Four years ago, when I was offered a job on a new local property magazine, I thought it would be a nice diversion. It was my fi rst job back from having a baby – two days a week to get back into the swing of things. Until I had my little boy I had worked pretty hard, in Sydney mainly. Long hours and tight deadlines, traffi c and hellish commutes had been stressful but exciting, however, I was glad to move back to the Coast and adopt a slower pace. I could never have imagined that those two days a week would lead me here. No one in our team could have. We’re a tight group on MPP, a family, a small publishing company that is part owned by our four publishers and the 50-odd real estate principals who are our shareholders – a joint venture that was born out of the desire to take ownership of real estate advertising and return it to the community. And we have succeeded. We’ve saved tens of millions of dollars for Sunshine Coast vendors, and we’re proud of our track record. But recently, we’ve

been wondering if we could do more, and be more. Since late last year we’ve been toying with the idea of evolving beyond the magazine we launched out as. We started mentioning the idea to property associates, friends, advertisers and other local businesses, and we got excited. We also got others excited. Could we really take the magazine beyond writing about onlyproperty, and provide a product that was 100 per cent locally owned, with a local focus, that also tackles global issues and gets people talking? What if we include pages on motoring, health, news and features? When we started researching how to do it, we discovered that no such magazine exists in this country. We are breaking new ground. And we’ve had to do it fast. The team had planned to launch this new magazine in May, but last week the global media empire that is News Limited decided to leave the Sunshine Coast – closing its community newspapers and the Weekender magazine. We realised that a gap which had already existed in the market suddenly became wider, so we’ve had to step in, launching our new magazine sooner than expected. Next week when MPP lands on your doorstep it won’t be MPP at all. We’ll still have a large property section – that will never change – but you’ll also be challenged with stories on issues that matter to you. Hopefully you will be entertained and educated, and every week you’ll be surprised. We’re launching earlier than planned, so the new mag you see will be the next step in our evolution, not our last. We have hit base camp with this new magazine, and the exhilarating climb to the top of the mountain is still ahead of us, but I can’t tell you how excited our team, our advertisers, other readers and businesses are to join us on the way up. And we hope you will too. So much for me adopting a slower pace.

Older suburbs are getting a recharge

from development on the Sunshine Coast

– and it’s perhaps Kawana that’s set to

benefi t the most.

There’s an old saying that bad news travels fast, which has been especially true in the media of late. As respected Australian

fi nancial commentator Michael Pascoe wrote in The Sydney Morning Herald two weeks ago, our headlines too often scream of manufacturing losses and fl at retail markets while failing to acknowledge the high-growth plans we do have – in this case one of Australia’s largest infrastructure projects, right in our part of the world at Kawana.

Pascoe’s comments came off the back of an article written by another well-known Michael, leading property expert Michael Matusik. Refuting morning TV personality David Koch’s claim that the Sunshine Coast real estate market is experiencing a property “catastrophe”, Matusik used his weekly Matusik Missive blog post to offer a raft of statistics on the new Kawana hospital precinct, including the estimated daily spend in the area ($1.5 million), the estimated yearly benefi t to the local economy ($700 million), and the number of jobs the

precinct will create (around 10,000). Importantly, Matusik also spoke

of the demand for new housing these jobs will

produce – estimated to be somewhere between 5500 and 6000 new dwellings.

For a local property market that has

admittedly been sluggish, this is good news. National developer

Stockland owns the hospital site

and most of the surrounding vacant land, and the combined outcome on completion of its

nearby Brightwater, Birtinya Island

and Bokarina Beach land estates should be

approximately 2680 new homes. But in the meantime,

the Kawana area has plenty of existing property set to benefi t from

its new place in the national spotlight.

Bill Howcroft from Howcroft and Associates Real Estate says he has already sold property as a result of interest in the new hospital. And it seems good news travels fast.

“We sold three units last weekend in a complex on Kawana Island – we hadn’t sold one there for a few months beforehand, and it’s all come from Michael Pascoe’s article,” Bill says.

Alongside the sixth-biggest teaching hospital in the world, the health hub will be home to the 200-bed Ramsay Private Hospital, which is due to open in December next year. Bill says he has already seen enquiry from health professionals who have been registering their interest in jobs and are starting to look around the area. “I’ve also had a few investors calling out of the blue,” he adds.

