Scope and Objectives of the project:
Bank X was looking for support, expertise and recommendations on their current space allocation concept Additionally Bank X wanted to know the answers to the following questions: • What is the best practice for KPI areas related to the European standard, e.g?
(Primary Area) • How can we move from the current used ISO standard to the European
standard? (room allocations adaptations)
Office Working Areas
Non-public available areas Areas not available for common use, e.g. locked
areas or areas allocated and occupied by 1 or more
specified cost center, e.g. areas that are used by
units as working place area or non shared meeting
rooms etc.
Rule: Only these areas are allocated to user
Public Available Areas
Areas available for common use by all employees
on the campus, e.g. common meeting rooms,
kitchenette, office utility rooms etc. that all

Solution 1 : Exclude circulation zone
Pros: • M2 can be compared between open space and
closed office • Possibility to benchmark the performance of a
building • The internal client will not be “punished” for weak
building performance • One cost/m2 can be used (no change in concept) • People are motivated (financially) to go for an open
space
Cons: • Additional work to split it up the plans • No solution for too many WP in one closed office

Solution 2 : Min norm for m2/WP
Pros: One cost/m2 can be used (no change in concept) People are motivated (financially) to go for an open space
People are motivated to use a closed office with more than one person when it is bigger than 12 m2 HVAC systems will be easier do adapt to needed capacity in closed offices Increase of nice place to work perception
Cons: In total the # of m2 needed will increase
Investments are needed to be able to rollout the new norm.

Solution 3 : Flexible Cost / m2 (Example: Cost/m2 in closed offices is 2 times the cost/m2 in open space)

Europese norm voor ruimte bepaling is vooral opgesteld voor Facility management De norm laat geen vereenvoudiging in vergelijking met andere bestaande normen Tracht de norm te “automatiseren” via je FMIS Financiële benchmarking is enkel mogelijk bij het gebruik van genormeerde m²ers Kost allocatie dient nauwgezet opgezet te worden om “misbruik” te vermijden
