D. STARTING & CLOSEOUT PROCEDURES
a. Contractors shall see the Owner for starting and closeout procedures.
E. FINAL CLEANING
a. Final cleaning requirements to be provided by Owner. Shall use Low Emitting Cleaning agents
as required by LEED®.
F. INDOOR AIR QUALITY MANAGEMENT
a. Upon installation seal all permanent ducts and vents to minimize contamination during
construction. Remove all seals upon completion of all construction. Anyone who does not
comply with this requirement will be held liable for LEED® credit EQ 8.1.
b. After all construction phases are complete, prior to occupancy, flush the home with fresh air
according to the following guidelines to meet the LEED® Credit 8.3.
i. Flush the entire home, keeping all indoor doors open.
ii. Flush for 48 hours, the hours may nonconsecutive if necessary.
iii. Open all windows and use a fan (eg. HVAC Fan) continuously or flush the home with all
HVAC fans and exhaust fans operating continuously at the highest flow rating.
iv. Use additional fans to circulate air within the house.
v. Replace or clean HVAC fan afterward if necessary.
G. CLOSEOUT SUBMITTALS
a. Provide all documentation as required by LEED® as requested in other Divisions of this
Specification.
b. Provide the Owner with all Warranty Documentation, Product Instruction Manuals, and Spare
Parts that accompany each building component or system or as called for elsewhere in this
specification.
H. DEMONSTRATION & TRAINING
a. Demonstration and training shall be provided for the following, but limited to, building systems
or components:
i. Photovoltaic System. Installer shall provide one site visit before building occupancy to
train the Owner in the use of the system. See electrical drawings and specification for
further requirements.
ii. Mechanical Ventilation System. Installer shall provide one site visit before building
occupancy to train the Owner in the use of the system. See mechanical drawings and
specification for further requirements.
iii. Exterior doors and windows installer or manufacturer shall provide one site visit before
building occupancy to train the Owner in the required maintenance and periodic
adjustment of the doors so the thermal performance does not deteriorate.
iv. This demonstration training will be at least one hour in length and will be accompanied
by an operations and training manual to the home and will serve to educate the
homeowner/tenant/building manager to meet the LEED® Credits AE 1.1 and AE 2.
v. The exhibition of this project at the Minnesota State Fair will meet the requirements for
the LEED® Credit AE 1.3 as long as it generates the following responses:
1. An open house on 4 weekends (the time it will be open at the State Fair far
exceeds this requirement)
2. A news paper article on the project
3. Display LEED signage on the exterior of the building
01 81 13 – SUSTAINABLE DESIGN REQUIREMENTS
A. Indoor Environmental Quality.
a. All paints and coatings used on the interior of the building (defined as inside the moisture
barrier / weatherproofing / waterproofing system and applied on site) shall comply with the
following criteria:
i. Architectural paints, coatings and primers applied to the interior walls and ceilings: Do
not exceed the VOC content limits in Green Seal Standard GS 11, Paints, First Edition,
May 20, 1993.
1. Flats: 50 g/L
2. Non Flats: 150 g/L
ii. Anti corrosive and anti rust paints applied to interior ferrous metal substrates: Do not

substrates, door cores, structural insulated panels, cabinetry and casework, shims,
blocking, subfloors, electrical service areas.
Any composite wood must be reviewed with the Architect and the material data sheet
documentation presented to the Architect for approval prior to installation. Any contractor

01 83 00 FACILITY SHELL PERFORMANCE REQUIREMENTS
A. The entire building shall be Air Tight with an Air Infiltration measurement of 0.3 ACH50 or less. A
Blower Door Test or Duct Blaster Test shall be executed, by a certified testing agency, after the entire
Continuous Air Barrier is completed, but before Interior Finishes are installed. The entire building must
be 0.3 ACH50 or less before any Interior Finishes or drywall is installed. If it does not meet this rate,
the contractor is responsible for testing the Air Barrier with the Smoke Test Method or Infrared Testing
to determine where the leaks in the Air Barrier are occurring and to seal those locations before
commencing with any finish work. A second test shall be executed after substantial completion to
ensure the Continuous Air Barrier was not punctured or damaged during the installation of the
finishes.
B. A Continuous Air Barrier System shall be installed without interruption. All system details including
seams, overlapping locations, foundation to wall transitions, electrical and mechanical penetrations,
and window and door details shall be reviewed with the Architect before construction begins to ensure
compliance. All components of the air barrier must have a perm rating of less than 1.0 perms. Drywall
and caulked baseboards do not meet the requirements for the Air Barrier. A Poly Vapor Barrier shall
not be installed in locations where it will get punctured during construction with fasteners, or after
construction. The execution of this system relates directly to the Air Infiltration Measurement, the
Heating system performance, and condensation in the shell. There shall be a construction supervisor
on site at all times that understands the system and its importance.
C. On the North Wall: 2x14 SIP, 4” Polyiso Insulation, and dense packed cellulous insulation in 2x4 wall
shall have a finished assembly performance of R 84.2.
D. On the North Wall: 2x14 SIP and 4” Polyiso Insulation shall have a finished assembly performance of R
72.1.

