    RULES AND REGULATIONS

    EFFECTIVE JANUARY 1, 2000

    The Community Rules and Regulations have been created

    to provide the Residents with a written statement of ourCommunity standards and procedures. Please read the Rules andRegulations carefully. If you do not understand a particular rule,please ask your community manager to explain it to you.

    Residency: Prospective residents must complete a RentalApplication at the office. Management has the right to reject a

    prospective Resident for any reason not prohibited by law. If aprospective resident provided false or misleading statements in theRental Application, Management will not approve the residency.

    Prior to selling or moving into a home a fire inspection

    must be completed and signed by both management and seller.

    Owner of Record: At least on Resident shall at all times be the

    owner of the manufactured home and the Residents name shallappear on the Certificate of Title. All homes located in theCommunity must be titled by the State of Michigan and a copy ofsuch title must be provided to Management if requested.

    Definition of Resident: All registered adults are considered to beResidents for the purpose of these Rules and Regulations.

    Violations of rules by one Resident (or minor children or theirguests) will result in the eviction of all occupants of a home andhome site.

    Residency: Maximum occupancy within a manufactured home inthe community shall be as follows: Two (2) persons per bedroom.Any person residing within a home for more than thirty (30) dayswill be considered a permanent occupant and must be registeredwith and approved by Management.

    Acknowledgement of Community Rules and Regulations:

    Prior to admission to this Community, each resident must sign andacknowledge that the Resident has received and read a copy ofthese Community Rules and Regulations and any amendments

    hereto. All terms and conditions of specifically incorporatedherein and residents, whether they have accepted or declined tosign the written lease, must comply with such terms and conditions(except the rental rate which shall be separately determined fromtime to time by Management) as well as all other persons residingin their home and their guests, will abide by these CommunityRules and Regulations and all federal, state, county, and

    city/township laws and ordinances. Failure to comply with theseRules and Regulations or other laws may result in the terminationof tenancy as provided by law.

    Amendments: From time to time, these Rules and Regulationsmay be changed or additional rules may be added. Prior to theimplementation of a new or amended Rule or Regulation, a thirty

    (30) day written notice of the proposed change will be forwardedto each Resident and a copy thereof posted in a conspicuouslocation within the Community. New or amended rules orregulations will be effective thirty (30) days after delivery and

    posting. Any new or amended rules or regulations will be

    considered a part of these Rules and Regulations and will be

    enforced accordingly.

    Enforcement of Rules & Regulations: Every reasonable effortwill be made by Management to ensure that the Rules andRegulations are uniformly enforced and that the quiet enjoymentand comfort of all Residents is not disturbed. Ignorance of a Ruleor Regulation cannot be accepted as an excuse.

    Notice of Rule Violation: Residents who violate a Rule or

    Regulation will be contacted by Management either by a personalvisit, a telephone call, or the issuance of a written Notice or RuleViolation or a Notice to Quit. If a Notice of Rule Violation isissued, it is expected that the violation will be corrected by the date

    stated on the Notice. Failure to or refusal to correct a violationafter notice of receipt of Rule Violation or chronic or repeatedviolations of these Rules and Regulations may lead to evictionproceedings. Please note compliance with these Rules and

    Regulations is absolutely essential to provide you and yourneighbors pleasant and peaceful surroundings.

    Termination of Tenancy: If you received a Notice to Quit, forJust Cause Termination of Tenancy, you are entitled to request aconference to be held at the Community Office with theCommunity owner or representative of the owner. The conference

    must be requested by certified mail with ten (10) days of receipt ofthe Notice to Quit.

    Just Cause for Eviction:A. Use of the manufactured home for unlawful purposes.B. Violation of Community Rules and Regulations

    reasonably related to:

    a. The health, safety, and welfare of theCommunity, Management, its employees, orresidents.

    b. The quiet enjoyment of other Residentsc. The maintenance of the physical condition or

    appearance of the manufactured home in theCommunity to protect the value of theCommunitys appearance or aesthetic quality.

