Many homeowners equate a beautiful land-scape to rolling acres of pristine lawn. But chan-ges in the climate and widespread seasonal re-strictions on water use each year could change the way people think about outfitting their yards.
There are many rea-sons people choose to forgo grass and opt for different ornamental elements in their yards. Cost is one factor. While grass seed is relatively inexpensive, the upkeep, including mowing, fer-tilizing, re-seeding, and watering, requires a sig-nificant investment of both time and money. Many homeowners choose to lay down sod to create a beautiful lawn, an expensive op-tion for homeowners with vast landscapes.
The environment is another reason home-owners look for grass alternatives. Grass re-quires a lot of upkeep, much of which is not environmentally friend-ly. For example, main-taining a pristine lawn requires the use of a gas-powered mower and oftentimes the applica-tion of chemical fertiliz-ers and pesticides. Seek-
ing alternatives to grass can be friendly on both the wallet and the en-vironment.
Grass-Free Landscaping Alternatives
For those who are ready to say goodbye to
grass, there are many al-ternatives.
Homeowners who still desire the look of green can choose among differ-ent types of ground cover that will quickly fill in the landscape. Clover, low-growing evergreen plants
and ivy are some of the more popular ground cover alternatives.
Decorative rocks intermingled with native plants can add dimension and color to the yard. Once rocks are placed, there is little up-keep except for pulling
the errant weeds.A less ex-
pensive alternative to rocks is mulch. Mulch is available in different colors and types and can even be created by a homeowner by chipping trimmed branches from trees in the yard. It helps
lock water into land-scaping beds, decreas-ing the need for frequent watering.
Think about installing a pond in the yard that can be bordered with stones and mulch. This will take up a good amount of space and can create a natural habitat for wild-life and even some low-maintenance pond fish.
Although they’re not all-natural materials, patios can take up areas normally consumed by the lawn and create expansive outdoor en-tertaining areas. It will require an initial invest-ment of the patio ma-terial, but once installed, patios don’t require sig-nificant maintenance. Homeowners can offset the concrete jungle feel by placing plenty of pot-ted plants and container foliage around the per-imeter.
Another alternative to concrete and stones is a wood or composite material deck. Again, this struc-ture will increase out-door living space and won’t require the level of routine maintenance needed to keep a lush lawn.
Grass-free landscaping is a viable alternative
Grass-free alternatives, such as ground cover mixed with patio stones, can be an option for homeowners looking for less upkeep.

A beginner’s guide to planting a ‘low–water’ garden
Xeriscaping is the art of taking plants that need little water and using them in your landscape. The plants frequently used are suc-culents, cactuses and grasses, incorporated with a fair amount of hardscaping that best accent the plantings.
Xeriscaping does take a little bit for the eye to get use to, especially if the eye is use to look-ing a lush green land-
scapes frequently seen in magazines and on TV. But if one take a few mo-ments to study a xeri-scaped landscape, one can come to appreciate the diversity and beauty that exists there. Plus, the xeriscaped gardener can enjoy the satisfac-tion of knowing that the landscape is much more suited to the natural en-vironment.
Xeriscaping has benefits beyond just
being environmentally friendly. There is also both a cost and energy savings benefit.
A xeriscape gardener will spend less on re-placing plants that die because they are not suited to the local cli-mate and spend less energy pampering and watering non-native plants. This creates a much more enjoyable, low-maintenance gar-den.
What exactly is Xeriscaping?
Succulent plants are all the rage with low-maintenance and little water needed. Use a ceramic planter, then nestle in a variety of succulents for a splendid plant scape.

