At present, the western area of Lagos is mainly mid-low end residential area, so it

urgently calls for improvement of living conditions.

The study from Ciuci Company in Lagos in 2013 shows that the middle class families

in Nigeria have reached 4.10 million in 2014 and will reach 7.60 million by 2030.

There will be more middle classes that have ability to buy houses in the future.

The development and construction of this project will enable Festac Town to

form secondary urban sub-center together with international trade center and

commercial area and then promote the development of the western area of the city

and perfect urban structure and function of Lagos.

在临达喀尔-拉各斯高速公路与基地交接处增加了一处互通式立交,同时加

强了基地内部主干道与规划机场高速路的联系。

An interchange will be built near the junction between the Dakar-Lagos

expressway and the base, and the connection between primary roads inside the base

and the planned airport expressway will be strengthened.

相地 | SITE INVESTIGATION

基地概况Base Overview

Festac TownⅡ期位于Festac TownⅠ期的北面和西面。基址地处国际贸易中心以西,达喀尔-拉各斯高速公路以南,东面以运河水道为界,规划面积11.51平方

公里。

Festac Town Phase Ⅱ is located in the north and west of Phase I. The base, with planned area of 11.51 square kilometers, is built to the west of international trade center and

the south of Dakar-Lagos expressway. Its east and west are divided by canal channel.

同时,在生态格局上, Festac TownⅡ期处于拉各斯西部地区的泄洪通道上。

Meanwhile, from the view of ecological pattern, Festac Town Phase II is located at flood discharge channel of the western area of Lagos.

在Festac TownⅡ期西侧有直径大约600-800mm的输油管线穿越,考

虑其对居住区的影响设置合适的防护绿带。

At west side of Festac Town Phase II, the oil pipe line with diameter of 600-

800mm goes through it and consideration shall be taken about its impact on

residential area and proper protective greenbelt shall be set.

Festac TownⅡ期是大片的沼泽低洼地带,防止洪水侵袭,考虑泄洪通道的

设置。

Festac Town Phase II is located at a large area of swamp lowland. To prevent

flood, flood discharge channel shall be considered to set.

在开发强度上,规划提倡建筑低密度,配套宜居宜业的社区

环境,实现500米见水,300米见绿的人居环境目标。规划总建

筑面积≤1460万平方米,平均容积率≤1.08,绿化率约18%,

其中别墅建筑面积约100万平方米,混合居住面积约≤820万平

方米,室内停车面积约250万平方米,商业面积≤140万平方米。

In the terms of development intensity, low building density

matched with livable community environment is advocated in the

plan to achieve the goal of creating a living environment that

residents can see lakes or rivers within 500 ms and can enjoy the

green within 300ms. The total planning floorage is less than or equal

to 14.6 million square meters, average FAR(floor area ratio) is less

than or equal to 1.08, greening rate is about 18%, among which, the

villa floorage is about 1 million square meters, the mixed residential

area is equal or less than 8.2million square meters, the indoor

parking area is about 2.5 million square meters and the commercial

area is less than or equal to 1.4 million square meters.

景观结构Landscape structure

“一带”:中央景观生活带One belt: central landscape living belt

结合泄洪通道,以水为主题,打造带型景观水廊,形成贯穿城市

的湿地公园和激活城市的功能水轴。

Combining with flood discharge channel, building belt-shape water

corridor in the theme of water and forming wetland park throughout the

city and functional water axis to activate the city.

“四轴”:景观分隔轴Four axes: landscape separation axes

双向景观廊道,分割居住区。

Bi-directional landscape corridor to separate residential areas.

“三点”:景观节点Three nodes: landscape node

在基地东侧和南侧的门户位置以及中部区域,打造以水体为中心

的景观节点。

Building landscaped nodes in the center of water at port positions on

east and south sides of the base and central area.

安全格局Security Pattern

基于安全考虑,以宽度为10~20米的界河包围基地,将居

住区与外界分隔,并承担泄洪的功能。

Based on security considerations, the base is encircled by a

boundary river with width of 10-20ms to separate residential area

from outside and function at discharging flood.

景观湿地Wetland landscape

为保证景观湿地的水质和景观品质,其标高要高于界河,

同时在两端设置闸口,在特殊时期可做为通道进行泄洪。

To ensure water and landscape quality of the wetland landscape,

its elevation shall be higher than boundary river with water gates set

at both ends to discharge flood in special period.