    C. Violation of the Department of Environmental Qualityrules.

    D. Intentional physical injury by a Resident (including theResidents guests or other occupants) to otherResidents, Community personnel, or intentionalphysical damage by a Resident (including a Residents

    guests or other occupants) to Community property orthe property of other Residents.

    E. A Residents violation of local ordinances, state laws, orgovernmental regulations relating to manufacturedhomes.

    F. Changes in the use or substantial use of the nature of

    the Community.G. Any other reason or cause allowed by law.

    Personal and Fire Safety: In compliance with State Law,you are hereby notified that your lot shall be kept free offire hazards and that there is no parking allowed within 10feet of fire hydrants. Each home must contain at least one

    fire extinguisher with a minimum 2A-10-B-C rating with acurrent tagand at least one smoke detectorwithin 10 feetof each room approved by nationally recognized testinglaboratories. Each home site shall be numbered and clearlymarked for positive identification. Each number shall beeasily readable from the road servicing the home site.Placement of number above the garage is ideal.

    A. All residents are required to exercise proper care andsafety to ensure against accidents occurring in and nearthe home, the home site and surrounding Community.Residents are responsible for the actions of their minorchildren and their guests.Please take extra caution when near and body of water( pond, creek, reservoir, etc.) within the community.

    B. All homes must be kept free of fire hazards. For eachResidents own safety, and that of other Residents,combustible materials, gas-powered lawn mowers, etc,shall not be stored under a home.

    C. Residents are responsible for monitoring radio and/ortelevision broadcasts for severe weather warnings.There are no government approved shelters within the

    Community. However, we will endeavor to open theclubhouse basement.

    D. Stop, 15 MPH, and other Community Safety signsmust be obeyed.

    E. Actions of Residents, or their guests, which interferewith the health, safety, or welfare of the Community, itsemployees or Residents, is cause for termination of aResidents tenancy and that of all persons residing with

    the Resident.F. Residents shall furnish Management with the name,

    address, and telephone number of a person to benotified in case of an emergency.

    Loss and Liability: It is recommended that each Residentprocure a manufactured home comprehensive insurance

    policy (Home owners) insuring the home and contentsagainst loss or damage and your liability for bodily injuryand property damage to others. It is also recommended thateach Resident include liability coverage for personalinjuries which may occur on the home site or within thehome.

    A home or building damaged by fire or other

    casualty must be repaired or removed from the Communitywithin 21 days. Failure to do so, you hereby giveCadgewith Farms, Ltd. authorization to remove and chargeyou all costs involved.

    Disclaimer: Management expressly disclaims anyresponsibility for accident or injuries to Residents, theirfamily members, other occupants or guests which mayoccur within the Community. Damage or loss of propertyresulting from fire, theft, wind, floods, or any other act ofGod or of third parties is also disclaimed (Such as lawnmowing and snow removal, alterations of home.)

    Pets: One or two dogs with a mature weight of less than50 pounds each are allowed on designated perimeter lots.

    One or two cats are allowed are long as they are neutered,declawed house pets. A combination of dogs and cats isallowed for a maximum of two pets per residence. Therewill be a monthly fee of $10.00 for each dog or cat per lot.

    Failure to register a pet is a violation of park rules.A residence with an unregistered pet will be charged oneyears back fee or $120.00 for each pet upon receiving aviolation notice and will either remove the pet or apply for

    registration of the pet. The charge shall be deemed to beadditional rent and collectible as rent.

    A. If required, a current rabies tag must be wornby the pet. Approved pets shall be consideredon a ninety (90) day probation period, andremoval is imminent if a pet owner ignoreshis/her responsibilities for the pet.

    B. Residents are directly and totally responsible forthe behavior of their pet and any damage causedby their pet. Noisy, unruly, or dangerous petswill not be allowed to remain in the Community.

    C. Residents are required to immediately clean uptheir pets droppings on the home site or onother sites or Community property while

    walking their pet.D. All pets must be kept inside the home exceptwhen outside in the presence of the Residentand on a hand held leash. As an alternate to aleash, an invisible fence is permitted. No pet isallowed to be outside unattended. Fenced inenclosures and dog houses are not allowed.Residents must walk their pets on leashes. NoBeware of Dog signs are allowed.