Sale or purchase of land
Typically your house and property represent your largest assets. If you are contemplating pur-chasing property, you should know as much as possible about the piece of land you are going to invest in. Obtaining a Surveyors Real Property Report (SRPR) may be the most important thing you do before you close the deal on any purchase. Without a survey, you may not know the extent of your property.
Only an Ontario Land Surveyor licensed to perform cadastral (legal boundary) surveys can provide you with this information. Without a survey, there is much you do not know and you are risking both your rela-tionship with your neigh-bours, and your invest-ment.
It pays to know the boundaries of your land. A small distance can make a big difference. The erection of a fence or other structure in the wrong location can be the source of expensive litiga-tion and ill will between neighbours. Your licensed land surveyor can help you avoid such disputes.
If you are selling property
Under the Vendor and Purchasers Act, a vendor is only obligated to pro-vide a registerable de-scription of the land be-ing sold, although many Agreements of Purchase and Sale contain a clause obligating the seller to provide “… any title deed, abstract or survey which are already in the seller’s possession.” Generally there is no obligation to provide a survey, unless the existing description does not meet current registration standards. In this case, a new survey, in the form of a Reference Plan may be required. A Reference Plan will not show any structures or improvements to the property unless they af-fect the boundaries.
You may wish to pro-vide your buyer with an up-to-date Surveyors Real Property Report(SRPR) of your property in order to:
-fidence in the purchase
register the transaction at the land registry office
make mortgage arrange-ments
the size and extent of the property
-putes arising from in-adequate or inaccurate property descriptions
Providing an old sur-
vey may be seriously mis-leading as well as illegal. Surveyors Real Property Reports are prepared for
a specific transaction at a specific point in time and may not represent cur-rent conditions. The sur-
veyor retains copyright to the plan of survey, and re-use of this plan is not allowed without permis-sion from the surveyor.
If you are buying property
You need to know what you’re getting. Only a survey made by a licensed surveyor can legally define what you have purchased.
Your surveyor will undertake the neces-sary research, survey the property and prepare a Surveyors Real Property Report(SRPR) that will reveal:
people are entitled to partial use of your prop-erty through easements for utilities or rights-of-way
trees, buildings, gardens, embankments, drive-
ways, walkways, swim-ming pools, house addi-tions and other property improvements actually lay on your property
describes your property accurately
Your survey thus gives you a form of protection in addition to clarify-ing what you’ve bought, since it will reveal any encroachments or other irregularities that might be the cause of later legal disputes. In addition, your surveyor can mark
the exact corners of your site with survey monu-ments.
If no up-to-date sur-vey exists for the prop-erty you wish to buy, you should make it a condi-tion of purchase that one be provided for you.
Title Insurance is not a replacement for a survey-or’s opinion. In fact, most Title Insurance policies do not cover items such as fences or retaining walls encroaching onto you or your neighbour’s prop-erty that would have been shown on your SRPR.

