Undervalued industrial buildings in Hong Kong are expected to get a new lease of life when the city’s Chief Executive Donald

Tsang announced revitalization plan in his policy address in October. Investment appetite is emerged on the light of potential rise in commercial value though the details are yet to unveil.

Lee, who spent HK$1.2 million to buy a unit in Kwun Tong’s Sing Win Factory Building one day ahead the announcement of the blueprint, sees good potential value for that kind of property in the long term.

“The value of my unit appreciated to HK$1.45 million (by the end of November),” he said, “I expect it to grow further to HK$1.8 million early next year.”

Lee has made a cheesy bet in his first investment which is located near Kwun Tong’s apm shopping mall, Millennium city phase V, it is a few minutes’ walk to the MTR station.

He expects his 664-sq-ft unit, with 200 sq ft balcony, will also be benefit from the long-awaited Kwun Tong redevelopment project which helps beef up the capital value.

“I am confident the value of the unit to fetch HK$2 million in two years,” he said.

For individual or first-time investors, they may consider pouring no more than HK$2 million in the red-hot industrial property investment market, Ricacorp (C.I.R.) Properties’ associate director Raymond Chu suggested.

“The costs for buying property of below HK$2 million are relatively low,” he said.

Stamp duty on property worth below HK$2 million is HK$100 and the lawyer and agent fees are also less costly, Chu said.

Chu recommended investors to keep an eye on units available for sale in Kwun Tong and Kowloon Bay, these are the first-tier districts for industrial property market.

According to the transaction data, in November, a 1,380 sq-ft-unit of Proficient Industrial Centre, at Wang Kwung Road of Kowloon Bay, was sold for HK$1.98 million, or HK$1434 per sq ft. Another unit in Kwun Tong’s High Win Factory Building, located at Hoi Yuen Road, was sold for HK$2.08 million in the same month, the average price was

HK$1,419 per sq ft calculated base on the unit’s floor area of 1,465 sq ft.

“The prices for industrial properties are various,” Chu said, advising investors to seek for properties with asking prices lagged behind the overall market prices.

Industrial properties at Hoi Yuen Road are old and lack of maintenance, the average price per sq ft is around HK$1,000. Properties located at Wai Yip Street in Kowloon Bay can reach over HK$2,000 per sq ft, according to Chu.

“Property prices that lagged behind in these areas have more room for appreciation,” he said.

Investors may also consider properties in second-tier districts such as Fo Tan, Kwai Chung, Tseun Wan and Cheung Sha Wan as the price pickup in these areas is delayed, Chu said.

For example, he said, two 600-sq-ft

industrial property units in Fo Tan cost around HK$1.4 million yielding 7 percent for rental use. However, you can only buy one residential unit in City One Shatin with an annual rental yield of 3 percent to 4 percent.

In despite of the district, investors should look into details such as the quality of the lobby and property management if the property is also expected for retail use.

When compared with residential property, Lee also sees investing industrial properties more lucrative for the time being. He noted that the rental yield of his Kwun Tong unit reaches 7 percent, while the yield for mass residential property is only 3 percent to 4 percent and as low as 2 percent for luxury property.

Lee is also seeking to put another industrial property in his shopping basket after buying the first unit in Kwun Tong.

“My budget for the next industrial property is HK$5 million,” Lee said, targeting

properties in Wong Chuk Hang and Kwun Tong, areas that near the city center or transportation network.

Investors put location at high priority in considering buying industrial properties, Ricacorp’s Chu also tipped potential buyers to be aware of the buildings’ maintenance. Particularly, for buildings that aged 30 years to 40 years, the renovation costs can be high, he said.

The investment appetite in industrial property market is mounting on hope of revitalization, however, the frenzy rise in asking prices hindered number of transactions.

“We see the appetite from investors, but vendors hesitate to sell,” said Raymond Chu.

Chu noted that 50 percent of the vendors have raised their asking prices, and some of them suspended the sale.

government will provide incentives for the redevelopment of industrial buildings such as exemption from some fees and permit new uses.

To smooth the redevelopment, the government may also lower the threshold at which a developer can enforce a compulsory buy-out. The potential value of old industrial buildings is yet to emerge until the government unveils the details, Chu said, particularly, buildings that with unified title.

He expects the price for that kind of building to rise no less than 25 percent

until early next year, while he forecasts the growth for individual unit at 10 percent for the same period of time.

Market insiders said veteran investors started to hunt for whole block of industrial buildings ahead the revitalization plan. Renowned investor Tang Shing Bor bought the Ryoden Industrial Centre in Kwai Chung earlier this year for HK$202 million. He is not asking for HK$280 million for this building eyeing a 39 percent margin, a market source said.

He also acquired Cheung Kong Electronic Building in Kwun Tong for HK$178 million

and targets to sell it 11 percent higher at HK$198 million.

