Value Added Tax (VAT)

A new law was recently passed by the Cyprus government, allowing for first time purchasers of property in Cyprus, that use this property as a main residence and permanent residence, to be taxed at only 5% VAT instead of the usual 18%, thereby enjoying a saving of 13% off the purchase price. For any subsequent additional purchases of property the client will be taxed at 18%, which is the normal rate.

Title Deed Fees

A temporary measure of lower or zero title deed fees has been voted by the Cyprus parliament recently. For the whole of 2013 any purchase of a property which is being sold for the first time, will enjoy only 50% of the normal title deed fees applied by the Land Registry (which are payable sometime in the future after all the procedures have been completed and the project is issued with title deeds by the Land Registry). If the purchaser pays VAT (at whatever rate, either 5% or 18% - please see above) then the title deed fees are reduced to Zero.