6. Create curb ap-peal. Along with the in-terior, make sure the outside looks properly maintained too. Mow the lawn or shovel the sidewalk as the season requires, sweep the steps and clean the front doors and windows.
7. Promote with the Pros. Your real estate agent will create a pro-motion plan using vari-ous marketing tech-niques. Whether it’s special signage, direct mail, print advertising, e-marketing or website promotion, it takes a full range of tactics to prop-erly promote your event.
8. Ask the expert. Your Realtor can also coun-sel you further on how to present your home to its best advantage. Leav-ing on the lights, a fire burning in the fireplace, soft background music playing and coffee brew-ing all add ambience and make a welcoming im-pression.
9. Spread the word. Tell your friends and neighbours. Promote your open house while you’re out and about! Community centers like the grocery store, library or skating rink are great spots for you to put up Open House flyers that your real estate agent will prepare in advance of your real estate open house.
10. Get out and stay out! You’ll get better re-sults when your visitors feel free to poke about, linger, and ask very dir-ect questions of your real estate agent. If you’re present, they may feel more constrained. So pack up the dog and the kids, and enjoy your day away... trust your real es-tate professional to do the job right. The housing market has not yet rebounded to pre-recession prices, when buyers seemed to be step-ping over one another to bid up the price of homes. Today’s sellers may be lucky to get asking price, with the reality being a certain per-centage below. However, that doesn’t mean sellers should accept bottom-of-the-barrel offers. There are still ways to get the best price possible on an offered home.
With sellers hoping to get the most possible for a home and buyers inter-ested in spending the least, it’s sometimes a battle of wills when it comes to hashing out a confirmed price in the world of real estate. Sellers who wonder whether they’ll struggle to get a good offer can hedge their bets in the right dir-ection by employing a few strategies.
It’s difficult to change first impressions. If a potential buyer pulls up to a home that doesn’t give them “warm and fuzzy” feelings immediately, it may be hard to eventually sway opinion of the home -- even if it’s pristine on the inside. Individuals do judge a book by its cover, which means that effort should be put into making a home’s
exterior as appealing as possible. Landscaping should be neat and lush. There shouldn’t be any ob-stacles leading to the front of the home. Items that look in disrepair should be mended. Curb appeal does matter.
Many people forgo this step, thinking they can sell their home just as well with-out an agent and not have to pay commission in the process. A real estate agent is schooled in the process of negotiating the price of an offered home. In fact, the more a home’s selling price, the higher the agent’s profit. That’s incentive right there. Furthermore, agents know the average prices of similar homes and can help a seller price and market a property correctly. That may add up to a faster sale (and a better offer).
-Some sellers think
the higher they price their home the more money they’ll get for it. The fact is, the longer an overpriced home sits on the market, the less appealing it will appear to buyers. Individ-uals looking for a home may repeatedly see the listing and wonder what’s wrong with the home. Even if it’s the best home in the neighborhood, it may
be seen as a red flag that’s best avoided.
Buyers often pre-fer updated kitchens and bathrooms. Most buyers out there are not looking for “handyman specials.” They want a relatively turn-key property. A kitchen or bathroom that is an eyesore can repel potential buyers. Home shoppers may be more inclined to go closer to asking price if some of the bigger-ticket items are already completed.
If a buyer knows that time is of the essence or the home is “priced to sell,” he or she may sense that desperation, almost guaranteeing a low-ball offer. Sellers shouldn’t let on too much about their reasons for selling or make it seem like they’ll be in dire straights if the home doesn’t sell quickly. Selling a home under duress is not likely to cause prospective buyers to pony up.
A sellerwho is excited to get an offer on a home in a slow mar-ket, but feels the offer is below value, should defin-itely counter-offer. While the buyer may not accept the counter, he or she may make another offer that is more to the seller’s liking.

Access Many cottages are not
accessible by maintained public roads, and some can only be reached by water. This can affect mortgage approvals and future improvements. For example, lenders may not approve mortgage loans on properties ac-cessible only by water or which do not have year–round access by public roads.
Water supply A clean and reliable
water source is an im-portant consideration for cottagers who often depend on wells, tanks or
lakes for their water. Your lawyer likely will recom-mend a potability test to determine if the water is safe to drink, and can ex-plain the limitations of the test. Buyers should also consider water quantity, as rural sources are often limited in the amount of water that is available at any one time, thus restricting the use of showers and dishwashers
Septic systems Many cottages have
private waste disposal systems which need regular maintenance and have less capacity than municipal systems. Pri-vate systems also need approvals and a permit. A real estate lawyer can verify the system’s status
Shoreline allowance Despite appearances,
land near the shoreline may belong to the mu-nicipality. If so, cottage owners cannot build a boathouse, dock or change the layout of the shoreline without proper consent, which may not be available. Be sure to get permission from the proper authorities before undertaking work in or near the water.
Cottage properties

Buying a cottage presents new considerations
To protect the war-ranty that you are entitled to as the owner of a newly built home in Ontario, routine upkeep is es-sential. Improper main-tenance, or just plain neglect, can result in damages that your war-ranty won’t cover. While there are many items in an ongoing maintenance program, one of the most important is moisture control.
Special care is required to maintain modern energy–efficient homes which are tightly con-structed to keep out cold weather in the winter and keep cool air in dur-ing the summer. Proper ventilation is critical for preventing excess mois-ture from building up inside your home and causing damage that may not be covered by the statutory warranty. Using bathroom and kitchen range fans as well as your home’s ventilation system will help control moisture levels.
In addition to indoor humidity, weather–re-lated water penetration or leaking pipes can have serious consequences if not properly controlled or immediately cleaned up. Regardless of where it occurs, moisture dam-
age can lead to serious problems, such as rot and even structural failure in extreme cases.
Tarion Warranty Cor-poration, the non–profit, private corporation es-tablished in 1976 to pro-tect new home buyers according to the Ontario New Home Warranties Plan Act, suggests the fol-lowing tips to help pre-vent moisture damage:
