore, potentially important archaeological remains could be present below ground. There may also be eighteenth and nineteenth century archaeology still buried within the conservation area.

There are also a number of important marine archaeological sites in the Strait. The Pwll Fanogl slate wreck, one of only three Welsh wrecks protected under the ‘Protection of Wrecks’ Act 1975, is a clinker vessel that sank between 1570 and 1690. Along the shore of the Menai remnants of fish weirs can also be found. The earliest probably being the one at Menai Bridge dating to C14th. However, the best preserved can be found at Ynys Gorad Goch which was built in 1824 (complete with fish smoking chamber) and continuously used until 1959. There may well be unknown sites of archaeological interest, having a wide date range, within the conservation area. Therefore, opportunities for archaeological investigation and recording, whether due to redevelopment or other, will be recognised and supported by the Council whenever possible.

10. LLEFYDD AGORED Ceir pocedi o fannau agored o fewn yr ardal gadwraeth, gan gynnwys coetiroedd bach. 10. OPEN SPACES There are pockets of open spaces found within the conservation area including small woodland. Most are predominantly situated along coastline with noteable exceptions being the Coed Marquis Woods and adjacent King George V playing fields. The conservation area is extensive in size and can be subdivided both geographically and characteristically into three distinct Sub-Areas shown below:

Sub-Area 1 – is dominated by the Coed Cyrnol woodland, Church Island (both situated within the AONB) and Belgian Promenade with only a few detached buildings situated on its eastern edge. This part of the conservation area provides a large expanse of publically accessable areas within walking distance of the town centre.

Coed Cyrnol

Is-Ardal 2 – mae hon yn cynnwys stribyn cul ar hyd glan y dŵr yn uniongyrchol i'r dwyrain o'r bont grog. Hen dir diwydiannol sy'n gysylltiedig â'r gwaith ar y bont a gweithgareddau adeiladu llongau diweddarach, gyda’u holion yn cynnwys: Slip Glanio Tŷ Fferi, Glanfa/Cei, Warws, Gweithdai Teras a Ffowndri. Mae adeiladau preswyl diweddarach wedi cael eu hintegreiddio ymhlith yr olion diwydiannol, ynghyd â mannau agored cyhoeddus cyfyngedig sydd wedi'u lleoli ger y droed y bont grog ac yn ymyl y lawnt fowlio.

Sub-Area 2 – consists of a narrow strip along the waterfront directly to the east of the suspension bridge. Former industrial land associated with the bridge building works and later shipping activities the remains of which include; Landing Slip, Ferry House, Wharf/Quay, Warehouse, Workshop Terracing and Foundry. Later residential buildings have been integrated amongst the industrial remains along with limited public open spaces located near the foot of the suspension bridge and by the Bowling Green.

Summary • The conservation area can thus be divided geographically into three distinct uses: recreational, industrial/ residential and commercial/residential. Trees and Hedgerows (See Appendix IV) Trees Tree and Woodlands are an important part of the character of the conservation area. They provide and enhance areas of; recreation, habitat and public amenity. To the West and South West of Menai

Bridge, Coed Cyrnol occupies the area between the A5 at Mona Road; Church Island and fronts the Menai Straits up to the abutments of the Menai Suspension Bridge. It is a mixed woodland with many prominent Scots pine. Coed Marquis forms a belt on the other side of the A5 and terminates at Wood Street. Both have benefited from regular management and improvements to access.

Records show that the Marquis of Anglesey had begun to plant trees upon his allotment (41 acres - Coed Colonel, Coed Ysgol, Bridge Street, Post Office to Minydon, upper Chapel Street, Telford Road, and land west of bridge embankments excepting Pleasure Ground by Bathing Place) before the date of the Enclosure Award. Baptismal entries of 15th June, 1823, describe Owen Owens (father of Ann Jones Owens) as “Keeper of Cerrig y Borth Plantation.”

The wood became known as the Colonel’s Wood / Coed Cyrnol, after a Lt. Colonel Henry Capel Sandys of nearby Craig-yr-Halen. George Charles Henry Victor Paget (b.1922), the 7

th Marquess of Anglesey,

recognised the woodland as being an asset to Menai Bridge and sold the woodland (4.5 hectares / 11 acres) to the Council in 1949. The Coed Marquis Woods are named after the first Marquess of Anglesey, Field Marshall Henry William Paget (1768-1854), Wellington’s cavalry commander at Waterloo (1815). (1885-1947) gifted the woods (0.8 hectare / 2 acres) and The King George V playing fields to the Council in 1926 ‘in perpetuity as a recreational ground’. The smaller Gorsedd Stones Wood (0.2 hectares / 0.7 acres), situated on the shoreline to the West of the Suspension Bridge, was once the site of Thomas Telford’s workshops and offices (the stone circle commemorates the Anglesey Eisteddfod of 1965). The wood was formally opened to the public in 1951 by Lady Megan Lloyd George (daughter of David Lloyd George). Church Island contains a mix of deciduous and evergreen trees typical of the setting such as holly, yew and a significant Monterey cypress.

From the North, Menai Bridge is approached by woodland and wooded gardens extending to the generally wooded Ynys Gaint and Ynys Faelog. Both islands are made up of native species with some conifers in the vicinity of the dwellings on the islands.

Coed Ynys Gaint / Ynys Gaint Trees

Frequently bridging the gap between the woodland on both sides, are the gardens of the larger properties along the A545 (from Telford Road to Ffordd Cadnant) with significant trees such as oak, lime and sycamore and ornamental planting of small trees and large shrubs such as cherry, birch and magnolias. Few of the terraced properties in Menai Bridge have gardens adequate for large trees although some have fruit trees among the ornamental planting. Some of undeveloped and neglected plots of land have become self seeded with trees such as sycamore and ash which add to the urban greenery of Menai Bridge. Several of the shoreline properties on elevated sites, as well as the open spaces such as the bowling green and public gardens adjacent to the Promenade leading to St George’s Pier, are enhanced by small trees (particularly pine). Some of the large modern buildings are screened by trees softening local views and longer views from across the Strait and Suspension Bridge. The trees provide seasonal colour and context/setting for the buildings within the conservation area.

Subject to exemptions, trees within Conservation areas are protected. Written notice to the local Planning Authority is required if it is proposed to carry out any work to a tree such as cutting, felling etc. Upon receipt of a notice, the Local Planning Authority must decide if the tree should be protected by a Tree Preservation Order (TPO). Decisions on making an order will be based on the suitability of the tree for protection and the potential impact of the works on public amenity and conservation area. It is important that losses of important trees due to condition or disease are replaced as required. The Woodlands at Coed Cyrnol and Coed Marquis are subject to Tree Preservation Orders. Together with the woods at Dale Park they have been designated as Category 2 Ancient Semi Natural Woodlands by the Forestry Commission. Many of the other significant trees are also protected specifically by Preservation Orders. All of the above trees, and others, contribute greatly to the overall character of the conservation area. Many of the above trees have the added protection of Tree Preservation Orders (No.’s 52, 79, 103 and 123). Trees have an important influence on their surroundings by: adding colour, providing pleasant backdrops, as well softenning the sometimes harsh built environment. The amenity provided by the trees has to be balanced against the amenity of the conservation area generally.

Flora and Fauna The woodlands and shoreline etc. offer ample opportunities for flora and fauna to flourish. Wildlife Coed Cyrnol, Coed Marquis, Church Island, Ynys Faelog, and Ynys Gaint may support a variety of wildlife. The Menai is home to a number of internationally important birds including a large variety of waders. Seals and Porpoises also use the Strait as well as the occaisional Otter. Biology A vast diversity of biological interest is supported by the complex tidal pattern of the Menai Strait. It provides a habitat to over 1,400 recorded species of plants and animals including a number of rare sea creatures. The Countryside Council for Wales has proposed that the Menai Strait be designated as a Marine Nature Reserve. If adopted it would be only the second Marine Nature Reserve in Wales. The Menai Strait is routinely used by schools, colleges and universities for their ‘field work’ particularly concerning marine biology, geology and geomorphology. Note: Many of Britain’s wild plants and animals are legally protected under the Wildlife and Countryside Act 1981 and the Countryside and Rights of Way Act 2000.