Banks are likely to provide 50 percent to 60 percent mortgage for industrial buildings while they could provide no less than 70 percent mortgage for residential units in general. The mortgage rates are relatively high stand at prime minus 2 percent, or even up to prime rate.

The repayment period for the mortgages is generally set at 60 to 65 years minus the building age. Market insiders suggest buyers to consult traditional local banks who are more active in this less competitive market.

Old industrial buildings are under the spotlight as some of the properties have already been “transformed” into places with innovative uses.

The spacious and low-rent industrial buildings allow a wide range of uses. In an old building in San Po Kong, it is surprising that you can find a space to practice pitching.

The first indoor baseball practice center in Hong Kong is 6,000 sq ft, with a high ceiling height. This kind of property is big enough for a small baseball team to practice and to show their team spirit.

The rent or capital value of the aged premises are lower than other properties, however, you may still find Château Pétrus, other expensive red wine and white wine in these old buildings as some of the units are used for professional well cellars.

One of the wine cellars, which is located in second-tier area Kwai Chung, is equipped with facilities to maintain the best

In Hong Kong, still, most of the industrial properties are used by enterprises of factories as office while the creative uses are not common. However, the revitalization bring new lease of life to the old buildings, the new uses allow the buildings to be spot by more people. HL

如何入手?

利嘉閣工商鋪聯席董事朱亮恆表示,對於

工廈市場不熟悉的準買家,最好選擇樓價

二百萬元以下的物業,除了入場費低,讓

初次投資者小試牛刀,亦因為釐印費僅為

一百元,容易負擔。

置業傳統智慧是「Location、location、

location!」,地點是最重要考慮因素,投

資工廈也不例外。朱氏建議,投資者置先

留意一線工業區,例如觀塘及九龍灣,無

論投資潛力及租金回報都較有保證。

但另一方面,由於一線區域的優質放盤去

貨甚快,如果投資者欲購入「跑輸大市」

,價格相對落後的物業,不妨可以從二線

工業區著手,例如火炭、葵涌、荃灣、長

沙灣等,如果眼光準確,投資回報可能比

同區住宅更高。

以一個一百四十萬元火炭工業單位為例,

一般租金回報率可達百分之七,但同屬沙

田區的沙田第一城,租金回報率普遍只有

百分之三至四左右。

在一片活化呼聲當中,工廈可變身為貿

易、零售、甚至消閒、服務、文化活動等

用途,但初資投資者仍有事項特別注意。

與一般住宅不一樣,不同銀行對工廈按揭

的取態分歧,部分銀行僅提供五成至六成

半按揭,利率亦有可能較住宅略高,由最

優惠率P減二至P不等,當中傳統港資銀行

在爭取工廈按揭市場,較為進取。

如何選擇工廈單位亦要注意,如果投資者

認為某一地區交通方便,附近有較多白領

上班族,預見零售、服務行業有可為,投

資者宜選擇大堂簇新整潔的工廈,以便日

後出租長線投資;如果認為該區比較多倉

存需要,便要選擇空間大、樓面承重力

高、容易上落貨,這樣便可以大大增加租

值及升值潛力。

MAKEOVERApartments in older walk up buildings provide larger rooms to show your creativity and style especially those come with flat roofs or terraces. Renovating it to a stylish one can be exciting but everything can turn to a nightmare if you ignore the rules and regulations. Here are a few tips that you should notice when you are planning to start your makeover.

Q Can I change the conventional windows of my apartment into full height windows?

A: You need to check the Deed of Mutual Covenants of your building to see whether you are allowed to conduct such works in your apartment.

Walls and windows served as impact, wind and fire resistance purpose so that you may need to appoint a registered structural engineer for designing and installing full height windows, which the plan must be approved by the Building Department. The Building Department reserved the right to direct the owner to restore the windows to its original state for any unauthorized alternations.

Q: Can I erect a canopy or fence on my rooftop?

A: The only staircase and rooftop of most walk up buildings serve as the fire escape purpose and “refuge floor”.

The proposed building works should be prepared by an authorized person and therefore requires prior approval and consent of the Building Authority.

Q: Can I build a private staircase for access from my flat to the roof?

A: As the owner of the flat and the roof, you have to engage an Authorized Person and a Registered Structural Engineer to submit alteration proposals to the Building Authority for approval.

After receiving the approval and consent to commence the works, you should engage a Registered General Building Contractor to carry out the works for you. Upon

completion of the works, submission of certificate of completion is also required.

Q: Is it possible for me to construct planters and create level differences in my flat roof or roof to improve its appearance?

A: Generally, there is no restriction on construction of planters on the flat roof or rooftops provided that the planters will not overload the structure and the planters so installed will not reduce the effective height of the parapet walls, which are required to be at a minimum height of 1,100 mm.

