«Le métier est tellement exigeant qu’on ne peut le pratiquerque si le projet procure une immense satisfaction à la fois auclient et à l’architecte.» Pour les associés de l’Atelier 3BM3 –l’indication chiffrée indique la fusion de bureaux – et la vingtainede leurs collaborateurs installés à Genève la primauté de ladémarche implique le dialogue avec le maître d’œuvre. BénédicteMontant et Carmelo Stendardo ont uni leurs forces à l’été 2000sur une approche commune qui prône une relation forte avec le client, la recherche d’une qualité architecturale, technique etéconomique. La démarche doit être homogène de la premièreesquisse au dernier détail de finition.

Depuis treize ans, les résultats sont concrets de la maison individuelleà la rénovation d’immeubles, du logement social aux bâtiments indus-triels. Les projets réalisés – ou en cours – se situent majoritairementen Suisse mais aussi à Singapour, en Grèce ou à Luxembourg.

Revenons à la démarche. Pour atteindre son but, 3BM3 – qui seconsidère comme un prestataire de services – consacre plusieursmois à la préparation d’un projet, fût-il limité. Privilégiant la discus-

The priority for the partnersof the Atelier 3BM3 – the name stands for the names of mergedoffices – and their twenty or so colleagues based in Geneva is toconduct a dialogue with the main contractor. During the summerof 2000, Bénédicte Montant and Carmelo Stendardo pooled theirresources to create a common approach based on developing aclose relationship with clients in keeping with quality criteria,whether architectural, technical or economic. This approach mustbe consistent from the first sketch to the final finishing details.

Over the last 13 years, this approach has been successfully applied to individual houses, the renovation of buildings, socialhousing and industrial facilities. Most of the projects completed orin progress are in Switzerland but also in Singapore, Greece andLuxemburg.

Let’s now return to this approach. 3BM3, which regards itself as aservice provider, typically devotes several months to preparing aproject, however small it may be. The main contractor and the

sion avec le client, recherchant un vocabulaire commun, maîtred’œuvre et concepteurs entament un dialogue qui va dans le détail,crayon en main, pour envisager toutes les hypothèses. Quitte, infine, à revenir au point de départ mais avec la certitude qu’il est plei-nement fondé.

Une fois le projet défini, une équipe de collaborateurs est dési-gnée pour la mise en œuvre sous le contrôle d’un des associés.Un suivi financier permanent permet au maître d’œuvre deconnaître en tout temps les conséquences de ses choix.

Dans les projets qui le permettent, 3BM3 s’efforce d’associer,dès le départ, paysagiste, éclairagiste ou artiste pour aboutir à laplus grande satisfaction du maître d’ouvrage et du concepteur. �

RTS GenèveC’est un très grand projet en cours au pied de la tour de la télévision. Il s’agit d’unbâtiment qui, en cinq parties, répondra aux besoins des studios de la radio (deuxéléments) et à ceux d’une faculté de l’Université de Genève (trois éléments). Lancéen 2003, le projet a été retardé par les travaux liés au désamiantage de la tour de latélévision. Il est en cours actuellement pour livraison en 2015.

Aligné sur le boulevard Carl-Vogt, les cinq éléments sont reliés par des parois trèstransparentes qui permettent d’éclairer l’entier des locaux. L’éclairagiste JohannaGrawunder a travaillé avec 3BM3 pour compléter les sources de lumière. BâtimentMinergie, il combinera ses besoins de chaleur et de refroidissement avec ceux dela tour contiguë et, ultérieurement, par échange avec les eaux de l’Arve.

RTS GenevaThis major project is currently being conducted at the bottom of the Geneva televisionTower. This five-part building will meet the needs of the radio studios (two parts) andthose of one of the Faculties of the University of Geneva (three parts). The projectwas launched in 2003 but was held back by the removal of asbestos from the televi-sion tower. The completion date is planned for 2015.

The five sections of the building are aligned along the boulevard Carl-Vogt and areconnected by transparent walls which allow light to penetrate through the interior ofthe tower. The lighting designer Johanna Grawunder worked with 3BM3 to enhancethe sources of light. This Minergie certified building will meet heating and coolingneeds by drawing on energy from the adjoining tower and, subsequently, the tem-perature exchange supplied by the water from the Arve River.

Port franc, LuxembourgAprès Genève et Singapour, un nouveau port franc est en cours de réalisation àLuxembourg. Les exigences techniques sont les mêmes quel que soit le lieu où sesitue le bâtiment, mais la réponse architecturale est forcément différente.

Elément caractéristique du projet, l’excavation doit se faire dans de la roche. Ce ma-tériau concassé et réassemblé servira à habiller toutes les façades du bâtiment.Difficile de diminuer davantage l’empreinte écologique de fourniture des élémentsconstructifs !

Dans ce projet, 3BM3 accorde une importance toute particulière à la zone publiquedu port franc. Pour « humaniser » le côté coffre-fort qui caractérise ce genre debâtiment, les concepteurs ont fait appel à deux artistes. Tout d’abord un sculpteurportugais, Alexandre Whils, qui taillera – au marteau piqueur ! – un tag en relief dansun mur du hall d’entrée. Ensuite Johanna Grawunder pour sublimer l’éclairage.

Free port, LuxemburgFollowing the free port projects in Geneva and Singapore, a new free port is beingbuilt in Luxembourg. The technical requirements are the same regardless of wherethe facilities are located. However, the architectural solution will necessarily be different.

A key part of this project is that excavation work must be performed in the rock.This excellent eco-friendly crushed and reassembled material will be used to coverall the building’s facades.

3BM3 has paid particular attention to the public space of the free port. The designershave called upon two artists to give the heavily guarded structure a more humanface.These two artists are the Portuguese sculptor Alexandre Whils, who will carvegraffiti in relief on one of the walls in the entrance hall – with a pneumatic drill! – andJohanna Grawunder who will enhance the lighting.

design/development team begin discussions with the client byseeking a common ground. Together they conduct an in-depth dialogue in which different assumptions and scenarios are consid-ered. When necessary, the project teams will return to square one,but with the awareness about its certainty

Once a project is well-defined, a task force is set up under thesupervision of one of the partners. Ongoing financial tracking en-ables the main contractor to determine the impact of their deci-sions at a given point in time.

Whenever possible, 3BM3 seeks to associate landscape archi-tects, lighting experts or artists from the very outset to fully meetthe wishes of the prime contractor and designer. �

Gare RER Sécheron

Dans le cadre de l’établissement du Réseau express régional franco-valdo-genevois, l’Etat de Genève a souhaité, au début des année deux mille,réfléchir au développement urbanistique d’un quartier dont on pressentaitl’essor : l’ouverture du bâtiment Serono, en 2007, allait amener un millierde personnes dans le quartier de Sécheron coupé par les voies de cheminde fer. Sous peu, le nouveau campus de la Haute Ecole Internationale,augmentera la densité de la zone. L’atelier 3BM3 a été invité à repenserl’urbanisme de ce quartier. Cette réflexion a abouti à un projet de haltepour le réseau des CFF et du futur RER. Construite en 2004 après unappel d’offres, la réalisation du projet proposé s’est révélée complexe toutd’abord par la brièveté du délai : dix-huit mois. Ensuite par l’interventionsur une ligne de chemin de fer surchargée: le passage permanent desconvois a conduit à travailler de nuit. Bien plus qu’une simple gare, le projet de 3BM3 est complété par unepasserelle qui franchit les voies: la halte est devenue le trait d’union pourpiétons et deux-roues par-dessus la saignée ferroviaire.

Secheron RER station

As part of the construction of the Franco-Valdo-Geneva regional ExpressNetwork, the State of Geneva commissioned an urban development proj-ect in one of the city’s upcoming neighbourhoods in the early 2000s: theSerono building, inaugurated in 2007, was intended to attract about onethousand people to the Sécheron district, cut off from the railway lines.Furthermore, the new campus of the Haute Ecole Internationale willquickly add to the concentration of buildings. Atelier 3BM3 was called into review the urban layout of the area. This review led to a plan to builda stop-off on the CFF and on the future RER rail networks. The construc-tion work was conducted in 2004 following a call for tenders. Howeverthis was a complicated project for several reasons: the short time frameallocated to the project (18 months), the fact that the project site was ona busy rail line and that the constant flow of trucks and heavy equipmentrequired working at night.This project is far more than a railway station: it was supplemented by awalkway that crosses the tracks. The stop-off became a connecting pointfor pedestrians and two-wheel vehicles above the railway trench.

