Th e truth is, we’re all a little lazy on the inside. Ongoing advances in technology seem to feed the hungry slothful beast in all of us that wants to just touch a button and have everything done – in an instant. But as I see it, you’re either technically savvy or you’re not. I’m the latter. If the DVD needs to connect to the surround sound and TV, I’m not your girl. Cables aren’t my thing, but in saying that I don’t mind the luxurious off erings of the end result. As a child, our fi rst TV was a huge brown box with large dials and rabbit ears and the thought of a remote control seemed somewhat an illusion only seen in futuristic cartoons like Th e Jetsons. More recently, it’s been my two-year-old nephew who navigates the remote control like a pro, each pudgy fi nger knowing exactly which button to push to play his favourite DVD. As our cover story reveals, we are now living in a touch-button society where you can practically run a household from one control panel. Oh, and did I mention that you don’t even have to be home to do it?

“Settle down, kids, we’ll be home soon.” It’s a hot summer’s night and you’re driving home with a tired, sweaty family aft er a school holiday

runaround. As you steer on to your property, sensors trigger the lights along the driveway and the garden path. As you walk inside, the foyer lights switch on, the air-conditioning has cooled down the house, your favourite music has started playing in the dining room and the kids’ TV has come on in their bedrooms. Everyone relaxes.

Th ese settings were already programmed into the electronic system hidden in a downstairs cupboard. You triggered them either by a remote control or mobile phone in the car, or by pressing a touchpad in the foyer wall.

Or what about this scenario: “Oh no, I think I forgot to lock the garage door.” You’ve just arrived at work in Brisbane, an hour’s drive from your house at Kawana. But the panic lasts less than a few seconds.

You’ve soon logged on to your home security system via the internet on your laptop at work. You either sigh with relief that all connections are, in fact, secure, or press a button to tell the garage door to lock itself because you forgot to. You briefl y check the live pictures from the security camera in your backyard, just to be sure, and see that the watering system has turned itself off . Later in the day a tradesman arrives to fi x the pool pump. Again, you use your laptop to let him in an unlocked gate and lock it again when he’s fi nished.

“We’re not far off the stage of Th e Jetsons, though we don’t have levitation yet,” says Brian Simpson of Fi Smart Homes at Noosaville. Audiovisual specialists on the Coast for eight years, Fi now attributes more than 50 per cent of its business to home automation. Th e company distributes a system called Clipsal C-Bus, which integrates lighting, security, sprinklers, air-conditioning and audio.

Brian says touchpad lighting is oft en where people start, and media rooms are the biggest recent trend. “People might just want a large plasma screen to lift out of the cupboard or a projector screen to come down in the lounge room,” he says. “We did some mini home theatre systems in a couple of unit blocks at Maroochydore. It wasn’t a truckload of money, just dressing them up to

sell. And clever spec builders are now putting in some degree of home automation.”

He adds, “Or people might want a full cinema experience, with reclinable leather seats and curtains that open. It can all be done via remote control.”

Karen Voyzey of Connect Multimedia says the technology now available is so fl exible and simplifi ed “even our fi ve-year-old daughter uses it”. She says the Sonos audio system installed in two zones of her family’s Little Mountain home turned a recent dinner party for her father’s 60th birthday into a music marathon.

“You can create your own playlist and queue up any digital music,” Karen says. “It’s completely wireless – all you need is the internet hooked up in one room. We handed

around the remote control like a toy that night, although there was too much Kenny Rogers for me.”

Her husband Glenn, a sound engineer who has fl own around the world to install studios for commercial projects such as the Athens Olympics and the soccer World Cup in Portugal, says quality systems are now aff ordable to average home owners on the Coast.

“Th e technology in the domestic market now is what we’ve been using for 10 years,” he says. “People think it will be diffi cult to use because they relate frustration to computers, but companies know their product design must be simple or people won’t buy it.”