    E. Pets running at large may be picked up by theAnimal Control Department.

    F. Pets are not allowed in any area where peoplecongregate.

    G. Management reserves the right to reject exoticpets such as snakes or wild animals or other

    animals which, in Managements solediscretion, may be dangerous to others withinthe Community.

    H. Management disclaims any responsibility forany harm, injury or death to a pet caused byManagements agents or employees or by otherResidents or their guests.

    I. Noisy, unruly, exotic, or dangerous pets will notbe allowed to remain in the community.

    J. If a pet receives three written complaints in 12consecutive months the animal must be removedfrom the community.

    Rent: The monthly rent includes water, municipal sewer service,

    curbside trash pick-up, street snow removal and swimming pool.With the rent, management also collects a municipal mobile hometax, presently $3.00 per month.

    Payment of Rent/Failure to Pay Rent: Rents are to be paidmonthly. Rental payments may be mailed, paid in person, orplaced in the box, which is located at the Community office. Rent

    is due and must be received by the fifth day of each month. A latechare of $25.00 will be assessed to all Residents whose rent is notreceived by Management on or before the fifth day of the month,providing the resident has not been late over once in the prior 12months.

    A one year lease is available to residents, however, thelease will require a Security Deposit equal to one months rent. Therent will be estimated for the months of January and thereafter.

    Payment of rent may be made by personal check, moneyorder, cashiers check or certified check. For safety purposes cashwill not be accepted. A charge of $40.00 will be assessed to anyResident whose personal check is not honored for any reason.

    In the event a Resident fails to pay rent or other charges onor before the fifth day of the month, Management may issue aNotice to Quit for Non-payment of rent. If Management thereafter

    institutes legal action against resident based on the default in thetimely payment of rent, the payment of rent then due will only beaccepted by money order, cashiers check or certified check.Resident shall also reimburse Management for all expenses

    incurred by Management as a result of such default as provided bylaw.

    Failure of a resident to make timely payment of rent orother charges as provided in the Lease Agreement or these Rules

    and Regulations on three (3) or more occasions during any twelvemonth period is just cause for termination of tenancy as providedby law.

    Payment of Rent During Termination Proceedings: A residentshall continue to pay all rent and other charges to Management,when due, following the issuance of a Notice to Quit for Just

    Cause Termination of Tenancy. During the pendency of the action,Management may accept all payments of rent and other chargeswithout prejudice to the action to evict the Resident. If payment ofrent and other charges is not made timely, Management mayproceed to evict the resident for non-payment of rent withoutprejudice to the just cause termination proceeding.

    Liquidated Damages: The prevailing party in a contested actionto terminate a tenancy for just cause shall be entitled to liquidateddamages of not more than $150.00 for an action in district courtplus $300.00 for each appellate level. Liquidated damages shallnot be considered payment of rent, court cost or legal fees.

    Home and Home-site Maintenance:

    A. Residents shall maintain their homes and home sites in aclean and attractive fashion at their own expense at alltimes. Failure to maintain the physical condition orappearance of the home or home site including, but notlimited to shrubs, flower beds, driveways, sidewalks, patiosis cause for termination of tenancy.

    B. All windows and doors shall be in good condition. Brokenwindows shall be repaired immediately. No plastic, foil, or

    similar type inserts are allowed.C. Lawns shall be mowed, raked, seeded, fertilized and

    properly watered to maintain a healthy and attractiveappearance. Lawn water or sprinkling (automatic

    sprinklers) must be set for every other day and not toexceed 10 minutes per head or 150 gallons. Even housenumbers water after 7 PM and before midnight. Oddnumbers water between midnight and 6 AM. Manual

    watering should not be left in one spot for more than 10minutes and not over 60 minutes per day. Even numberwater even days and odd numbers on odd number days.