Put simply, the Coast will soon be home to thousands of construction workers and medical staff who will need places to live. While many will have families and be looking to buy in the area, plenty will also be looking to rent, and Bill says Kawana Island offers the sort of living young professionals are after – and subsequently some good investment opportunities.

“In terms of rent yield it’s a newer, more modern area – the island is only 10 years old,” he says. “It has the infrastructure that people want and a more cosmopolitan lifestyle.”

This lifestyle will be aided by a proposed new town centre adjacent to the hospital precinct. While planning for the area is still ongoing, key elements are likely to include a department store, two supermarkets, major fashion retailers and other specialty stores,

as well as cafes, restaurants and a cinema. Stockland’s regional manager for the Sunshine Coast, Troy Wainwright, says the town centre will be a new entertainment and retail hub, not only for Birtinya and Bokarina Beach but for “many existing suburbs in the region”.

“Almost 250,000 people currently live in the wider Kawana catchment area and this fi gure is forecast to grow to around 395,000 by 2031,’’ Troy says, adding that Stockland is committed to taking the necessary time to consult with the community and deliver a place “where people can live, work and relax”.

Central Kawana should also eventually boast a public transport hub and community facilities such as a library and learning centre, a performance space and parklands. On the beach side of Nicklin Way, the proposed 350-home Bokarina Beach land estate is set to include a new surf club. All told, it is estimated that $2.27 billion will be spent transforming 100 hectares of vacant land into what Stockland calls a world-class, mixed-use waterside precinct.

So if you’re a home owner in one of Kawana’s older beachside suburbs – Bokarina, Wurtulla or Warana, for instance – what impact is the world-class precinct next door likely to have on your property?

As Michael Matusik wrote, as much as 60 per cent of a property’s value growth can be attributed to factors such as location, the demographics and income of the immediate area, and the quality of surrounding infrastructure. If these older suburbs go from being surrounded by vacant land to being surrounded by a vibrant health and commercial precinct, there is likely to be a good chance of long-term capital growth in the area.

Of course, this depends on the local area attracting its share of the incoming residents. Existing real estate in the Kawana area is unique in that it offers a broad choice of housing types – everything from multimillion-dollar canalfront mansions to beach shacks crying out for a decent renovation. Minka Jenkins from Next Property Group has lived in Kawana for 38 years and says its appeal is partly due to a variety in price points, which puts it in good stead to accommodate a wide range of potential incomes and preferences.

“You can buy at $450,000 and add your own touches, you can buy something for $550,000 that has already been renovated, or you can go up into the $700,000s and $800,000s,” Minka says. “Whatever your price point, this area caters to it.”

Another key drawcard is that the area boasts something sought-after and fi nite – beachfront land. “You can go somewhere in the middle [in terms of price range] and get something a street from the beach that is still affordable,” Minka says. “There is no more vacant beachfront land, and so it’s now what we do with the rest of the area – when Stockland fi nishes the new Bokarina development it really should be Kawana’s pièce de résistance.”

Minka believes a commercial rejuvenation of the area will give it a boost, similar to what more cosmopolitan developments like the B-Fresh deli in Warana or One on La Balsa in Point Cartwright have done on a smaller scale.

“These places have absolutely created a buzz – we’ve not had any of that commercial atmosphere before,” Minka says. “This has been leading the way to us becoming a real little coastal hub.”

With interest in the hospital precinct

increasing, Minka has experienced what she calls a “big shift” in the area’s real estate market, including a recent record sale price for the past three years.

“The buyers are from Sydney and can’t believe how cheap it is up here,” Minka says. “I say to every buyer I speak to, take a walk around the streets and you’ll see every third house is either being renovated or knocked down. When people are buying houses and knocking them down it shows a long-term vision, a fi ve- to 10-year plan.”

It also shows home owners are confi dent of future growth. Local resident Paul Douglass bought a property in Wurtulla in 2001, “when nobody but surfers really gave it a second glance”, and is eager to see how the future of his suburb unfolds. “I remember back in the early ’90s, driving down pandanus-lined tracks to surf Wurtulla’s semi-secret beach breaks and getting bogged in the sand,” Paul says. “Fast forward 20 years and Wurtulla now has multimillion-dollar developments right on its doorstep.

