    Boiler Maintenance Checklist

    Most property owners and maintenance managers know that i they want reliable

    operation o their buildings heating system, they must pay close attention to

    boiler maintenance. However, the importance o boiler maintenance goes beyondreliability. Conducting regular maintenance also reduces boiler operating and

    energy costs, improves saety, and extends the lie o the boiler. Do not wait

    or your equipment to ail; long-term maintenance issues will result i regularly

    scheduled maintenance is not perormed.

    The ollowing is a guide or perorming preventative maintenance on an

    established schedule. Consult the manuacturers manual or the recommended

    schedule o maintenance specic to your boiler. I possible, save a copy o the

    boiler startup/inspection manual on le so you can reer to it later.

    Report any problems to your service technician. Service should be perormed by

    a qualied installer or service agency trained and licenced to do maintenance.

    Daily maintenance:

    Check the foor under and around the boiler

    or leaking water.

    Ensure the boiler area is unobstructed and ree

    o any combustible materials.

    Check pressure and/or temperature readings

    to ensure they are within the designed range.

    Look or any service codes or errors on the display

    panel (i applicable). Write down any error codesand provide them to your service contractor.

    Ensure the vent termination is not blocked with

    snow, ice, or debris.

    Check to ensure the combustion air opening

    is unobstructed.

    Check or any unusual noises or vibrations.

    Monthly maintenance:

    Visually check the fue gas vent piping and combustion

    air piping or any signs o blockage, leakage or

    deterioration.

    Inspect the boiler relie valve and the relie valve

    discharge pipe or signs o weeping or leakage.

    Check the condensate drain system (drain line,

    PVC ttings and drain trap) or blockages

    (condensing boilers).

    Periodic maintenance (as required):

    Visually inspect boiler hydronic piping or leaks.

    Inspect burner fame (i possible). I fame appearance

    changes rom the norm then corrective action

    should be taken.

    Have low water cuto tested to ensure

    device is working properly. Low water cuto

    is a device used to ensure water levels within

    the boiler do not drop below manuacturers

    recommended levels.

    Annual service technician maintenance at start-up or when necessary:

    The annual servicing should be perormed by a qualied installer or service agency trained and licenced to do maintenance

    on your boiler.

    Thoroughly inspect heating system and address

    any problems.

    Inspect and clean the boiler heat exchanger.

    Check all boiler wiring and connections.

    Check water PH levels.

    Inspect condensate system and clean and fush

    as necessary.

    Inspect and clean burner assembly (including

    ignitor and fame sensor).

    Inspect venting system or blockage, corrosion

    or deterioration and ensure all joint and pipe

    connections are tight.

    Inspect air inlet and vent terminations to ensure

    they are clear and unobstructed.

    Check control settings and test operating and

    saety controls.

    Check or proper boiler operation ater it has

    been cleaned and inspected.