Steve Robinson is regional manager of the Master Builders, an association with 1100 local members. He says the Coast’s building industry is advancing to cater for this technology trend. “Th e past two years, it’s really started to grab people’s imagination,” he says. “Previously home

automation was just in high-end homes, if at all. People were fearful of the unknown, and of the price. Now they’re much more open to the benefi ts, how it can improve day-to-day liveability and environmental sustainability, without a high cost.”

For example, mum can use a touchpad in the kitchen to measure the level of energy consumption in the house at any moment. Th at will tell her if the kids have left on their TVs, computers and lights while they’re downstairs having dinner.

So what money are we talking to have this stuff in your home? To put smart wiring in an average-sized home at the construction stage, which is recommended by the experts because it off ers fl exibility for add-ons, the cost is estimated at $3000 to $5000. A fairly comprehensive automation system could cost $20,000. Retro-fi tting depends entirely on the individual house. Of course, if you’re building a multimillion-dollar home, the sky is the limit.

Steve cites the capabilities of a Buderim home that won Queensland’s house of the year in the $3 to $5 million category of this year’s Master Builders awards. “A hinged wall is lowered and raised horizontally by the fl ick of a touchpad to access the lap pool. A table lift s and lowers out of the fl oor for Japanese-style dining, with an automatic cutout if your knees don’t fi t. Massive steel louvres automatically open and close according to the weather.”

Real estate agents are noticing that home automation is of increasing interest to buyers and benefi t to sellers.

Anthony Gorman of Ken Guy Maroochydore says an Alexandra Headland empty-nest couple had the foresight to spend hundreds of thousands of dollars on a whiz-bang integrated system when they built their three-level home four years ago.

“Touch screens in the home control just about everything electrical, from appliances like the oven to a water feature to the temperature and window blinds,” Anthony says. “Th e controls aren’t hard to use once they’re set up by a professional.”

Th e property, which boasts an elevator and huge pool, is now for sale at more than $4 million.

Paul Bellero didn’t know a lot about home automation when he started building his

family home on the canal front at Parrearra. But he knew he wanted it. “I wanted to do something special because it’s quite a nice house,” he says of the fi ve-bedroom, multi-level home with media room and bar, pool and pontoon.

Paul, who is a building manager with VDM Constructions Bellero and has decades of experience in the industry, decided now was the time to make provision for this rapidly evolving technology.

“It’s very new to me but it’s becoming so popular,” he says. “We built three penthouse units at Caloundra a few years ago and the electrician organised a simple system. I was very impressed with how it controlled the lighting.”

With the help of his electrician, Paul got quotes, visited the showroom of Haymans

Electrical at Maroochydore and chose the Clipsal C-Bus integrated system.

“We’ve got three kids under nine years old who like to have lighting on to go to sleep,” Paul explains. “It’s all sensored. And when they wake up and walk a certain path the lights come on as they pass.”

The system also controls blinds, security, intercom, pay TV and DVD, the sound system, internet and more. “We just use the two touchpads or a portable touch screen that’s about the size of the DVD player in your car,” he says.

For Paul, an outlay of $220,000 to install the system, including full cabling to allow for future technological advances, was worth it – for lifestyle, for security and for controlling power consumption.

He considered it a fair proportion of the cost, considering his house and land package is worth almost $2 million, and “it’s a bit of a wow factor”.

TWO TIPS FROM THE MASTER BUILDERS

If you’re building or renovating, talk to a licensed home automation expert as well as your builder about what options might suit your wants and needs. This is a specialist fi eld.

Get in early to include home automation in your design principles and think of the future. Technology advances quickly and an extra grand for something special might be worth it, for lifestyle and resale value.

You’ve just bought the unit of your dreams, but there’s a body corporate involved. If you’ve never owned this type of property before, dealing with a body corporate can be a little overwhelming, but this week’s eight-step guide will clear things up.

