IN a sign that confidence is returning to thetop end of the Perth property market, anocean-front block in Trigg has sold for a stag-gering $1.85 million.

The Limnios Property Group sold thevacant block after two years on the marketwith various agents.

According to the CEO of The Limnios Prop-erty Group, James Limnios, the land at 2 Kar-rinyup Road was sold for a sales figure which isa record for a vacant block of land in Trigg overthe past 12 months.

“This sale, combined with a recent $1.7 mil-lion selling price for a property in AberdeenStreet, Northbridge – achieved by our compa-ny – indicates that confidence is now returningto the Perth property market,’’ he said.

“Interest rates are now relatively steady andastute property buyers are now purchasingprime real estate, as they understand this sec-tor of the market will be the first to surgewhen the market rebounds later this year.”

Limnios Property Group executive manager,sales, Rob Stefanovski said the strategically

located coastal block was purchased by a localfamily who plan to build a luxury home.

“This family has every confidence that this isa wise investment because Trigg is historically ahigh capital growth area and they have pur-chased one of the best home sites available inthis suburb,’’ he said.

“REIWA figures show that over the lastdecade, the median price of a home in Trigg hasrisen annually by 12.7 per cent.Trigg is now amillion dollar suburb with the median price ofa home in the area now $1.09 million and ris-ing. Advice for new AustraliansWITH the number ofoverseas migrantsexpected to jump inthe coming year, sotoo will the local prop-erty market.

According to PeterPeard, CEO of ThePeard Real EstateGroup, the latest ABSfigures show that dur-ing the last financial year, overseas’ migrantsaccounted for 58 per cent of WA’s total pop-ulation growth rate.

“The number of overseas migrants com-ing to WA could rise even further duringthe coming year, as the economy gainseven further traction as a result of the mas-sive new investment in the resources sec-tor,” he said.

With more than 500 migrants coming toWA each week, and many of those peoplesettling in Perth, Mr Peard recommendedoverseas migrants consider a number of

matters before buying a property.“It is a good idea to rent in the area you

would live before purchasing a home. If youtake out a lease for six months, this will giveyou enough time to find out if this is the areayou would like to live in, and give you time toresearch the local property market,’’ he said.

“If you find the location you want to live inand the price range you can afford, then reg-ister your name with some of the larger realestate companies in the area.They will notifyyou of a suitable property as soon as itbecomes available.”

Mr Peard said location was imperativewhen deciding where to call home, andproperties close to the ocean have histori-cally achieved the highest capital growthbecause of the growing focus of lifestyle.

“Properties that have easy access toshops, schools and local transport are easierto sell at a later date,” he said.

Mr Peard added that buying an establishedhome rather than building a new home wasoften more convenient for newcomers. ■

Tenants face rent increases as vacancy rates fallWEEKLY rents in Perth have been tipped torise by 10 per cent this year.

According to O’Rourke Realty Invest-ments principal Rory O’Rourke, 2011 will bethe year for property investors as medianweekly rents start to rise.

Mr O’Rourke said the latest REIWA fig-ures for the three months up till November2010 showed that the rental vacancy rate inPerth had fallen to just 3.1 per cent.

“Vacancy rates in Perth have been gradual-ly trending downwards over the past 12months from a high of 4.6 per cent a year

ago,’’ he said.“We are now rapidly approach-ing the historic tipping point of a 3 per centvacancy rate, below which landlords canbegin to raise rents.

“Over the past two years, the medianweekly rent in Perth has been relativelysteady at around $370 as landlords have hadto set competitive rents to attract tenants.”

Mr O’Rourke said if the demand for rental

properties continued, then the median week-ly rent could rise to just over $400.

“A key issue impacting in the rental marketis the fact that since the global financial crisis,developers have found it difficult to securefinance which has meant that the supply tonew rental properties has been limited,” hesaid.

“In contrast, over the past six months, the

demand for rental properties has risensharply due to the surge in investment relat-ed to the resources sector. This is resulting inan influx of skilled workers to Perth who areseeking accommodation.

“Rising weekly rents will give a majorboost to the property investment marketbecause it will boost rental and encouragemore people to purchase properties.”

Mr O’Rourke said with house pricesexpected to remain steady during 2011 andrise strongly in 2012, now was an excellenttime to purchase an investment. ■