11. TOWNSCAPE Before work began on the Suspension Bridge there was only a small group of buildings and dwelling houses around the Ferry House (Cambria), and near the Turnpike near Tyddyn To. Apart from these small clusters there would have only been a few isolated cottages on the once bare common. (See Appendices III, V & VI) The fair ground c1815 embraced New Street, lower Chapel Street (to back of Beach House) and Brynafon Street, as well as Boncan Fawr - a total of over 4 acres. The Davies family took over the old George's coaching stables and leased adjoining properties before later building the wharf between Porth y Wrach (that had served as a landing for the Bangor Ferry since at least the 1770s) and Porth Daniel. The building of the suspension bridge was a massive undertaking. Between June and July 1818 Telford and his resident engineer William Provis began to make preparations for the work by building; workshops, quays and piers with cranes set up on the quays and piers to unload the required limestone ferried from beyond Penmon and other materials. The present day Telford Road, Dale Street, and Mona Road were all constructed by Telford at the time that he was building the bridge. Prior to the Enclosures Award 1827, the whole of the Common was waste land, bearing the general name of “Crigia y Borth” or “Cerrig y Borth.” (See Appendices

III, V & VI)

During the height of the tourism boom Carreg-Yr-Halen was turned into a bathing beach by importing sand and Menai Bridge Promenade opened by David Lloyd George in 1904. Later during the Great War (1914-18) Belgian refugees constructed Belgian Promenade to add another attraction to the tourist resort. (See Appendix IX)

Pattern of Settlement The settlement pattern of the town is complex. Porthaethwy during the Age of the Princes was divided into two parts - a free gwely (unit of landholding) held by David ap Mabon and a half-gafael (half-holding) of tir cyfrif land under the tenure (from the prince) of David and Cadwgan Morfudd. At the beginning of the C19th the vast majority of the Cerrig y Borth headland was common land being chiefly engaged with the activities of the ferries. The traditional ferry landing places at Porthaethwy were located at Carreg yr Halen and Porthaethwy (below the Cambria). Later in the 1760s an important third route, that was more suitable to accommodate wheeled coaches, began to operate from the George Hotel on the mainland to the wide landing place at Porth Y Wrach that led directly to coaching stables owned by the George Hotel where mail coach teams were changed. It was served by a road which followed the coastline to the landings before striking north from the coaching stables at Porth y Wrach to central Anglesey and eventually Holyhead. (See Appendix V)

Development remained limited, possibly reflecting the little cottage to be found on Beach Road, until work began on the construction of the suspension bridge. When construction of the bridge began in 1818 the impact on Porthaethwy was dramatic. Initially about eighty workers cottages and workshop terraces were erected close to the construction site as well as quays, horse railway inclines and associated stables etc. (all still recognisable landscape features) necessary for the monumental works. Following the completion of Telford’s suspension bridge in 1826 the site of the coaching stables was developed in the 1830s by the Davies family for their successful; warehouse (John Edwards Warehouse), timber yard and shipping businesses. Additional works included; installation of a saw mill, steam engine and smithy as well as the building of a wharf at Porth Daniel and the Old Foundry. The character of the water front area is thus typified by a working landscape. Gradually a linear settlement expanded to follow the shoreline northwards. Shops, public houses and places of worship etc., were all erected to satisfy the needs of the growing workforce and their families. Throughout the C19 and into the C20 the higher ground, that runs parallel to the shoreline, was developed and evolved to form what is today considered the commercial centre. Whilst there is a lack of a formal town centre and civic buildings (a noteable exception being the War Memorial Institute on Water Street) it is Uxbridge Square (formerly Bulkeley Square) that is generally regarded as the location, being where five roads/lanes converge, that best provides this function. Mae’n bosibl i’r stryd gael ei henwi ar ôl y cyfreithiwr a'r cofrestrydd Llys Sirol Samuel Dew (1814-1884).

Square (formerley Bulkley Square), Telford Road, Dale Street, (John) Askew Street and Dew Street. All have alternative Welsh names although it is interesting to note that the later has probably been incorrectly literally translated to ‘Stryd y Gwlith’. It was possibly named after the lawyer and County Court registrat Samuel Dew (1814-1884).

Y Sgwâr / Uxbridge Square

The area between the perceived town centre and the shore is the most densely built up with short terraced rows of domestic properties the main development type. Houses are generally small reflecting the town’s working background although larger properties are intermixed. The area is a labyrinth of streets, lanes and footpaths that intersect each other to form small blocks of informal piecemeal developments. Chapel Street, which strikes a direct line between Telford Road and Cambria Road, is a notable exception having the characteristics of a planned street of the later C19.