    In the event a Resident fails to maintain the home siteas required, a Notice of Rule Violation, requesting theResident to perform the maintenance by a certain date, maybe issued. If the violation is not corrected as requested,

    Management shall have the right to enter upon the homesite and perform any and all necessary maintenance. Thecharges incurred as a result of such maintenance shall bedeemed to be additional rent and collectible as rent. Thecharges for such work shall be as follows:

    a. Trimming/Mowing site (per occasion)..$35.00b. All other repairs and maintenance work resulting

    from residents failure to maintain premises in goodrepair and repaired or maintained by CadgewithFarms (per occasion).$35.00

    c. Outside Contracted Work Shall be the priceContracted Plus 15%

    D. As additional landscaping is added by the resident, we askonly that the following items be placed in the front yard:(the front yard is the area between the curb and the frontsidewalk or the line of the sidewalk extended to the sideproperty line. In case of corner lots, these restrictionsinclude the side yard from the curb to the line of the sidesidewalk)

    a. Natural grass, trees, flowers, plants, and mulch.b. Natural (unpainted) rocks and stones.

    c. A flag pole.d. One sign with the residents name and/or address,

    limited to one square foot (i.e. 6 x 24).

    e. If the house is being sold, one professionallypainted, Realtor type For Sale sign 18 x 24 metal,supported by steel legs with the brokers or ownersname and phone number.

    f. One bird feeder, birdhouse, or bird bath.g. Plastic, wood or concrete mowing edges around

    trees.h. Holiday decorations for a maximum of two months.i. Outdoor lighting is limited to a porch light, garage

    lights and sidewalk lights. No Stringing lights areallowed on the home or trees except for Holiday

    Lights, per (h) above. Motion lights are not allowedon the front sides of homes except with a signed slipfrom your neighbor they dont object. If lights arelocated in rear of home, please be considerate ofyour neighbors bedrooms.

    In the area between the sidewalk and the house (usually 3

    feet), yard decorations such as statues, wood animal and ceramicfigures are permitted. Please limit these to 18 inches high with amaximum of 6 items in front and 6 on the side, in the case ofcorner lots.

    Newspaper delivery boxes may be placed on the drivewayside of the house, in back of the front line of the house. All lawnfurniture, grills, other outdoor equipment and decorative itemsshould be kept in the rear yard.

    E. Utility connections of electrical, water, sewer and gas in thehome are the sole responsibility of the Resident. All utilityhookups shall be made in compliance with the Departmentof Consumer & Industry Services and ManufacturedHousing Commission Rules, the Manufactures writteninstructions and all applicable codes. Consumers Energycurrently serves the park for gas and electric. Telephone

    service is available from Ameritech.F. Central air conditioner compressors must be placed on a

    concrete pad or other approved slab on the main door sideor rear of the home site. All air conditioning units must be

    attractively maintained. No window air conditioners areallowed.

    G. Eaves troughs are required on homes and garages.H. Umbrella type clotheslines are permitted in the backyard

    for a maximum of two days per week.I. Residents are responsible for water supply protection

    devises. A water supply protection device, such as heattape, UL or similarly listed devices shall be installed at thetime the home is placed on the home site and shall bereplaced when necessary to prevent the freezing of servicelines, valves and riser pipes.

    J. Telephone and TV cable lines must be buried undergroundduring installation by the appropriate company. Residentsare responsible for confirming that this is done. Cable TVservice is currently provided by ECI.

    K. Except as otherwise provided by law, only indoor antennasand approved exterior TV antennas and satellite dishes arepermitted. Any exterior TV antenna shall be no higher or

    larger than is necessary to receive a signal of reasonablequality. Any exterior TV antenna or satellite dish must be(i) placed in the most unobtrusive location; (ii) not visiblefrom the street; and (iii) be securely fixed and placed in amanner that will not constitute a safety hazard. Satellitedishes larger than 1 meter in diameter are prohibited. CBand Ham radio antennas may be used only with the writtenpermission of Management.

    L. Residents shall be directly responsible for any damages toCadgewith Farms Ltd. Property including items furnishedfor the use of the site or recreational facilities, excludingnormal deterioration. Residents shall be directlyresponsible for damages to other Residents resulting fromyour actions or those of your guests or invitees action.

    M. Fences or Privacy Walls: Your lot perimeter may have only

    an invisible fence. A privacy fence or wall must beattached to the back of your home. The width of the fenceor wall cannot exceed 14 feet beyond your home or garage.The height shall not be more than eight (8) feet. The wall

    or fence must be painted to match or co-ordinate with yourhome.