22 0 GENERAL NOTES
A. Plumbing and heating shall consist of a complete system including the service connections, drain waste,
vent lines, hot and cold water lines, hookup of hot water heater, all excavation and backfill required and
the installation of all fixtures and appliances. The system shall meet the requirements of the State Board
of Health and any local Codes and Regulations. Remove all existing pipes, ducts, radiators and other
plumbing and mechanical system components and provide all new.
B. Contractor shall provide connection to existing sewage system or septic system as needed.
C. All waste and water lines will be as follows:
1. All supply lines Wirsbo Aquapex, Cross linked Polyethylene or PEX.
2. All waste and vent pipes may be code approved plastic.
D. Contractor shall install (1) hose bibs at approximately 14” above grade per owner location.

DIVISION 23 HEATING, VENTILATING, and HVAC
23 00 GENERAL NOTES
A. Plumbing and heating shall consist of a complete system including the service connections, drain
waste, vent lines, hot and cold water lines, hookup of hot water heater, all excavation and backfill
required and the installation of all fixtures and appliances. The system shall meet the requirements of
the State Board of Health and any local Codes and Regulations. Remove all existing pipes, ducts,
radiators and other plumbing and mechanical system components and provide all new.
B. MECHANICAL SYSTEM ZONING & EQUIPMENT
1. See drawings for mechanical equipment and notes.
C. See drawings for list of mechanical equipment.
D. The space heating equipment must be designed with closed combustion to meet the requirements of
LEED® Credit EQ 2.1
E. The installation methods described in this specification as well as illustrated in the drawings complies
with LEED® Credits EA 5.1 and EA 5.3.
F. No Refrigerants shall be used in any systems to comply with LEED® Credits EA 11.1 and EA 11.2.
23 01 00 OPERATION & MAINTNEANCE OF HVAC SYSTEMS
A. Dedicated outdoor air to air heat exchanger with energy recovery ventilator (ERV) or HRV to
meet ASHRAE Std 62.2.
1. Complies with LEED® Credit EQ 4.2
B. Maintain pressurization of house as recommended by ASHRAE 62.2 and ventilation system
manufacturer.
1. Complies with LEED® Credit EQ 5.1
D. Testing of the flow hoods must be done to measure room air flows, imbalances of flows, imbalances
of total air handler flow and supply and return, and to find duct leakage. Refer to the article Accuracy of
Flow Hoods in Residential Applications by Wray, Walker, and Sherman for more detailed information.
The table below is taken from page 3 of Accuracy of Flow Hoods in Residential Applications.

E. Use the Nailor Flow Measuring Station model: 36FMS to test the average airflow of round ducts.
Adjust and fix the airflow of the ducts as required to comply with manufacture’s recommended airflow
range.
F. Use the The Energy Conservatory Exhaust Fan Flow Meter with DG 700 Pressure and Flow Gauge to
test the exhaust devices. Adjust and fix the airflow as required to provide a balanced system.
G. Kitchen and mechanical space to exhaust locally per ASHRAE 62.2 standard. Provide switch off
timers on exhaust fans. Outdoor air intake should be 6’ distant from exhaust systems in the house. See
drawings.

and located carefully with the Architect's review and approval.

