ConurbationRijeka is also an important European transitport, located on the northern coast of theKvarner Gulf. The area around Rijeka representsthe most developed tourist region in Croatia,with a tradition dating back to the 19th century.The importance of industry in Rijeka, however,does not allow the city to develop into a holidaycentre. Instead, Rijeka has developed into astrong centre of business tourism. The mostrecent construction of a bypass high above thecity has shifted the heavy transport from thecity itself thus creating an opportunity for newland development.

SiteThe site is named St. Chatarina. Whole zone is poorlydeveloped and the site itself was until recentlyoccupied by army. Today it is partially developed byscattered family houses, but still not adequatelyconnected to the city's road network. As the armyabandoned the site, it has been recognised asattractive for urban development and the new roadconnections are planned. The site encompasses 7 haon the hill's plateau suitable for construction. Althoughless than 2 km away from the sea line the site is about200 metres above sea level with consequentlyadmirable views. .

ProgrammeMunicipal authorities would like to develop thesite as high quality diversified housing area. Theonly limitation - high voltage power line - shouldbe designed as a green corridor about 30 metreswide. No other buildings on the site should bepreserved. Next to the site the botanical garden isforeseen with an access from the site. The zoneshould be mainly residential withpublic/commercial facilities for the needs of futureinhabitants and visitors of the botanical garden.

Issuesfunctional : The area should be developed as mainly residential, withaccompanying commercial and public facilities (shops, kinder garden, crafts,etc) and access to the botanical garden.

social : Typologically the wider surroundings is marked with low-densityresidential districts (individual housing). Because of its attractive position andnatural and topographical qualities, presumably the future inhabitants of thearea will come from the higher income class of the society.

perceptual : The canyon adjacent to the site is almost intact in its wild andrugged beauty. It is considered as a nature reserve and protected accordingly.Future construction should build upon existing natural elements and developurban but also environment-friendly human habitat.