    N. Any Person or firm doing work for others in the communitymust provide the office with a certificate of insurance. You

    will be personally liable if you allow others to performwork without a certificate in the office weather you haveinsurance or not. Your Homeowners insurance does notprovide coverage for you if you pay someone to do work.

    Garage, Rummage, Yard, Estate, Moving and Auction Sales or

    similar type if sale: Are not Allowed in the community except for

    an Annual Sale held in June sponsored by the Cadgewith FarmsAssociation.

    Yard Waste: The curbs and gutters must be kept clear of grassclippings, leaved and debris. If grass clippings are bagged, theymust be separated and dumped in the special containers at the rearof the community behind the RV storage. The rubbish removal

    service requires that grass clippings not be included in regularhousehold trash and a charge will be made if they have toseparated. Most turf experts agree, however, that the best place forgrass clippings is to leave them on your lawn. Grass clippingscannot be left on the road. Clippings must be removedimmediately after mowing. If you mow with the right side of yourmower facing inward, you should not have many clippings to pickup. YARD WASTE IS NOT TO BE PUT INTO STORM DRAINS.YOU WILL BE CHARGED $250.00 PLUS COST OF

    CLEANING OUT THE DRAIN IF YOU ARE CAUGHT

    PLACING ANYTHING IN THESE DRAINSTHEY ARE

    FOR WATER ONLY. This charge shall be deemed to beadditional rent and collectible as rent.

    Trash Removal: Trash is removed from the Community on

    designated days. Residents are responsible for placing theirtrash at the proper pick up location. Residents are responsiblefor arranging for removal of large, bulky, heavy items at theirown expense. Trash bags shall not be left outside the home. In

    the event Management removes trash of any kind from aResidents home site, management reserves the right to chargethe Resident additional fees for such removal. Because of wildanimals, trash bags must not be place outside by the curb until

    the morning of the scheduled trash pick up.

    Patio/Lawn Furniture: Residents shall maintain all outdoorfurniture in a safe and attractive condition. Fold-downfurniture shall be stored when not in use.

    Firewood Storage: Firewood shall be stored at the rear of the

    home in a neat and attractive manner at least 12 off theground. Firewood storage is limited in size to a pile of 2 wideby 81 long by 41 high.

    Home Site Snow Removal: Home site snow removal is theresponsibility of the Resident. Snow and ice shall be removedfrom all driveways, sidewalks, parking areas, steps and patios

    on the home site as soon as reasonably practical.

    Winterizing Home: Any winterizing of homes (such asplastic being used for storm windows, insulating and skirting,etc.) must be on the interior of the home. There shall be notemporary exterior attachments of any nature. A water supplyprotection device, such as heat tape, UL or similarly listeddevices, shall be installed at the time the home is placed on thehome site and shall be replaced when necessary to prevent thefreezing of service lines, valves and riser pipes.

    On-site Resale of Home: The right to occupy a home on theleased home site is not unconditionally transferable with the sale ortransfer of title to the home. To ensure that the purchasers of your

    home, should you decide to sell it, will be permitted to keep andoccupy the home on the leased home site after a sale or transfer,the following criteria must be met:

    A. Prior to Placing A FOR SALE sign of any type in frontof the home, an inspection MUST be completed byManagement. The inspection is valid for one year andif the home is not sold within that period, a

    supplemental inspection may be required. Inspection isrequired by law on fire extinguishers and smokedetectors

    B. The Exterior physical appearance and condition of thehome and leased home site must be in good condition.Authorization of resale by management is not warrantyto any person as o the condition of any part of the

    home, homes site or its accessories.C. One 18 x 24 Realtor type For Sale sign may be

    placed in the yard, but only after the inspection fee hasbeen paid and full repairs and corrections have beencompleted and the resident has received writtenauthorization for resale from management.