The most aspiring of the terraced housing is Menai Ville, located on the shore near Ynys Faelog, which is of a grander scale and architectural character. The area also has examples of more substantial affluent detached late C19 dwellings (e.g. Bryn Lwyd and Craig y Halen) typically situated within large grounds most of which command views over the Strait. Therefore, the full social landscape is well represented within a relatively confined neighbourhood. Scattered throughout the waterfront, town centre and beyond are rock outcrops that have in places restrained development. Development around the town centre is predominantly commercial. Around Uxbridge Square buildings tend to be three or two and half storey. However, within a short distance the scale of the buildings becomes two storey. Even along the High Street development consists of small individual units (usually short terraces). The architecture of the row of retail premises on Dale Street, directly west of Uxbridge Square, is identical to those properties on the east side of the Square and along High Street. Development both along and to the west of Mona Road has been limited with the area in the main devoted to recreation (e.g. Belgian Promenade and Coed Cyrnol walks).

The views into and out of the conservation area are deemed to be important to the overall character of the area and therefore the design of any new development should take the views into consideration. 12. LOCAL ECONOMY Former An annual fair (originally a horse and cattle market) dates back to the 1680s. It once played a principal part in the local economy as well as being the major social occasion of the year. Ffair Borth continues to be held every October when fair rides and stalls take over the town.

Ffair Borth 1914

Yn draddodiadol mae'r Afon Menai wedi bod yn safle pwysig ar gyfer pysgota ac ar gyfer adeiladu coredau pysgod. Bu adeiladu’r ffordd a oedd yn cysylltu Porthaethwy â Biwmares yn c1806 a’r gwaith o adeiladu’r bont grog rhwng 1818 a 1826 yn gatalyddion allweddol i ehangu’r dref ac ar gyfer ffyniant economaidd. Yn 1821, ar frig gweithgaredd adeiladu’r bont, roedd 400 o ddynion yn gweithio naill ai ar y bont neu yn y chwareli Penmon. Yn ddiau, y busnes mwyaf llwyddiannus yn y dref oedd un y teulu Davies. O gychwyn di-nod siop fwyd (yn yr 1820au), tyfodd busnes Richard Davies i gynnwys fflyd o longau a oedd i ddechrau’n cludo coed o gwmpas y byd, ac yna erbyn 1850 roeddynt yn cludo ymfudwyr i Ogledd America. The Menai Strait has traditionally been an important site for fishing and for the construction of fish weirs. The building of a road connecting Porthaethwy to Beaumaris in c1806 and the construction of the suspension bridge between 1818 and 1826 were the key catalyst in the town’s expansion and economic boom. In 1821, at the height of the bridge building activity, four hundred men were employed either on the bridge or at the Penmon quarries. Undoubtedly the most successful business in the town was that of the Davies family. From the humble beginnings of a grocery store (in the 1820s) Richard Davies’ business grew to include a fleet of ships that initially shipped timber around the world and then by 1850 transported emigrants to North America. The shipping business lasted until 1905 when the last of the family’s ships were sold off. However, family timber yard continued to trade until recently on the original site as William Roberts. The magnificent suspension bridge attracted a great deal of tourists. Following the establishment of a Packet service between Liverpool and Porthaethwy in the late nineteenth century the development of the town as a tourist destination grew until it eventually became an Edwardian holiday resort.

Twristiaid y gwasanaeth Paced / Packet service tourists

Ar ôl creu Gyngor Dosbarth Trefol Porthaethwy yn 1894, ailenwyd Bulkeley Square yn Sgwâr Uxbridge (Y Sgwâr) a daeth Packet Road yn Stryd Paced. Diddymwyd y Cyngor yn 1974 a'i ddisodli gan Gyngor Tref Porthaethwy. Adeiladwyd y Neuadd Newydd gan y teulu Davies yn 1862. O 1867-1883 hwn oedd cartref cyntaf eglwys Bresbyteraidd Saesneg Porthaethwy. Wedi hynny daeth yn yr Ysgol Brydeinig ac yn Neuadd y Dref gyntaf Cyngor Rhanbarth Trefol Porthaethwy. Yn dilyn adeiladu’r Neuadd y Dref newydd, fe'i galwyd yn Hen Neuadd y Dref ac yn ystod y 1930au a'r 1940au fe ddaeth yn sinema, alwyd yn Picture House – ac yn y Gymraeg Pictiwrs bach y Borth. Wedi hynny, fe ddaeth yn warws i gyflenwr nwyddau adeiladu.

