Plas Mount Hazel, Tyn Lon, Llandwrog, Gwynedd LL54 5SN

DESCRIPTION

Charming and with all the symmetry, space and design of a true Georgian residence this superb Grade II listed country house stands in a delightful rural position surrounded by approximately 8 acres of land. Plas Mount Hazel was originally built by Lord Newborough as part of the Glynllifon Estate and has been sympathetically upgraded in recent years whilst retaining its inherent charm. The principal wing of the house dates back to the late 18

th century and a further wing

(the servants’ quarters) was then added in the early 1900s. The property is approached by a tree lined drive which leads to a 5 acre paddock to the front and extensive lawns to the side and rear. These delightful grounds include an orchard within a walled garden with an original stone well. With rooms laid out over 3 floors, the Entrance Porch opens to an elegant Dining Hallway with arched openings, wood floor and a fine oak staircase that curves upwards to the first floor. Three spacious linked Reception Rooms lead from the Hallway all complete with high ceilings and covings, and featuring enchanting French windows which open onto the lawned garden with its shocking burst of pink azaleas and verdant lawns. A large family Breakfast Kitchen with quarry tiled floor, inglenook and Aga creates a real hub with enough space for eating, entertaining and family get-togethers around the enormous slate-top table which is currently in-situ. Additionally, a separate Utility Room, Wc and extra storage room offer the drying space for those days when the beach walks turn wet! To the first floor there is a generous Landing and five Bedrooms, one with Dressing Room and en-suite

facilities and all with ravishing views of rolling countryside and gardens. There is an additional separate Shower Room, Wc, Bathroom and Linen Room. This floor can also be reached by the back stairs, originally the servants’ access to their quarters. Attic stairs lead to the second floor where there are four further delightful Bedrooms and 2 spacious family Bathrooms. The bedrooms to the rear of the property enjoy coastal views with the magnificent silhouette of the Rivals on the Lleyn Peninsular against the rolling waves in the distance. The grounds include a patio and small woodland area of rich perennials and deciduous trees. Rambling roses climb up and around arched doorways linking the main garden to a courtyard where there are several outbuildings (one with its own inspection pit) which offer exciting potential for conversion subject to all due planning consents. Heated by oil central heating, the property retains its distinctive late Georgian and early Victorian fireplaces making this a home of character, appealing yet practical and versatile. Plas Mount Hazel evokes a gracious bygone era of high feather beds and servants bells but offers a beautiful bright family home that fits in with the needs of today!

LOCATION

Plas Mount Hazel is situated amidst beautiful countryside and arable farmland with stupendous views of the Rivals on the Llyn Peninsular and the coast of Caernarfon Bay. schools and leisure facilities. There are many fine beaches within reach such as Dinas Dinlle and the ever popular coastal resort of Abersoch. The nearest village is Llandwrog and the university city of Bangor is just 10 miles away, offering all the most necessary amenities and shops. Full of natural beauty, this area lends itself not only to those looking for a country retreat but to those interested in the history and splendour of this very special place.

DIRECTIONS From Menai Bridge, head to Caernarfon and take the A487 towards Pwllheli. After passing through Bontnewydd and on reaching Dinas, continue towards Pwllheli on the A499. Vendor Interview

This attractive eight-to-nine-bedroom Grade II Listed residence, which comprises a three-storey 18th-century house with a

further wing that was added in the early 1900s, is located in grounds approaching eight acres in a secluded position near

Llandwrog. Once part of the Glynllifon Estate, the house was once lived in by the 7th Lord Newborough.

“We moved here about 10 years ago, having been attracted by the character and size of the property, which had already been

completely renovated and retained fine matching period features, including architraves, fireplaces, high ceilings with cornicing,

and a superb curving cantilever staircase,” recalls Robert. “We also loved its secluded and private location in proximity to the

coast and Snowdonia. It’s between the Lleyn Peninsula and Anglesey and within easy reach of Caernafon, Bangor and the A55

coast road; Liverpool is only about an hour and a half away.”

“All we’ve had to do is keep up with the decorating and re-carpet from time to time,” explains Ann. “While large, it’s an easily

managed house and a wonderful family home. I love its big, light and airy kitchen, which has an Aga. In fact it’s a very light

house altogether. It’s also good for entertaining as original double Georgian doors connect two of the main reception rooms and

can be opened up; double outer doors then give access to the garden and the views. We’ve had birthday and anniversary parties

and the flat lawn is perfect for a marquee.”

“We didn’t have to do a lot to the garden,” continues Robert. “We just cleared it and extended the lawn where it merges into the

woodland which surrounds the house on the north and west sides. There’s a walled garden with an orchard, a greenhouse and a

potting shed. There’s also a large garage and various other outbuildings, while to the south there’s an extensive area of

permanent pasture. It’s great to be able to just stroll around the grounds with the dogs without meeting anyone. The internal and

external space here gives you room to breathe; we’ll miss that a lot. I’ll also miss the fine fishing in the area!”

“It’s an excellent location,” adds Ann. “The beaches and coastal path are close, as is the National Cycle Network route to the

Lleyn Peninsula. Abersoch with its water sports and golf club is about 20 minutes’ drive. There’re leisure facilities at Caernarfon

and Pen-y-groes. Caernarfon, which has a Tesco and a Morrisons is five minutes’ drive, while Bangor has a wide range of

amenities and a station connecting to Chester, Crewe and London. There’s an abundance of farm shops in the area too, and a

good choice of state schools, notably Ysgol Dyffryn Nantlle at Pen-y-Groes, and private schools such as Hillgrove School in

Bangor.”

“We now need to relocate to South Wales, where our business is, but we will miss Plas Mount Hazel terribly, especially the

views, the seclusion and the privacy,” agree Ann and Robert.