Understanding your body corporate

Body corporates are designed to: insure all the buildings and other improvements on the land; keep the common property in a good state of repair; ensure obligations under the Unit Titles Act are met; and maintain a fund suffi cient to allow the body corporate to fulfi l all its obligations by levying owners in proportion to their unit entitlement. A body corporate exists to manage physical and property issues – such as gardens, pools and tennis courts – and issues related to people living together – such as noise and parking.

Legislatively, body corporates are obliged to: administer the common property and the body corporate assets for the benefi t of the owners; maintain common property to the extent that it is in a structurally sound condition; enforce the community management statement (including by-laws aff ecting the common property); and carry out other functions given to the body corporate under legislation.

You and your neighbours fund your body corporate. Body corporates raise their funds by levying the owners. Two levies are issued – the administration fund and the sinking fund. Th e administrative fund is used to meet regularly occurring expenses such as gardening and pool maintenance, insurance, community power and audit costs. Th e sinking fund is used to meet long-term maintenance expenses such as replacing machinery, repainting and new gutters.

Th e body corporate for a community titles scheme is composed of all the owners in the scheme. Every new owner automatically becomes a member of the body corporate. As a lot owner, you are a member of the body corporate.

As a member, and if your levies are paid up to date, you are entitled to nominate for one of the seven positions on the body corporate committee, you can propose motions for consideration at general meetings, and you can vote at general meetings and, if you are a committee member, at committee meetings. You will be invited to nominate someone (it can be yourself) and propose motions for consideration at the annual general meeting (AGM).

While major decisions of the body corporate are decided at general meetings (usually the AGM or sometimes an extraordinary general meeting), the day-to-day business is decided by the committee. Th e AGM is held in the three-month period following the end of the body corporate’s fi nancial year. You can participate in the AGM, or any general meeting, by attending in person, by submitting a voting paper or by appointing a proxy.

If your body corporate doesn’t have the skills and abilities to self-manage, the good news is that there are a number of companies out there that can be brought in to assist. If you need a little help, you’ll fi nd plenty of these companies listed in the Yellow Pages.

A body corporate, or community title as it is also known, is a legal entity created when land is subdivided and registered to establish a community titles scheme. Th e scheme can be a duplex, a residential unit block, a high-rise accommodation complex, a shopping centre, residential suburb or business park. Every owner of a lot in a community titles scheme is a member of the body corporate.

In fact, this self-confessed “Queen of Green” loves exploring every aspect of the properties she sells and when it comes to acreage that can mean trotting across some pretty testing terrain. It’s just one of the

Q: What are some amusing aspects of your work?I’ve been chased by just about everything - namely, cows, bulls, and recently I’ve chased alpacas and peacocks. I’ve gone paddling with kelpies in dams and I’ve also had to seriously bribe a number of horses.

Q: You just sold Amorè on Buderim for a record price, how did you achieve that in this market? I think you have to negotiate more creatively and bring people together. In the last pair of million-dollar-plus sales, we agreed on price and then sat around the table discussing terms and conditions. I think you attract like-minded people and I normally end up establishing a great relationship with my vendors and buyers.

Q: How long did it take you to sell this?The vendor was incredibly blessed to nd a buyer who fell in love with the property and had to have it immediately. The property had been with

another agent for over a year, so sometimes a fresh approach is what is needed from someone who works differently, so we did things the Ken Guy Maroochydore way. This sale came at a very dif cult personal time as just weeks ago I lost my precious father (64) to cancer. One of the last phone calls I made to him was to tell him that I had sold this property and he was so excited for me.

Q: If you had a million dollars to invest, what would you do? I’d put at least 10% into the charity Compassion Australia, then I’d buy the biggest acreage I could afford, probably in Chevallum and move a house there until I could build a mansion. I’d probably adjist the land or run some cows. You just can’t go wrong long term.

Q: What do you do in your spare time? What spare time? My husband also runs a plumbing business , two kids, two dogs and two cats. I do love walking on the beach, riding horses and just hanging out at my acreage property in Forest Glen.

