It takes great vision to take a disused farm building and to turn it into an outstanding four/five bedroom home. The vendors, who used to own and run a bespoke furniture company, have brought all of their design skills, expertise, and attention to detail and have poured it into this unique property. It is packed with ‘wow factor’ features such as the solar, designer kitchen, and amazing internal and external doors. Heddfan (which means ‘peaceful place’) is situated in glorious countryside, surrounded by mature trees, and approximately 4 acres of land, of which half consists of wonderfully landscaped gardens and half is gently sloping paddock. The stand alone cottage is currently a five star rated holiday let, but has planning permission for residential use. At the entrance of the property is a workshop/stable building with planning permission to be converted into a three bedroom holiday unit.

The house is located in a quiet hamlet of just eight homes based around an old farm estate. Cardigan with its supermarkets, castle, schools and art-house cinema/theatre is just a 20 minute drive away. Aberystwyth university town 45 minutes and Carmarthen with its access to the M4 also 45 minutes. The lovely, well renowned coastal towns and beaches of New Quay, Llangrannog, Aberaeron and Tresaith are all just a stones throw away and the whole coastal area is a marine nature reserve with its own bottle nosed dolphin population. MAIN HOUSE

ENTRANCEA decorative archway leads from the large parking area to the double glazed entrance door with glass panels on either side. The floor is tiled. To the side of the entrance lobby is a useful wine cellar/food store under the outside staircase.

KITCHEN/DINING ROOMThe creative use of wood helps to make this a spectacular room. The beautiful, bespoke kitchen is designed with solid Maple and Cherry wood cabinets and features Cherry pillars in an “arts and crafts” style. With exceptional attention to detail, the peninsular cupboards, together with a stunning curved cherry shelf over, a plate rack, and double sided cocktail cabinet, creates a natural division between the cooking and dining areas. The kitchen is well equipped with a built-in larder fridge, freezer, and dishwasher. Keen cooks will love the Mercury commercial range cooker with five gas burners, and two large electric ovens. Useful storage is provided by lots of pan drawers, clever concealed spice/ herb pull-outs, bespoke etched glass cabinets, and a double sided plate rack. The quality feel is enhanced by the solid granite worktops. Additionally there are two under mounted stainless sinks, with Triflow pewter taps. The kitchen is connected to the dining area creating a lovely big room. The solid Douglas Fir beams and oak flooring help to create a warm and welcoming feel. This room may be partitioned off from the entrance lobby to give greater privacy or create a romantic haven for evening dinner parties by means of solid oak and cherry panels which slide neatly away into further panelling when not in use.

The beautifully crafted double glass doors lead through to the:

SOLARThis is the heart of the house, and is a fantastic indoor/outdoor room. With its double height, pillared and beamed interior, it is the perfect place to relax and enjoy the garden or the stars whatever the weather outside. Travertine tiles wind their way through the beautiful “fossil” stone floor and the whole design is completed with a fantastic ceramic “rock pool” by local artist Gabrielle Dudley.

HALLThe front door is a work of art in its own right. The wonderful use of wood and shape combine to create a magnificent entrance.

CLOAKROOMThere is a WC, and a ceramic vanity basin set into a Portuguese marble surround. The walls are partly covered with travertine tiles, and there is fossil stone flooring. The double glazed window has coloured glass. Behind the solid oak and cherry panelling are the underfloor heating controls.

UTILITY ROOMA very creative use of space. This utility room has plumbing for a washing machine and space for a tumble drier. Good storage is provided by the oak veneered cupboards. The Corian worktop has a under mounted stainless steel sink and laundry drawer underneath. There is a stone tiled floor, and a double glazed coloured window.

BOILER ROOMThis houses the oil fired Bosch Greenstar condensing boiler.

CUPBOARDA useful coat and broom cupboard. It also houses the automatic controls for the upper windows in the solar.

SITTING ROOMThis is a stunning living space, which is light, bright, and airy. The beamed ceiling and oak flooring are lovely character features. The room’s centrepiece is the bespoke curved sandstone fireplace complete with a built-in multi-fuel Jotul stove. (This fire is provided with combustion air from outside- so there are no draughts). Natural light floods in from the glazed bay doors, and two large windows. Other wonderful features are the curved solid oak shelving to the side of the fireplace, and the decorative wall lights. The glazed doors to the solar are mirrors of the ones that give access to the kitchen.