Q: I have received an Order to remove the unauthorized structures on the rooftop of my building. What should I do?

A: If unauthorized structures are within your private premises, you have to comply with the Removal Order.

If the rooftops form part of the common areas of a building, most probably all the co-owners will receive a similar Removal Order. You should contact the Owners’ Corporation,if any, or co-ordinate with all the other owners to arrange for the removal of the unauthorized rooftop structures.

問:我可不可以在自己的天台加建簷篷及

答:大部分唐樓只設有一條樓梯作走火通

道,而天台必須作為大廈的避火層。若天

台因為建有未經屋宇署批准的搭建物而

使住客不能進入暫避,或令避火層空間

不足,便會影響大廈的逃生安全。未經屋

宇署批准的天台搭建物,是觸犯建築物條

例,業主應先聘用認可專業人士進行有關

研究,再作決定。

問:我可不可以興建一道私人樓梯,從單

位獨立通往天台?

答:你應先核實自己有沒有天台的業權,

加建樓梯屬於樓宇的改建及增建工程。作

為單位及天台的業主,你應聘請認可人士

及註冊結構工程師,向建築事務監督提交

建議,有關建議應符合《建築物條例》及

其他相關法例的規定。獲得批准及發出開

工紙後,你應聘請註冊一般建築承建商進

行工程。峻工後認可人士、註冊結構工程

師及註冊一般建築承建商應向建築事務監

督提交完工證明書。

問:我可否在天台安裝花槽或把地台加厚

建造不同層次的台階,以改善景觀?

答:一般來說,只要這些花槽及地台增建

物不增加結構的負荷,或不會令周圍護牆

的實際高度少於法例規定的1,100毫米,都

不會有限制。

問:我收到政府的命令,被要求清拆樓宇

天台的僭建物,應怎樣辦?

天台僭建物乃常見的僭建物之一,若位於

你私人物業的範圍內,你亦應遵從清拆令

將其拆除。

若天台屬於樓宇公用部份,樓宇所有業主

很可能已收到一份同樣的清拆令。你應立

刻通知業主立案法團(如有的話)或聯絡其他

業主,以統籌天台僭建物的拆卸工程。

入境安排申請獲准的投資者及其受養人會獲發簽

MORE THAN JUST A VEHICLEIn celebration of the launch and arrival of the new BMW 5 Series Gran Turismo in Hong Kong, BMW Concessionaires (HK) Limited hosted a grand launch ceremony and party at Harbour City.

Series Gran Turismo will be entering the market, the 535i GT and 550i GT.

The 535i GT features a completely new BMW TwinPower Turbo six-cylinder in-line engine, it accelerates to 100km/h in 6.3 second.

While the most powerful model 550i GT features a 407 hp BMW TwinPower Turbo V8 engine and an innovative combination of Twin Turbo technology and direct petrol injection which enable it to deliver superlative power and fuel efficiency to accelerate to 100km/h in only 5.5 seconds, boasting a highly economical fuel consumption average of just 11.2 litres per 100 km.

Add-ons to these sporty performances

which outstand the new BMW 5 Series Gran Turismo are the BMW “EfficientDynamics” technology package that reducing fuel consumption and CO2 emissions, the new 8-speed automatic transmission and Brake Energy Regeneration are just two of the features that contribute to efficiency.

Integrated into the 535i GT and 550i GT coupe-like roofline is a large Panorama roof making it the first vehicle series to feature a large glass area. The clever two-part luggage compartment lid makes it easy whether you are loading smaller grocery items, larger suitcases or golf bags into the luggage compartment. All making the BMW 5 Series Gran Turismo the ideal automobile for business occasions as well as sports or leisure activities.

WSET – “Wine and Spirit Education Trust” (UK), which was founded in 1969 and provides courses in

47 countries worldwide, is a foremost international body in the field of wines and spirits education. The qualifications are well recognized worldwide and have an excellent reputation internationally with high quality assurance. This course is based on the materials and curricula of the WSET Level 1 Foundation Certificate in Wines and Level 2 Intermediate Certificate in Wines and Spirits programmes.

It is ideal for those who have little or no previous knowledge of the broad range of wines and spirits but whose job demands a sound but simple level of product knowledge, such as customer service and sales functions of the hospitality . It is also suitable for an avid beginner or experienced

On completion of the course, students should be able to demonstrate an understanding of the factors that influence the main styles of wine; Describe the characteristics of the grape varieties; Use the key terms on a bottle label to deduce the style and flavours of wines; Apply principles of food and wine matching to the key styles of wine available; Provide information and advice on the correct storage and service of wines and spirits. Various wines and spirits will be tasted in class. Students are expected to take the WSET Level 2 examination at the end of the course and upon the satisfactory passing of which, will lead to an internationally recognised qualification.