Singapore Free port

Un port franc, c’est avant tout un coffre-fort aux garanties très élevéesen matière de sécurité et de conservation des contenus. Mais cet élé-ment sécurisé doit aussi offrir une interface conviviale pour toutepersonne qui doit entrer en contact avec les éléments de valeur qui y sontabrités.Sollicité par un promoteur suisse de donner son avis sur un projet local,3BM3 a été amené à proposer un contreprojet qui se présente commeun bâtiment de 25’000 mètres carrés en deux parties séparées partielle-ment par une «fente» qui constitue le seul accès aux showrooms et auxlocaux administratifs. Les contraintes architecturales et techniques ontobligé les architectes à jouer des volumes pour briser l’éventuelle banalitéd’un parallélépipède conventionnel.Pour rendre le bâtiment le plus autonome possible, en plus d’une isolationinhabituelle sous ces latitudes, les façades du bâtiment ont été habilléesd’une végétation adaptée et protégée du rayonnement direct par un mail-lage métallique qui fait varier la perception de la végétation. Deux artistessollicités dès l’origine du projet – Johanna Grawunder, designer, et RonArad, artiste – ont apporté leur talent pour décorer la partie publique du portfranc.

Singapore free port

A free port has to offer full guarantees on the protection and integrity ofgoods. However, it must also provide a user-friendly interface for individ-uals who are in contact with the valuables that it contains and stores.3BM3 was consulted by a Swiss property developer with a view to giveadvice concerning a local project. 3BM3 proposed an alternative projectof a bulding covering 25,000 square meters, divided into two sectionspartially separated by a narrow alley and which is the only access pointto the showrooms and administrative offices. The architectural and tech-nical constraints forced the architects to develop volumes that broke withthe monotony of a traditional parallelepiped structure.To make the building as independent as possible, besides the unusualinsulation system used in this part of the world, the building’s facadeswere covered with vegetation protected from direct exposure to sunlightvia a steel netting which changes the perception of the vegetation. Twoartists, who were contacted from the start of the project – designer Johanna Grawunder and artist Ron Arad, put their talents into practice todecorate the public areas of the free port.

Villa privée à Collonges-BelleriveRénovation et agrandissement d’une villa familiale située dans la campagne gene-voise. De l’ancien bâtiment on n’a gardé qu’une partie, complétée par un nouveauvolume abritant la cuisine, la chambre parentale et une salle de musique pourrépondre aux vœux et aux talents des trois filles des propriétaires.

Par principe, les associés de 3BM3 n’acceptent qu’un seul mandat annuel pour cegenre de projet très consommateur en temps et en force. Dans le cas de cette villa,l’atelier n’a pas regretté ses efforts: le dialogue a porté ses fruits autant pour lebâtiment que pour l’aménagement de la parcelle. Depuis la construction, lespropriétaires soignent maison et jardin avec un enthousiasme qui confirme leursatisfaction du travail de 3BM3.

Private villa in Collonge-BelleriveThis project involved renovating and enlarging a family villa located in the country-side outside Geneva. Only a part of the old building was preserved. A new sectioncomprising a kitchen, the parents’ bedroom and a music room for the three daugh-ters of the owners was added.

3BM3 usually accepts only one commission a year for this type of time-consumingand labour-intensive project, which was successful in terms of construction workand development of the plot. Since the project was completed, the villa’s ownerstake real pride in looking after their home and their garden, confirming their satis-faction with 3BM3’s work.

Boulevard des TranchéesTransformation des combles d’un immeuble genevois ancien, signé Baud-Bovy.Respectant une charpente remarquable et protégée, d’une double hauteur dans sapartie centrale, 3BM3 crée un très grand appartement, éclairé principalement pardeux patios de quatre mètres sur quatre taillés dans le terrasson du toit.

Boulevard des TranchéesThis project involved converting the attic of an old Geneva building built by Baud-Bovy. By preserving the building’s distinctive protected structural frame with itsraised central section, 3BM3 was able to build a huge apartment largely lit by twopatios measuring four square meters on four cut-to-size slabs in the roof’s upperslope.

Boulevard d’YvoyA Genève, au-delà de quatre barres des années soixante, sur un terrain de petite di-mension, 3BM3 a implanté une tour de neuf étages en appliquant ses principes:espaces collectifs largement dimensionnés, très éclairés, appartements aux piècesde jour non cloisonnées, chambres aux dimensions généreuses. La décoration desfaçades fait appel à un élément unique: des tôles perforées. Cette nouvelle construc-tion a amené une requalification des espaces extérieurs de tout l’îlot en privilégiantactivités collectives et passages couverts.

Boulevard d’YvoyFollowing the «quatre barres» project in the 1960s, 3BM3 has built a nine-storytower on a small site with the aim of providing large-sized and brightly-lit collectivespaces, an apartment with un-partitioned rooms for daytime use and broad bed-rooms. The facades are decorated with perforated metal sheeting. This new struc-ture led to re-qualifying the outdoor spaces of the entire cluster of houses, with anemphasis on joint activities and covered passageways.