STUDY/BEDROOM FIVEA very flexible space that could be used as a large ground floor double bedroom, or as an office as it is currently configured. Like the sitting room it is a light and bright room. The large window to the rear overlooks the Mediterranean garden, while the window to the front looks onto the Courtyard. The oak flooring continues the quality feel that runs through this property. The fully insulated solid wood decorative door offers access to the outside via a gently sloping ramp. This together with a hot and cold water supply which may be accessed in the corner of the room makes it eminently suitable for conversion into a downstairs ensuite bedroom for anyone with mobility problems.

STAIRCASEAt the rear of the solar hallway is the majestic curved oak and cherry staircase with integral low voltage lighting on the side of the treads. A raised stone planter complete with palm tree and peace lilies is framed by the stairs.

FIRST FLOOR

MASTER BEDROOMLocated at the west end of the building, it is separate from the other three bedrooms by means of the bridge across the solar hallway. Reflecting the high quality feel this large double bedroom has a delightful solid chestnut floor. Again it has been beautifully designed, and laid out. The fitted wardrobes have central drawers. There is lots of natural light from the two large windows, which offer views to either side of the property. Accessed via glazed doors, the balcony is the perfect place to just relax and watch the world go by. The balustrade matches the entrance gates and stairs to the ground level. This master bedroom is perfect for those who want extra privacy when friends or relatives are visiting, or as a sanctuary if the house is operated as a business.

EN SUITEComplementing the master bedroom perfectly, this en suite has a beautifully polished red marble floor with under floor heating. It is well equipped with a luxurious corner whirlpool bath, large curved power shower enclosure with Corian covered walls, matching vanity unit worktop with glass basins, solid cherry cupboards and mixer taps. The mirrored cherry cupboards over the basins are cleverly recessed into the wall. Additionally there is a WC, heated towel rail and Velux roof light.

The word Heddfan means peaceful place in English, and there couldn’t be a name more apt for this beautiful and very unique home. “We bought the property

just over 16 years ago,” says Sally, “and I have

to say that at that time the whole place was a

complete mess, but it was the location that we

really fell for. It’s peaceful, secluded and you can

stroll to the sea; it’s completely idyllic

and unspoilt.”

Heddfan Pages.indd 6 22/07/2015 11:43

“Our business was high quality bespoke cabinet making,” says Nick, “so the minute we set eyes on the old barn

we could see its huge potential and we both knew exactly what

we could do with it. We were able to apply our knowledge to the

architecture and use wonderfully organic shapes and bespoke

woodwork throughout; it’s absolutely beautiful and like nothing you

would have ever seen before.”

“Although the house is filled with unique features, one of the most impressive has to be the solar,” says Sally. “It’s a huge, double height, open

space that is almost completely glazed and so has the most wonderful panoramic

views of the garden. We tend to use it as our summer dining room, but it’s also

lovely during the winter, as we can lounge around with a cup of coffee and still feel

a part of the outside space.”

“This is by no means a ‘normal’ barn conversion,” says Nick. “We’ve created lots of big spaces and so it’s extremely bright and airy.” “And although there’s a lot of artistry throughout, we’ve

managed to integrate a great many modern conveniences,” adds Sally, “and it’s also been designed to conserve energy, so it’s very efficient to run. Inside and out, everything has been designed and made by

us, even down to the summer house in the garden. It ‘floats’ on large stones and has a deck that stretches out over the very large wildlife pond. It’s a very tranquil place, and we like to sit out there on a warm

summers evening with a glass of wine and watch the swallows diving for water. This is an idyllic place to live, not only in terms of our house and garden, but also the location. All of the best beaches are just a

stones throw away, we have rolling countryside and we’re close to both Llangrannog and New Quay, two of the nicest places in the area.” “We’re also just under three quarters of an hour from the M4,” says

Nick, “so you can be just about anywhere in no time.” “It will be a real wrench to leave Heddfan,” says Sally, “because, in my mind as a home it has everything.”