Q: Favourite saying?psalm 126 verse 5: “those who sow in tears will reap in joy”. This can be such a tough industry, but I have this reminder pinned above my desk.

When it comes to getting down and dirty, Gaby McEwan is not afraid to kick off her heels in exchange for some gum boots.

The The simple simple lifelife

Who needs computer games when you live in rural Palmview? Not the Lythgos, whose acreage is heaven for these lovers of family fun in the great outdoors.

Dean and Stacey Lythgo’s family home is best described in three simple words – ‘heaven for kids’. Th e Lythgos live on a lush, one-acre block in rural Palmview, in a

beautifully renovated four-bedroom home. It’s here that Harry, seven, and Toby, four, live a life that most children only dream about, thanks to the smorgasbord of outdoor activities at their beck and call.

Watching the young boys run around their massive yard, catching yabbies in the creek and riding their bikes, takes me back to my own childhood, a time before computer games and the internet, when many kids enjoyed nothing more than playing outside in the great outdoors. What a wonderful, simple way to grow up.

Th e Lythgos’ child-friendly property features a pool, sandpit, a trickling little creek, fl ying fox, swing set, trampoline, granny fl at (for when Harry and Toby’s grandparents come to stay), and plenty of room for the two boys to ride their motorbikes (a Pee Wee for young Toby). But their favourite toy is their custom-made fl ying fox, complete with handle bars for Harry and a swing seat for Toby. Th ese two grinning boys are very lucky children.

“I wanted to create a fun environment for the kids,” says dad, Dean. “It was important that they had a real backyard to play in. Th ere’s so much to do in the yard – they are constantly up to something.”

Dean and Stacey bought the home seven years ago and completed their renovations two-and-a-half years ago. Th e result is an impressive property, perfect for a young family. While the little kids are well catered for, the big kids aren’t forgotten. Firstly, there’s Dean’s pride and joy, his wood-fi red pizza oven, perfectly positioned by the pool.

“Th e pizza oven is amazing,” he says. “Some pizza nights we can spend four hours making 15 pizzas. It’s a lot of fun as everyone gets involved. Th e best thing about the pizza

oven is that I get all the praise for cooking the pizzas, even though the girls are the ones slaving away in the kitchen.

Stacey adds, “Th e oven is the epicentre of the house, especially on Christmas Day when we can have up to 40 people here, so there’s a lot of action in the kitchen. We make the dough for the bases ourselves.”

On hot summer days, friends and family can retire to the outdoor bar area, located under a canopy of rainforest foliage. While the bar is a impressive, it wasn’t purpose built as an entertainment area. Th is special pavilion was built by

Dean for the couple’s garden wedding. Following the wedding, the pavilion was turned into an outdoor bar, complete with counter, bar stools and a sink, the perfect place to wash down a slice of pizza with a beer.

From the moment you drive through the gates, you know you’ve entered a property that instantly feels welcoming, relaxed and fun, with a focus on outdoor living.

Th e home features four bedrooms, two bathrooms, a media room, the granny fl at (with bathroom), and an expansive deck that overlooks the large backyard – the perfect place from which to keep an eye on the boys.

the outdoor bar and the pool area. Our living is focused on the outdoors, which really suits our lifestyle.”

Th e renovation took fi ve months to complete. While it was in progress, the family rented in “the city”. Living away from their acreage only reminded them how lucky they were to live in Palmview. “We just didn’t feel as safe living in the city,” says Stacey. “It was good to come home.”

Dean is a builder by a trade and a partner in building company Shadforth Lythgo. Even though he has been “off the tools” for about fi ve years, he was more than happy to be hands-on with his own renovations, particularly enjoying the tear-down process.