After the creation of the Menai Bridge Urban District Council in 1894, Bulkeley Square was renamed Uxbridge Square and Packet Road became Water Street. The Council was abolished in 1974 and replaced by the Menai Bridge Town Council. The New Hall was built by the Davies family in 1862. From 1867 to 1883 it was the first home of the Menai Bridge English Presbyterian church. Afterwards it became the British School and first Town Hall of the Menai Bridge U.D.C. After the building of the new Town Hall, it was known as the Old Town Hall and during the 1930s and 1940s became a cinema, known as the Picture House – and, in Welsh, as Pictiwrs bach y Borth. Subsequently, it became a warehouse for a builders’ merchant.

Hyd 1983, cynhaliwyd marchnad wartheg, a oedd unwaith yn denu gwerthwyr a phrynwyr o Ogledd Lloegr i Aberteifi yng Nghanolbarth Cymru, yn y Cae Sêl (lle y saif y siop Waitrose erbyn hyn). Presennol Mae Ynys Môn wedi dioddef ers talwm o economi’n dirywio, gyda phocedi sylweddol o amddifadedd cymdeithasol economaidd. Mae Gwerth Ychwanegol Crynswth (GVA) yr Ynys ar hyn o bryd yn 55.1% o gyfartaledd cenedlaethol y DU. Yn ddiweddar, gwaethygwyd natur fregus yr economi lleol ymhellach gyda chau llawer o gyflogwyr allweddol yr Ynys; Cwmni Metel Alwminiwm Môn, Eaton Electric yng Nghaergybi, a Great Lakes yn Amlwch. Mae Twristiaeth yn dal i chwarae rhan yn yr economi lleol, ond i raddau llawer llai nag oedd yn arfer bod. Until 1983 a cattle mart, that once attracted dealers and buyers from the North of England to Cardigan in Mid Wales, was held at Cae Sale (now occupied by the Waitrose store). Present The Isle of Anglesey has long suffered from a declining economy with significant pockets of socio economic deprivation. The Island’s Gross Value Added (GVA) currently stands at 55.1% of the UK National average. Recently the fragile nature of the Island’s local economy has been further exacerbated by the closure of many of its key employers; Anglesey Aluminium Metal Limited, Eaton Electric in Holyhead, and Great Lakes in Amlwch. Tourism still plays a role in the local economy but to a far lesser extent than it used to. According to the Welsh Index of Multiple Deprivation 2011 (WIMD 2011) the Tysilio Ward is ranked outside the top 75% of most deprived in Wales. Ysgol David Hughes, Menai Bridge is the largest secondary school (1,400 pupils) on Anglesey. There is also a primary school in the town - Ysgol Y Borth. The local Chamber of Commerce represents a number of retail businesses some of which offer specialist services.

distinctive character, retain and attract back young people and sustain the Welsh language.” Anglesey’s economy as a whole faces a very uncertain future. The decline of the once dominant agricultural sector, if it continues, will have far reaching implications for all aspects of rural life. A shift towards environmentally friendly farming seems likely to continue. This may lead to opportinities for new skills in environmental management and a resurgence in traditional ‘crafts’. Menai Bridge is the only Univeristy town on Anglesey. The employment and economic benefits it provides make a valuable contribution to the local economy. Opportunities in the service sector, particularly tourism and leisure, should be exploited. There may be sites within or adjacent to the conservation area that offer regeneration development or enhancement opportunities. However, any developments would need to be sympathetic to the character of the conservation area or its setting. 13. PHYSICAL FABRIC Buildings and structures mainly date from the early C19

th to early C20

th and can be

either of masonry or brick construction. Buildings of masonry construction tend to date from the Late Georgian to Mid Victoria era whilst those constructed from brick tend to date from the Late Victorian to Edwardian period. Wall finishes can be of exposed stone or brick, traditional roughcast or smooth render (usually painted), or modern pebbledash.