    D. If the home is to remain on the leased home site, the

    purchaser must meet with the Management, apply forand be approved for residency PRIORto the closing onthe sale of the home.

    a. This is a Senior Community and in order tomaintain this status at least one person perhousehold must be over 55 to qualify to live inthe community.

    b. Rental or leasing of a home (sub-leasing thelot), including the transfer to family members isnot allowed without written approval from themanagement.

    c. The seller and the purchaser must supply a copyof change of ownership to Dewitt Township andProvide a copy to management.

    d. If the purchaser of a home occupies the home

    without first having obtained Managementapproval for residency, the purchaser will bedeemed to be a trespasser and may be evictedfrom the Community. In such a case, the

    Residents will remain responsible for all rentand other charges which may accrue, regardlessof whether the Residents continue to occupy thehome.

    E. Any improvement, alterations or additions to the homeand/or home site, including garage, patio, and otheraccessories which are to remain on the home or homesite following the sale of the home, with the exceptionof concrete sidewalks, driveways, patios, foundations,trees, and shrubs which have automatically become theproperty of cadgewith Farms. Must be sold and

    ownership transferred to the purchaser upon the sale ofthe home. It shall be the responsibility of the purchaserto have any anchoring systems inspected by a licensedinstaller to ensure that they have been properlyinstalled, activated and maintained.

    F. The home must fit in aesthetically and be compatiblewith the surrounding home and the Community

    generally.G. All rents, fees and deposits required of the Residents orrelated to the home or home site must be paid currentprior to resale or transfer of a home.

    H. Failure of the Resident to comply with any of the aboverequirements or conditions shall require the removal ofthe home from the home site upon the termination ofthe Residents tenancy in the Community.

    Garages, Decks, and Additons: The construction of a garage,porch, or deck requires prior approval from the management and abuilding permit from the DeWitt Township. Storage sheds are notallowed except in conjunction with existing carports. Permanentadditions to the lot such as concrete, trees, and shrubs become theproperty of Cadgewith Farms and cannot be removed with their

    permission. ALL tree trimming will be done by Cadgewith Farms.Anyone trimming a tree and changing the shape, etc. Will beresponsible to replace the tree with one of similar size. No treesshall be trimmed or removed except by Cadegwith Farms.

    No enclosed additions are allowed on the sides of the home.

    Michigan law permits the township to levy property tax onimprovements such as garages, porches, rooms, and decks.

    Parking Cars, Tailers, and Other Vehicles: Each home has aprivate drive large enough for two cars, therefore, no residents carmay be parked on the street. If the guest parking at the office andother places in the community are not convenient, guests may parkin the street up to 4 hours.

    A. Parking of vehicles is not allowed on vacant home sites,

    fire lanes, lawns or patios.B. Resident shall not double park on any space.C. Residents shall not use visitor parking spaces for

    personal use except while construction is going on attheir site, visiting the pond or clubhouse or pool. Thisspace is for guests.

    Vehicles:A. All vehicles must be equipped with an adequate andfunctioning muffler. The operation of vehicles notproperly muffled or with malfunctioning mufflerswithin the Community is not allowed.

    B. Routine maintenance or minor repairs on vehicles maybe carried out at the home site, i.e. change spark plugs,replace fan belts, or repair a flat tire. Other repair ormaintenance projects such as repairing or replacing anexhaust system, oil change, or rebuilding an engine arenot permitted. Oil changing is NOT allowed in theCommunity and illegal disposal of oil will be

    prosecuted to the full extent of the law. Any vehicledripping oil or gasoline shall be repaired immediately.All oil or gas spills must be cleaned up by the Resident,

    or Management will do so and charge the Resident forthis service.

    C. No vehicle requiring a gross vehicle weight sticker isallowed within the Community, except while makingregular deliveries.

    D. All vehicles operating within the Community must

    abide by the posted (15 MPH) speed limit and all trafficsigns.

    E. If fire hydrants are located within the community,vehicular parking is prohibited within ten (10) feet ofany hydrant.

    F. Management reserves the right to remove vehicles andtrailers parked in violation of these Rules and

    Regulations, and further reserves the right to removeinoperable vehicles or vehicles without current licenseplates. All costs incident to such removal shall be paidby Resident.

    Motorcycles: Motorcycles are permitted to operate only fortransportation into and out of the Community. Joy riding within

    the Community is not allowed. Motorcycles shall be parked in aResidents drive or garage.