25 15 16 WALL SENSORS and DATA LOGGER
A. Provide temperature and moisture monitoring sensors in the following locations:
a. Install (1) in wall sensor in each wall (N, E, S, and W)
b. Install (1) sensor on loft level
c. Install (1) sensor on main level
d. Verify locations with Architect before installation
B. Provide data logger to gather information from sensors as well as water, electricity, and LPG
consumption. The data shall be accessible from an online control interface.
DIVISION 26 ELECTRICAL
26.0 GENERAL NOTES
A. Electrical work shall consist of a complete wiring system including services, meter loop, panel board,
outlets, wall switches, and installation of lighting fixtures, appliances, fans and like accessories.
Remove all existing wiring and electrical components and provide all new system.
B. The entire installation shall be in strict accordance with the latest rules and regulations of the National
Board of Fire Underwriters, the National Electric Codes, and all local rules, codes, and regulations. The
Contractor shall pay all inspection fees, if any, and deliver certificates of completion and inspection to
the Owner. Materials shall have Underwriters Laboratories label.
C. Voltage drop shall not exceed 3% from the main panel board to any outlet under maximum load.
D. The Contractor shall install all facilities for underground services as directed by the Utility Company.
The Contractor shall pay the cost of such services charged for the installation by the Utility Company or
arrange to pay this fee through the client. Meter socket shall be box type, heavy duty.
E. Panel boards mounted on exterior walls shall be rain tight. The main breaker, 200 Ampere type with
circuit breaker protection, shall be circuited according to local requirements.
F. Locations and models of specific lighting fixtures shall be verified by Owner and Architect prior to
installation.
G. Electrical Contractor to review all fixture, switch and outlet locations with Owner before installation.
H. Bonding screws shall be removed from the neutral bus of all subpanels per manufacturer's instructions.
J. It is the responsibility of the electrical contractor to locate and eliminate net current.
K. Refrigerator and microwave (and any other appliances that need it) shall be on a dedicated circuit.
L. All utilities (gas & water) shall enter the building on the East side at the mechanical room exterior wall
and shall be located in close proximity to each other and neatly composed on the wall surface.
Locations should be reviewed with architect before installation.
26 05 13 MEDIUM VOLTAGE CABLES
A. Wiring to be copper, 3 wire, with ground. Switch upper receptacles where appropriate. Verify specific
locations with Owner.
B. The ganging of neutral wires from different branch circuits is prohibited.
C. Edison circuits are prohibited.
26 05 33.16 BOXES FOR ELECTRICAL SYSTEM OUTLETS:
A. See Electrical drawings.
B. All wall and floor receptacles to be flush mount.
C. Provide outlets to code, including ground fault outlets at bath and kitchen.
26 05 33.23 – SURFACE RACEWAYS FOR ELECTRICAL SYSTEMS

B. Wall switches shall be located as per plan and located 4' 0” o.c. above the finished floor. Where more
than one switch occurs at the same location, they shall be ganged in one plate. White electrical and
switch plates shall be used unless otherwise specified by Owner.

C. For Platinum Certification comply with the following LEED® Credits:
a. Surface Water Management SS Credit 4.3 Management of Runoff from Roof by installing
permanent stormwater controls to manage runoff from the home. This point can be combined
with the rainwater harvesting system installed.
b. Surface Water Management SS Credit 4.2 Permanent Erosion Controls, by planting trees,
shrubs, and groundcover
c. Surface Water Management SS Credit 4.1Permeable Lot by providing for the following
percentages of ground cover:
i. 10% Vegetative Landscaping
ii. 10% permeable Paving
iii. 80% Impermeable Surfaces directed to infiltration features
d. Regional Materials MR Credit 2.2. All paving and groundcover materials located within 500
Miles of project site

32 84 00 PLANTING IRRIGATION
A. No built in irrigation systems shall be used for site plantings. All installed plants shall not require long
term irrigation.
B. The prior instruction complies with the LEED® Credit SS 2.5, and Credit WE 2.3.
32 91 00 PLANTING PREPARATION
A. Site planting preparation shall be specified by Owner.
B. For Platinum Certification comply with and provide documentation for the following LEED®
credits:
1. SS Credit 2.1 No invasive plants will be introduced into the site environment
2. SS Credit 2.2 Add mulch or soil amendments as appropriate, and all compacted soil must be
tilled to six inches.
3. SS Credit 2.4 All plantings must be drought tolerant
4. SS Credit 5, Install landscaping so that mature plants are 24” from home.
32 92 00 TURF & GRASSES
A. Turf Grass surrounding proposed building shall be specified by Owner. It shall with stand heavy foot
traffic, be maintenance free and shall not require long term irrigation.
B. For Platinum Certification comply with and provide documentation for the following LEED® credits:
1. Landscaping SS Credit 2.1: All new grasses must be Native or Adapted plants which are
indigenous to the locality or cultivars of native plants that are adapted to the local climate and are not
considered invasive species or noxious weeds.
2. Regional Materials MR Credit 2.2. Plant material and Nursery located within 500 miles of the
project site.
3. SS Credit 2.1 Any turf must be drought tolerant, do not turf in densely shaded area, and do not
turf areas that have a slope greater than 25%.
4. SS Credit 2.3 Limit the use of conventional turf in the designed landscape by 100%.
32 93 00 PLANTS
A. Any new plants or trees installed at the proposed building site shall be specified by Owner and
approved by the Architect. The plants shall not require long term irrigation and shall require the least
possible amount of maintenance.
B. For Platnium Certification comply with the following LEED® credits:
1. Landscaping SS Credit 2.4 Drought Tolerant Plants: 50% of installed plants must be classified as
being drought tolerant, that is plants that do not require regular watering.
2. Reduce Local Heat Island Effects SS Credit 3 by locating trees and plantings to provide shade for
50% of hardscapes.