Houses and commercial properties are usually constructed to form short rows (New Street and Menai Ville). However, there are important examples of detached or semi-detached buildings (Bryn Llwyd and No’s 1 & 2 Tan Bryn). Coursed and random rubble masonry boundary walls are a common characteristic feature of the town. Their retention should be encouraged. Many streets have frequent steps in eaves and ridge heights (to accommodate natural gradient or diverse architectural styles).

limestone is only exposed on less prominent rear elevations and boundary walls with plain or scored stucco render having been applied to most walls. By the late C19 brick is being more extensively used as dressings or to front rubble buildings. Architectural heritage, traditions and conservation have all become increasingly important. British architecture has continually evolved over the centuries. As architectural rules and fashion changed each period saw the introduction of their own individual elements and details that came to define the character for that period. Late Georgian (1765-1811): The earlier Palladian principles of proportion and uniformity continued to be applied to Late Georgian houses. A strong symmetry e.g. fenestration and chimney stacks etc. is often a striking characteristic of properties dating from this period (no obvious examples that date to this period and style in Menai Bridge). Regency and Early 19th Century (1811-1837): Most sophisticated expression of the classical trends. Windows became elongated and mouldings underlined. Rich decoration were typically contrast against plain areas of brick or fashionable stucco. Following the Building Act of 1774 all new town houses had to conform to one of four ratings. Fourth-rate houses were the lowliest and could not attain the proportions of the first and second-rate houses (no obvious examples present). Early C19 buildings tend to conform to the simple symmetry of the Georgian era with sash windows. Initially the larger detached houses were inclined to have more ornate detailing than the smaller colourfull or gothic detailed villas.

Victorian (1837-1901): Between the 1850s and 1870s Britain witnessed a building boom. Gothic Revival (St Mary’s Church, English Presbyterian Chapel and 1-8 Menai Ville) and Classical detailing were both popular on fashionable public buildings and dwellings of the well to do. The poor however were often supplied with humble flat-fronted terraces (1-9 New Street). In between these two extremes stood various identifiable types including: the early Victorian semi-detached villa (based on Regency models), the detached Italianate suburban villa of the 1830s and 1840s with stuccoed ground floor and the detached brick villa based on an asymmetrical plan and Tudor detailing. The need for services and privacy saw a noticeable increase in the size, height and scale of the upper middle-class Victorian terrace house. An almost essential feature of all but the most simple of Victorian houses was the bay window. A High Victorian town house would also typically have elaborate door and window surrounds. Despite the loss of a great deal of original detail there still remains a dispersed trace of early architectural detail throughout the town. The character of terraced rows have in many instances been undermined by gradual change. Arts and Crafts (1860-1925): The basic principles of the Art and Crafts movement up until the 1920s was for the use of red brick, stained glass, rough cast render,

Houses from this period generally have a lighter appearance than earlier Victorian houses with more space devoted to windows. The bay window continued to be a popular feature. However, there exists a mix of materials and finish to external walls including: numerous red facing brickwork and terracota, dressed and random rubble stonework as well as smooth and roughcast render and Limestone (e.g. Menai Pharmacy, High Street).

However, there are examples of more distinctive colours. Roofs - roofs are generally slate covered. (Heather Blue, Bethesda with a purple colour). Red, black and blue coloured decorative ridge tiles are all prevalent. Eaves or ridge boards can either be flush or projecting with deep soffits. The roof lines often alter - predominantly to physically address the natural gradient found throughout the conservation area. The variation in roof pitch and height gives added interest to the roofscape. Roof lines are nearly always a dominant features of buildings. The retention of the original shape, pitch, cladding and ornament is therefore important. Original clay ridge tiles can be black or red in colour. Whilst most are plain and functional some are ornate. Large modern rooflights have been introduced to some prominent historic commercial properties. Chimney stacks - red or yellow brick finish to stacks are common (some have coloured banding). However, masonry, roughcast, smooth render, and modern pebbledash finish are all prevalent. There is evidence that some stacks have been removed or reduced in height. Chimney stacks are both formal and functional features of the roofscape. The reduction in height of stacks or removal of pots can alter the character of buildings. Chimneys are often prominent features of a streetscape particularly when views are unimpeded or when viewed from higher ground.