    Recreational Vehicles: The operation of trail bikes, mini-bikes,snowmobiles, off road vehicles, all-terrain vehicles, and othersimilar vehicles is strictly prohibited within the Community. Suchvehicles may only be stored within a garage. Transportation to andfrom the home site shall be by trailer only. The storage of boats,campers, motor homes, and other forms of recreational vehiclesupon the home site or in the street is also strictly prohibited.

    Recreational vehicles, utility trailers, boats, canoes,campers and trailers may be parked at the residents home for 2 or 3days maximum, otherwise they must be parked in the RV storagearea. NO ON STREET PARKING IS ALLOWED.

    Golf carts and similar types of vehicles are allowed to operate inthe community with the same rules applying to vehicles.

    Recreational Vehicles, Boats, Campers, Utility Trailers, Travel

    Trailers, Auto Storage: Recreational vehicle storage is providedon the Community grounds and its use is available to Residents asspace allows. In order to store a recreational vehicle in the RV

    storage area, a Resident must complete a RECREATIONALVEHICLE REGISTRATION DISCLAIMERat the Communityoffice and pay all storage charges. If the recreational vehiclestorage area is used by a Resident, such Resident agrees to (i)accept all liability; (ii) park the recreational vehicle in an orderlymanner, and (iii) keep the storage area free from litter.

    Conduct: It is required that all Residents respect the rights ofothers to enjoy the quiet and peaceful use of the Community.Excessively loud talking, abusive language, shouting, radio,television, stereos, and other disturbing noises are not permittedwithin the Community. Interference with the quiet enjoyment ofother Residents of the Community is cause for termination oftenancy.

    Advertising, Soliciting, and Commercial Business: Advertising,soliciting, or delivering hand bills within the Community is notpermitted. Management reserves the right to communicate withResidents through distribution of written materials from time totime. No other commercial enterprise of business shall beconducted or operated in the Community.

    Right of Entry: Management shall have the right to enter ontoany home site to inspect, repair, or make alterations or additions tothe premises or the utilities situated on the leased home site, or forthe purpose of protecting the Community. Management may enterupon the home site at all reasonable times, but not in such amanner or at such time as to unreasonably interfere with theResidents quiet enjoyment. Management shall have no right to

    enter a home, except (i) with the Residents prior consent, or (ii) ifsuch consent has not been obtained, to prevent imminent danger tothe occupants of the home, to other Residents of the Community orto the Community.

    Water Usage: Management reserves the right to limit the use ofwater should the need arise. Please do not leave lawn sprinklers onfor an excessive period of time, as waste increases cost.

    Clubhouse and Recreational Facilities: The clubhouse and itsfacilities may be made available to Residents and their guests. Theclubhouse is for personal and family type use, however, if acommercial or non-profit organization which you belong isallowed use of the clubhouse that organization will furnishCadgewith Farms, Ltd a certificate of insurance naming Cadgewith

    Farms, Ltd as an additional insured. Reservations for privateparties and gatherings must be made in advance and will generallybe approved providing there are no other reservations with depositsor activities scheduled. A written agreement for use of theclubhouse and its facilities is required as condition of use by anyResident. A security deposit of $100.00 is required and payableupon reserving space or prior to use and it will be returned once

    Management has determined that the facilities were left in anorderly, clean and undamaged condition. Failure to do so may leadto the forfeiture of all or partial deposit. The Resident isfinancially, legally and otherwise responsible for any and all otherexpenses related to repair of any damage. Use of the facility mustnot disturb the peace and quiet of the Community. Alcoholicbeverages are not permitted within or outside of the clubhouse

    or on any common area. The use of any recreational facilitieswithin the Community is for Residents only. All guests must beaccompanied by a Resident when using recreational facilities. It isthe responsibility of the Resident to ensure that their guest(s)observe all applicable Rules and Regulations. The current usagecharge for private resident clubhouse use is $35.00 and payableupon reserving and is not refundable.

    There is no charge for funeral luncheons or memorial

    service luncheons, if persons was a resident of the community.