“Over the next decade I think the whole Kawana stretch will attract a diverse community, from surfi ng Doctors wanting to live near the new medical hub to families chasing that coastal lifestyle.”

First National Real Estate announced its Queensland General Excellence and Marketing (GEM) Award winners recently. Sunshine Coast agent Michael Kettle, who is the principal of

First National Real Estate Caloundra, was among the state’s winners, named as one of the group’s top 10 salespeople

A St Patrick’s Day-themed dinner in Brisbane recognised the best performers in Queensland over the past 12 months which, says Michael, have been exceptional given the market conditions.

“Marketing and selling property effectively in a marketplace which fl uctuates and turns with every wind change is a tough ask, but that is exactly what our staff has been able to do,” Michael says. “I am delighted that the teamwork of my staff and their achievements are being acknowledged through these awards.”

This week’s cover story looks at the future of the Kawana region, and agent Ernie Underwood from Team Godwin has another example of buyers who are already seeing potential growth in the area. In early February MPP reported sales were going strong at Aurora Estate in Valdora, with

marketing agents Bree Charles and John Skerlak from Next Property Group securing contracts on eight of the estate’s 20 blocks. Three of

“There are a handful of houses under construction and when

you drive past you can tell these are large, prestige homes, which suits the high calibre of the estate,” Bree says.

Bree and John are currently fi elding interest on a further fi ve lots, and Bree encourages potential

buyers to revisit the area now the fi rst homes are underway.

“Anyone who hasn’t visited for a while should come back out and see how the area is progressing – they’ll be pleasantly surprised,” Bree says.

There is a good change in the market in 2012. Last year we experienced a year many would want to forget, but

towards the end of the year, from November onwards, we started to see the beginning of an upward trend.

The biggest change the market has seen are the many buyers and sellers readjusting their sights. It did take a while for a lot of vendors to see that buyer volumes had changed, but this is all part of a real estate cycle, and you can see with the increase in numbers that the market has now adapted to the conditions.

With the luxury market the fi rst to show signs of action, activity is now being seen through all sectors. The luxury homes on the canal estates and the beachfront always generate interest because of their unique qualities and attributes, but now there is enquiry in all other sectors,with the entry-level and investor homes and apartments gaining interest as well as the established homes in the area.

A number of properties are remaining on the market for longer time frames now, and our team has strategies in place to avoid that. We like to ‘showcase’ our properties and make sure we market the home to as many people as possible. In a varied market it is also important to tailor strategies to the individual client’s needs and consider what is suitable for the property.

An explorer named Ludwig Leichhardt was the fi rst European to document the area we now call Maleny. Back in 1844 Ludwig

During the 1970s, Maleny suffered growing pains with the arrival of retirees, commuters and alternates

Europeans, but Maleny became the service centre for the dairy farmers who followed at the turn of the century. The Sunshine Coast’s fi rst butter factory opened in the town in 1903 and Maleny is still the business centre of the Blackall Range.

The scenic district is set among green pastures on top of the range, and includes Witta and North Maleny. It has a mix of guesthouses and rural resort accommodation, restaurants, and arts and

country lifestyle. The dairy farmers were rubbing shoulders with hippies in the main street and they didn’t like it. These problems arose largely because the growth had been so rapid, and it destabilised the older residents and farmers who began to feel disenfranchised.

Maleny has had an eight per cent per annum growth rate since

the late 1980s. The district of 8420 hectares had a population of 0.55 people per hectare at the 2006 census.

Maleny has been compared to the northern NSW village of Nimbin in that both started in the same way about the same time. However, where Nimbin had the hippies arriving with plastic bags ready to drop out, Maleny attracted

professional people dropping out with money in their pockets.

About 20 per cent of the population of Maleny is commuters travelling to Brisbane for work, many via rail from Landsborough. The town also has one of the highest percentages of self-employed people in the state.

Despite the opening of numerous residential estates since

the early 1990s, Maleny has retained its rural amenity and farms, along with its sense of community (and third-generation dairy farmers). It has dream homes on 10 acres and pretty town and country estates, and its residents enjoy the waters of Lake Baroon, breathtaking views, rolling green pastures and all the services that come with age.