Dean and friend Tony Shadforth started their business 14 years ago. Th e men not only completed their apprenticeships together, but also worked for the same company before deciding to go out on their own. Th eir hands-on approach to business is simple and has ensured success. “We have grown every year by between 10 and 15 per cent, which is something we are incredibly proud of,” says Dean. “Our business is driven by referrals and word of mouth – we haven’t ever had to advertise.

“Having such a great relationship with Tony takes the guesswork out of the business. Th ere’s a lot of trust between us, which is the key to our success.”

Whether at work or at home, the Lythgos have discovered that it’s the simple things in life that bring the greatest reward.

There’s a lot to be said for downsizing. Like many a young baby boomer, the time had come for me to move on,

push off from the family home and relocate into something more appropriate and less like a mausoleum.

Apart from the ghosts of Christmas, Easter and birthdays past haunting the place, there was just no longer any need for fi ve bedrooms, three bathrooms, separate offi ce, gourmet kitchen, huge family room and large outdoor entertaining area.

Th e pool, where the family had learnt to swim, frolic with little friends and entertain teenage love interests, had become a burden that was seldom used. Even the novelty of the vegetable garden had worn off .

It was time to think small and hope the ‘where’ and ‘how’ would follow.

Th ere was a time, when the children were small, that living on acreage in the country was the only way to go. Th er e was plenty of space for the kids to play and neighbours were close enough for a chat but far enough away for us to not need curtains.

Th e mere thought of having to cross the highway to the coast was terrifying. Fancy taking on all that traffi c and all those traffi c lights, struggling to fi nd a parking spot at the shopping centre, jostling for space on the beach and being surrounded by people. Ugh. No way. Hinterland was the only way to go.

Of course, there were regular forays to the east, taking the kids to Nippers or doing the Christmas shopping, but these just reinforced the value of living in a rural community where you stopped for a chat in the street and waved to passing motorists.

So, where does one go when the kids have grown up and moved, or are planning to move, away from home (and hopefully, despite the trend, will continue to stay away and not expect to return to fi nd the big family home waiting for them)?

To the coast, of course. Cross the highway and stay there, in

among the action, where it’s not necessary to get in a car every time you want to go somewhere; where you can slap off down

the street in a pair of thongs to have a morning cappuccino and read the papers; where you can take an aft ernoon walk on the beach, which, unlike the bush, puts on a diff erent face every day.

East of the highway was defi nitely the way to go, but it would defeat the purpose to simply move into a smaller home where the beach was still a drive away.

Th is move had to off er something very diff erent if it was to be worthwhile. If you are going to have neighbours, they might as well be behind the lounge room wall as across the garden fence.

If it can’t be an isolated country life, it may as well be full-on inner-city-style unit living. In for a penny, in for a pound, as they say. Besides, an apartment can be cleaned and tidied within two hours. It is also easily secured for holidays.

While there is the drawback of the rates being double that of a bigger rural property and, of course, the body corporate fees, there is no pool to clean or lawns to mow and plenty of gardens and barbecues to use.

MPR columnist and empty-nester Dorothy Drane has moved east of the Bruce Highway. Once a die-hard rural resident, she’s joining her baby-boomer brethren with a home by the beach.

Th ere are no tanks where you watch the water levels drop alarmingly, but then in these water-enlightened times everyone is a bit more cautious about usage. Nevertheless, it does seem a never-ending supply when it comes from a public, rather than a private system. (Some old habits die hard though, like running a deep bath only when it rains, because for years this luxury was possible only when the tanks were overfl owing.)

Th e payoff for the body corporate fees is that there is no need to panic when a drain blocks, a lick of paint is needed or a garden needs weeding, and it’s not all bad having to keep the noise levels down.

So my country retreat has successfully been downsized to a coastal resort, and life couldn’t get better. And the kids don’t mind exchanging size for location either. But it’s all horses for courses, of course.