Windows - windows form one of the most significant elements of a building. Their style and proportion vitally affect the character of elevations. Windows are often the dominant feature in otherwise plain facades. There are good examples of original or early windows (particularly sash windows) to; Public, Commercial and Residential properties, within the conservation area.

Regrettably unsympathetically styled uPVC replacement windows have been installed within the conservation area. Bay windows (usually with hipped roofs), which were practically essential features on Victorian houses, form an important part of the local architecture with prominent examples to be found on Cadnant Road, Menai Ville and Anglesey Arms. First floor Bow windows are also prominent above the commercial properties on High Street. The Isle of Anglesey County Council’s Design Guide for the Urban & Rural Environment SPG (2008) contains guidance on Window and Door Design. Grander and service buildings tend to have more numerous and larger scale window openings than domestic buildings. Wall to window proportions can therefore differ greatly dependant on the scale and use of the building. However, Menai Bridge has a lack of large civic buildings normally associated with towns.

have been painted. Fanlights - are a characteristic feature to both commercial and residential properties. Surrounds/Mouldings - decorative plaster surrounds to windows and doors are not a dominant characteristic feature of the conservation area although some highly decorative examples can be found on a selection of buildings (e.g. Victoria Hotel). However, contrasting yellow or, to a lesser extent, red brick dressings, to both commercial and residential properties, are an important characteristic feature of the conservation area. Porches, canopies, and pediments - are relatively rare features within the conservation area. However, there are interesting examples of flat roofed C19th style lattice-work porches (e.g. Hawthorn House) and masonry porticos. Pitched roofed wooden bracketed verandahs (located between bay windows) are also a local characteristic feature.

Sundry goods - some original or early cast iron guttering and downpipes may possibly still survive. Streetscape Business signage - advertising and lighting can have a considerable impression upon the visual appearance of a street. The design should not dominate or detract from the character and built form of the setting. Traditional bracketed hanging signs could be appropriate on certain commercial buildings. Large or internally illuminated signs are not appropriate in a traditional setting. Simple painted signage within the fascia of the shop front, with recessed lighting, are preferred. Uplighters, downlighters and halo lighting are preferred. Sandwich ‘A’ boards on public footway are not permitted. Multiple advertisement and traffic signage should be constrained to avoid untidy proliferation. The use of fixed 'Dutch' blinds and shiny plastic blinds, which are not local styles, should be avoided. Traditional canvas box blinds incorporated into timber painted shop front are preferred. Security Shutters - to help prevent an oppressive after dark street scene shop front, or other commercial property, security measures should use; internal lattice shutters and/or toughened/ laminated glass that do not normally require planning permission. will need to obtain planning permission. Street Furniture - the town would benefit from a co-ordinated colour scheme for street furniture (i.e. seating, railings and finger posts etc.). Currently street furniture can be either black, blue or green in colour. Street Surface - roads are of black tarmac. Pavements are of black tarmac or concrete paving slabs (Marshalls Silver Greys with clay pavior banding) e.g. around The Square. Remains of original road covering may be buried under the modern tarmac surface. Yellow parking lines should be narrower and paler in colour (conservation style). Boundary Walls - coursed or random rubble masonry boundary walls are a characteristic feature of the town and their retention should be encouraged. Ironwork / Metal Work - cast or wrought iron railings and gates tend to have survived better around public buildings/ amenities (e.g. chapels and Prince’s Pier) or the more affluent domestic properties (e.g. Bryn Llwyd, Telford Road). The retention and repair of such items will be supported. Some early cast iron street name signs still remain. These are the property of the Isle of Anglesey County Council Highways Services who should be notified if they are to be affected by development. PRINCIPAL BUILDINGS (See Appendix XIII) There are at the time of publication 29 listed building within the conservation area as listed below. Listed below are descriptions of the most notable buildings within the conservation area. 1. Menai Suspension Bridge (Grade I Listed Building 1818-1826): a remarkable engineering work by Thomas Telford that has become a Nationally recognised structure. Constructed of coursed rubble Penmon masonry with ashlar facings to tapered suspension towers from which a steel (originally iron) deck is suspended 100ft. above high water on a chain system.

