The Peebles Corp chairman and CEO Don Peebles is now in NewYork, looking to recreate the local entrepreneurial developmentbusiness he launched in DC, Florida, California, and Las Vegas. Andnew development and a $500M private equity f und will follow.

His Big Apple plans include building and redeveloping boutique,non-branded hotels Downtown (catering to global travelers), andbringing more luxury residential projects to markets like TriBeCa

and SoHo. As for the fund, think along the lines of a CanyonJohnson Urban Fund —it'll provide capital for projects, especially

for underserved communities and entrepreneurs that don’t haveaccess to the Blackstones or Apollos of the world. Senior associate for development and investments Daniel Newhouse has

moved here with Don to help build a New York team, already up tosix.

Part of Don's strategy is immersing himself (and his family) in newmarkets by becoming part of the local fabric. This approach hascreated successful projects elsewhere, he says, like the luxury The

Residences at t he Bath Club in Miami (above), with an average of 3,600 SF per unit. “No one had dared to build such large units on theocean before,” he tells us. Others he’s built: Courtyard by MarriottConvention Center  in DC, a 100k SF office building at 2100 Martin

Luther King Blvd SE in DC (in a once-economically blighted sectionof the city), and the Royal Palm Hotel in South Beach, Fla. He’swritten two books on his real estate experience, including ThePeebles Principles.

Don with wife Katrina and Barron Channer , VP of development for the Eastern US and Caribbean. His inspiration? Don's mother,Yvonne Willoughby Pool, who raised him as a single parent. “She

was ahead of her time when it came to controlling her own destiny, becoming an entrepreneur,” he says. Others were uncle Carol

McIntosh and grandfather Thomas Willoughby, a Marriottdoorman for four decades in DC (talk about full circle). Even thoughhe operates one of the largest African American real estatedevelopment companies in the US, Don says his family is his most

important role—you can find him coaching his son’s basketballgames and cheering on his daughter’s equestrian competitions.

Overall, LePatner’s currentprojects include negotiations for a new $200M W Hotel inPhiladelphia and serving as construction counsel and project

(If it's rent controlled, that would be two