With all the fi nancial doom and gloom around at the moment, it’s a wonder we haven’t all buried

our money in the backyard. But Michael Matusik’s take on the global situation should have property owners sighing in relief: “Th ere might be a borrowing crisis – some people have too many credit cards and have bought too many cars and so forth – but it isn’t a mortgage crisis. I’m sick to death of reading about a mortgage crisis. We don’t have one in this country. And that’s a fact.”

Michael adds, “I’m really surprised at how strong the Sunshine Coast [market] is.”

And Michael is not alone. Property consultant Susan Musgrove from Henzells Prestige just sold a penthouse on Queen of Colonies Parade for $2,675,000, which was a record price for an apartment at Moff at Beach. Meanwhile, Gaby McEwan from Ken Guy Maroochydore just sold a prestige property, Amoré, on top of Buderim for a record price (for a non-view/non-acreage) property. And there’s talk that another agent from the same Ken Guy offi ce has put together a contract which will break the record for Tanawha.

It appears the top end is going crazy and Susan says this can be attributed to good old-fashioned supply and demand.

“Th e top end is performing quite well and it’s the same old story – there’s such a limited amount of it – even though the buyers at that end are plentiful, there’s still a demand for good quality prime property. Th e problem is there’s not enough stock at that top end,” she says.

Gaby McEwan agrees. “We had 13 groups through Amoré one

week and there was more than one buyer in there. I think it’s a supply-demand thing in the prestige market at the moment.

“Once you go over the $1.5 million bracket, there are really not many good prestige properties in prime areas. I wasout with a buyer last year from Byron Bay and he had $5 million to spend. He wanted something from Bribie to Noosa and we really struggled to fi nd him anything that was suitable and ticked all the boxes.”

Gabby adds that the majority of the buyers for top-end properties are non-local. “Local buyers don’t seem to appreciate the value of what we have

here and they’ll haggle with the price. Whereas international buyers will see the quality and value and they’ll make a considered off er,” she says.

Th ese recent record-breakers are restoring confi dence in the local property market and Michael Matusik is quick to state how “sick” he is of the bad publicity the property market is getting, claiming that a lot of positive fi gures aren’t making it onto front pages. According to his research, the Coast’s property market is on its 10-year, long-term target.

“Over the past 12 months to the fi nancial year, total residential returns, that’s house prices and net rental returns, was 11.4 per cent across Australia,” he says.

“Prices rose eight per cent and rents rose 14 per cent. In the last fi nancial year on the Sunshine Coast, values rose 11.8 per cent. On the Sunshine Coast, the annual gain in the past 12 months is similar to the long-term average over 10 years.

“Residential property is a great long-term investment, and even in the past 12 months has outperformed every other asset class by a country mile and I believe it will continue to do so.”

Financial crisis – what fi nancial crisis? While the rest of the world, and the country, bunkers down in these uncertain economic times, the Sunshine Coast property market continues to perform for the elite, top-end.

The hinterland’s railway towns are loaded with opportunities for fi rst-home buyers to enter the market.

With a wide selection of properties on the market for less than $400,000, which is further reduced by the fi rst-home buyer’s grant of $14,000 and no stamp duty to pay, it’s a good time for young home buyers to get a foot in the door.

Nambour has represented the best value for money in residential housing on the Sunshine Coast for the past two decades and continues to do so. Close to employment opportunities and schools, as well as the beach, it remains an attractive starting point for both young working couples and families.

Further south on the commuter line to Brisbane, Woombye, Palmwoods and Eudlo are slightly more expensive but still aff ordable, while Landsborough, Beerwah and Glass House Mountains – all well within the commuter zone to

Brisbane – are also easily within reach of entry-level home buyers.

Incredibly, Beerwah has shown better growth than Caloundra in recent times.

Th e range towns are generally more highly priced, although with a new estate opening in Maleny, some opportunities will present at just over $400,000.

Th e appeal of the hinterland towns is not just convenience to the coast, a rural landscape and community lifestyle, but aff ordability also extends to larger allotments and the possibility of buying into acreage. Th ere is also plenty of potential for good investment returns.