2. The Cambria (Grade II* Listed Building c1686 extended C18): former ferry house originally called ‘Three Tuns Inn’ situated close to a landing place. Large T-plan, 2 storey with attic and cellar with C18 extension. Whitewashed mortared rubble masonry walls. Stacks of rubble and bricks.

3. Cottage on W side of Beach Road (Grade II Listed Building Circa late C18- early C19): an unusually small single storey fisherman’s cottage of rubble masonry painted white. Having only one door and one window and a roof of pegged slates with torching. The building may be connected to the nearby ferry house (Cambria). (See Appendix VI)

The Foundry (Grade II Listed Building Early C19): large 2 storey quayside building of industrial character reputed to have been used as a foundry for the building of the Menai Suspension Bridge and later used as a timber warehouse. Walls of uncoursed rubble with large quoins and cambered brick heads and slate cills to openings.

Warehouses (Grade II Listed Building Early C19): former 2 storey warehouse range of Richard Davies and Sons. Built before 1828 with 1830s-1840s end additions. Prif floc ag amrediad 3 ffenestr gyda phorth arddull Dorig i fynedfa ganolog, ac adeiniau deulawr o boptu. Wedi ei adeiladu o rwbel gyda chonglfeini calchfaen wedi’u paentio. Toeau llechi talcennog gyda chornis bondo o gromfachau coed.

13. English Presbyterian Chapel (Grade II Listed Building 1888): cruciform plan chapel in richly Decorated Gothic church style. Built of snecked granite with limestone ashlar dressings and offset buttresses. Tower has angled buttresses and stepped chamfered angles linking the spire which surmounts a polygonal bell-chamber. 14. Victoria Hotel (Grade II Listed Building c1840): symmetrically planned 3 storey purpose built hotel. 3 window range main block with a Doric style porch to central entrance flanked by 2 storey wings set back to either side. Built of rubble with painted limestone quoins. Hipped slate roofs with wood bracketed eaves cornice.

Bryn Llwyd (Grade II Listed Building Mid-late C19): well proportioned 2 storey Italianate-style villa with principal elevation a 4 window range to left, advanced bay to right. Stucco rendered with moulded dressings. Hipped slate roof with rendered stacks. 27. St Mary’s Church (Grade II Listed Building 1858): a well-detailed Gothic style church by H Kennedy, architect. Built of random rubble with sandstone dressings, continuous still band and plinth, and offset angled buttresses. Square bell tower with crocket finials and steeply pitched roofed porch.

Bridge Post Office. 36. National School (Important Building 1853): historical single storey stone built National School now the Thomas Telford Centre. 15. POSITIVE AND NEGATIVE ELEMENTS Positive Elements A Historic Building Condition Survey (Visual only): Buildings At Risk (BAR) 2007 revealed that only 1 listed building (out of 29) within the conservation area was deemed to be ‘At Risk’ - Cottage on West side of Beach Road (See page 63). Protection given under Conservation Area and Listed Buildings designations are helpful tools in safeguarding the special character, form and architectural detail of buildings within conservation areas. The overall form of the conservation area has remained relatively unchanged with a peppering of original detailing in evidence throughout. There are good examples of comparatively recent conservation refurbishments.

Negative Elements A modern pebble dashed finish has been introduced to some historic buildings. The neglect of general building maintenance e.g. removal of vegetation growth from chimneys and guttering, replacement of missing downpipes, infrequent painting of timberwork etc. will eventually lead to greater costs to owners and loss of historic detailing.

The introduction of unlawful uPVC windows and doors to historic buildings can drastically affect the character of elevations. Unlawful developments may result in enforcement action being taken. Use of other non-traditional material (e.g. modern pebble dash) and detailing can also erode the special interest and character of the conservation area. Installation of non-conservation type rooflights can gravely alter the character of roofscapes. Alterations to shop and commercial property frontages should be designed in sympathy with the elevation and incorporate any ground floor details of interest.

Traditional signage should be encouraged particularly in the historic core. Business signage should be restricted so as to avoid unsightly streetscape clutter. The loss of historic architectural detail is seen as a negative element. The prominent placing of satellite dishes and wheely bins can be a visual distraction. Unsightly electricity and telecom wirescape and posts can detract from the historic streetscape.