    CLUBHOUSE RULES

    1. Any Furniture is to be put back as originallyfound, any decorations brought please take with

    you.2. Carpet vacuumed, clubhouse, lobby, and

    bathroom hallway. (vacuum in utility room).3. Kitchen is to be cleaned and left in the condition

    you found it; we do not supply paper products.4. Bathrooms should be cleaned.5. ALL waste baskets in clubhouse, kitchen, and

    bathrooms are to be emptied and taken homewith you. We do not supply trash bags.

    6. Return both(2) thermostats to 60 degrees(located behind kitchen door & behind piano)

    7. Ensure all windows and doors are locked andblinds shut.

    8. Do not use tape on ANY surface

    9. Any entertainment equipment is to be kept at asound level not to exceed the confines of thebuilding.

    10. The swimming pool is off limits to all partiesheld in the clubhouse as is the basement.

    11. No pets allowed, except medical service pets.12. No driving vehicles on sidewalks or lawn.

    13. Absolutely NO ALCOHOLIC BEVERAGES,ALLOWED IN CLUBHOUSE OR PARKINGAREA. (you are responsible to enforce this andresponsible for any injury and/or propertydamage which may result.

    Swimming Pool: The swimming pool is for exclusive use of

    Residents and accompanied guests. The swimming pool Rule andRegulations are posted at the pool. For the personal safety of allResidents, it is required that each Resident and their guests obey

    these rules. Failure to do so may result in suspension of poolprivileges and/or termination of tenancy.

    SWIMMING POOL RULES

    1. No Lifeguard on duty. Swim at your own risk.2. Children fourteen (14) years of age and under must be

    accompanied by an adult resident. Children three (3) yearsof age or younger must wear swim diapers.

    3. Pool is restricted after 5:00 pm to residents only.4. Showers must be used before entering the water.

    5. No more than two guests per adult resident are allowed,unless prior approval has been obtained from management.

    6. Alcoholic beverages are not allowed.7. Food and glass containers are prohibited inside fenced pool

    area.8. Excessive size or numbers of flotation and inflatable

    devices may not be taken into the pool (children are

    allowed swimmies).9. Actions which result in the disturbance of others (i.e., loud

    music, running, throwing objects, rough play) will not bepermitted.

    10. Pets are not allowed in the swimming pool or inside fencedpool area.

    11. Proper swim attire is mandatory, cut off pants or street

    clothing will not be allowed in the swimming pool.12. Hair that is shoulder length or longer should be secured in

    pony tail, braid or bathing cap.13. Swimmers must be free of contagious skin conditions.14. Please do not wear band aids or bandages.15. Emergency phone on wall is for 911 calls only.16. Emergency backboard is located in womens pool restroom.

    It is our hope that everyone will be able to enjoy theswimming season and we are pleased to see the pool beingused. We will do our best to make swimming an enjoyable

    MAIL HOUSE BULLETING BOARD RULES

    1. Bulletin Boards have been provided fro the use ofCadgewith Farms residents and the Cadgewith FarmsAssociation, Inc.

    2. The Cadgewith Farms Association, Inc. and CadgewithFarms Management shall have priority for use of bulletin

    board space.3. Only residents of Cadgewith Farms may post notices,

    advertisements, items for sale, etc.4. Business cards should be posted along the right hand

    border of the bulletin board.5. The name and phone number of the resident posting the

    notice must be on the notice or advertisement.

    6. Special charitable events outside Cadgewith Farms may beposted with Association Board approval. With approval,the name and phone number of the resident posting thenotice must be on the notice.

    7. No notices are permitted on the walls of the mail houses.8. All notices should be kept to a reasonable size in order to

    share space. We suggest no notice be larger than 8 x 11.

    9. All expired notices should be removed within 24 hours ofexpiration. Removal is the responsibility of the personposting the notice.

    10. Advertising and other notices with no expiration date mustbe removed after thirty (30) days of posting.

    11. Any improper posting on any of the bulletin boards will beacted on by the Association Board of Directors. At their

    discretion the notice may be removed.12. The care and maintenance of the bulleting boards will bethe responsibility of the Association Board of Directors as awhole.
