While you are all enjoying your last few weeks of summer,your GPRA Board is hard at work planning several events forthe fall. Those Bourbon Slushies weredelicious and went down way too easily! The new GPRAmovie club will have its second event (BenHur, 2016) onAugust 27th. Security Program UpdatesAs you may already be aware, the Constable’s Office hasrecently implemented changes to its vacation watch program,limiting the number of watches county residents can receiveeach year. In addition, as has always been the case, thecounty providedwatches are subject to deputy availability,not guaranteed. We’d like to reassure GPRA Security Members that these
rules do not apply to our program. There are currently no

rules do not apply to our program. There are currently nolimitations to the number and/or duration of vacation watchesfor GPRA Security Members. Furthermore, barring highlyunusual circumstances, all Security Members will receivevacation watch checks every day. As mentioned in the July 15th Security Member update,thanks to a very high level of neighborhood participation in thesecurity program, we have been able to dramatically increaseour dedicated patrols. Many of these added patrols are late inthe evening into the early morning hours when crime rates arethe highest. So, whereas, you may not SEE this increase inpolice presence, rest assured that they are out there watchingout for us. Midway through each month, Security Members are providedwith a monthly report of all program activity. Because we arenow half way through 2016, we thought it a good time to sharethis information with all neighbors. To see the SecurityProgram’s report with numbers through June click here. Finally, we are pleased to pass along a midyear letter fromour security coordinator, Corporal R. Moody with MontgomeryCounty Constable’s Office Pct 3. Dear Residents, As we all jump head first into the busy summer months,I just want to take a minute to remind everyone of a fewsimple things that we all forget from time to time.
Never leave anything of value in your vehicle whenyou’re out shopping, at work, or even after youget home each night.
Kids are out of school and unfortunately spend alarge portion of their time unsupervised. The bestcrime prevention is to always be aware of yoursurroundings. Anything suspicious should bereported immediately to Dispatch at 936-760-5800.
DON’T FORGET THAT VACATION WATCH BEFOREYOU LEAVE FOR VACATION!!
Just to recap the changes and improvements year todate. I took over coordinating the patrol for GrogansPoint in January 2016. Since that time I have stressed ahigher visibility requirement, improved vacationwatches, and increased traffic violation enforcement. Sofar this year we have seen the following increasedproductivity: Alarm Calls – 6Building/Park Checks – Over 270!Citizen Contact – 100Suspicious Persons/Vehicles – 25VACATION WATCHES – OVER 1000!!!Traffic Contacts – Over 200! Most of these call types are self-explanatory with theexception of maybe the Citizen Contact. A CitizenContact is simply when myself or another deputy ispatrolling the neighborhood and stops to speak with oris flagged down by a neighborhood resident. This is anexcellent way for us to stay on top of real time concerns

Real Estate UpdateHello, Neighbors! I decided to send graph information thismonth as we are half way through the 2016 real estatemarket. I hope you will enjoy reviewing the data, comparingthe last two and onehalf years' SALES.
In 2015, twentynine (29) homes sold and closed in ourneighborhood. That's an average number yeartoyear for us. The sale prices ranged from $460,000 up to $5,235,000. Thedollars per square foot ($PSF) ranged from $133.79 up to$433.94. This year, ten (10) homes have sold and closed asof July 22, ranging in price range from $643,500 up to$1,229,500 with square foot prices ranging from $95.59 up to$224.33. Currently, six (6) homes are under contract, listprices ranging from $574,000 up to $1,125,000, $PSF from$128.42 up to $209.42. With the different sizes of the homesand circumstances of the sellers, these numbers always varywidely.

Right now, twentyeight (28) homes are available for sale. List prices range from $535,000 up to $2,995,000, with $PSFat $153.78 up to $386.45. With ten (10) homes sold andclosed yeartodate and six (6) pending contracts, there will besixteen (16) sales by the end of August. There would have tobe thirteen (13) more sales to be even with 2015.

2016 Storms WJPAMUD Responseand Flood Control EffortsAs you know, residents of The Woodlands and surroundingareas have endured intense rainstorms throughout the springof 2016. Three of the storms – on April 18, May 26 and May27 – severely impacted our area and were classified as 50 to100plusyear events. Weather data shows the flooding of theSpring Creek area adjacent to The Woodlands was perhapsthe secondworst in 140 years, surpassed only by flooding in1994. This year, many homes in The Woodlands that floodedin 2001 during Tropical Storm Allison did so again, and anestimated 20 families faced firsttime flooding in their homes.
This letter is intended to summarize the historical and ongoingflood control efforts of The Woodlands Joint Powers Agency(WJPA) and the 10 municipal utility districts (MUDs) it servesand our response to the 2016 storms. A new community taskforce has been proposed to review flood control options andmake recommendations as soon as possible, but we believeit is important to inform you of WJPA efforts alreadyunderway.

The Fall Family Social will be held in the Grogan’sPoint Park on Sunday Sept. 25th from 25pm. Cooks willcompete for the “Best” Chili in the neighborhood.
