This multi level property has so much to offer – panoramic views of the city, great sun, open plan and spacious living areas, three double bedrooms, two bathrooms, enchanting flat private garden, drive on access into a double garage - plus a choice of wonderful spaces in which to entertain - and so much more!

The property was designed by Fritz Eisenhofer, who was one of Wellington’s best known architects from the 60’s to the early 80’s. Fritz’s distinctive style was one of creating a perception of space flowing together.

The living area of 13B is a true classic example of Fritz Eisenhofer’s work. The house has great flow and invites one to move from one room to the another; from living to kitchen and from dining room to the balcony - where the postcard views of Wellington are simply spectacular.

The house has been designed for both family life and with entertainment in mind. The redesigned kitchen allows for the work areas to remain absolutely functional while entertaining guests, preparing the next course - or simply having a conversation with those unexpected guests. The home has a sense of space yet it is cosy,

comfortable for those cold winter nights at home, with indoor/outdoor living for the summer.

A few steps up from the garage and along a short path edged with garden, scented with daphne and massed with colour, is the front door area - which welcomes you into the house. Straight ahead is the kitchen - which flows to the spacious dining and living rooms and deck - with fabulous views to the city. To the right of the entrance is a light infused staircase, which wends its way up to the garden level and then the bedrooms. On the garden level is a bathroom, laundry, toilet and access to the garden at the rear – and on the next level are the three bedrooms, bathroom and a separate toilet.

Built to embrace a spectacular section, stunning views and sun, this property offers relaxed living as well as fabulous spaces for entertaining – or maybe the combination of the two!

Warm, neutral tones, easy care floors, quality drapes and fittings – all combine to achieve understated simplicity, elegance and comfort.

The suburb of Northland

Northland is a relatively compact and sought after suburb nestled on the western hills just above the Botanical Gardens. Being just an easy twenty minute downhill walk, or five minute drive, to The Terrace and central city, well serviced by a kindergarten and schools, close to Victoria University and with a local shopping centre – it is very popular with professionals and families alike.

Many parts of Northland enjoy uninterrupted panoramic views of the city and harbour out to Eastbourne, the airport and Cook Strait. The suburb is surrounded by beautiful native bush and reserve land and can be truly appreciated from the Stellin Memorial Park lookout on Orangi Kaupapa Road. The views can also be appreciated from the Northern Walkway, one of the six major walkways in Wellington, which meanders through Northland onto Wadestown and eventually to Johnsonville.

Central to Northland’s community is the Northland Memorial Community Centre in Woburn Road, which offers a wide range of activities including; badminton, youth drop in centre, rock and roll, scouts, Moving to the Beat (for preschoolers), Ezee Meals, mahjong, creche, pilates, lions, book club, basket ball, after school care and more.

Northland is positioned just next to Kelburn with Karori to the west, and as such enjoys the benefits and services offered by both of these traditional and larger suburbs.

Just between Northland and the city are the Botanical Gardens.

Cable Car

The suburb of Kelburn

Kelburn sits in the dress circle, just above the city and next to the Botanical Gardens, an easy five minute drive from The Terrace and centre of Wellington. Built on the western hills the suburb offers panoramic views of the city and the ever changing harbour. There is a mixture of beautifully restored historic villas and newer housing integrated by lovely established gardens.

Kelburn is well serviced by a well appointed shopping centre, cafes, school, park and sports centre and is close to the Victoria University campus which is graciously spread over several hectares on the edge of the city.

The well appointed shopping centre includes several cafes and restaurants, gift shop, dairy, fruit and video shop, beautician and fashion shop.

Just a brief distance from the shopping centre is the historic Wellington Cable Car which runs every ten minutes to Lambton Quay. The Cable Car was built over a four year period from 1898 utilising prison labour from the Terrace Gaol. From 1902 it was used as a means of transport to the farmland in Kelburn. City workers often come up to Kelburn in the Cable Car from the city and wander to one of the cafes for a leisurely lunch.

Just on the edge of Kelburn are the Botanical Gardens. Established in 1868 the gardens feature 25 hectares of unique landscape, protected native forest, conifers, specialised plant collections and stunning views over Wellington. There is a regular programme of summer events and concerts, and the cafe, located in the rose garden, is open most days.

Bus serviceAll three suburbs are well serviced by the public bus service with buses running regularly to and from the city.

SchoolsNorthland is zoned for Northland School, Karori for Karori Normal School and Kelburn for Kelburn Normal School.

Samuel Marsden Collegiate School is a private girls school and the only high school in the area.

Northland, Kelburn and Karori are all zoned for Wellington College.

Steve Fejos

Born in Wellington and educated at St Patrick’s College

and Victoria University in Wellington Steve entered real

estate in August 1993, having come from a background

in property management. In January 1996 Steve was

appointed Sales Manager for Challenge Realty’s Oriental

Bay Office. Within 18 months Steve took the office into

the top 10 in the Challenge Realty Group. Steve went on

to purchase three Wellington offices in October 1997.

Over the next seven years Steve was instrumental in

growing the company from a sales team of 12 to a team

of 68 sales people with 4,000 house sales worth over

1.5 billion dollars!

Shortly after Steve sold the business he was approached

by Ray White Australia and asked to restructure their

international business model so as to increase their

competitiveness with RE/MAX. At the time over 300

sales people, in Queensland alone, had left Ray White to

join RE/MAX. In the next few years Steve played a huge

part in turning around the fortunes of Ray White and

increasing the number of sales people by over 40%.

Steve returned to New Zealand in November 2005 and

took up the role of Director of Operations for RE/MAX

New Zealand. The role was to assist broker owners and

top sales people at new and established RE/MAX offices

to implement their business plans and maintain the

momentum of the fastest growing real estate company

- the RE/MAX brand, in New Zealand and Australia.

In 2006 Steve attended a wide range of leading

international industry training seminars in Denver,

Chicago and Brisbane.

After more than 400 flights during his 3 years in his

corporate career Steve decided to resign and return

to what he loves doing most - selling real estate in

Wellington.

Steve’s extensive experience in real estate spanning

local, national and international markets is a huge

benefit to his clients. This and his innovative and unique

marketing techniques is Setting a New BENCHMARQUE

in Wellington Real Estate.

Awards received

Under the LJ Hooker brand Steve was twice winner of

the National Franchise Owner of the Year Award 2000

and 2002.

Most Productive Team Award in 2001.

National Communications Award 2002.

Top 10 International Office for Gross Commission. 1999:

8th place, 2000: 5th place, 2001: 8th place, 2002: 7th

place, 2003: 10th place.

Testimonial

Gary Ahearn, Regional Director of RE/MAX Australasia

says, “Steve brings together a vast experience and

understanding of all facets of real estate. Having been

very successful in sales in the mid 1990’s Steve really

made his mark on real estate by establishing a very

credible and strong company under the L.J.Hooker

brand. The standards he set are still the standards some

offices are striving to attain to. However it is Steve’s

ability to relate to all people in the community which is

his outstanding strength.”
